<strong>Obtaining</strong> <strong>Appraisals</strong> <strong>For</strong> <strong>Your</strong> <strong>GLCP</strong> <strong>Project</strong>Much is riding on consistent, accurate appraisals when it comes to land conservationprojects. It is in everyone’s best interest to see that accurate values are documented andappropriate prices are paid for lands protected under the Georgia Land ConservationProgram. This will ensure that true bargain sales in proposed applications are realized,resources are leveraged, and tax dollars are spent wisely.<strong>The</strong> <strong>GLCP</strong> has taken steps to improve the land and conservation easement appraisalprocess as part of its due diligence requirements. As of January, 2007, all <strong>GLCP</strong>projects must have two appraisals performed, one of which must be by an MAI certifiedappraiser who has experience in appraising the type of property to be acquired (farm,recreational, conservation easement, timber, etc). <strong>The</strong> second appraisal can be performedby a licensed appraiser without MAI certification but who has experience in appraisingthe type of property to be acquired.<strong>The</strong> Land Trust Alliance (LTA), <strong>The</strong> Appraisal Institute®, the American Society ofAppraisers (ASA), and American Society of Farm Managers and Rural Appraisers(ASFMRA) have joined forces to create a conservation easement certification programfor appraisers. <strong>The</strong> <strong>GLCP</strong> encourages applicants to seek out MAI appraisers with thiscertification for projects proposing conservation easements.Helpful LinksTo Locate an MAI Certified Appraiser:www.appraisalinstitute.orgTo Learn More About Conservation Easements and the Conservation EasementAppraiser Certification Program:www.lta.org/newsroom/appraisalHere is a listing of MAI certified appraisers with conservation easement valuationexperience.
