This year’s project, located at 4014 Penelope Street in South Dallas, was met with enthusiasm and determination<br />

from the <strong>Stream</strong> Team. We set aside a four-hour time limit to complete all of the necessary repairs. In actuality,<br />

we completed our assignment in less than three hours and even pitched in to do a few more repairs that were<br />

not on the project list. Our group had a great time and thoroughly enjoyed the opportunity to work with people<br />

at <strong>Stream</strong> that we don’t normally get to work with. It just goes to show what good team work can accomplish.<br />

• The <strong>Stream</strong> Austin Industrial Team was awarded the leasing assignment of Lowe Enterprises and McShane’s Tuscany Center, Buildings 6 – 9, a 333,133<br />

SF industrial project in Northeast Austin.<br />

• Daniel Farrar and Will Nichols represented <strong>Stream</strong>’s Raceway Crossing in a 46,400 SF lease with WRP Containers in North Austin.<br />

• Will Nichols represented Weingarten’s Southpoint Service Center in a 4,953 SF industrial lease with Gary M. Opperman.<br />

• Daniel Farrar represented PS Business Park’s McKalla 3 in a 2,938 SF industrial lease with Devlyn Vision.<br />

• Kevin Granger and Jim Ballard represented Crow Holding’s Pecan Park in a 20,361 SF office lease with KB Homes in Northwest Austin.<br />

• Matt Frizzell and Kevin Granger represented Wells Real Estate Funds’ Parkway at Oak Hill in a 7,095 SF office lease with CWA in Southwest Austin and a<br />

5,017 SF office lease with Survey and Mapping in Southwest Austin.<br />

• Matt Frizzell and Steve Blight represented USAA’s Stratum Executive Center in a 6,645 SF lease with Indusoft Corporation and a 1,697 SF lease with N4H<br />

Industrial<br />

• Blake Kendrick represented the tenant, World Trade Cargo & Logistics, in their 37,500 SF renewal at 1225 N. 28th Avenue at DFW Airport.<br />

• Blake Kendrick and Seth Koschak signed a 65,409 SF lease with McDonald Technologies, Inc. at 2310 McDaniel Drive in Carrollton, Texas. Blake and Seth<br />

represented Vintage Interests in the transaction. Prior to Blake and Seth taking over the leasing, the building sat vacant for 35 months.<br />

• Blake Kendrick and Seth Koschak signed a 8,100 SF flex lease with Micros, Inc. at Freeport Tech Center in Irving, TX. Blake and Seth represented DCT<br />

Industrial in the transaction.<br />

• Cannon Green and Jamie Jennings were awarded an investment sale listing for 3925 Carbon Road in Irving, Texas.<br />

• Cannon Green was awarded the listing of a 102,000 SF building located in Arlington, Texas owned by DCT Industrial Trust.<br />

• Cannon Green and Jeff Jackson were awarded the listing of a 104,000 SF distribution building located in Centreport owned by RREEF.<br />

• David Duwe sold a 30,000 SF Industrial building to Texas Graphic Resources and leased a 15,000 SF Industrial building in Brookhollow to Fleet Direct.<br />

Off ice Leasing & Management<br />

• Rebecca Rambie and Tim O. Terrell completed the following deals at Rosewood Court, taking the 19-story, Class AA office tower to over 93% occupied:<br />

– The team leased the last full-floor lease at Rosewood Court to Cushman & Wakefield. The firm will relocate from the Dallas North Tollway to the<br />

24,000 SF of high-end space in Uptown this August.<br />

– Additionally, the team completed a 6,200 SF lease with Servcorp, a first-class executive suite operator based in Australia.<br />

• Rebecca Rambie and Tim O. Terrell successfully negotiated the following three leases at Crestview Tower on behalf of owner TA Associates <strong>Realty</strong>: a new deli<br />

lease, a lease renewal for Stemmons Foundation and a lease renewal for Broome Law.

ONE VILLAGE PARK – SAN ANTONIO ·<br />

Retail<br />

• Robin Smith, Lance Taylor and Allan Young have inked more than 100,000 SF of new deals at the San Pedro Crossing Shopping Center. The shopping center<br />

was 57% occupied with the bankruptcy of anchor tenants Linens ‘N’ Things and Circuit City, when <strong>Stream</strong> assumed the leasing assignment in April of 2009.<br />

Less than one year after being awarded the assignment, the shopping center is 100% committed with the following new tenants:<br />

– Toys “R” Us / Babies “R” Us signed on as an anchor tenant, leasing a total of 60,000 SF. The new 10-year deal overcame numerous hurdles including<br />

the need for exclusive use clause waivers from several other tenants as well as combining two vacant boxes with different finished floor elevations.<br />

– Debbi’s Bridal signed a new 3,600 SF lease in one of the free-standing pad buildings.<br />

– Regency Beauty has signed an LOI for 6,700 SF lease in one of the free-standing pad buildings.<br />

– A National Credit Shoe Store has signed an LOI for 10,000 SF that will fill a gap between the new Toys / Babies and Barnes & Noble tenants.<br />

– And <strong>Stream</strong> renegotiated Office Depot’s 21,000 SF lease to secure their commitment for another five-year term.<br />

Tenant Representation<br />

• Russ Webb closed a 2,900 SF, three-year lease at 213 East College Street in Grapevine with First United Mortgage.<br />

• John H. Pope and Charlie Otte completed a five-year lease on behalf of Clinical Pathology Laboratories for a 1,000 SF lab at 7501 Lakeview Parkway in Rowlett.<br />

• Charlie Otte completed a three-year, 3,421 SF lease on behalf of Rise Energy Operating, Inc. at 909 Lake Carolyn Parkway in Irving.<br />

• John H. Pope and Kyle Jacobs completed a three-year, 4,000 SF lease for Gallop Solutions Inc. at Urban Towers in Las Colinas.<br />

• David Cooke and Melanie M. Eidson completed a 6,452 SF lease for Protection One, Inc. at 4875 Park Ridge Boulevard in Boynton Beach, FL.<br />

• Todd Noonan was hired by Cirries Technologies, Inc., Etak Systems and Dr. Verdi for their office lease requirements.<br />

• Grant Pruitt assisted HHT Limited with a 1,239 SF lease requirement in Tulsa, OK.<br />

• Tommy Nelson and Grant Pruitt disposed of 10,013 SF for a client at 1820 Preston Park Boulevard.<br />

• John Pope and Grant Pruitt renewed Total Sleep Diagnostics for 1,231 SF in Flower Mound.<br />

• Kyle Jacobs represented Sterling Bank in a 10,000 SF, 11-year lease at 1250 Mockingbird. Kyle also represented Northstar Anesthesia in a 7,500 SF<br />

renewal and expansion deal at 2000 East Lamar.<br />

• Kyle Jacobs and Chad Hennings represented QVL Pharmacy in a 7,200 SF expansion and extension at The Centre in Dallas.<br />

• Tim O. Terrell and Parker Handlin represented Parkin Perkins Olsen, Inc. in a 3,683 SF, five-year deal at Abrams Centre.<br />

Houston<br />

Industrial<br />

• Justin Robinson and Matt DiLeo handled the lease negotiations at Northgreen Business Park on behalf of Agellan Capital <strong>Partners</strong> in the following transactions:<br />

Body Global.com expanded their lease by 3,969 SF, Houston Lighting Design signed a 1,794 SF lease, and Livingston International signed a 1,950 SF lease.<br />

• Transafe, Inc. signed a 5,539 SF lease at Park North Center. Matt DiLeo handled the lease negotiations on behalf of <strong>May</strong>lar L.P.<br />

Off ice Leasing & Management<br />

• <strong>Stream</strong> was awarded the exclusive leasing of 1717 St. James Place, a 110,212 SF, six-story office tower located in Houston’s esteemed Galleria submarket.<br />

Paul Coonrod and Adam Jackson will lead the leasing team in this assignment.<br />

• Adam Jackson and Ryan Bishop signed a 1,683 SF lease with JLA Energy at Two Riverway.<br />

• Crossley Davis and Ryan Bishop completed a 630 SF deal with Debbie L. Alas Insurance Agency and a renewal with Pete Andarsio at 810 South Highway.<br />

• Crossley Davis and Stewart Lyman expanded Danos & Curole by 448 SF at 5600 Northwest Central.<br />

• Anthony Squillante completed a 5,400 SF lease with Culture Map at 1011 Wood Street.<br />

Orange County<br />

• Blaine Annett and Mike Adams were hired by Artistic Porcelain for their Central County office/showroom requirements.<br />

• Colby Annett and Blaine Annett completed a 2,831 SF lease with Northwest Surgical Development Company, Inc. at Summit Office Campus on behalf of RREEF.<br />

San Antonio<br />

• Jason Schnittger and Tim O. Terrell represented Kohl’s Department Stores, Inc. in a 102,000 SF lease at Westover Office Center I.<br />

• Shannan Schnittger completed the following transactions at One Village Park: a 2,363 SF lease with American Home Key, a 3,910 SF renewal with Loree,<br />

Hernandez & Lipscomb, PLLC, a 1,696 SF lease with Dr. Becky Wetstone, a 1,320 SF renewal with Kenneth Cooper, Attorney at Law and a 946 SF lease<br />

with Undersea and Hyperbaric Medical Society.<br />

• Carolyn Hinchey and Shannan Schnittger completed a 540 SF lease with Senior Helpers at Woodlake Plaza and a 2,261 SF renewal with Dr. David Mireles,<br />

DDS at Tower West.<br />

• Jeff Brown completed a 4,400 SF renewal with Andrei Samorodov at Isom Business Center and he completed an 11,000 SF expansion with Colour Solutions<br />

at Isom Business Center and a 2,400 SF lease with Home Builders Resources General at O’Connor Road Business Park.<br />

• Jason Schnittger and Jeff Brown completed a 54,775 SF renewal with HCA – Health Services of Texas, LLC at University Park Tech Center II.<br />

• Jason Schnittger completed a new 1,935 SF lease with Sustainable Perspectives Group, LLC at Shavano Center II.

Q. What is the best advice you have ever received?<br />

A. Someone once told me, if things get rough, “kill<br />

them with kindness and don’t hold grudges." Somehow,<br />

no matter how rough it gets, somewhere down the<br />

road, that person will do something nice for you<br />

in return.<br />

Q. While interviewing, what<br />

interested you most about<br />

<strong>Stream</strong>?<br />

A. During my interview process, I met with<br />

Donna and Allan. I was so nervous, as I had<br />

not been on a job interview in eight years, and<br />

I remember thinking how relaxed I felt visiting with<br />

them. They were not intimidating at all, seemed<br />

very professional, compassionate and familyoriented.<br />

They made me feel very welcome.<br />

Q. How would you describe your typical day at the<br />

office?<br />

A. Busy but Maria Higby and I always manage to laugh!<br />

Q. What did you want to be when you “grew up”?<br />

A. I always wanted to be a criminal investigator;<br />

unfortunately, my parents didn’t really like that idea.<br />

Dove Hunt." This year will be seven years of hosting –<br />

BBQ, DJ and the trimmings!<br />

Q. What is your favorite restaurant in San Antonio?<br />

A. It has to be Paesano’s.<br />

Q. What motivates you to do<br />

the best on your job?<br />

A. They may sometimes be few and far<br />

between, but it is rewarding when you<br />

hear good things about what we have<br />

done for someone, it makes all the<br />

work worth it.<br />

Q. If someone had to use one word to describe you,<br />

what would it be?<br />

A. Sincere.<br />

Q. If you were stranded on a desert island, what three<br />

things would you bring with you?<br />

A. Well, in preparation for being stranded, I would<br />

probably want my toothbrush, something cold to<br />

drink and memorabilia of my family!<br />
