This month at <strong>Focus</strong> HQ we are celebrating our<br />

10th birthday of the magazine. There are a lot<br />

of advertisers that have been with me since the<br />

beginning. Not only am I grateful to their loyalty<br />

over the year but it’s to recognise that through<br />

the financial climate of ups and downs their<br />

businesses are still doing well and offering us<br />

great local services and products.<br />

As you know each month the magazine is full of local articles,<br />

events and information. Many readers tell me how important this<br />

is to them and how much they rely on the <strong>Focus</strong> each month.<br />

I’d like to thank all of my advertising customers as you make this<br />

possible each month through your advertising to support the pages<br />

that support our community. We are giving to the community<br />

together.<br />

Do take your time to look through all of the events that are on this<br />

month, let’s hope the weather will be as glorious for us as it was in<br />

Studiocrafts<br />

Opening shortly in <strong>Ledbury</strong> is ‘Studiocrafts’ a new space offering workshops in all<br />

things arts and crafty. Some of you will know us already, Susan, retired principal of<br />

neat feet dancing and Frances who supported and helped to make the wonderful<br />

costumes for the shows. Two years on from closing the dance school and a throw<br />

away remark over coffee about it being a good space for crafting... and here we are,<br />

Studiocrafts, a new life for the studio.<br />

We will be offering and teaching<br />

workshops for all ages and<br />

budgets, as well as inviting other<br />

artists/crafts people to widen<br />

the range further. So far we have<br />

planned: book sculptures – an<br />

ideal fathers day present, - sew<br />

a child’s summer hat, a girls<br />

skirt, bags and coming up in<br />

November lots of Christmas<br />

ideas for decorations and<br />

presents as well as a nutcracker<br />

ballet workshop. Later on we will<br />

be offering children’s crafting<br />

parties at the studio.<br />

Being part of the community and<br />

offering charity provision is very<br />

important to us and so we are<br />

going to launch Studiocrafts on<br />

17 May by part organising and<br />

hosting a Dress A Girl Around<br />

the World charity event, making<br />

dresses from pillowcases for girls<br />

who are less fortunate. It is a<br />

drop in sewing session between<br />

10.00 – 4.00 and we would love<br />

to see you there.<br />

The first Friday morning of every<br />

month from September we will<br />

be hosting ‘chat ‘n’ craft for<br />

charity’. Come for refreshments<br />

and a chat whilst making<br />

something for yours or another<br />

charity. Crafts include pillowcase<br />

dresses, knitted teddies for<br />

tragedy, hats for baby units<br />

and more. Let us know if we<br />

can make something for your<br />

charity.<br />

On 6 June we will be opening our<br />

doors for <strong>Ledbury</strong> Community<br />

Day with free mini workshops<br />

Prescription Charges<br />

From 1 April this year<br />

prescription charges have<br />

increased by 15 pence from<br />

£8.05 to £8.20 for each<br />

medicine needed. Some<br />

people automatically get free<br />

prescriptions, for example<br />

children under 16, adults over<br />

60, people with certain medical<br />

conditions or pregnant . Other<br />

people can get an exemption<br />

certificate to obtain free<br />

prescriptions. Also, anyone<br />

needing regular prescriptions<br />

may save money by buying<br />

a Prescription Prepayment<br />

Certificate which costs £29.10 for<br />

three months or £104 for a year.<br />

Dental charges under the<br />

NHS for a band one course of<br />

treatment have increased by<br />

30p from £18.50 to £18.80. A<br />

band 2 course of treatment has<br />

increased by 80p from £50.50<br />

to £51.30 and a band 3 course<br />

of treatment has increased by<br />

£3.50 from £219 to £222.50.<br />

Apparently 90% of patients<br />

do not pay for prescriptions in<br />

England while no-one pay in<br />

Scotland and Wales. If you are on<br />

a low income and have less than<br />

£16,000 savings, and you are not<br />

already exempt from charge, you<br />

can apply for full or partial help<br />

with health costs with form HC1<br />

(available in Age UK office).<br />

Driving Licence Changes<br />

From 8 June 2015, the paper<br />

counterpart to the photocard<br />

driving licence will not be valid<br />

and will no longer be issued<br />

by DVLA. The counterpart was<br />

introduced to display driving<br />

licence details that could not<br />

be included on the photocard.<br />

These details include some<br />

vehicle categories you are<br />

entitled to drive and any<br />

endorsement/penalty points.<br />

Huge court fee increases of up to<br />

600 per cent needs highlighting,<br />

say <strong>Ledbury</strong> Law Firm<br />

Massive fee increases of up to 600% for bringing a money<br />

claim case to court have been put in place in the past few<br />

weeks, but it hasn’t been making mainstream news, says<br />

Daljit Bhogal of DF Legal.<br />

The Government confirmed in<br />

January that the fee for issuing<br />

a civil claim worth more than<br />

£10,000 would be increased to<br />

5% of the sum claimed, with a<br />

maximum fee set at £10,000.<br />

The move followed a<br />

consultation that prompted<br />

criticism from many of the<br />

judicial systems senior legal<br />

figures, as well as the country’s<br />

business community. The<br />

concerns include the risk that<br />

higher fees would limit justice<br />

to those with financial means.<br />

Under the new rules, fees on<br />

a claim worth £200,000 have<br />

been raised by £8,725, whilst<br />

previously the maximum<br />

charge for claims over<br />

£300,000 was £1,920 but the<br />

new requirements herald an<br />

increase of £8,080 or 421%.<br />

We can see it really affecting<br />

businesses and believe many<br />

companies in supply chains<br />

could be unwilling to use the<br />

courts to resolve long running<br />

late payment disputes.<br />

It may not deter the giants of<br />

industry, but it certainly will be<br />

difficult for small businesses.<br />

The Government has stopped<br />

short of raising the cost of<br />

getting a divorce and other fee<br />

reforms probably as no doubt<br />

they know the outcry would<br />

be loud. They claim the vast<br />

majority of cases would not be<br />

affected by the introduction<br />

of the enhanced charge and<br />

that the money raised will<br />

go towards improving court<br />

services.<br />

Only time will tell if the court<br />

system, which has more than<br />

its fair share of criticism, will<br />

improve, but this just doesn’t<br />

feel like a great move for our<br />

democracy.<br />

What to do and where to go in May<br />

with Herefordshire Wildlife Trust<br />

In the garden<br />

Wildlife is certainly making its<br />

presence felt in our gardens<br />

this month and while keen<br />

gardeners may be itching to<br />

prune, cut and chop, can we<br />

make a plea for keeping some<br />

areas of the garden a bit wild<br />

for wildlife?<br />

Birds are nesting and fledging<br />

in our gardens throughout<br />

May. With nests hidden away<br />

in hedges, trees and shrubs,<br />

it’s best to leave the hedge<br />

trimmers in the shed until later<br />

in the year. And if you do find a<br />

seemingly abandoned fledgling<br />

it’s really best to leave it –<br />

often its parents are close at<br />

hand and intervention can do<br />

more harm than good.<br />

A pile of logs in a shady corner<br />

provides a perfect habitat<br />

for frogs and toads as well as<br />

a multitude of mini-beasts<br />

including the rare stag beetle.<br />

Hedgehogs will also head here<br />

for their autumn hibernation.<br />

Log piles needn’t look scruffy<br />

though – planting ferns and<br />

other shade-loving plants<br />

between and around the<br />

area will create a beautiful<br />

woodland garden.<br />

When choosing plants for the<br />

garden, consider ones which<br />

will be beneficial for bees<br />

and other pollinators. Luckily,<br />

these include many useful<br />

and beautiful species! Fresh<br />

herbs are not only great in the<br />

kitchen - rosemary, chives,<br />

mint and lavender will hum<br />

with insect life throughout the<br />

summer - while the elegantly<br />

drooping buddleia is famous for<br />

attracting butterflies. Sowing<br />

wildflowers brings a relaxed,<br />

naturalistic style to the borders<br />

– try including species such as<br />

poppies, cornflowers, purple<br />

loosetrife and scabious.<br />

Out in the countryside<br />

May is a magical time in the<br />

countryside. Bluebells and<br />

swathes of ramsons fill the<br />

woodlands and blossom<br />

decorates the hedgerows and<br />

crowns the orchards. Where<br />

to head in Herefordshire? The<br />

Herefordshire Wildlife Trust has<br />

over 50 reserves filled with new<br />

spring life – here’s one idea for<br />

starters...<br />

Lea and Paget’s Wood on the<br />

Woolhope Dome is an ancient<br />

woodland which is one of the<br />

best spots for bluebells. Follow<br />

the Wye Valley walk through<br />

this wood to Common Hill.<br />

volunteer warden Martin Hales for a guided<br />

walk through the bluebells in Lea & Paget’s<br />

Wood.<br />

The higher areas are managed as traditional<br />

meadow and pasture and here you will find<br />

early purple orchids and cowslips amongst<br />

the grasses as well as a flutter of butterflies<br />

including marbled whites and the rarer wood<br />

white. Lower down the sloping grassland you<br />

will find an orchard of beautiful aged fruit trees<br />

as well as newly planted trees, propagated<br />

from old Herefordshire varieties – all in<br />

blossom at this time of year.<br />

Fossils, Forts and Flora Walk<br />

Sunday 24th May, 10am-5pm<br />

Walk led by Doug Lloyd and Nic Howes,<br />

part of Herefordshire Wildlife Trust’s<br />

Woolhope Dome series of events. Join us<br />

for the day (or the morning) to take in<br />

the geology, habitats and wildlife of the<br />

Woolhope Dome. We will be visiting 3<br />

of Herefordshire Wildlife Trust’s nature<br />

reserves on the way: Wessington Pasture,<br />

Common Hill and Nupend Wood. The day<br />

will be divided into two with the morning<br />

walk running from 10am to 1pm and the<br />

afternoon walk from 1.30pm to 5pm.<br />

We will stop for lunch in between at the<br />

Moon pub at Mordiford and there will be<br />

a minibus back to the start of the walk for<br />

those only staying for the morning.<br />

WildPlay Play Day at Eastnor<br />

Castle Sunday 6th June, 11amm-4pm.<br />

Join the WildPlay team for den building,<br />

mud kitchen mayhem, a blindfold rope<br />

trail and bug hunting. WildPlay is based at<br />

Herefordshire Wildlife Trust and creates<br />

playful opportunities for children across<br />

Herefordshire to explore nature outdoors.<br />

Badger Watching For Families<br />

Saturday 13th June, 7pm-10pm<br />

Join volunteer reserve warden Liam Bunce<br />

to see the badgers at Wessington Pastures.<br />

The evening will include a walk around the<br />

reserve and time in the Badger Hide. Part<br />

Day will take place again<br />

throughout <strong>Ledbury</strong> on<br />

Saturday 6th June, with<br />

most events taking place<br />

between 10am and 2pm.<br />

Join us in celebrating and<br />

finding out more about the<br />

wide range of voluntary groups<br />

and organisations in <strong>Ledbury</strong>.<br />

Local groups and organisations<br />

of all kinds will be on hand to<br />

show us what they do, invite<br />

us to join them, seek opinions,<br />

encourage participation, raise<br />

money, and entertain us.<br />

Last year 65 organisations<br />

took part. All the venues were<br />

buzzing with people, not least<br />

the British Legion with the Old<br />

<strong>Ledbury</strong> photo show.<br />

Youth took over the Community<br />

Hall and put on a splendid<br />

display of singing, music and<br />

martial arts. St Katherine’s<br />

Hall had everything from the<br />

Town Council, via the Master’s<br />

House, the Rugby Club, and<br />

Amnesty International to Marie<br />

Curie Cancer – any many others<br />

besides.<br />

the opening after restoration of<br />

the Master’s House.<br />

day and despite the rain the<br />

Tennis and Bowls Clubs held<br />

beginners’ sessions.<br />

And we could visit all <strong>Ledbury</strong>’s<br />

Heritage Buildings.<br />

Great Daffodil Appeal at collections in<br />

the town and at Co-op and Tesco over<br />

Fleas & Ticks<br />

With the warmer weather<br />

this summertime fleas and<br />

ticks have become extremely<br />

prevalent, and it has been<br />

an especially good year for<br />

ticks. Dogs and cats are out<br />

more exploring and hunting<br />

in the sunshine; parasites are<br />

a problem all year round but<br />

mainly they are a problem in<br />

the summertime.<br />

They are particularly rife in some<br />

areas especially where there is<br />

rough foliage and bracken. Thus<br />

if you take your dog on holiday<br />

to Exmoor or the New Forest etc<br />

it is almost guaranteed that you<br />

dog will become infested with<br />

ticks In our area, particularly the<br />

Malvern and Eastnor area, you<br />

are particularly likely to get a<br />

tick problem. However, ticks can<br />

simply be picked up in your back<br />

garden.<br />

Ticks are free living<br />

parasites which recognise<br />

warm-bodied animals and<br />

then jump on to it, they<br />

then latch on and suck<br />

their blood, this can cause<br />

irritation and localised<br />

infection and they<br />

sometimes carry diseases<br />

such as Lyme disease.<br />

Our record is having a dog with<br />

135 ticks! Fleas tend to multiply<br />

within the house and with the<br />

warmer weather we have seen<br />

much more flea issues and flea<br />

allergy problems, in cats as<br />

well as dogs. Fleas are present<br />

all year round and become<br />

more prevalent in the warmer<br />

weather.<br />

There are numerous ways of<br />

treating a dog for fleas but some<br />

of the old preparations are not<br />

particularly affective. We tend to<br />

use spot-on preparations which<br />

also kill mites and lungworm.<br />

Customers Vote Shane Best in the West –<br />

Six Times Over<br />

Homeowners have voted Shane Howells Ltd best in the region for<br />

customer satisfaction for a sixth year in succession in a survey of more than<br />

15,000 homeowners nationwide. <strong>Ledbury</strong>-based Shane gained the highest<br />

score in Western England in the survey by Network VEKA, the standards<br />

and guarantees body, which polled the views of every single customer of<br />

more than 140 member companies across the UK.<br />

Community Action New Home - On March the 2nd 2015 Community Action moved in to the<br />

Masters House in St Katherine’s having both the office and the Mobility Centre in the same<br />

location. The Community Action is now located in the first office on the right as you enter<br />

through the main door.<br />

The result of this was that every<br />

day from Monday 14th April to<br />

Thursday 23rd April inclusive<br />

there was a volunteer driver in<br />

one of the Community Action<br />

<strong>Ledbury</strong> minibuses on stand-by.<br />

On Monday, Wednesday and<br />

Friday, <strong>Ledbury</strong> Town Council,<br />

took <strong>Ledbury</strong> residents who<br />

had pre-booked a place on the<br />

minibus to Colwall Post Office<br />

and brought them back! On<br />

Tuesdays and Thursdays, under<br />

the auspices of <strong>Ledbury</strong> Rotary<br />

Club, it went to Bromesberrow<br />

Shop which has a ‘pop-up’ Post<br />

Office on those days in the<br />

morning every week.<br />

Passengers where residents of<br />

<strong>Ledbury</strong> who had no other way<br />

of getting to a Post Office during<br />

the closure who had personal<br />

matters to attend do. Passengers<br />

were charged £1 per return trip.<br />

Community Sing Along Success<br />

On the 21st of March Friends<br />

of Community Action <strong>Ledbury</strong><br />

(FOCAL) held a community sing<br />

along in order to raise funds for<br />

the work of Community Action.<br />

Organised by Adrian Silcock and<br />

lead by Colin Myles the day was<br />

a great success.<br />

The day started at 11 am and<br />

included Songs from the Shows,<br />

Ballard’s and Folksongs, Old<br />

time and Nostalgia, Songs of<br />

Praise and a final Hallelujah<br />

before 5pm. Cakes and<br />

refreshments where available<br />

all throughout the day. The<br />

day was well attended and a<br />

number of people who attended<br />

commented that it was the most<br />

fun that they had had in over 10<br />

years!<br />

Football Fledglings<br />

This month, <strong>Ledbury</strong> based Football Fledglings are<br />

celebrating seven years of fun goal scoring action for<br />

children aged 18 months to 8 years of age. Football<br />

Fledglings is an indoor sports activity, devised by West<br />

Bromwich Albion football Coach Allan Hawkins who<br />

grew the idea working alongside child care professionals<br />

to put together a programme of key elements which<br />

are wrapped around an objective of building confidence,<br />

improving balance, agility and co-ordination, all keys<br />

essentials to performing any form of sport or agility.<br />

Fledglings has expanded to<br />

provide sessions across the West<br />

Midlands through working with<br />

county education authorities,<br />

schools and playgroups besides<br />

running their own weekly<br />

sessions on Saturday morning<br />

at the <strong>Ledbury</strong> Leisure Centre in<br />

the grounds of John Masefield<br />

High School.<br />

said “Whether working with<br />

professionals or young children,<br />

the same rules apply. If the<br />

session is fun and engaging the<br />

individual will learn and there<br />

Creating Your Garden Paradise<br />

May Time<br />

Last month’s warmer weather<br />

and the longer daylight hours<br />

have produced lots of new<br />

growth in the garden. But there<br />

may be some exceptions, some<br />

gaps, perhaps due to damage or<br />

especially that bare patch that<br />

has annoyed you all winter as<br />

you looked out of the window.<br />

May is a popular time to head<br />

off to the garden centre for new<br />

plants to fill those gaps. Let us<br />

consider what to look for when<br />

buying a new plant.<br />

At the garden centre you will<br />

see a vast selection of beautiful<br />

plants and shrubs and your heart<br />

can easily rule your head. Back<br />

to reality. My advice is to think<br />

first and do a little research. By<br />

this I don’t necessarily mean<br />

read hundreds of books, but it is<br />

important is to look carefully the<br />

gap or space you are trying to fill.<br />

Is the area sheltered or exposed<br />

to winds? Is it shaded for part of<br />

the day from a nearby tree? For<br />

example a Japanese acer does<br />

not like to be in full sun in a very<br />

dry area. What type of soil do<br />

you have; is it sandy or clay, rich<br />

or poor? This information will<br />

guide you to choose the plants<br />

which will flourish in your garden<br />

and steer you away from others<br />

that may not.<br />

Make time to look at what plants<br />

and shrubs are growing near to<br />

the space you want to fill. When<br />

do they come into flower? Do<br />

you want your new plant to<br />

flower at the same time, or a<br />

different time? This where some<br />

research is called for, where you<br />

may want to look at a book or<br />

two or seek professional advice.<br />

So yes, enjoy your visit to the<br />

garden centre but go prepared,<br />

At the garden centre:<br />

Once you have chosen the<br />

variety of plant for your garden<br />

there may be rows of them, so<br />

which one to choose? First of all,<br />

is it looking healthy? Discoloured<br />

leaves or stems could be due to<br />

lack of water. Lack of water can<br />

put the plant under stress and<br />

this is when disease can get a<br />

hold. Choose from fresh stock<br />

if possible but be wary that it<br />

may have been brought in from<br />

overseas and may still be a little<br />

tender in any cold weather.<br />

Another thing to look out for<br />

is a plant being too pot bound.<br />

Signs to look for are a tight<br />

ball of roots, roots coming out<br />

of the bottom of the pot, or<br />

weeds growing around the<br />

top of the pot suggesting the<br />

plant has been in the pot for a<br />

long time. Provided the plant is<br />

healthy, its roots can be prised<br />

apart a little when planted out.<br />

Planting:<br />

If your plant is very dry in its<br />

pot, it take it out and soak it in a<br />

bucket of water for half an hour<br />

before planting. Dig a hole one<br />

and half times the size of the pot.<br />

In very heavy clay, make sure<br />

you add lots of organic matter or<br />

compost into the bottom of the<br />

hole. Use a fork to make holes in<br />

the sides as you do not want to<br />

create a pocket where water can<br />

sit without draining as this will<br />

rot the roots of your new plant.<br />

In clay soil, remove the diggings<br />

and add new soil to fill up the<br />

hole. If the soil quality is poor,<br />

mix a little bone meal and potash<br />

into the soil and fork in evenly<br />

around the plant. Use your heel<br />

to firm the soil around the new<br />

plant. Don’t set your new plant<br />

too deeply as this can cause it<br />

to rot. Don’t set your new plant<br />

too high or mound up the soil<br />

otherwise, when you water the<br />

water will run off.<br />

Garden Tasks for May:<br />

• Earth up potatoes, and<br />

promptly plant any still<br />

remaining, “Earth up” potatoes<br />

means to mound up the soil<br />

around them. This helps to<br />

produce more potatoes.<br />

• Plant out summer bedding at<br />

the end of the month (except in<br />

cold areas)<br />

• Regularly hoe off weeds. This<br />

will save time later as it is quicker<br />

to hoe smaller weeds now with<br />

less to pick up.<br />

• Open greenhouse vents and<br />

doors on warm days to help with<br />

ventilation. The movement of air<br />

Overall it was a refreshing<br />

insight to the full commitment<br />

Visitors and Summer Arrivals<br />

Over the Easter weekend<br />

spring began to warm up<br />

and as it did, so too did the<br />

slow worms. I saw one, still<br />

sluggish, on the edge of the<br />

woods. It was catching a beam<br />

of sunlight through the trees<br />

before slinking away. Slow<br />

worms are not usually slow,<br />

but at the beginning of April<br />

they are only just emerging<br />

from hibernation and this one<br />

hadn’t quite got up to speed.<br />

I often find slow worms in my<br />

compost bins, which makes<br />

turning the compost impossible<br />

as I’m always worried that I will<br />

accidentally spear one. So I’ve<br />

decided to make a dedicated<br />

slow worm composter in another<br />

part of the garden where I think<br />

the habitat is ideal for them. I<br />

will also lay down a small sheet<br />

of corrugated tin for them to lie<br />

under and this year I intend to<br />

make some ‘dead hedges’ that<br />

will create corridors for them and<br />

other creatures to use.<br />

It was a busy weekend for<br />

wildlife visitors. I had only just<br />

mentioned that I would have<br />

to start preparing the for the<br />

return of the swallows, which<br />

means swathing the contents<br />

of the garage in sheets and<br />

the following day, while I was<br />

splitting and transplanting<br />

michaelmas daises, I heard a<br />

familiar chattering above me.<br />

There was the male, on its<br />

favourite perch, the TV ariel,<br />

cheerfully chirruping away. I<br />

have never had them arrive this<br />

early before and was completely<br />

taken by surprise. I wondered<br />

whether some of its enthusiastic<br />

twitter was as much to do with<br />

relief at having got here as it<br />

was to announcing its arrival in<br />

its summer territory. It stayed<br />

for a couple of days, before<br />

disappearing, which is the usual<br />

habit for the swallows here, they<br />

then return a few days later.<br />

At the time of writing this I’m<br />

waiting for the second return.<br />

An early morning visitor really<br />

did surprise me, a buzzard<br />

was rummaging around in the<br />

orchard intently looking for<br />

something, finding it and eating<br />

it. I assumed that it was worms<br />

and judging by the length of time<br />

it was there, this particularly bird<br />

of prey was getting a feast for<br />

breakfast.<br />

You often see Buzzards in<br />

ploughed fields foraging for<br />

exactly the same thing, which<br />

always seems incongruous to me<br />

when you consider the grace and<br />

power of these raptors, this one<br />

almost perfectly camouflaged<br />

against the bark of an apple tree.<br />

Pension Investments<br />

and Buy to Let<br />

From 6th April 2015 everyone over the age of 55 with a defined contribution<br />

pension will be able to access their entire pension fund if they wish. Previously,<br />

most people bought an annuity or guaranteed income with their pension pot and<br />

this may still be the right course of action for many. Others will embrace the new<br />

freedom and look for other forms of investment – including Buy to Let. This article<br />

is not the place to discuss the merits of Buy to Let over other more conventional<br />

types of pension investments merely to highlight some of the legal and other issues<br />

that arise in becoming a Landlord – perhaps for the first time.<br />

• Choose your tenants<br />

carefully. If you use a managing<br />

agent to find a tenant, they<br />

should carry out credit checks<br />

and take up references on the<br />

prospective tenant-ideally<br />

from a previous Landlord.<br />

Be business-like and if the<br />

prospective tenants cannot<br />

provide references think long<br />

and hard as to whether you<br />

want them in your property.<br />

• Use an Assured Short-hold<br />

Tenancy agreement suitable for<br />

your property. For example, if<br />

the property has a garden make<br />

sure that it contains provisions<br />

for the tenant to look after it.<br />

The tenancy should normally<br />

be for six months only even<br />

if the tenants intend to stay<br />

longer. You can always allow<br />

the tenant to ‘hold over’ after<br />

the six month period without a<br />

new agreement. On the other<br />

hand, if things are not working<br />

out you have the freedom to<br />

end the tenancy and find a<br />

new tenant.<br />

• Take a rent deposit. Make<br />

sure it is sufficient to cover<br />

your losses and is registered<br />

in an authorized tenancy<br />

deposit scheme. If it is not, you<br />

cannot repossess the property<br />

or enforce the terms of the<br />

agreement.<br />

• Make a Schedule of<br />

Condition. This can be done by<br />

you or your managing agent<br />

and usually consists of a series<br />

of photographs to provide<br />

a record of the condition of<br />

the property at the beginning<br />

of the tenancy. This makes<br />

it easier to resolve disputes<br />

regarding damage to the<br />

property which might arise at<br />

the end of the tenancy.<br />

• Make an inventory. If the<br />

property is furnished or partly<br />

furnished, have the tenant sign<br />

a list of all the contents so that<br />

you can be sure that they are<br />

all returned with the property<br />

at the end of the tenancy.<br />

Without this, how can you<br />

prove what was included ?<br />

• Remember it takes time to<br />

recover possession. When<br />

you want to sell the property,<br />

you will probably need to<br />

obtain vacant possession. If<br />

your tenant does not leave<br />

voluntarily when requested,<br />

you have to serve two months<br />

written notice and then issue<br />

proceedings in the County<br />

Court for possession. Any other<br />

method of ‘persuading’ the<br />

tenant to leave is likely to be a<br />

criminal offence.<br />

• Keep proper accounts and<br />

receipts. The expenses you<br />

incur on the property including<br />

mortgage interest will usually<br />

be tax deductible either against<br />

the rent (Income Tax purposes)<br />

or against the sale proceeds (for<br />

Capital Gains Tax purposes).<br />

• Select a good managing<br />

agent. You can of course<br />

manage the property yourself<br />

and you may make more<br />

money by doing so. The cost<br />

of a good managing agent<br />

however will be tax deductible<br />

and will probably re-pay the<br />

outlay. A good agent should<br />

respond quickly and efficiently<br />

to the legitimate questions and<br />

concerns of your tenant. They<br />

will have a good network of<br />

reliable contractors who should<br />

be able to respond quickly,<br />

if for example the central<br />

heating breaks down over the<br />

Christmas holidays.<br />

If all of the above sounds too<br />

daunting then perhaps an<br />

annuity or more traditional<br />

investment would be a safer<br />

home for your pension fund.<br />

The British love affair however<br />

with bricks and mortar is likely<br />

to continue and our hunch is<br />

that a good proportion of the<br />

newly available pension money<br />

will find its way into the Buy to<br />

Let market.<br />

have launched the search for<br />

Young Good Citizens 2015: An<br />

public and strengthens the<br />

relationship between police and<br />

Are you struggling with<br />

your weight?<br />

If the answer to this question is yes, you are not alone, astonishingly two<br />

in five woman and one in six men are dissatisfied with their weight or<br />

shape and are on a permanent diet! There are so many different diets<br />

available at the moment that it is difficult to know what is the most<br />

appropriate for your body.<br />

All about balance<br />

I have found the word balance<br />

to be one of the most important<br />

when considering our diet and<br />

our health in general. True<br />

balance is not about denying<br />

ourselves the occasional coffee,<br />

chocolate bar or glass of wine<br />

it’s about eating good quality<br />

healthy foods most of the time<br />

and also what we occasionally<br />

fancy as a treat. Obviously if<br />

you are working with a specific<br />

illness or dietary requirement<br />

then this principle will vary.<br />

With any eating regime the body<br />

needs to be in as balanced a<br />

state as possible if you are to<br />

achieve the best outcome.<br />

The Bowen technique<br />

Bowen is a holistic therapy<br />

which offers a unique approach<br />

in assisting with weight loss<br />

helping you to let go of the<br />

weight you no longer need. In<br />

practice I will use procedures<br />

that address the parts of your<br />

body that are not working<br />

as well as they could be.<br />

Specifically we may need to<br />

look at upper digestion, or<br />

issues lower down the digestive<br />

system, alternatively we may<br />

focus on the hormonal system<br />

for example.<br />

As part of my training I have<br />

learnt about nutrition, traditional<br />

Chinese medicine and many<br />

other techniques that allow me<br />

to address issues with weight.<br />

Back to basics<br />

When I work with people I<br />

focus on the basic principles of<br />

nutrition, incorporating balanced<br />

quantities of carbohydrates,<br />

proteins, fats, and vegetation<br />

and plenty of variation within<br />

these parameters. The following<br />

information highlights general<br />

guidelines for quantities of the<br />

main food groups:<br />

15 % Protein – The 25 different<br />

amino acids which are forms of<br />

protein and literally “building<br />

blocks” for our bodies are used<br />

to make hormones, enzymes,<br />

antibodies and neurotransmitters<br />

and help transport substances<br />

around the body.<br />

Optimal protein intake for an<br />

adult is around 35 grams. Best<br />

quality protein in terms of amino<br />

acid content includes; eggs,<br />

quinoa, meat, fish, beans and<br />

lentils. Meat protein sources<br />

tend to contain more saturated<br />

fats than vegetable or cereal<br />

sources and are also acid<br />

forming. Vegetable or cereal<br />

based amino acids tend to have<br />

additional health benefits and<br />

are generally better absorbed<br />

than animal protein.<br />

Dehydration- The body needs water<br />

to function properly. When dehydration<br />

occurs the body systems do not perform<br />

as well and elimination is significantly<br />

impaired. Getting into the habit of<br />

drinking pure water will help the body in<br />

many ways but will also aid weight loss.<br />

70 % Carbohydrates - the<br />

main fuel for the body and<br />

come in 2 forms; fast releasing<br />

including sugar, honey, malts,<br />

refined foods, and slow<br />

releasing including whole grains,<br />

vegetables, and fresh fruits.<br />

Slow releasing or complex<br />

carbohydrates work to slow<br />

down the release of sugar<br />

providing a more sustained<br />

energy release. Fast releasing<br />

carbohydrates provide a fast<br />

burst of energy and are best kept<br />

to a minimum.<br />

15 % Fats – There are basically 2<br />

types of fat, hard or saturated fat<br />

and soft or unsaturated fat. It is<br />

not essential or desirable to eat<br />

saturated fats. The main sources<br />

of these fats are meat and dairy.<br />

There are 2 kinds of unsaturated<br />

fats; monounsaturated fat such<br />

as olive oil and polyunsaturated<br />

fats found in nuts, seeds, and<br />

fish. Certain polyunsaturated<br />

fats called omega 3 and 6 are<br />

essential for brain, nervous<br />

system, immune system, skin and<br />

cardiovascular system function.<br />

The following are guidelines for<br />

a healthy balanced diet:<br />

5 servings of vegetables<br />

3 servings of fruits<br />

2 servings of protein<br />

6 servings of complex<br />

carbohydrates<br />

2 servings of mineral rich foods<br />

1 serving of essential fats –<br />

omega 3, 6 & 9<br />

2 litres of water per day<br />

Allergies – when your body does<br />

not recognise a food an allergic<br />

reaction occurs, this can cause<br />

weight gain or loss and often<br />

needs to be addressed.<br />

Intolerance - you may be<br />

consuming too much of a<br />

substance for your body to deal<br />

with and therefore causing<br />

your system to become toxic or<br />

overloaded.<br />

Hormonal Imbalance –<br />

Hormones are responsible<br />

for regulating metabolism,<br />

appetite control, blood sugar,<br />

reproduction and so much<br />

more. If this complex system<br />

isn’t working properly problems<br />

with weight can occur. There are<br />

specific regimes that will help to<br />

balance hormones which will aid<br />

weight loss, the leptin diet being<br />

one.<br />

Psychological / Emotional Issues<br />

– when we are feeling bored or<br />

low in mood we are more likely<br />

to overeat or eat the foods that<br />

are not so healthy. Stressful<br />

events or traumas from the past<br />

may be the root cause of our<br />

weight issues and may need to be<br />

resolved before we can move on.<br />

Cheddar, bean<br />

and spinach<br />

burgers<br />

2 tbsp sunflower oil<br />

150g chopped onion<br />

1 tsp garlic<br />

300g mashed potato<br />

400g tin butter beans, drained<br />

and rinsed<br />

1 medium free-range egg,<br />

beaten<br />

120g cooked chopped spinach,<br />

50g lighter mature British<br />

Cheddar, grated<br />

1 tsp dried thyme<br />

40g fine breadcrumbs<br />

1. Heat 1 tbsp of the oil in a<br />

small frying pan and fry the<br />

chopped onion and garlic for<br />

5 minutes until softened. Set<br />

aside.<br />

2. Pulse the drained butter<br />

beans in a blender or food<br />

processor until roughly minced.<br />

Add the beans to the mashed<br />

potato with the fried onion and<br />

garlic, egg, spinach, cheese and<br />

thyme. Mix well, then season<br />

to taste.<br />

3. Divide and shape the mixture<br />

into 8 patties, then coat in<br />

breadcrumbs.<br />

4. Heat the remaining oil in a<br />

large non-stick frying pan and<br />

fry the burgers for 1-2 minutes<br />

on each side until golden. Serve<br />

with salad or in a roll.<br />

Rhubarb pudding<br />

Cut the rhubarb into bite-size batons. Combine the rest<br />

with a sprinkling of caster sugar and the orange zest and<br />

juice in a pan and gently cook for 5-10 minutes until the<br />

rhubarb begins to soften. Set aside to cool.<br />

500g rhubarb<br />

100g caster sugar, plus extra for sprinkling<br />

Grated zest and juice of 1 orange<br />

100g butter, softened, plus extra for greasing<br />

3 tbsp golden syrup<br />

1 vanilla pod, split and scraped<br />

2 large free-range eggs<br />

Grated zest of 1 lemon<br />

100g self-raising flour<br />

50ml milk<br />

Butter a 1-litre pudding basin and place the reserved<br />

rhubarb pieces in the bottom of the basin, then drizzle<br />

over the golden syrup.<br />

In a bowl or mixer, beat the butter, sugar and vanilla<br />

together until creamy and light. Add the eggs, 1 at a time.<br />

Beat in the lemon zest.<br />

Sift over half the flour and gently fold into the mixture.<br />

Add a little milk to loosen, then sift in the rest of the flour<br />

and fold into the mixture with the remaining milk.<br />

Spoon into the pudding basin, cover with a circle of<br />

baking paper and tie under the rim of the basin with<br />

kitchen string to secure. Before cutting the string, take<br />

it up over the top to create a loose handle, then tie<br />

securely. Trim off any excess baking paper. Place the<br />

basin in a large pot and pour hot water into the pot until<br />

it reaches two-thirds of the way up its sides. Cover and<br />

steam for 1½ hours. Allow the pudding to cool for about 5<br />

minutes before turning out onto a serving plate.<br />
