High supply pushes down rents and prices<br />

In <strong>20</strong>11, 5,617 �ats were delivered in Tricity mostly on<br />
the city edges. Buyers have a wide choice among o�ers<br />
from completed investments and projects still under<br />
construction. More popular are turnkey �nished �ats.<br />
The majority of projects are realized by local developers<br />
like Invest-Komfort, Allcon, Hossa, Ekolan, Panorama<br />
and Eurostyl but there are also new outside investors<br />
like LC Corp.<br />
Prices<br />
Residential prices dropped 2% in <strong>20</strong>11 to average<br />
PLN 5,450 (EUR 1,363) per sqm. Prices for new flats<br />
are PLN 3,700 – <strong>12</strong>,000 (EUR 925 – 3,000) per sqm.<br />
The highest prices were traditionally on the sea<br />
coast strip (Sopot, Gdynia Orłowo, Gdańsk Brzeźno<br />
and Jelitkowo) and in the Old Town in Gdańsk.<br />
Apartments in these regions reached prices of PLN<br />
8,000 - 16,000 (EUR 2,000 – 4,000) per sqm. The<br />
highest prices were noted in Neptun Park, Osada<br />
Rybacka, Szafarnia and Sea Towers. On the<br />
secondary market, in the suburban districts, prices<br />
were PLN 3,700 to 5,700 (EUR 925 - 1,425) per sqm,<br />
while in the city centre they wave from PLN 5,000 to<br />
10,500 (EUR 1,250 - 2,625) per sqm and in the<br />
coastal districts, and in the Old Town, PLN 7,000 to<br />
16,000 (EUR 1,750 - 4,000) per sqm.<br />

New Projects<br />

Kosakowo near Gdynia – Ekolan – a complex of<br />
seven four storeyes buildings offering total 187 flats<br />
from 35 to 80 sqm. Prices start below PLN 5,000<br />
(EUR 1,250) per sqm. Completion date is 3Q <strong>20</strong><strong>12</strong>.<br />
Gdańsk Przymorze, Albatros – Robyg – an<br />
investment of five seventeen floor buildings offering<br />
over 600 apartments. Project is located in the city<br />
centre. Completions of I stage is planned for 4Q<br />

Gdańsk Morena, Central Park – Hossa –acomplex of<br />
two sixteen floor buildings offering in total <strong>20</strong>0 flats.<br />
The investment is located in heart of Morena – one of<br />
the most dynamic developing districts of Gdańsk,<br />
very good communicating with the city centre. Prices<br />
vary from PLN 4,800 (EUR 1,<strong>20</strong>0) to PLN 6,542 (EUR<br />
1,635) per sqm. Completion date 4Q <strong>20</strong><strong>12</strong>.<br />
Gdynia Redłowo, Altus – Invest Komfort – seven<br />
buildings from five to sixteen floors offering 250<br />
apartments. Prices are from PLN 5,700 to 10,670<br />
(EUR 1,425 – 2,667) per sqm. Investment is located<br />
by the main road of Gdynia – Zwycięstwa Alley.<br />
Completion date 4Q <strong>20</strong><strong>12</strong>.<br />
Demand<br />
In <strong>20</strong>11, the most popular flats were two-room with<br />
prices up to PLN 250,000 (EUR 62,500) and threeroom<br />
ones below PLN 300,000 (EUR 75,000).<br />
Thanks to the government's loan subsidy program<br />
for young families the most popular were flats on the<br />
primary market fitting its price limit requirements,<br />
which in Gdańsk at the beginning of <strong>20</strong><strong>12</strong> is PLN<br />
5,092.50 per sqm (EUR 1,273).<br />

Thanks to an increasing supply of apartments for<br />
rent, rents fell by 5% in <strong>20</strong>11. The supply of<br />
apartments for rent rose because the owners decide<br />
