It was great to see so many of you, with over 180 tenants turning up on the day,making it another record breaking attendance.There was a lively buzz about the placewith the marquee packed to the raftersas tenants were given the opportunityto share their views in a number ofworkshops regarding: TenantInvolvement, Service Charges, Repairsand Anti Social Behaviour. The actionsresulting from your feedback will bedetailed in a further report in theAutumn edition of Door to Door.Our maintenance partner Mears, joinedus in the exhibition area and there wasalmost a stampede to their stand tograb the host of freebies on offer.Norfolk Credit Union and Meridian Eaststaff were also on hand to providetenants with advice on financial mattersand access to employment andtraining. Tenants also got the chance tospeak with representatives from all of<strong>Broadland</strong>’sfrontline teams.The award forthe member ofstaff who hadthe most fun,clearly goes to Maureen McDonald-Cooke from our Dereham Office(pictured above taking part in theDrama Workshop). doortodoorAroundtheHouses - St. Benedicts Street, NorwichDramatic High Level Crane RescueEarlier this year <strong>Broadland</strong> <strong>Housing</strong> (BHA), Norfolk Fire Service and Young’s Construction workedtogether to organise a dramatic, simulated rescue of a high level crane operator at BHA’s 100 StBenedict’s site, in Norwich.A call went out to Norwich andEarlham Fire Stations to alert them toa crane operator that had been takenill in the cab of his crane hundreds offeet above the ground.The fire crews arrived within minutesand began their ascent of the crane;they carried out emergency medicaltreatment in the cab and decidedthat they needed to lower theoperator to the ground for him toreceive further treatment. During thisoperation one of the Fire Fighters gotin to difficulties suspended from thecrane, USAR, the Fire Servicespecialist rescue team were calledout to assist the stranded FireFighter. They arrived swiftly andquickly managed to assist in gettingthe Crane Operator lowered to theground and freed the stranded FireFighter from his precarious position.Thankfully, both these scenarios weremock rescues and both the CraneOperator and the Fire Fighter lived totell the tale! It was a rare opportunityfor Fire Fighters to practice such anunusual rescue and also for Young’sConstruction, a contractor for BHA,to review their Health and Safetyprocedures for construction siterescues and crane rescue. Theexercise proved really successful,and it is hoped that similar exercisescan be carried out to improve Healthand Safety and rescue techniques onconstruction sites in the future.Page 6 • www.broadlandhousing.org

You will be empoweredto scrutinise our performance, challenge us, influenceour decisions and help us improve our service.The six standards are:• Tenant involvement and empowerment• Home• Tenancy• Neighbourhood and community• Value for money• Governance and financial viabilityTo help us get started we have appointed aconsultant from the Chartered Institute of<strong>Housing</strong> (CIH) to work with our tenants and findout how they would like tenant led scrutiny towork. We have already held tenant focus groupsto gain important views. We will receive a reportof recommendations based on your views inJune and we will be able to take this forward tothe next stage in July. The scrutiny process willhelp us make sure we are a transparent housingprovider, that we report on performance to all ourtenants, and hold ourselves to account.We will be keeping you informed of the progressas we develop the scrutiny process. Regulartraining is provided to enable boardmembers to keep abreast of keyissues and innovations within thesectors relevant to the Group’soperations. Training may also beavailable to help improve a tenantboard member’s existing skills andenable them to better fulfil their role onthe board.Tenant board members help ensurethat business decisions are made toachieve the organisation’s strategywhilst ensuring that the views andinterests of all stakeholders arerepresented at strategic level.Election ProcessVacancies are publicised by the<strong>Association</strong> via tenant publications andthe BHA website. Anyone interested inapplying for the position must benominated in writing by tenants or abody representing tenants from theconstituency where they live. <strong>Broadland</strong> <strong>Housing</strong> <strong>Association</strong> Tenant’s Magazine • Summer <strong>2010</strong>As part of our commitment to invest in ouryourgreensp cehomes to reduce their carbon footprint, ourAsset Management Team have been makingthe most of available grant funding which can be used to make <strong>Broadland</strong>’s homes as energyefficient as possible and reduce utility bills for tenants. This month’s green page looks at tworecent projects.Sotherton CornerReplacement heating systemsProperties in Sotherton Corner were identified as having low energy efficiencyratings and were assessed for their suitability for the installation of renewabletechnologies.The old storage heaters and hot water cylinders were removed and replacedwith a new twin cylinder, air source heat pumps, solar panels and a centralheating system with radiators. The work to each property was completed in 5days, with minimal disruption to the residents.Grant funding under the ‘Low Carbon Buildings Programme’ means that wewere able to install a far more efficient low energy heating system, for only aslightly greater cost, compared with replacing the original inefficient systems, likefor like.Mr and Mrs Parry who live at Sotherton Corner said“The new heating system is brilliant and the wholehouse has been warm, even in the cold winter weather.We can now control the new heating system andrequest heat as and when we need it, unlike the olderstyle storage heaters which lost all of their heat storedduring the day and by late evening there was little or noheat coming from them at all”.Another resident, Mr McMaster said he had seen about a 30% reduction in hiselectricity bills since having the new system installed and he expects to get asaving of up to 70% in his water heating costs once he gets the full benefit ofthe solar energy over the main summer months.Louise Archer, Head of Programme Delivery said “We are thrilled to be able todeliver renewable technologies to our tenants at such a minimal cost to the<strong>Association</strong> through the use of grant funding. We have made a really positiveimpact to tenants lives, while also reducing our own carbon footprint and wehope to carry out similar works at other schemes in the future.”Cavity WallInsulation UpdateAs with the SothertonCorner project anallowance was made inthis year’s budget for‘match funding’ energyprojects that wouldenable us to invest inreducing the carbon footprint of someof our properties, improving their energyefficiency and helping us to achieve the‘Decent Homes Guidelines‘ forelectrically heated properties.All electrically heated properties withinour housing stock were surveyed toobtain up to date insulation information,with a view to insulating any cavity wallsand to increase all loft insulation to300mm where necessary.The surveys and upgrade works havenow been completed for nearly all of theoriginal 413 properties within thiscriteria, leaving only properties whereaccess difficulties have been incurred torevisit. Other works to roofs includingtimber treatment and ventilationimprovements were also carried out atthe same time.To assist with funding for this project wewere able to gain a grant refund viaBritish Gas in excess of £75,000, whichmeant the average cost to <strong>Broadland</strong>for this project was just £80 perproperty.“With regard to our plans for thisyear, we will be targeting ourenergy efficient properties notonly to improve their carbonfootprint, but also to reduceenergy bills for our residents”If you have any green idea’s for where you live, write to us at theaddress on page 3 or email marketing@broadlandhousing.orgContact us on 0303 303 0003 • Page 11


doortodoorMeridian EastStaff insight: King’s LynnMeridian East employ Training and Employment Consultants (TEC) and Support Workers to help peopleovercome their barriers to employment and achieve their career goals. Darren Broughton (picturedbelow) is a TEC based in our King’s Lynn office. Every Wednesday with the help of Support Worker,Nicola Harney, Darren runs personal development sessions from our office in Pleasant Court.A typical day starts with Darren andNicola meeting and greetingattendees and then into the trainingroom for a summary of the day’sactivities ahead. These days are runas group sessions where we enablepeople to identify their barriers toemployment, such as a disability, anddemonstrate that a lot of people’sbarriers are shared by many and thatpeople are not alone.They then work to prioritize whichbarriers need to be addressed first inorder to reach an individual’s endgoal of employment – thisinformation is then used to create aPersonal Development Plan foreveryone using our service. We thenidentify people’s transferable skills tosee if their skills fit with theiremployment goals or whethertraining will be required. We end theday with a question and answersession to ensure that everyone’sbarriers or frustrations have beenaired and that everyonefeels empoweredto take thenextstepstowards their employment goal.Darren says:“I enjoy helping people to overcometheir barriers to employment, helpingthem to feel valued and enablingthem to realise that everyone hasskills that can positively contribute tothe workplace. <strong>Broadland</strong> <strong>Housing</strong> <strong>Association</strong> Tenant’s Magazine • Summer <strong>2010</strong>Meridian East Gets Results!At our Dereham office (the first to fully integrate <strong>Broadland</strong> <strong>Housing</strong> and Meridian East under oneroof), the training and employment programmes have proven very successful, so much so, that apresentation was held to celebrate the achievements of those who have taken part.Thanks to their involvement with Meridian East, seven ofthese people have gone into full-time employment, withanother starting a full-time nursing degree at the University ofEast Anglia (UEA).Meridian East, Board Member, Peter Hargrave commented:“It’s a joy to see the achievements of people who have gonethrough Meridian East training. It’s proof that we can allexceed our own expectations and expand our horizons inthe process”.Samantha Dyer (pictured below) has been working withMeridian East over the past year and has completed Levels1 and 3 in Introduction to ICT and received a distinction inher text processing qualification. Commenting on howmuch her confidencehas grown as a resultof these achievements,Samantha now hopesto go on to studyfurther I.T. qualificationsand is seeking a fulltimejob in officeadministration or retail.David (pictured below)joined Meridian Eastover 18 months ago and has just passed his Introduction toICT Levels 1 and 2. David previously had quite a physicaljob, which he lost through injury. David is now progressingonto more courses and work placements, and is currentlydoing voluntary work at a local Sue Ryder shop.Meridian East works very closely with the local job centreand offers careers guidance sessions by appointment allweek long. Jennifer and John Copsey have been<strong>Broadland</strong> <strong>Housing</strong> tenants for over 15 years and werereferred to Meridian East by their local Job Centre afterfinding themselves out of work. They alsohad the opportunity to make their own scary costumeand to have their make-up done professionally.Head of Marketing, Sarah Mortimer said “We are reallypleased with how successful the event was. <strong>Broadland</strong> <strong>Housing</strong> <strong>Association</strong> Tenant’s Magazine • Summer <strong>2010</strong>AroundtheHouses - St Katherine’s Court, King’s LynnSt Katherine’s 25thAnniversary CelebrationsEarlier this year St Katherine’s Sheltered Scheme in Kings Lynn wasfestooned with balloons and a hive of activity as the residents held aparty to celebrate their 25th Anniversary.There were some very distinguishedguests including the Lord Mayor ofKings Lynn and West Norfolk CouncillorMichael Pitcher and his Lady Mayoressand also Mr Ivan Johnson, Director of<strong>Housing</strong> for <strong>Broadland</strong> <strong>Housing</strong>.After some short speeches, the Mayorand Mr Johnson spent quite some timechatting to the residents and enjoyingthe excellent celebration lunch laid onby St Katherine’s caterer Paul Witt andhis staff.Amongst the other special guests onthe day were 102 year old ElizabethBlake, who had been a resident at StKatherine’s for many years until movingto BHA’s Lisbon Court Scheme, andViolet Peacock another former residentwho had been one of the first residentsto move in when the scheme wasnewly completed.The event was a great success, andseemed to be enjoyed by everyone.Certainly all the hard work that went into organising the party by MargaretKettlewell (Chair) and all the other ladiesof the Resident Ladies Committeeshowed!AroundtheHouses - Brooks Green, HarfordBrooks Green Garden ProjectResidents of Brooks Green got their hands dirty this month whenthey took part in a ‘grow your own vegetable project’.The project was spread across twomornings and involved both childrenand adults from the scheme. With thesun shining down, everyone workedtogether to plant potatoes, onions,carrots, tomatoes, strawberry plantsand even edible flowers.Children as young as two years oldworked alongside teenagers to arrangehanging baskets, fill pots with mud andstones, and taste samples of what theywould eventually be growing.The idea came from literacy volunteer,Anne Haylett, who thought it would begreat for the families to get outsideduring the school holidays and worktogether on a fun project that everyonecould get involved with.Anne provided each family with alearning pack that links to the NationalCurriculum and involves recipes,healthy eating tips, word searches,handwriting sheets, a diary to loggrowth development and pictures forthe smaller children to colour in.Anne said: “We all enjoyed it and thechildren were so enthusiastic. Whatever yourplans, the tools are waiting to getto work!A set of garden tools was alsopurchased for each of thesheltered schemes and we sentour Norwich Receptionist, JoSoanes (one of thepioneer’s of theproject) outon the roadto meettenantsand findout if theywere beingput togood use.The enthusiasmand gardening ideas from theresidents was clear to see.York Place in Dereham is in the process of havingraised beds put in, alongside a greenhouse and shed. ArthurWicker, a York Place resident, painstakingly worked on the initial plans anddrawings for this plot, he is now scanning plant catalogues to create a colourfulmix of foliage, shrubs and flowers. While neighbour Ronnie Billman, has hissights on the greenhouse for growing his own tomatoes. Ronnie, who beforeretiring was the gardener at Swanton Morley Airbase, certainly has the expertiseto grow some tasty toms!Neighbour, Kennie Billman, also has his sleeves rolled up with plant catalogue inhand. Again Kennie’s previous experience as a market gardener will no doubtprove invaluable to the team.As this tireless trio watch their plot being built, they can now startthinking about the fun bit... planting, growing and harvesting,with their new set of garden tools to help them.Woodcote in Hethersett have no shortage ofresidents who are passionate about gardening and thetools will have their work cut out here. The tenantshave created a varied and highly imaginativecombination of raised vegetable beds and well keptborders. From succulent salad crops to fresh fruit, thegardening team at Woodcote are keen to taste thesuperior flavours of home grown food.Bob and Heather Rogers have planted several fruit bushes:gooseberries, blackcurrants and strawberries are new additions to their plot.They can now look forward to mid-summer and making some homemade jamsand jellies, or simply enjoy them fresh, straight from the bush. Bob and Heatheralso grow flowers and a selection of vegetables.Avid gardener Hilary Hall has chosen to grow her favourite Chinese onions andpak choi in addition to the more conventional carrots and red onions. Hilaryalso cares for a communal area where she has planted flowers, trees andshrubs. The area is already full of colourful spring bulbs which are now inbloom, interspersed with roses for a later eye-catching show.Deanna Baker and neighbour Ged also work hard on their raised beds growing;potatoes, shallots and salad crops. Both say that at times it can be hard work,although Deanna admits she sometimes enlists the help of her 7 year oldgrandson, Vashion, who is only too happy to get digging. The hard work isnow paying off though with signs of early shoots beginning to emerge.We were then joined by Irma Lowe who led us to a communal grassed areawhere she has created a stylish and vivid display using pots of different shapes,sizes and colours that really work well together. Every pot is spilling over withtulips, daffodils and pansies (pictured). They already lookstunning, but Irma commented “it’s mid-summer when theylook really good”.The last port of call at Woodcote was to call on neighbourMarion Waterson. Resident, Iris Groutenthusiastically explained how she takes pride in plantingflowers as “it’s what the other residents enjoy looking at”.Iris has filled her garden with an inspirationally diverse mixof plants: azaleas; camellias and begonias are just a tinyselection of what she has planted. She utilises space forher plants well both outside and inside, using the largeglasshouse for potting up young plants. The glasshouseis bursting with pots, pouring out of the door and onto theoutside paths. There is even a fruiting lemon tree insidethe glasshouse. Iris quite often takes cuttings frombouquets given to her. She simply puts the cuttings into apot of compost and ‘lets it get on with it’! she explains.Iris undoubtedly has the magic touch for plants.It was then onto St Katherines Court in KingsLynn, who also have their focus on flowers, although theresidents are looking forward to having raised beds put in,they can then expand their options for planting vegetablesas well as flowers.Residents Frank Cotton, Sheila Crake and Betty Smith(pictured) have skillfully usedtheir garden areas. Somebold planting has createddramatic and varieddisplays.Frank has successfullyplanted six different clematis,mixing purple, pink, red andwhite, interspersed withhoneysuckle and a ramblingrose, all tumbling over anarch. Frank has packed hissmall garden, but has doneit in a way that looks striking.Sheila Crake has allowed her imagination to run away andhas not let space hold her planting ideas back. Hergarden is an array of plants and shrubs: Hydrangeas,sweetpeas and lily of the valley are just some of thevarieties Sheila has planted in her garden. “If I like it, I buyit and find space for it” Sheila explains.We then movedonto admire thehard work ofBetty Smith,who manages alarge area ofgarden. Bettyexpressed howshe really enjoysher garden andnow usesevergreenshrubs andheathers tohighlight herflowers. Betty says “This tends to mean less weeding,without compromising the impact of colour.”Jo says “It’s great to see all of the hardwork the residents put into theirgardens and the fantastic results theyachieve. She assures us this isan impressive but quick and easy supper. It is idealfor a casual dinner with friends, simple to prepareand delicious served with some crusty bread and alight, green salad.This recipe serves 4-6 people; it takes about 10minutes to prepare and about 25 minutes to cook.Ingredients1 ½ ltrs (48fl oz) Chicken, Ham or vegetable stock30g (1oz) Butter1 Onion, finely chopped125g (4oz) Ham, roughly chopped400g (13oz) Arborio or Carnoli (risotto) rice125ml (4fl oz) Dry white wine125g (4oz) Gruyere cheese, cut in to small cubes60g (2oz) Parmesan cheese1tsp Snipped chives or parsleyCooking InstructionsBring the stock to a gentle simmer in a largesaucepan. Meanwhile melt the butter in a largesaucepan or frying pan. Add the onion and cook,stirring, over a moderate heat for about 5 mins until theonion is soft. Add the ham and cook for 2 mins.Add the rice to the onion and stir to coat all the grainswith the butter. Add the white wine (it smells amazingat this point!) and stir until it has almost evaporated.Add the simmering stock to the rice gradually one ladleat a time; make sure all the liquid is absorbed beforeadding the next ladle of stock. This process can’tbe rushed, just gently stir every so oftenand add more stock as required.This process will take about 20mins. Taste the rice, it shouldbe soft but still have a little bitof bite.Remove the pan from theheat and add the Gruyere,Parmesan and Chives. Coverthe pan for about 5 mins to allowthe risotto to ‘rest’ and the flavoursto blend. Season with salt and pepper ifdesired and serve!Film ReviewStar Trek (12)Starring Chris Pine, Zachary Quinto,Karl Urban, Eric Bana, Simon Peggand Leonard Nimoy.Let’s make things clear. I’m not your usual “Trekkie”. I’veseen some of the movies over the years, and althoughI’m not a huge fan of them, I have enjoyed one or two ofthem (FIRST CONTACT is a favourite).This movie on the other hand really surprised me withhow well it was written and that the director J.J.ABRAHMS has managed to bring out the humour of thescript and successfully turned a serious sci-fi franchiseinto a good sci-fi comedy.The story starts with the crew of the USS ENTERPRISEleaving The San Francisco based space academy andembarking on the maiden voyage of the enterprise intodeep space. A rogue Romulan (played with great effectby Eric Bana of The Hulk and Chopper) called Nero hastaken it upon himself to rid the galaxy of the star fleetacademy and all those that work with it. He travelsthrough space and goes through time itself to destroyplanets of those who have wronged him over the yearsin revenge for seeing his planet being destroyed due to itgoing into supernova (collapsing in on itself for thosewho are complete sci-fi geeks). He sets his sights onStar Fleet Academy and embarks on one of the mostamazing space fight scenes I have witnessed sinceseeing the movieSERENITY.This movie is astunning piece ofwork that I foundcompelling towatch, with astory that is easyto follow, and inplaces, had melaughinghysterically. Enter <strong>Broadland</strong>’s 5th annual gardeningcompetition for the chance to win £50!As always, we were very impressed with the standard of all of last year’sentries and as we move into our fith year, the competition promises to bebigger than ever.There are four main categories for this year’scompetition, along with a special award for ‘bestinnovation of space’. The categories are as follows:• Best garden (houses or bungalows)• Best courtyard or small garden• Best balcony or window box – for people withouttheir own garden, e.g. flats• Best community garden – groups of tenants whocollectively maintain a communal gardenSo, who will be crowned <strong>2010</strong> winners?
