Message from the President and Executive Director
BLT in Partnership with the Community
The nature of land conservation is ever changing. As property values
continue to spiral out of sight, land has become many Cape Codder’s most valuable
asset, making open space preservation ever more daunting.
Every BLT purchase requires a landowner willing to patiently wait for funds
to be raised and the human resources necessary to carry out the land saving
initiative. In 2005, the urgent need to preserve land was met by unique partnerships,
community support, and a multitude of generous individuals.
When voters adopted the Community Preservation Act (CPA) in 2004,
Town Land Bank funds were fully committed. In recent years, BLT relied on a
relationship with the Town Land Bank to help fund several important projects. But this year, the
last remaining Land Bank funds were earmarked for the 10-acre Archibald Property on the Mill
Pond in Marstons Mills. Unlike the Land Bank, which provided a dedicated stream of revenue
solely for land preservation, the CPA also funded two other critical needs – affordable housing and
historic preservation. The process of requesting and receiving funds became far more complicated
and funds were not available until 2006. Considering the circumstances, BLT shifted focus to building
new partnerships and broadening neighborhood support.
Bone Hill Farm in Cummaquid employed a unique partnership with the Massachusetts Audubon
Society and the newly-formed Committee to Preserve Northside Open Space. In June, the
outpouring of funds from the community saved a 2-acre meadow, completing a two-year effort.
Lessons learned on the northside, emboldened efforts to preserve 23 vital acres in Cotuit. “Save
Cordwood” ramped up just as the Bone Hill Farm campaign was winding down. Suddenly, the
23-acre linkage connecting 153 acres of conserved land was actively marketed for development.
Miraculously, “angels” agreed to purchase the property and hold it for a year, matching every dollar
that needed to be raised. That gave BLT and our partner, the Mary Barton Land Trust, a once-ina-lifetime
opportunity. The campaign to raise $3.3 million to “Save Cordwood” was in full gear at
year-end.
In the midst of it all, BLT and The Nature Conservancy (TNC) protected 16 acres in West
Barnstable that abut the Town’s 250-acre Bridge Creek Conservation Area. With Phase 1 of the
Bayview Farm Initiative complete, the partnership under the continued leadership of TNC’s Robb
Johnson launched Phase 2. With the commitment of state dollars and the hope again of significant
federal funds, the goal was to protect another 10 acres at Bayview Farm. At year end we were all
caught by surprise when the federal funding was not approved. To fill the void, BLT stepped up to
the plate and embarked on a major fundraising effort.
At the end of 2005, the handwriting was on the wall. It was clear that saving land in Barnstable
would rely on partnerships and raising local dollars. We are lucky to live in a community where
people care about conservation, and in 2005many of them put their financial resources to work to
save 29 critical acres. Beginning in 2006, three major projects topped BLT’s “Most Wanted” list,
guaranteeing another busy year!

The Cape Cod Land Bank had a “sunset clause.” To save as much land as possible, the Town of Barnstable aggressively sought to purchase land and
borrowed against anticipated revenue, out to the sunset of 2020. As a result many more acres were purchased at smaller prices while there were still
large significant parcels available.

CALVES PASTURE LANE, BARNSTABLE
Conservation Restriction – January 6, 2005
Howard Woollard of Woollard Builders, operating as Egg Island Builders, LLC, donated a conservation
restriction on a 1.59-acre lot on Calves Pasture Lane. The wetlands and natural, wooded upland forest
line two intermittent streams that abut the Sandy Neck/Barnstable Harbor Area of Critical Environmental
Concern. The freshwater from the streams feeds the 14,000-acre coastal ecosystem and protects the
pristine Great Marsh, which is vital habitat for the threatened diamondback terrapin.
BONE HILL FARM, CUMMAQUID (PHASE 2, SECOND LOT)
Conservation Restriction – Land saved June 17, 2005, CR recorded November 22, 2005
Bone Hill Farm, a two-acre meadow located along Bone Hill
Road and immediately adjacent to MassAudubon’s Long Pasture
Wildlife Sanctuary, is part of a greenbelt that stretches from
Barnstable Village to Yarmouth Port along the northside of Route
6A. The property’s outstanding scenic and wildlife habitat values—in
particular vital habitat for the courtship flight of the American Woodcock—are
what make it a unique natural resource. The Campaign to
Save Bone Hill Farm was a partnership among the Barnstable Land
Trust, The Massachusetts Audubon Society, Town of Barnstable, and
the newly-formed Committee to Preserve Northside Open Space. With
the support of the Town Land Bank and donations from more than
150 individuals, Phase 1 of the project was completed in September
2004 making way for the second and final phase of the Bone Hill Farm Campaign.
A generous grant from the Sheehan Family Foundation kicked off the effort to raise $400,000. Other major
gifts were received from the Seth Sprague Foundation and from the family of the late Charlton D. “Bus” Putnam,
Jr. of Marstons Mills. Bus was the founding president of the Barnstable Land Trust. In addition, a fundraising
dinner, held on February 27 at the Dolphin Restaurant, pushed the Campaign to Preserve Bone Hill Farm to
within $75,000 of our goal. Duncan Gibson, Ned Handy, Linda Hutton, and Karl Christianson led a small group
of citizens and were honored for the countless hours spent in pursuit of the preservation of the meadow. Special
thanks to Mark Robinson, of the Compact of Cape Cod Conservation Trusts, who helped find critical funding.
BLT is eternally grateful to Kathy Sferra of MassAudubon for her vision that this unique community partnership
could be a model for future acquisition projects.
The first acre is owned by the Town. The second acre is owned by MassAudubon. Barnstable Land Trust
holds a conservation restriction on both, ensuring that the gateway to the Long Pasture Sanctuary will remain
forever wild.
GESNER, BARNSTABLE
Purchased – June 30, 2005
The acquisition of five acres of wooded upland next to Cape Cod Community College allows for the
implementation of a major segment of the Cape Cod Pathways. Over the past 20 years, BLT has worked
both independently and with the Town of Barnstable to preserve 15 separate parcels in the project area,
preserving more than 303 acres. The 16 th project, acquisition of the Gesner/Hayes woodland, enabled the
official creation of the long-awaited pathway between the Cape Cod Community College and Old Jail
Lane.
The educational and outreach opportunities associated with the Pathways Project caught the interest of
several foundations including the Cape Cod Five Charitable Foundation, William P. Wharton Trust, and
the Massachusetts Executive Office of Environmental Affairs (EOEA) Conservation Partnership. A grant
from The KeySpan Foundation pushed the Gesner/Hayes Project over the top.

BAYVIEW FARM (PHASE 1), WEST BARNSTABLE
Purchased – June 30, 2005
A 2-acre scenic meadow and 14 acres of saltmarsh that fringe the fragile Bridge Creek
wetlands are now owned by BLT thanks to a unique partnership with The Nature Conservancy
(TNC), the Massachusetts Department of Conservations and Recreation, and the
U.S. Fish & Wildlife Service (USF&WS). Located at the intersection of Route 6A and the
railroad tracks, the protected land is part of a historic homestead. Robb Johnson of TNC,
who authored and coordinated a major grant request to the USF&WS, banked on the fact
that the Sandy Neck/Great Marsh area would rank high as an ecosystem worthy of
protection. In addition to the support from USF&WS, project funding came from the
Commonwealth of Massachusetts and private fundraising by TNC. Barnstable Land Trust dipped into its everdwindling
Green Fund for $37,500.
These 16 acres provide an important natural buffer to the Bridge Creek estuary that feeds the Great Marsh.
In recent years, a lot of attention was given to improving tidal flow at Bridge Creek by replacing culverts under
the railroad and Route 6A. It is hoped that by saving land that fringes the wetland, combined with the improved
tidal flow, that the health of the Bridge Creek wetland system will be much improved.
BLT owns the 16 acres that are now covered by a conservation restriction held by the State Department of
Conservation and Recreation making the land is about as permanently protected as it can be.
CIRCO, HYANNIS

Tucked away off Estey Avenue in Hyannis, where open space is nearly
nonexistent, are 5.58 acres of freshwater marsh and a pond fringed by
upland. This quiet oasis is a reminder that, even in Cape Cod’s urban areas,
wildlife abounds. The property includes a portion of a pond, now known as
Circo Pond.
The location would suggest that the pond and wetland were once
connected to Snow’s Creek to the north and open to Nantucket Sound to
the south. There has been significant fill in this area for roadways and housing so that today the pond is replenished
by fresh underground seeps and via stormwater culverts rather than the original water sources. At one time
the wetland was likely brackish, but today it is a substantial freshwater wetland system that is under stress as
evidenced by a ring of invasive phragmites. However, the recent sewering of the area may improve the ecosystem’s
water quality, providing a valuable educational and restoration opportunity.
AMERICORPS & PATHWAYS
Founded in 1999, AmeriCorps Cape Cod provides
a unique national service focused in three areas: land conservation,
water conservation, and environmental education.
In the fall of 2004 AmeriCorps accepted BLT as a
new Service Partner and Julie Tosten began spending one
day a week in service to BLT. Her goal was to help turn
the Cape Cod Pathways Plan into a reality. Julie, an Iowa
native who graduated from Iowa State University with a
double major in Biology and Education, joined
AmeriCorps “to travel throughout the United States and
serve with an organization that had an environmental focus.” She is using her skills to implement the pathway
from Old Jail Lane to Cape Cod Community College. Together with BLT Board Members, Will Mason and Tom
Mullen, Julie took on the challenge of ground truthing and creating the pathway. The Pathways team cleared,
mapped, and marked a 5-mile loop beginning at parking lot #7 of the Community College, extending to Old Jail
Lane, and leading back full circle, ending in parking lot #4. Their strategic and coordinated effort has brought the
long-held vision closer to completion. With the first leg of the trail nearly complete, the plan is to continue
expanding the pathway east past Old Jail Lane, connecting along Hot Bottom Road to land protected by BLT in
2004. Ultimately, this pathway will tie into trails in adjacent towns, fulfilling the dream of a path that will
connect Cape towns from Sandwich to Provincetown.

Our audited financial statements as of December 31, 2005, show a strong balance sheet
consisting of $1,462,232 in Current Assets (cash and investments) and Fixed Assets
(primarily land) of $13,787,231 and Total Assets of $15,250,619. Donated land is recorded
at appraised value on real estate tax appraised value at the original date of receipt.
Purchased land is recorded at original cost of purchase. Donated conservation rights are
recorded at zero since they represent rights versus actual ownership.
As of December 31, 2005, Barnstable Land Trust had no liabilities and Total “Equity”
of $15,250,619. This equity is shown in accordance with accepted accounting practices for
not-for-profit organizations as three classes of net assets designations: Unrestricted Assets
of $511,417 as of December 31, 2005; Temporarily Restricted Assets of $988,594; and
Permanently Restricted Assets of $13,750,608.
Our statement of activity for the period January 1 - December 31, 2005 show that we continue to
operate on a break even basis for operations after adjusting our numbers for land projects. BLT’s operating
revenue and expense information is shown in the charts included in this report. In 2005 we had
Total Revenues of $1,685,975 and Total Expenses of $624,537 which resulted in a Change (Increase)
in Net Assets of $1,061,438.
The challenge going forward for our balance sheet will be to conserve funds held as seed money for
future projects as BLT could easily expend our reserves on land purchases. Another financial challenge
for Barnstable Land Trust will be to expand our general and project fund raising capabilities to support
increasing operational expenses and land costs.

FOUNDER’S AWARD RECIPIENT – CYNTHIA COLE
Cynthia Cole was awarded the 2005 Founder’s Award, on Friday, November
4th at Barnstable Land Trust’s annual meeting of the membership.
The Founder’s Award is presented each year to an individual, organization,
business or governmental organization “for having the vision to empower
the people of Barnstable to preserve the essence of Cape Cod – its open spaces and natural
resources, wetlands, woodlands and wildlife.”
Cynthia is driven by her love of the environment and her commitment to the community she lives
in. In the early eighties Cynthia worked to curtail the spraying of herbicides to control plant growth
under power lines. In the mid 1980’s, Cynthia’s persistence led to the protection of what is now the
Town’s Old Jail Lane Preserve.
Protection of those 180 acres sealed the eastern end of a huge tract of undeveloped land and set in
motion 20 years of land preservation by Barnstable Land Trust and the Town of Barnstable.
More recently, Cynthia’s passion for community led her to focus on Downtown Hyannis where she
now works for the Business Improvement District. Daily she implements the vision for a more livable
urban environment.

Elizabeth C. “Bette” Robinson passed away
in March 2005 at the age of 83. Her family
asked that in lieu of flowers memorial
donations be made to the BLT for our
Bone Hill Farm land acquisition project.
Over 20 donations were received in her
honor. Mrs. Robinson was born and raised
in Dedham, but by the age of 16 she was
coming to vacation in the cottages at Cobbs Village along
Barnstable Harbor. A lifetime love affair with Cape Cod began
then and there. After her marriage to the late Eliot H. Robinson,
Jr., they were frequent visitors to Cotuit, where his step-mother
lived. Bette’s own mother Jean C. Bonney retired to Cobbs
Village by 1960 and lived there 30 years. Each summer she would
have her grandchildren, John, Mark, and Janis Robinson as
guests. In 1966 the Robinsons bought their own place on Main
Street, Cotuit. Her son Mark lives in Cotuit and is director of
The Compact of Cape Cod Conservation Trusts, Inc. Her daughter
Janis owns the Cobbs Village home now and her sons enjoy
catching bass off the beach in Barnstable Harbor.

It would be hard to find a native Cape
Codder who embraced the Cape more
ardently Townie Hornor. An avid
waterman and philanthropist who was
born in New York City, Townie died
in September 2005 at his home on Eel
River Road in Osterville at age 78.
Brought to Cape Cod because of his
brother Dewitt’s hay fever, Townie fell in love with the Cape
and the sea, becoming a fine sailor and an expert on oceanography,
ocean currents, and climates. According to friends,
Townie was a very inquisitive person, always wanting to
know how things worked and how to make them work
better. This included several local non-profits, such as the
National Marine Life Center, the Cape & Islands United
Way, Cape Cod Hospital, Barnstable Land Trust, Three Bays
Preservation, and so many more. Townie graciously hosted
BLT’s annual gala, Gifts from the Sea, for several years at
his waterfront home on Eel River Road. He also sailed annually
on BLT’s 3-Bay Cruise, serving as co-narrator, with
Cotuit historian Jim Gould. Townie was expert at weaving
a good story for member guests as they circumnavigated
Oyster Harbors and Grand Island. His zest for life and
passion for Cape Cod will certainly be missed.
