Making Cities Energy Efficient<br />
On dem<strong>and</strong> side, the city of Barcelona promoted energy efficient buildings<br />
to be then connected to the DHC network. One example is the social housing<br />
apartment block designed by Sabaté associates Arquitectura i Sostenibilitat<br />
(SaAS), Barcelona, with 95 flats (12 600 m 2 gross floor area). This building<br />
is the first social housing block that achieved an ”A” rating according to<br />
the Energy Performance in Buildings Directive (3,8 kgCO 2<br />
/m 2·a) in Barcelona.<br />
Its main features are continuous thermal insulation of the building envelope<br />
with U-values inferior to 0,3 W/m 2·K (more than 50% below legal requirements),<br />
wooden windows with reduced thermal transmittance, exterior<br />
movable wooden blinds that allow take advantage of solar gains in winter<br />
but allow individual shadowing in summer, as well as a ventilated façade<br />
avoiding overheating in summer. The main advantages for the developer<br />
are the savings due to the absence of a gas installation, the reduction in<br />
space required for installations (both in the basement <strong>and</strong> on the roof ),<br />
the reduction of noise due to the (lack of ) installations <strong>and</strong> particularly<br />
the reduction of maintenance compared to individual heating systems.<br />
An energy service company provides the end users with an integral service<br />
including contracting, metering, invoicing, maintaining <strong>and</strong> running of a<br />
24 hours service, <strong>and</strong> provides Districlima with a single customer <strong>and</strong> point<br />
of contact in the building.<br />
