SCOPE OF WORKSPrepare <strong>and</strong> waterproof the new <strong>co</strong>ncrete deck to the main roof,the 4 bal<strong>co</strong>ny roofs including the timber decked stair pod, the liftpod, the plant pod <strong>and</strong> 2 roof level risers, the single storeyS<strong>co</strong>ttish Power transformer roof.Main roof, transformer room roof <strong>and</strong> bal<strong>co</strong>nies waterproofedwith Bauder felt.The Pods <strong>and</strong> risers are waterproofed with Bauder single ply.Main roof <strong>and</strong> transformer room roof have 200mm invertedinsulation, protection membrane <strong>and</strong> 20-40mm ballast.The Bal<strong>co</strong>ny roofs have 200mm inverted insulation, protectionmembrane <strong>and</strong> Kobra granite paving slabs on paving supports.The margins are protected by 20-40mm ballast.The Pods <strong>and</strong> risers have encapsulated 160mm insulation <strong>and</strong> areblue grey smooth finish.-2-Everlast Waterproofing Ltd O&M rev 1LJMU

In the <strong>co</strong>ndition sold, the product does not present a hazard to health. Theproducts are not required to carry a hazard label under the chemicals(Hazard information <strong>and</strong> packaging for supply) Regulations 1994 (CHIP 2).When chipped, stone particles can cause damage to the eyes. Eyeprotection to B.S. EN 166 should be worn.When products are mechanically crushed, respirable dust will be produced which can<strong>co</strong>ntain silica (quartz). Engineering <strong>co</strong>ntrol measures should be employed to keepairborne dust to a minimum. If adequate local exhaust ventilation equipment is notprovided, dust masks, or their equivalent, to type FFP2 should be worn.FIREThere are no direct risks of fire or explosion from this product.OFF-LOADINGEnsure that the lifting equipment is suitable <strong>and</strong> will carry the weight.FIRST AIDWhere particles enter the eye, irrigate well with <strong>co</strong>pious amounts of cleanwater. There are a number of details which needto be <strong>co</strong>mplete including h<strong>and</strong>rail posts where the detail to the liquitec is not acceptable <strong>and</strong> requires removing <strong>and</strong> re-installing. Theseshould be available for inspection at all times. Workmanship must <strong>co</strong>mply with Codes of Practice BS 8217:2005 (or alternativelyBauder Ltd’s specification where otherwise stated). Non-<strong>co</strong>mpliant workmanship will notbe permitted, even if the system is watertight. The client will be told that all such faultsmust be remedied, before the Guarantee is issued. All waterproofing materials <strong>and</strong> system <strong>co</strong>mponents must be supplied by Bauder Ltd,unless otherwise stated. Any sub-st<strong>and</strong>ard materials or un-authorised alternatives willbe rejected. Any building work which is the responsibility of the roofing <strong>co</strong>ntractor <strong>and</strong>has a bearing on the life of the Bauder System must be carried out by properly trained<strong>and</strong> qualified tradesmen. Any structural damage, peculiarities or details dis<strong>co</strong>vered that might affect theperformance of the Bauder system, should be reported immediately to the client’srepresentative <strong>and</strong> Bauder Limited in order that they may assist in over<strong>co</strong>ming theproblem. The <strong>co</strong>ntractor is to ensure water tightness of the roof at all times. Proper day jointsmust be formed at the end of each working day to provide a temporary seal. Nomopping or loose <strong>co</strong>vers will be permitted. Where building works are to be carried out by other trades, following <strong>co</strong>mpletion of thewaterproofing, the <strong>co</strong>ntractor must make adequate provision for supplying protection toprevent damage to the new membranes. the Bauder Site Technician or the Bauder nominated Independent surveyor until allassociated trades are <strong>co</strong>mplete <strong>and</strong> the roof areas are clear from all debris <strong>and</strong>protection layers.It is imperative that the Bauder Approved Contractor <strong>co</strong>nforms to the workmanshipcriteria as listed above. Any deviation will result in the <strong>co</strong>ntract being <strong>co</strong>nsideredunguaranteeable.All mechanical <strong>and</strong> electrical work to plant <strong>and</strong> equipment should be carried out by<strong>co</strong>mpetent mechanical <strong>and</strong> electrical qualified tradesmen. All plant is to be reinstated<strong>and</strong> re-<strong>co</strong>mmissioned on <strong>co</strong>mpletion of the roofing works in ac<strong>co</strong>rdance with the client'sdetailed specification.Where building works are to be carried out by other trades, following <strong>co</strong>mpletion of thewaterproofing, the <strong>co</strong>ntractor must make adequate provision for supplying protection toprevent damage to the new waterproofing.If any items of plant/equipment are to be situated on the finished roof, a sacrificial layerof Bauder capping sheet is to be loose laid beneath. The Approved Contractor must give reasonable notice to Bauder oftheir intention to <strong>co</strong>mmence laying capping sheet. This will allow a discretionaryinspection of the underlayer to take place, so that any remedial treatment necessary canbe carried out prior to installing the capping sheet. Theseshould be available for inspection at all times.Workmanship must <strong>co</strong>mply with current Codes of Practice, BS6229 <strong>and</strong> Bauder Ltdinstallation instructions. Non-<strong>co</strong>mpliant workmanship will not be permitted, even if thesystem is watertight. The client will be told that all such faults must be remedied, beforethe Guarantee is issued.All waterproofing materials <strong>and</strong> system <strong>co</strong>mponents must be supplied by Bauder Ltd,unless otherwise stated. The final inspection will not be carried out bythe Bauder technician until all associated trades are <strong>co</strong>mplete <strong>and</strong> the roof areas areclear from all debris <strong>and</strong> protection layers.All mechanical <strong>and</strong> electrical work to plant <strong>and</strong> equipment should be carried out by<strong>co</strong>mpetent mechanical <strong>and</strong> electrical qualified tradesmen. All plant is to be reinstated<strong>and</strong> re-<strong>co</strong>mmissioned on <strong>co</strong>mpletion of the roofing works in ac<strong>co</strong>rdance with the client'sdetailed specification.Any lead work must carried out by skilled tradesmen <strong>and</strong> in ac<strong>co</strong>rdance with current<strong>co</strong>des of practice <strong>and</strong> the re<strong>co</strong>mmendations of the Lead Development Association.Coats: Fully bond. Allow volatiles to dry off thoroughly between <strong>co</strong>ats.520 INCOMPLETE WORK End of working day: Provide temporary seal to the deck to prevent water infiltration,ensuring that the insulation, if present, is protected. Ensure that the sequence of laying enables temporary sealing of loose membrane edgesto be down on the slope <strong>and</strong> not against the flow of water. On resumption of work: Cut away tail of membrane from <strong>co</strong>mpleted area <strong>and</strong> removefrom roof.522 PROTECTION AND STORAGE OF MATERIALS Store rolls of polymeric membrane <strong>and</strong> associated products in a clean, dry, wellventilated <strong>and</strong> <strong>co</strong>ol <strong>co</strong>nditions. Store materials designated by the manufacturers as temperature sensitive in facilitieswhere temperature can be maintained at the re<strong>co</strong>mmended level. Insulation products must be kept dry <strong>and</strong> protected from wet weather during storage <strong>and</strong>installation.523 PROTECTION OF WORK Ensure that from <strong>co</strong>mpletion of the roof until practical <strong>co</strong>mpletion: The roof is not used as a working platform, unless fully protected to the satisfaction of theCA. No paints, solvents or other volatile substances harmful to the membrane are allowed to<strong>co</strong>me into <strong>co</strong>ntact with the roof surface. No building materials stored on the roof. Finished roof areas are adequately protected from damage by subsequent building<strong>operations</strong>.530 APPLYING PRIMERS Coverage per <strong>co</strong>at (minimum): As per manufacturer’s re<strong>co</strong>mmendations. Surface <strong>co</strong>verage: Even <strong>and</strong> full. Coats: Fully bond. Approval of the specified deck should be first obtained from BauderLimited at specification stage to <strong>co</strong>nfirm suitability. The approved waterproofing<strong>co</strong>ntractor to Inspect the installed deck <strong>and</strong> report any issues that may have adetrimental effect upon waterproofing system to the both the Clients representative <strong>and</strong>Bauder Limited. If there is any doubt as to the exact requirement Bauder Limited shouldbe <strong>co</strong>ntacted for further advice. Prime the deck <strong>and</strong> all upst<strong>and</strong> abutments, edge detailsetc. with fast drying bitumen primer, as clause 320A <strong>and</strong> allow to dry, thoroughly. Pleasenote that primer should not be sprayed or poured onto the roof surface. It is best lightlyapplied either by rag wiping or with a roller after the taping strip has been taped intoplace, <strong>and</strong> ensuring adequate care is taken to avoid any excess primer dripping into <strong>and</strong>through the panel joints.Pre-screeded Cement Particle Board only: 200mm wide strips of Bauder R333 tapingstrip, loose-laid centrally over board joints. These can be retained temporarily held inposition with strips of self-adhesive membrane or gaffer tape, prior to the vapour barrierbeing laid.SUITABILITY OF SUBSTRATES (OSB BOARD)Substrates generally: Secure, clean, dry, smooth, free from frost, <strong>co</strong>ntaminants, voids<strong>and</strong> protrusions. The new OSB 3 board should be BBA certified, <strong>co</strong>nforming to BS5268Part 2:2002 & CPD/CE <strong>co</strong>mpliant, fixed directly to the metal using re<strong>co</strong>mmendedfasteners.Falls: Where provided, the falls/cross-falls should be a minimum of 1:60. With metal decks the sheetsshould run in the direction of the crowns/troughs, with laps formed on the crowns of thedeck to ensure that they are fully supported in ac<strong>co</strong>rdance with manufacturersrequirements. Side <strong>and</strong> end laps: minimum 100 mm, laid red over blue with all laps torch sealed toprovide a 5-10 mm bitumen bead extrusion. Installation methods as re<strong>co</strong>mmended bymanufacturer. Penetrations: Fully seal using bonding methods re<strong>co</strong>mmended by manufacturer. Edges of insulation at roof edges, abutments, upst<strong>and</strong>s, kerbs, penetrations <strong>and</strong>the like: Edges of insulation at roof edges, abutments, upst<strong>and</strong>s, kerbs, penetrations<strong>and</strong> the like: Enclose, with vapour <strong>co</strong>ntrol layer, dressed up level with the surface ofinsulation. Care should be taken to ensure adhesion when the temperature is below + 5º C. Please note: Should BauderTherm DS1 DUO Vapour barrier be specified <strong>and</strong> left exposed forlonger than two weeks as a temporary waterproof layer, the burn off release foil <strong>and</strong> surface ofthe torch-activated adhesion stripes will be effected by the exposure to ultra violet. 680C LAYING WARM ROOF INSULATION Setting out:- Long edges: Fully supported. (Where metal decking is specified, the long edges mustbe fully support <strong>and</strong> run at right angles to metal deck troughs).- End edges: Fully supported.- Joints: close butted together.- End joints: Stagger. Bedding: Fully bed into torch activated bonding stripes of vapour <strong>co</strong>ntrol layer surface. Additional board layer (if applicable): Where a se<strong>co</strong>nd board layer is required tomake up the total insulation thickness required, this should be off-set <strong>and</strong> staggered fromthe previous layer <strong>and</strong> bonded to the first layer of boards using Bauder insulationadhesive, applied in five equal strips across the board surface. Accessories: None760 PERIMETER OF MEMBRANE General: Secure membrane at roof edge <strong>co</strong>nditions, changes of plane, curb flashings,upst<strong>and</strong>s to roof lights, etc. with mechanical fasteners.764A PRE-FORMED PRE-COATED METAL FLASHINGS Thermofol Pre-Coated Metal sheet is available from Bauder for the formation of fabricatedmetal flashings, trims <strong>and</strong> terminations. A list of fabrication <strong>co</strong>mpanies who already holdthis material for bespoke flashing fabrication is available from Bauder Ltd. All detaildesigns if not in ac<strong>co</strong>rdance with the design shown within our detail drawing attachedmust be submitted to Bauder for approval prior to fabrication. All Thermofol Coated Metal flashings must be mechanically attached using re<strong>co</strong>mmendedfastenings installed at 200mm centres. The flashing must be sealed using ThermofolTape 20 to the structure as shown in the attached detail drawing to ensure minimum airpassage through or below the flashing. Thermofol Pre-Formed Corners must used for the formation of internal or external <strong>co</strong>rner details. Special <strong>co</strong>nsideration must be given to the preparation required prior to hot air welding ofthe all laps within the Bauder Thermofol System. A list of suitable Hot Air Welding machines <strong>and</strong> accessories specifically designed for thisoperation is <strong>co</strong>ntained in the Bauder application <strong>manual</strong>/data sheets.768A COVER STRAPS TO THERMOFOL METAL Provision should be made to allow a 4mm gap between abutting sections in theThermofol metal edge trim, for expansion/<strong>co</strong>ntraction. Supply <strong>and</strong> install Thermofolreinforced <strong>co</strong>ver straps, 200mm in width fixed over the joints in the Thermofol metal edgetrim to provide a smooth neat finish. The membrane should be welded to the surface ofthe Thermofol metal leaving the centre section of the <strong>co</strong>ver strap un-welded. The <strong>co</strong>verstrap should be cut to remove visible 90º <strong>co</strong>rners.769 DETAILS GENERALLYThe minimum re<strong>co</strong>mmended height for <strong>co</strong>nstructing waterproofing details is 150mm fromthe top of the waterproofing. Roof membrane: Terminate in horizontal plane immediately adjacent to change indirection <strong>and</strong> secure with mechanical fasteners. Flashings: Dress over perimeter profile. Overlap horizontal roof membrane beyondperimeter securement, strictly in ac<strong>co</strong>rdance with the manufacturer’s re<strong>co</strong>mmendations. Sealing: Weld together.780A ROOF PENETRATIONS THROUGH THERMOPLASTIC MEMBRANES Roof membrane: Cut around penetrations <strong>and</strong> secure to deck. Flanged sleeve:- Type: Form from Thermofol D 15 un-reinforced membrane, <strong>co</strong>mplete with baseflange.- Installation: Dress over <strong>and</strong> around penetration.- Roof membrane overlap to flange (minimum): 50 mm beyond fasteners.- Sealing: Weld flange to roof membrane.- Protection to top edge of sleeve: Flashing or weathering cravat.ACCESSORIES901A MASTIC SEALANT Provision should be made to allow for the use of Bauder Sealant in <strong>co</strong>njunction withBauder Sealant Primer at all abutments with the Thermofol system, <strong>and</strong> any otherinstances where a mastic seal is required. It is imperative that the primer is used to prepare the surfaces effectively to enable a longlasting key with the sealant.903A THERMOFOL STANDARD OUTLET Bauder Thermofol St<strong>and</strong>ard Outlet of the <strong>co</strong>rrect size is to be installed through thesystem <strong>and</strong> deck after creation of a suitable size diameter opening. The outlet should besecured using suitable fasteners. All vapour barrier edges should be sealed to the deck using Tape 03. Connection to therainwater waste pipe should be made by others, details for this <strong>co</strong>nnection can be foundin the product data pages. The outlet is designed to be <strong>co</strong>nnected into the st<strong>and</strong>ardspigot end <strong>co</strong>nnector on the rainwater waste pipe. The outlet spigot is universal length to<strong>co</strong>pe with differing insulation thickness’s <strong>and</strong> will require cutting down to the <strong>co</strong>rrectlength. The Thermofol waterproofing membrane should be welded on to the outlets preattachedmembrane. Install the clip-fix leaf grille.904A THERMOFOL STANDARD PARAPET OUTLET Bauder Thermofol St<strong>and</strong>ard 80 mm Parapet Outlet to be installed through the system<strong>and</strong> deck after creation of a suitable size diameter opening. The outlet should be securedusing suitable fasteners. The Thermofol waterproofing membrane should be welded on to the outlet body. Asuitable leaf grille should be provided upon <strong>co</strong>mpletion.COMPLETION910A INSPECTIONS Interim <strong>and</strong> final roof inspections - These are a requirement where workmanship isincluded within the Bauder Guarantee <strong>and</strong> must to be carried out in strict ac<strong>co</strong>rdancewith the manufacturer’s requirements. A Final Inspection of the waterproofing should be carried out prior to any l<strong>and</strong>scapingbeing installed i.e. where green roofs, paved or ballasted finishes are specified to ensurethat any damage or defects are rectified.Any waterproofing <strong>co</strong>vered by l<strong>and</strong>scaping that has not been inspected <strong>and</strong> approved byBauder Ltd will not be eligible for guarantee.Where a ‘Product only’ guarantee is offered, there may still be r<strong>and</strong>om inspectionscarried by Bauder Ltd for the purposes of monitoring general workmanship st<strong>and</strong>ards,but these do not form part of any warranty ‘sign off’ process.Please also refer to preliminaries / general <strong>co</strong>nditions.940 COMPLETION Roof areas: Clean.- Outlets: Clear. Work necessary to provide a weather-tight finish: Complete. Storage of materials on finished surface: Not permitted. Completed membrane: Do not damage.
