Area description:<br />
Situated on the eastern shores of Vancouver Island, the Town of<br />
Ladysmith is a growing community with a population now in excess<br />
of 8,000. Like much of the Mid Island area, Ladysmith has seen<br />
annual population growth in recent years that is higher than the BC<br />
average. The town is located just 88 km north of Victoria, and 23<br />
km south of Nanaimo.<br />
Ladysmith offers world-class outdoor recreational opportunities;<br />
shopping and amenities in the historic and quaint downtown area;<br />
and waterfront activities at pristine Transfer Beach and Ladysmith<br />
Harbour. The town has seen substantial development and a priority<br />
has been the downtown revitalization project preserving and<br />
enhancing Ladysmith’s unique history. The town is also a popular<br />
bedroom community for mid island municipalities such as Nanaimo,<br />
and Duncan just 28 km to the south. This site is positioned to take<br />
advantage of a growing population as Ladysmith continues to attract<br />
a demographic, comprised of all ages looking to capture the rare<br />
combination of lifestyle, recreational opportunities and affordability<br />
offered by this spectacular region.<br />
LOCATION:<br />
Lot 1 and Lot 2 Thetis Drive are located just west of the Island<br />
Highway on an elevated ridge affording panoramic vistas to the east<br />
and south. Surrounding properties in the immediate area include<br />
mature and new residential development and extensive undeveloped<br />
forested tracts. The site is less than 1 km to the Island Highway,<br />
Vancouver Island’s main transportation artery; just minutes from<br />
Ladysmith’s major shopping centre - Coronation Mall; 2.5 km from<br />
downtown Ladysmith; and is a short distance due west of the<br />
Ladysmith waterfront.<br />
Site information<br />
Lot 1 comprises 23.7 acres and is irregular in shape. There is steep<br />
slope from the crest of the property down from west to east toward<br />
Thetis drive. The reverse slope of the crest slopes down to the<br />
west toward local lakes and woodland. The eastern and northern<br />
boundaries of the property are bordered by new single family lots<br />
and residential home development, while the western and southern<br />
lot lines are bordered predominantly by pristine forested parkland<br />
and Heart and Stocking lakes just 1.6 kilometres to the west. The<br />
current owner has spent $370,000 on site preparation to this stage.<br />
Lot 2 is an irregular shaped parcel totalling 6 acres and comprises 25<br />
single family lots. The site is located in the NE corner of the Seaside<br />
development. The lots are generally level, with the rear portion of the<br />
western-most parcels sloping steeply upward to the west.

Zoning and Possible development Scenarios:<br />
Although both sites are zoned Urban Residential 1 (single family),<br />
the highest and best use for Lot 1 is likely multifamily due to the<br />
topographical nature of the parcel. Depending on topographical and<br />
zoning restrictions up to 30 townhomes and 282 condominiums<br />
could potentially be located on the site. The local municipality is<br />
open to discussion regarding density and development proposals.<br />
