Hold-open systemsRegulations/InformationThe use of hold-open devicesmay be subject to certainconditions. These usuallydeal particularly with therelevant acceptance, routineinspection and maintenancerequirements.The information given onthis page is designed toinform all relevant personsof the most importantmeasures to be implementedin order to ensure bestpractice governing the operationof hold-open systems.Further details can be foundin the following documents:– Guidelines for hold-opensystems, published bythe German Institute forBuilding Technology,Berlin.– Building Regulations,England and Wales– Relevant regulations forScotland and N. Ireland– EN 11551 General1.1 In respect of doors etc.which are held open byhold-open systems, the areaneeded for closure must bekept permanently free ofobstructions. This areashould be clearly indicatedby means of lettering,floor markings or similar.If necessary, structuralmeasures may need to betaken in order to ensure thatwiring/ducting, stored goodsor structural components(e.g. false ceilings or othercomponents) do not falldown into the area to bekept clear.1.2 As far as possible,smoke detectors should beused for hold-open systems.Smoke detectors should beused for hold-open systemsfor doors etc. in emergencyexits and escape routes.1.3 All hold-open devicesshould be able to be releasedmanually without theiroperational readiness beingadversely affected. Doorclosers with electro-magnetichold-open systems can bereleased by pressing lightlyon the door leaf. If holdopenmagnets or free-swingdoor closers are used, therelease function is triggeredby pressing a switch. Theswitch must be located inthe immediate proximity ofthe door and must not becovered when the door isheld open.2 Commissioning2.1 After the system hasbeen fitted ready for useon-site, it should becommissioned to check thatits operation is problem-freeand that its installationcomplies with all relevantregulations. The commissioningshould only be performedby qualified technicalpersonnel.3 Routine inspection3.1 The operator shouldkeep the hold-open systemin a permanently fit statefor use and must inspect itat least once a month toensure its functional integrity.3.2 In addition, it is theresponsibility of the operatorto ensure that all devices arechecked and maintained/serviced to ensure theircombined functional integrity,this to be performed at leastonce a year, unless a shortertime period is stipulated inthe national regulations. Thisinspection and servicingactivity should only becarried out by a specialist orsuitably qualified person.3.3 The scope, resultand time of the routineinspections should berecorded, and these recordsshould be retained by theoperator.TS 93 GB27
