It has been one interesting and HOT-HOT summer, thank goodness it should start cooling <strong>of</strong>f late in themonth. While I’ll touch later on upcoming activities, do make sure youcall about the Mayor’s Cup Golf Tournament on September 13th. <strong>The</strong>remay be a few spots left.I did get a few suggestions about possible nicknames I could use forour October 21st “Texas Hold’em Tournament”. Some printable oneswere “Dapper Napper, Double Trouble, Nipper Napper and <strong>La</strong> <strong>Quinta</strong>Slim (don’t think slim applies to me).” I guess I’ll go with my wife’ssuggestion, “Half Wit”.A few “bits & pieces” to lighten your day -My wife and I had words, but I didn’t get to use mine.Blessed are those who can give without rememberingand take without forgetting.<strong>The</strong> irony <strong>of</strong> life is that, by the time you’re old enough to knowyourway around, you’re not going anywhere.God made man before woman so as to give him enough timeto think <strong>of</strong> an answer for her first question.I was always taught to respect my elders, but it keeps gettingharder to find one.Now for our other upcoming activities: Mayor’s Luncheon at the <strong>La</strong><strong>Quinta</strong> Resort on September 7th, Breakfast Network Meeting onSeptember 21st, again at the <strong>La</strong> Casita Restaurant. <strong>The</strong> Breakfast in Julyset an attendance record with approx. 70. Let’s try to beat that numberthis month. We will not have a Mixer in September due to our busyschedule with the Golf Tournament. In October, the Power Lunch is set forthe 5th at a new location, Amorè Ristorante Italiano. On the 25th, the Mixerwill be held at Old Town <strong>La</strong> <strong>Quinta</strong>. On behalf <strong>of</strong> the <strong>Chamber</strong> Staff &Board, thank you for your support this past summer. We had excellentattendance at our activities and we’re hoping even more <strong>of</strong> you will attendthe upcoming events. Let’s all get to know each other better!Our philosophy at the <strong>Chamber</strong> Membership Committee is tomaintain a happy business environment. Our aim is to stimulate athinking attitude in our new and present members and to build acultural background which will help them adjust to present and futureconditions. We make an effort to develop a new member inaccordance with his or her individual capacities, in preparation forhigher standards so that they may become an understanding,creative, and resourceful member, able to meet their responsibilitieswith self-respect and consideration for other members. In other words,to enable them to develop a rich, intellectual, and pr<strong>of</strong>itable life and tobecome a cooperative member <strong>of</strong> our <strong>Chamber</strong> and City, happy andsuccessful in what they do. In a real sense, this philosophy is a record<strong>of</strong> our mission here at the <strong>Chamber</strong> Membership Committee. But it isnever final, it will evolve through our continuing conversations andpractices over the coming years.We realize that our members have instant access to valley events,and we want to generate a conscience in their activities within <strong>La</strong><strong>Quinta</strong>, as well as in the wider valley. We want them to developbusiness relationships with fellow members here and across the valleyand to value our city and chamber accordingly. <strong>The</strong>re are manyopportunities for service, where experiential learning will provide themwith the awareness that we can make a difference both locally andvalley wide.We believe that a friendly nurturing and kind environment fosterstrue involvement and helps all <strong>of</strong> our members develop strong ethicalvalues. In a well-ordered community, such as ours, our modelbehavior encourages inner discipline, and in such an environment, it isour belief that our membership will grow into contributing optimisticmembers within our <strong>Chamber</strong> and City who will have a positive impacton everyone.“Old Town” vs. “<strong>The</strong> Village”For many years the residents <strong>of</strong> <strong>La</strong> <strong>Quinta</strong> have used the name“<strong>The</strong> Village” in reference to the general area on the corner <strong>of</strong>Calle Tampico and Avenida Bermuda. When Wells Marvin,developer, created the new commercial buildings just south <strong>of</strong>Calle Tampico, Mr. Marvin named his new community “Old Town”.<strong>The</strong>re has been some confusion on the part <strong>of</strong> our tourists whocontinue to ask the difference between “<strong>The</strong> Village” and OldTown”. We kindly tell them, “Old Town” is in “<strong>The</strong> Village”!We welcome your comments…

Are your employees giving your company their all? Do they believe thatwhat they're doing is important? Do they feel appreciated? Do they arrive for workfilled with purpose?If you can’t honestly <strong>of</strong>fer an enthusiastic “yes” to these questions, consider howyou can improve your work environment and relationships to encourage employeesto work with energy and enthusiasm. <strong>The</strong> results could be pr<strong>of</strong>itable, personally andfinancially.Provide tools. Make sure your employees have everything they need to do theirjobs. Ask each staff member, "Do you have everything you need to be as productiveand successful as you can be?" Be willing to act on worthwhile responses. Be willingto reconsider any policies they consider counterproductive.Set expectations. Clearly communicate what's expected <strong>of</strong> employees, what thecompany’s values are, and how the company defines success. Employees need tounderstand their roles, where they fit in the big picture, and how they can make thecompany more successful.Share information. Provide as much information as possible about the company.Explain where it's making money, where it's losing money, how its products aredoing in the marketplace, what new initiatives are being considered and why andhow employees can contribute. Even when the news is not encouraging, people willappreciate your openness.Get personal. Take the time to get to know your employees, especially their goals.Without prying, show a genuine interest in your team.Commit to training. Most people like to learn, to grow, and to improve theirmarketability, and the more education and training you provide, the happier andmore engaged they will feel. Cross-train employees in a variety <strong>of</strong> jobs whenpossible. This not only improves productivity, it builds cooperation and appreciationwhen team members understand the challenges <strong>of</strong> other positions. Also, be sureemployees are trained in problem solving and conflict resolution skills. <strong>The</strong>se criticalskills will help them communicate better with you, their coworkers, customers andsuppliers.Be inclusive. Include your employees in planning and decision making. Facts “onthe ground” may differ from perceptions at 30,000 feet. <strong>The</strong>y may see issuesdifferently and <strong>of</strong>fer ideas for working smarter. If you need to create a more efficientdelivery system, ask your delivery staff how they would improve the current system.Use their ideas, and give credit to them.Reward and recognize. Personally thank an employee for a job well-done. Specifywhat was good about it and why you appreciate it. For example, say: "Thank you fororganizing that project so well. You made it very clear what should happen, when andwhy." Remember to celebrate effort as well as accomplishment, to give employeesworking on long-term goals a boost.Following these strategies will help employees feel valued and enthusiastic abouttheir jobs. Not only is this more fun, it’s good for business, improves retention, andreduces burn out.On Thursday, July 27th, Club Achilles invited the entire valley<strong>Chamber</strong>’s <strong>of</strong> <strong>Commerce</strong> to participate in the “Battle <strong>of</strong> the<strong>Chamber</strong>s Invitational”. <strong>The</strong> event was a nine hole scramble and thecourse was Pebble Beach. Total construction valuation in the valley for May was nearly$184 million, up nearly $30 million or 19% over May 2005Unlike April, when results were mixed, in May 2006 the majority <strong>of</strong> cities and unincorporateddistricts were up over the prior year. Of all 12 jurisdictions, nine were up and three were down fromthe prior May; only one was down to a significant degree. And unlike April, in May, no single city faroutstripped the results shown in the rest <strong>of</strong> the valley. In April, Indio saw building valuations rise astaggering 321% over the same month the year before. In May, Indio was up, and up the most, butseveral other valley cities also showed significant increases in the value <strong>of</strong> permits issued.Through the first five months <strong>of</strong> 2006 including May, building permit valuation valley wide was$920.7 million, up $164.5 million or 22% over the first five months <strong>of</strong> 2005 when valuations totaled$756.2 million.In May, Indio was yet again the city with the greatest volume in construction valuation with $36.4million in permits, rising $10.1 million or 38% over May 2005. Year-to-date, the city is up 95% over 2005with $270.3 million, by far the greatest valuation in permits <strong>of</strong> any city in the valley so far in 2006. Thisyear, however, Indio is a special case. Street talk that the city ws planning to raise fees on residentialunits, and the subsequent vote <strong>of</strong> Council to do so, spurred a rush <strong>of</strong> permitting by builders withentitled projects in the city, some <strong>of</strong> whom are now seeking relief from permit requirements to startconstruction. It remains to be seen at what pace these permits result in actual housing starts.<strong>The</strong> city with the second-greatest volume in permits during the month was Palm Desert, which sawan increase <strong>of</strong> $6.7 million to $30.5 million for a 28% increase. So far in 2006, Palm Desert has seen$133.3 million in permitting, the third highest amount among valley cities, and a greater rate <strong>of</strong> growthin valuation than any other valley city, even out pacing Indio — up 108% over the same period in 2005.<strong>La</strong> <strong>Quinta</strong> saw the third-greatest volume in permits in May, and is a stand out in terms <strong>of</strong>construction activity for the year so far. In May, the city posted $28.8 million in permits, an increase <strong>of</strong>$7.7 million or 37% over May 2005. For the year, construction value activity in the city is virtually flat incomparison to the same period in 2005, up only 7% year-to-date, but totaling $164.3 million, secondonly to Indio year-to-date.Desert Hot Springs saw the fourth-highest volume in May, $25.5 million, putting it in the sameballpark as <strong>La</strong> <strong>Quinta</strong>. This represented the second-highest growth in volume during the month <strong>of</strong> May,$7.8 million, up 44% over the prior May. For the year, Desert Hot springs has $59.1 million in permitvaluations, an increase <strong>of</strong> 10% over 2005, making it sixth among valley cities.Only two cities saw decreases in May. Palm Springs sawthe more significant decrease with values dropping duringthe month by $9.1 million or 51% <strong>of</strong>f $17.7 million in the samemonth a year before. But, where do you start?First, remember that color is intensely personal. One color mightevoke fond memories and another could make you wince. Just becausea color is trendy right now, if you don’t really love it, you probably don’twant to cover your walls with it.Color for interior design tends to follow the fashion industry from theprevious year or two. Some <strong>of</strong> the trends we’re seeing right now we sawon the runway not too long ago. So we’re seeing interiors done in greens– even the bright green apple color is hot. And red. It providesan attractive combination <strong>of</strong> stability, reliable cash flow,preservation <strong>of</strong> principal and capital appreciation. However, manyinvestment property owners nearing retirement find themselves in aquandary. <strong>The</strong>y are equity rich, but cash poor, with increases in thevalue <strong>of</strong> their property far outpacing income growth. <strong>The</strong>y also are<strong>of</strong>ten tied down by the day-to-day issues <strong>of</strong> property managementand, particularly in California, shackled to the constraints <strong>of</strong> rent(and eviction) control. In fact, Californian metropolitan areas arehome to some <strong>of</strong> the lowest cash return on equity in the state’s realestate marketplace, which is somewhat counter-intuitive givenCalifornia’s ever-booming property market.<strong>The</strong> obvious answer is to sell the property and unleash thedormant equity, but that can be problematic. <strong>The</strong>se investors facethe reality <strong>of</strong> prohibitive capital gains taxes and recaptureddepreciation, as well as the task <strong>of</strong> identifying an alternateinvestment venue; or locating, acquiring and financing suitablereplacement property in the time period allowed, taking advantage<strong>of</strong> tax deferral under IRS code section 1031.An ideal solution for many investment property owners may be toreinvest the proceeds from the sale <strong>of</strong> their property and utilize asubsequent 1031 exchange into a tenancy-in-common (TIC)ownership type, also known as co-ownership <strong>of</strong> real estate (CORE)interest in a suitable replacement property.1031 exchanges, also known as Starker exchanges or tax-deferredexchanges, permit owners to sell investment property and defer taxpayments by reinvesting the proceeds into another investmentproperty (or properties). In order to completely defer the payment <strong>of</strong>tax, among other things, the replacement property must be <strong>of</strong> equalor greater value and all the equity from the sold property must bereinvested in the new property. <strong>The</strong> marriage <strong>of</strong> 1031 exchange andTIC/CORE allows investors not only to defer their capital gains taxesbut also to upgrade their investment real estate.TIC/CORE is a way <strong>of</strong> sharing ownership <strong>of</strong> property among two ormore persons whereby each tenant holds an undivided interest inthe property. Tenants-in-common may own interests <strong>of</strong> differingsizes. TIC/CORE investors are on the title and considered separateowners <strong>of</strong> the real estate. <strong>The</strong>y share pro rata in the income, taxbenefits and appreciation <strong>of</strong> the property. <strong>The</strong>ir TIC/CORE interestcan be purchased, sold, gifted, bequeathed by will or inherited; andit is subject to property taxes, gift tax, and estate and inheritancetaxes in the same manner as any property held in sole ownership.With a TIC/CORE property, each <strong>of</strong> up to thirty-five investors have theopportunity to own an undivided fractional ownership interest in aninvestment-grade property, such as an <strong>of</strong>fice building, shoppingmall, apartment complex or industrial property, costing anywherefrom $10 million to $150-plus million.<strong>The</strong> benefits <strong>of</strong> investing in TIC/CORE properties are substantial.Such properties employ pr<strong>of</strong>essional asset and propertymanagement, relieving the investor <strong>of</strong> day-to-day tenant headaches.More important, investors <strong>of</strong>ten receive greater cash flow andoverall returns than they had in their previous sole ownershipproperty. (Annualized cash flow and overall investment return varyfrom property to property.) Also compelling is that TIC/COREexchange investors can diversify among several property types, andgeographic locations through fractionalized ownership, while stillenjoying 1031 exchange benefits on each amount. Thus, investorscan potentially reduce risk in their overall real estate portfolio.Investors seeking to exchange for a TIC/CORE property are bestadvised to work with a financial advisor experienced in 1031exchanges. Such advisors work closely with top real estateproviders, who give the investor access to the best propertiesavailable. In addition, many TIC/CORE opportunities have prearranged,non-recourse financing in place, which is perfect forinvestors working within the 1031 exchange time frame. Numeroushours <strong>of</strong> upfront investigation, evaluation, due diligence and life cycleplanning transpires before a property is <strong>of</strong>fered to an investor group.Investors faced with only a 45-day window to identify a suitablereplacement property to complete a 1031 exchange can select asuitable project with confidence.Given the tax deferral, institutional-grade quality <strong>of</strong> the property,pr<strong>of</strong>essional property management and pre-arranged, non-recoursefinancing aspects, a 1031 exchange replacement property structuredas tenancy-in-common ownership can be a very wise and pr<strong>of</strong>itablesolution. A look back to the early days <strong>of</strong> American advertising showsthat not much has changed. Pick up a newspaper, a magazine, a phone bookor even visit a page on the Web and you’ll see pretty much the same formatthat has driven informational advertising to modern times.But to this day I continue to believe that more sales, more awareness andmore brand-building can happen if messages strike to the heart <strong>of</strong> theconsumer in terms <strong>of</strong> what the shopping experience or the value receiveddoes for them.What do I mean by does?<strong>The</strong> example <strong>of</strong> vehicle advertising above is one example. Who wouldn’twant to experience the thrill <strong>of</strong> the open road at, say 90 MPH, or take on therigors <strong>of</strong> the deep backwoods or wilderness in full-leather comfort? Whowouldn’t want the admiration <strong>of</strong> others for choosing such a handsome mode<strong>of</strong> transportation? Who wouldn’t want heads to turn to see you arrive in front<strong>of</strong> the upscale restaurant in that magnificent machine?Well, that’s what it does. That kind <strong>of</strong> advertising places another memory inyour cluster <strong>of</strong> memories that might well be remembered and recalled whenyou’re ready for your next motor vehicle.So when it’s time for you to craft new marketing messages, keep in mind thechance before you to tell consumers how the use <strong>of</strong> their product or service……will save money compared to your competitors…will help them lead better, healthier lives…will make them smarter, wiser and well-rounded…will help keep them in front <strong>of</strong> their competition…will help them better cope in a world <strong>of</strong> information overload…will help save and free up time for leisure activity…will lead them to a more enjoyable overall lifestyleAnd one important reminder: large businesses began as small businessesand smaller ones do not necessarily have the resources for wide-scaleintegrated marketing plans. But the bedrock idea <strong>of</strong> communicating thebeneficial effects <strong>of</strong> products or services can begin with even the smallestpiece <strong>of</strong> affordable advertising.
