<strong>Tablelands</strong> <strong>Regional</strong> <strong>Council</strong> <strong>Information</strong> Package Page 4IS THERE A BOND ON THE UNIT?Yes, there is a bond and that bond is equivalent to four weeks rent as per theResidential Tenancy Act.WHEN IS THE RENT INCREASED?The rent is recalculated once each year and changes are calculated using theQueensland Housing Electronic Rent Calculator Tool (ERCT) which takes intoaccount the household income and assets, unless Market Rent applies. Twomonths notice will be given prior to any increase in accordance with the Act. 53(3)(b) - 'Rent Increases'. NB: Rent Assistance Assessment depends on pensiontype and amount of rent paid.CAN I CHOOSE THE UNIT THAT I WANT?The <strong>Council</strong> units are allocated on a need basis as per <strong>Council</strong>’s Allocation Policy.As units become vacant they are offered to applicant next referred from theDepartment of Communities.(Not all Senior Housing is allocated with carports)WHO PAYS FOR WHAT?The tenant is responsible for:• The payment of rent• The costs associated with the maintenance of the yard• The electricity• The telephone• Gas, if it is connected• Enhancement to the unit (eg. garden locker etc). Relevant forms areavailable at Tableland <strong>Regional</strong> <strong>Council</strong> offices.The tenant is not expected to pay rates or water charges on the property, howevermust comply with all water restrictions. <strong>Council</strong> will take no responsibility for theinstallation of antennas or other Pay TV services. Any such installation will requireapproval by <strong>Council</strong>.CAN I DO MY OWN MAINTENACE?<strong>Council</strong> does not expect tenants to do any maintenance on, however <strong>Council</strong> doesrequest that tenants look after the yard and keep units in a clean and satisfactorycondition.MAINTENANCE OF SENIOR UNITSAll maintenance of the Senior Units is coordinated through the <strong>Council</strong>.
