National standard: Tenancy
“Letting homes in a fair, transparent and efficient way whilst considering the
rents in line with government guidelines; providing clear information to tenants
With demand for homes in Newcastle higher
than ever, it is important that we let properties
quickly and to an appropriate standard.
The journey shown here is an example of how
the allocation process for a property
takes place, however events often
happen in a different order
which make the process
longer or shorter.
1
Day 1
Tenancy ended and keys
for this three bedroom, four person
house in Fenham were handed in to
Fenham Community Housing Offi ce
(CHO) by previous tenant.
5
This house received 286
expressions of interest,
making it one of the
most popular houses we let in
2009/10. Three bedroom homes
can sometimes attract at least 200
expressions of interest.
Your Choice Homes usually advertises
between 50 and 60 properties a
week.
Day 2
2 3
A Housing Services
Offi cer from Fenham CHO carried
out a pre-termination inspection
to decide what work would need
to be carried out by City Build, our
partner for repairs.
Days 6 - 19
Days 3 - 6
The house and
garden were cleared of a large
amount of household items
and waste.
The void building manager authorised a fairly large
amount of work to be completed in the property after
inspecting it. The cost of the work would be £3,041.28.
The property was handed back to Fenham CHO. On days 7-11
the property was advertised through Your Choice Homes.
Properties were advertised for six days from Tuesday to the
following Monday. In August 2010 this changed to three days
from Monday to Thursday.
4
The successful
applicant was
actually the fourth
person to be offered the
property. Quite unusual for
a property with such a high
level of demand.
Days 19 - 26
6 7 8
The property was allocated
to Mrs B and Mr A. They
completed the sign up paper work
and the tenancy began six days later.
The household was
made up of Mrs B
and Mr A (as joint
tenants) as well as two
dependant and two non
dependant occupants.
Within six weeks of the
tenants moving into the 10
property, they receive a
visit from the Community Housing
Offi ce to make sure everything
was alright.
The applicants were given £215
in decorating vouchers for their
chosen supplier to decorate the
interior of the property. We currently
have two DIY suppliers tor tenants to
choose from.
