Welcome to Currahee...be inspired!
We hope you feel the difference in the atmosphere here, and that you enjoy the southern
hospitality that we are so proud to share with you during your visit. This is Currahee Club,
a founding member of the Southern Living Inspired Community family of properties.
WHILE HERE, YOU ARE PART OF THE
Currahee family. After you view the Inspired
home, we invite you to visit our Club House for lunch. You
may also want to stop at the Sports Campus for a casual
drink before touring the rest of our 1,200-acre community.
We want you to experience firsthand what living in Currahee
is all about: fun lifestyles, village neighborhoods and easy
living, all amidst spectacular scenery!
This home is special...
When we approached Hugh Pitts of Kokopelli Builders
about building the first Southern Living Inspired Home in
2014, we knew we were dealing with a true building professional.
When touring the home, it is evident by the fine
craftsmanship and attention to detail why Hugh and his company
were added to our Currahee Builder panel. We were
further blessed when Atlanta-based Architectural and Design
Company, Simmons, Fouts and Fichtel (SFFAD) agreed to
design the home. Liam Simmons and his team turned out
to be the perfect partners for this project. Additionally, the
talented Traci Rhoads of TR Interiors, brought a unique flair
and creativity to the interior with a finesse and style found
only among top designers. It is with total confidence that I
encourage you to meet with these professionals if you want
to design and build a home here in Currahee.
We have had the pleasure to watch this project come alive
over the last six months, and we cannot wait to see your reaction
as you experience it for the first time today.
Other things of interest....
You will notice “Tour of Homes” signs throughout our development,
which include an opportunity to visit the 2013
Southern Living Showcase Home too.
Southern Living Inspired Communities are those that
epitomize southern lifestyles: sprawling architectural plans,
wonderful food, and enchanting gardens are found throughout
Currahee Club. Our property owners enjoy shopping
(far left) is proud to introduce
Currahee Club and its newest accomplishment
- the Southern Living
Inspired Home. These photos
are representative of the lifestyle
in this extraordinary community.
Family, culture and relaxation are
the focus.
within our 5-acre sports campus. You will find our quaint
Deer Run Village—where the wild deer actually do run—
which contains cottage homes. These charming residences
include a Currahee membership, and range in size from the
low 2,000 sq. ft. to the low 3,000 sq. ft., with prices beginning
at $395,000.
Be sure to visit the Design Center adjacent to the Currahee
Welcome center. Unique to Currahee Club, this is
where you can become inspired about building your own
home, and view options, displays and sample products,
including Pella Windows, Bevelo lights and a plethora of
other products.
Why Currahee?
Currahee is an Indian word meaning “stand alone.” Located
here in the foothills of the Appalachian Mountains,
we make a singular statement, surrounded by travel-worthy
destinations and beautiful scenery. There is so much to see
for those who call Toccoa and the Lake Hartwell area their
home. Currahee is only a short hour or so north of Buckhead,
Atlanta and an hour south of Greensville SC, providing
commuters easy access to their mountain homes. Nearby,
scenic vistas, hiking trails, white water rafting and zip
lining entice not only local residents, but area tourism. Our
private lake park affords access to the 52,000-acre Lake
Hartwell, while avid golfers enjoy our on-site, award–winning
Jim Fazio golf course, complete with a short course
option for those who enjoy less of a challenge.
Currahee Club is about lifestyle… from our community
garden to day trips and on-site fun days, activities abound to
enjoy Currahee year–round. Please reach out to any of our
team members to learn more about us during your visit.
Thank you for your time today, and interest in all things
Currahee. Tell your friends about us and have a safe journey
home!
Warmly yours,
“
I take pride in constructing a house
that feels like home the moment you
walk through the door. This feeling
is created by having an open floor
plan, the use of lots of natural lighting
and architectural elements such
as the exposed cedar beams that we
used in the great room. The wide
plank hickory flooring and stone
fireplace create a relaxed living space
for enjoying this beautiful mountain
retreat while the screen porch brings
the outside in.
“
The windows on the back of the
home provide incredible views of
nature and the outdoors, so our concept
was to reflect and really bring
the outdoors in.
This was achieved in the interiors
by nods to organic styles and shapes
of furniture, natural materials and
finishes, peaceful color palettes of
soft blues, off white, sage, and earth
tones, and fresh, crisp, paint colors.
The artwork throughout also
reflects the surroundings and culture
of the area to give a resident a real
sense of place.
Where Design Meets Construction
HUGH PITTS, OWNER OF KOKOPELLI BUILDERS,
has a passion for flawless design and construction, and
it shows in every home he builds. It’s this passion for
excellence that was the deciding factor in his selection
as the builder for the new Currahee Southern Living
Inspired Home.
Hugh has a discerning eye for the extraordinary and
his intrigue of the elements in the design project is evident.
It’s this ability to see beyond the ordinary which
sets Kokopelli apart from the competition. Hugh explains
that when he accepts any job, it begins with the
design. “I work with the architect, detailing the overall
conception of the home. His creativity then
enhances my vision. Together, we create
more than we could individually. The
entire construction process is a team
effort. We take special pride in creating
what the customer envisions
and making certain the construction
is beyond compare.”
The Construction Process
For Hugh, the number one priority
is to be totally involved
with the project every step of
the way. “I am not a drive-by
builder. I’m on the job site
making certain everything is
going smoothly. I have the
big picture in my head from
beginning to end and the vision
of the completed project,
all the way to the interior
design and the landscaping.
It’s this vision that draws all
the elements together. We
are always working to get
the WOW effect while at
the same time appealing to
a broad audience.”
The Key is in the Details
A Kokopelli home is set
apart by the details. In today’s
market, people are conscious
of the value of a home
and the value comes from
making it distinctive through
architectural elements and
floor plans that flow, beautiful views combined with
unique materials that bring an “Ah ha! factor!” When
you combine this with skilled artisans who know their
craft, the result is a quality, custom-built home where
the overall picture is exceptional. “A true custom-built
home should be comfortable and unique, with wonderful
details that fit together without any one part jumping
out and standing alone. I love using natural materials
in the construction process because they bring
warmth and hominess to any house.”
The Kokopelli Southern Living Inspired Home at
Currahee is distinguished by his choice of materials.
Quality is found in the details which create a rustic
look, but with more refinement. For this particular design,
a country motif which fits well into the terrain of
the North Georgia Mountains was selected. By incorporating
natural stone, wood and a metal roof that integrate
into the surroundings, a home of distinction has
been created. The open floor plan, gray color palette
and exposed beams add a bit of the rustic while retaining
sophistication. And yes, there is plenty of outdoor
living space to take in the astounding views!
What Makes a House a Kokopelli Home?
Kokopelli Builders offer turnkey construction of
your custom home in Currahee. A Kokopelli build
immediately feels like home and has such a comfortable
feel you don’t want to leave. “We accomplish this
in many different ways including lighting, interior design,
and the layout. We believe in the importance of
bringing as much natural light inside a room as possible.
In all our home designs we incorporate an open
floor plan, and supplement the existing natural light
with well designed interior lighting.”
Our Finished Product
Kokopelli Builders provides an exceptional product
at a fair value. As a custom builder, we build a house
to be proud of, and one we would be happy to live in
ourselves. Our promise to each client is to deliver more
home for the money than they ever expected.
Kokopelli Builders is recognized throughout the industry
for their achievement in building homes, many
of which have a rustic look, much like the Craftsman
style home popular years ago. Hugh Pitts has twice
been selected as the winner of the “Best of Houze”
award for his quality workmanship. The winner is selected
on a variety of factors including ratings and reviews
by Houzz’s 11 million monthly users.
Together, the team of SFFAD and
Kokopelli Builders has created an exquisite
mountain escape at Currahee
Club, an exceptional mountain and
lake community in north Georgia.
Currahee is a founding member of
the newly launched Southern Living
Inspired Communities, a unique collection
of residential developments
that exemplifies the Southern Living
lifestyle.
TSFFAD specializes in residential and light commercial
architecture, interiors and landscape design. Each plan is
designed to the specific needs of the client with attention
to the nature and context of the project’s environment.
As such, the opportunity to design a Southern Living
Inspired Home in Currahee is a dream fulfilled. The exquisite
site, located in the foothills of the Appalachian
Mountains on the shores of Lake Hartwell is an idyllic
location for anyone who desires the Southern Living lifestyle.
For this unique project, we drew upon inspiration
gained through years of experience as a custom home
design firm.
Our many projects include revitalization of historic
properties in and around Atlanta, as well as custom homes
across the Southeast from South Carolina to Texas. We
take pride in bringing our client’s vision to reality and
responding creatively to the
constraints of space, time and
“Unlike
many designers
strive to build a lasting
including the Southern Living
Inspired Home at Currahee,
will endure and continue to delight
for years to come.
William “Liam” Simmons,
Liam’s passion for design
was influenced by many
sources, from the rustic natural
beauty of Jungle Gardens
created by his paternal greatgrandfather,
Edward Avery
McIlhenny, to the refined mid-century modern style and
taste of his maternal grandfather, Paul Hemenway. He
studied architecture at Auburn University under the tutelage
of such prominent designers as Bobby McAlpine
and David Braly and earned an accredited Bachelor of
Architecture degree in 1991. Liam’s passion is in the
authenticity and delight that exists uniquely in residential
design. He founded his first company, InVintage Designs,
Inc., in 2001 which evolved into Simmons | Fouts
Leslie Fouts and Chris Fichtel as partners in 2011. Their
projects range from thoughtful one-room additions to sophisticated
custom homes. SFFAD has earned a reputation
of excellence and the loyal support of clients and
contractors alike.
Leslie Fouts
Leslie’s fervor for design was founded on the Florida
Gulf Coast, in the birthplace of pioneering new-urbanism
communities such as Seaside and Rosemary Beach.
Upon earning a degree in Architecture from the prestigious
Georgia Institute of Technology School of Architecture
in 1996, she worked with one of Atlanta’s leading
firms specializing in adaptive reuse, historic preservation
and mixed-use development. She honed her experience
at the same Atlanta-based international design firm
which employed Liam Simmons. There she developed a
thorough understanding of project planning and scheduling,
sensitivity to critical zoning and building code requirements,
technical proficiency in the organization and
preparation of construction documents, and a solid commitment
to prompt, precise project delivery. Like Liam,
Leslie yearned for the personal gratification of working
on a residential scale. Liam and Leslie joined forces in
2003 and have since garnered local awards and national
recognition for their work together.
Christopher Fichtel
As a witness to the explosive growth and progressive
redevelopment of his native city of Atlanta, Chris
is keenly aware of the power and potential of design. In
2006, he earned a degree in Graphic Design from the
Art Institute of Atlanta and his work quickly attracted the
attention of multi-national corporations including Coca-
Cola. His employment with a renowned Atlanta graphic
design firm, specializing in architectural and ADA compliance
signage, brought him into the construction industry;
Chris’ innate design sense translated easily from twodimensional
graphics into the 3-D environment of actual
buildings. He began consulting with Liam and Leslie on
residential interiors and landscape projects, receiving instant
recognition for his standard of excellence. In 2011,
Chris brought his enormous energy and creative talent
to the company with the formation of Simmons | Fouts |
Camp Toccoa
AT CURRAHEE PROJECT
Welcome to Camp Toccoa at Currahee! The purpose
of this project is to celebrate the lives and contributions
of the paratroopers who trained at Camp Toccoa
on Currahee Mountain during World War II. Each of
the boys who left that mountain as “Toccoa men” and
those who have carried on the tradition of Currahee
deserve to have their legacy preserved for generations
to come. The Camp Toccoa at Currahee Project
started as a dream that “should be” done and has now
become a project that “must be” completed authentically
for the stories of these true American heroes to
be told on the hallowed ground where their lives were
changed forever.
The 70th Anniversaries of Camp Toccoa and D-Day
remind us that future generations deserve the opportunity
to visit Camp Toccoa and see, hear and feel
what those men learned and took with them as they
served their country around the world. We hope that
there are others who will join Camp Toccoa at Currahee,
a 501C3, non-profit organization, to preserve the
legacy of these great American heroes who trained
on this mountain. Without each of us committing to
this project, the heritage and legacy of Currahee will
be lost forever.
Sunshine
ON A RANNEY DAY
Sunshine on a Ranney Day is a 501(c)(3) charity
that does room makeovers for children with long term
illness. All proceeds go to funding future makeovers.
Holly and Peter Ranney, the founders of Sunshine
on a Ranney Day created the charity out of a desire to
serve their community and make a positive impact in
the lives of others while utilizing their passions and
skills. Transforming a child’s special space into a
personalized and comfortable place - an escape from
their daily struggles - has become their mission. Since
it’s inception in mid-2012, they have heard the stories
of many kids with long-term illness. Each child, each
family, each story tugs at their collective heart. Both
Peter and Holly wish they could assist every family
they hear about. With the guidance of the Board of
Directors and a strong group of dedicated advisers
and volunteers, Sunshine on a Ranney Day is paving
the way for exciting and rewarding makeovers!
TOCCOA
The Heart of Northeast Georgia
With more than 75 national and local stores, an awardwinning
downtown, museums, driving tours, and spectacular
scenery, we’re confident that you’ll like what you see!
T
The picturesque town of Toccoa is a great complement
to Currahee Club. Recently selected as
one of the Top 10 Main Streets in the Nation, Toccoa’s
revitalized downtown has “something for everyone!”
Stop in to see Michelle at CK Morgan for gifts,
monogramming or home décor, find Atlanta style fashion
at Karly’s 34 North 83 West Clothing Store, enjoy a home
cooked meal at BJ’s where the wait staff treats you like
family or have a glass of wine and fine dining at Cornerstone
Café or a cold glass of ale and your favorite game at
the X-Factor Pub.
There are many opportunities to find the unique while
shopping in Toccoa, but it is also perfect for nature lovers
and outdoorsmen.
Hiking Trails include Broad River and Panther Creek
each offering a unique hiking experience ideal for novice
and/or family groups. The Panther Creek trail captivates
hikers with its challenging obstacles and magnificent
views as the path follows the creek along steep, rocky
bluffs – passing by beautiful cascades, including the 70-
foot Panther Creek Falls.
There are many trout streams in Stephens County including
the Middle Fork Broad River, the North Fork of
Broad River, Panther Creek and Toccoa Creek upstream
from Toccoa Falls. Black crappie, largemouth bass, striped
bass, hybrid bass and channel catfish are also abundant,
especially in Lake Hartwell.
One of the southeast’s largest and most popular public
recreation lakes, Lake Hartwell is complete with many
parks and marinas, encouraging the pursuit of a variety of
outdoor recreational experiences. Living at Currahee Club
provides access to Lake Hartwell through the privately
owned Lake Park.
A beautiful, 186-foot-high waterfall, Toccoa Falls is one
of the tallest free-falling waterfalls east of the Mississippi
River. It is located on the campus of Toccoa Falls College,
a four-year, fully accredited Christian college. A meandering
stream flows through the lower part of the 1,000-acre,
wooded campus from the base of the waterfall.
A favorite attraction in Toccoa is Currahee Mountain,
the last mountain of the Blue Ridge chain that rises more
than 1,700 feet about sea level. According to legend, Cherokee
Native Americans named the mountain Currahee
(quu-wa-hi, meaning “stands alone”). On clear days, the
peak’s 1,735-foot summit is visible for many miles and is
a prominent landmark to the southeast of Georgia’s Blue
Ridge Mountain crest.
The historic Southern Crescent, now known officially
as the Amtrak Crescent, runs twice daily between New
York City and New Orleans with stops that include Toccoa,
Gainesville and Atlanta ... an amenity that adds to the
uniqueness of our beautiful city.
The Toccoa Symphony performs annual concerts
throughout the year in Stephens County. For theater lovers,
the Toccoa Stephens County Community Theatre presents
several theatrical productions each year at the Schaefer
Center for the Performing Arts. During the summer months
the Ida Cox Music Series brings a variety of music genres
to the outdoor stage located on Doyle Street.
The Currahee Military Museum receives visitors from
around the world. Located in the historic train depot the
museum features a massive exhibit of 506 Easy Company.
This World War II paratrooper division was popularized
by Stephen Ambrose’s book “Band of Brothers,” the HBO
Miniseries “Band of Brothers,” and the blockbuster movie
“Saving Private Ryan.” The depot has been restored to its
pre-1940′s appearance and is now home to the Chamber of
Commerce, local Welcome Center, and Stephens County
Historical Society Museum.

“Spend some
time with us and
find out why we
think our city is
one of the greatest
places to live in
the world.”
Doyle Street (Toccoa’s Main Street) provides many
opportunities to shop, play, and dine while in downtown
Toccoa and the historic courthouse, built in
1907 is a great visual anchor to the newly renovated
downtown district.
Toccoa’s proximity to the county’s natural resources
makes it easy to find plenty of adventure
to engage your “wild side” from zip lining to kayaking
and everything in-between. Part of the Chattahoochee
National Forest and the Chattooga River
Range is located in Stephens County, with much
of it closely accessible from the Currahee Club.
