Dadeland Mall is located on North Kendall Drive between U.S. 1<br />

Access/Road Network<br />
Dadeland Mall is conveniently accessible from U.S. 1, the<br />
principal north-south highway in South <strong>Miami</strong> that also provides<br />
a direct connection to I-95. The mall is a direct drive down<br />
Highway 826 from <strong>Miami</strong> International Airport, providing easy<br />
access for international visitors and tourists, an important<br />
market segment for Dadeland Mall.
Trade Area<br />
The Dadeland Mall trade area solidly covers the southern half of the <strong>Miami</strong> market. The trade-area<br />
population was 828,403 in 2006 and is projected to reach 915,244 by 2011. Average annual<br />
household income in 2006 was $80,519 with 19% of households having incomes of at least<br />
$100,000. In addition to area residents, Dadeland Mall draws a substantial portion of its shoppers<br />
from Central and South America, visitors who shop at the mall while vacationing in <strong>Miami</strong> or<br />
visiting relatives.<br />
