- 2 - Application No:10/00036/FUL3 To ensure the satisfactory appearance of the development in accordance with the requirements ofPolicy D2 of the Structure Plan and Policy DC1 of the Local Plan.SUMMARY <strong>OF</strong> REASONS FOR GRANTING <strong>PLANNING</strong> <strong>PERMISSION</strong> including DEVELOPMENTPLAN POLICIES that were relevant in the determination of this application:The decision to grant planning permission has been taken because the <strong>Council</strong> is satisfied that, subject tothe imposition of conditions, the development will be physically well related to the existing property and itssurroundings and there will not be any significant detrimental impact on the amenity of neighbouringoccupiers. Furthermore, the proposal will not have a significant detrimental impact on the appearance ofthe streetscene or the character of the Area of Outstanding Natural Beauty.The decision to grant planning permission has also been taken having regard to all the relevant materialplanning considerations and to the following relevant policies and proposals of the Development Plan:Policy QE3 (Creating a High Quality Built Environment for All) of the Regional Spatial Strategy for theWest Midlands (2008); Policy D2 (The Design and Environmental Quality of Development) of theStructure Plan and Policies DC1 (Amenity and Design Principles for Development) and NA1 (CannockChase – Area of Outstanding Natural Beauty) of the Local Plan and the adopted Supplementary PlanningDocument; A Planning Guide to Residential Extensions.NOTES TO APPLICANT:1. The Development Plan comprises the Regional Spatial Strategy for the West Midlands (2008), theStaffordshire and Stoke-on-Trent Structure Plan (2001) (saved policies) and the <strong>Lichfield</strong> <strong>District</strong> LocalPlan (1998) (saved policies).2. The applicant is reminded of the need to comply with the requirements of the Party Wall etc. Act 1996where relevant.4. Conditions may be attached to this permission, which require the applicant to submit details to theLocal Planning Authority for approval prior to the commencement of any development on site.The applicant must therefore ensure that all necessary approvals have been gained beforecommencing work on site. Failure to do so could result in the Local Planning Authority takingformal action in respect of the unauthorised works.5. This decision only relates to the development as shown on the approved plans and any conditionsimposed. Should the applicant need to make any variation to these (including the need to comply withthe Building Regulations) they should contact the Local Planning Authority to discuss the implicationsof these variations and agree an appropriate method of resolution, prior to carrying out the works.Failure to do so could result in the Local Planning Authority taking formal action in respect ofthe unauthorised works.
