The 42nd <strong>Sheffield</strong> Garden Walk & Festival was hot stuff!<br />

Everyone knows that an outdoor summer event<br />

is subject to Mother Nature, let alone competition<br />

from other festivals and the economy.<br />

The <strong>Sheffield</strong> Garden Walk enjoyed fabulous<br />

weather in 2007 and 2009. In contrast, this summer<br />

year has been substantially hotter and rainier than<br />

normal. On Garden Walk weekend, Mother Nature<br />

decided to make us suffer with temperatures in the 90s<br />

and high humidity, not to mention a drenching rainfall<br />

on Sunday. Add to that the continuing economic<br />

downturn and it would have been anyone’s guess as<br />

to the chances of success. So although the weather<br />

this spring and summer has been great for the plants, it<br />

caused a decline in attendance at the Garden Walk.<br />

Despite the oppressive heat, more than 5,000<br />

people viewed the gardens, and all of the select garden<br />

tours and architectural tours were filled. Children were<br />

swarming in Kids’ Corner, patrons enjoyed a more<br />

diverse assortment of food and beverages, and a good<br />

crowd enjoyed a superior lineup of music. This success<br />

simply was not possible without great planning by the<br />

managers and the diligence of our 500 volunteers. As<br />

a result, the <strong>Sheffield</strong> Neighborhood Association can<br />

continue to fund community projects and beautification<br />

and provide community benefits to schools and other<br />

community organizations.<br />

Over the years, monies from the Garden Walk have<br />

been used to better <strong>Sheffield</strong>, from improving its public<br />

spaces to supporting the organizations and schools<br />

serving our community. For example, the playground<br />

area at Trebes Park was rebuilt and the balance of the<br />

park was totally renovated, including the baseball<br />

field, the walkways, the wrought iron fencing, and the<br />

garden beds. The monies allow us to continue improving<br />

the plantings at Trebes, as well. In addition,<br />

the beautification planters and banners throughout the<br />

<strong>Sheffield</strong> neighborhood would not be possible without<br />

the financial support from the Garden Walk. Garden<br />

SNA Spaghetti Dinner<br />

set for November 20<br />

DePaul University’s Cortelyou Commons,<br />

2324 N. Fremont, will once again be the<br />

site for the <strong>Sheffield</strong> Neighborhood Association’s<br />

annual Spaghetti Dinner. Save the<br />

date — Saturday, November 20 — for this longstanding<br />

neighborhood tradition that brings friends and<br />

neighbors together for a relaxed evening of food,<br />

beverages, music, an auction, and family fun. The<br />

event will be held from 5:30 pm to 8:30 pm. Tickets,<br />

which will be available at the door, will be $6<br />

for adults and $4 for children and seniors. Food and<br />

beverages are included in the ticket price. For more<br />

PRESIDENT’S MESSAGE<br />

As we enter the fall season and the last<br />

days of summer wind down, it is good<br />

time to reflect on events of the seasons<br />

related to the <strong>Sheffield</strong> Neighborhood<br />

Association. Please be sure to read the lead article<br />

by Laury Lewis in this newsletter regarding the<br />

<strong>Sheffield</strong> Garden Walk & Festival. He has provided<br />

a very good overview of this year’s Garden Walk<br />

and all of the elements that comprise a successful<br />

Garden Walk. I echo his comments on thanking all<br />

of our managers, volunteers, and sponsors, as we<br />

could not hold this large volunteer-managed event<br />

each year without them. In particular, I would like<br />

to thank our two co-chairmen for the Garden Walk,<br />

Laury Lewis and Richard Ashbeck, who provided<br />

the leadership for another successful event. We<br />

appreciate the support of and participation by the<br />

<strong>Sheffield</strong> community for the Garden Walk, as it is<br />

the primary funding source for the <strong>Sheffield</strong> Neighborhood<br />

Association, as noted by Laury.<br />

Given 43 rd Ward Alderman Vi Daley’s recent<br />

announcement that she will not be running for reelection<br />

next year, I would like to take this opportunity<br />

to thank her for all of her for her time in office<br />

and all of her efforts on behalf of residents of the<br />

<strong>Sheffield</strong> neighborhood. The SNA has always had<br />

a good communication and working relationship<br />

with Vi and her office. In particular, we would like<br />

to thank her for her support of the Garden Walk<br />

over the years.<br />

As summer winds down, you may have noticed<br />

how bountiful the plants and flowers are in the<br />

100+ wrought iron planter boxes around the neighborhood.<br />

The combination of plant variety and<br />

early summer rain followed by consistent sunshine<br />

and regular watering from our arrangement with<br />

Finkl Landscaping has led to beautiful results. We<br />

have received many compliments on the planter<br />

boxes this year. We can again thank Laury Lewis,<br />

chair of SNA’s Parks and Beautification Committee,<br />

for coordinating and leading this program. The<br />

planter boxes and the program costs are funded by<br />

the SNA from proceeds generated from the annual<br />

Garden Walk.<br />

And finally, as we enter autumn and school<br />

has started for all of the kids in the neighborhood,<br />

our neighbor, DePaul University, will be welcoming<br />

back its students. This annual ritual of classes,<br />

activities, and social life always adds the buzz of<br />

youthful activity to the air. Let’s also welcome those<br />

students into our neighborhood. The DePaul area<br />

will continue to have that much more activity with<br />

the current construction projects underway, which<br />

one more time will further advance the look and<br />

presence of DePaul in the <strong>Sheffield</strong> neighborhood.<br />

We will continue to update you on the projects in<br />

this newsletter as we receive regular updates from<br />

DePaul University.<br />

PLANNING REPORT<br />

Railroad right-of-way officially abandoned<br />

On June 15, the federal Surface Transportation<br />

Board issued its decision granting the application<br />

of the City of Chicago for the adverse<br />

abandonment of two railroad lines in the<br />

city owned by the Chicago Terminal Railroad (CTR): the<br />

This year, the Commission on Chicago Landmarks<br />

recognized two buildings in the Armitage-Halsted<br />

Landmark District for the outstanding work<br />

done by their owners in the exterior restoration<br />

of those landmark district buildings. The two buildings<br />

are located at 934 and 935 West Armitage, right across<br />

the street from each other at the corner of Bissell and<br />

Armitage. Douglas Shinnick and Rosalia Rebollar were<br />

recognized for the work that they have done on the building<br />

at 934 West Armitage. A local business, Art Effect,<br />

presently occupies the first floor commercial space. For<br />

many years, this building was the location of Shinnick<br />

Drugs. The original detailing, cornices, and cladding of<br />

the corner turret and bay windows of this building had<br />

been removed years ago and replaced with a dark siding<br />

that detracted from the original character of the building.<br />

The non-historic siding has been removed and replaced<br />

with new zinc-metal cladding with a design typical of the<br />

building’s original style and period.<br />

The second award was given to owner Sue Gin and<br />

New Management, Inc., for 935 West Armitage. The<br />

owners replaced the deteriorated roofing with new slate<br />

roofing and did masonry repair, cleaning, and tuckpointing<br />

as well as painting the metal bay windows, taking a<br />

building that was in need of repair, and restoring much<br />

of its original character. As the Commission noted, along<br />

with 934 West Armitage, these two projects demonstrate<br />

the dramatic visual change that can happen when two<br />

corner buildings are restored at the same time.<br />

These projects were among 22 honorees recognized<br />

at a ceremony on September 2 at the Chicago Cultural<br />

Center. Since its creation in 2003, Armitage-Halsted<br />

Landmark District buildings have been among those receiving<br />

Preservation Excellence Awards each year.<br />

railroad line running down Kingsbury from Division to<br />

Willow Street, and the portion of the Lakewood Avenue<br />

line between Clybourn Avenue and Diversey Parkway.<br />

The Lakewood line includes the tracks running through<br />

the Treasure Island shopping center parking lot up to<br />

and past Fullerton to Diversey. The decision was effective<br />

July 16.<br />

While the city and the railroad had apparently<br />

come to an agreement as to the abandonment, there<br />

was one individual objector, a Mr. Andrew Morris,<br />

who as an individual resident of the City of Chicago<br />

objected to the Lakewood line abandonment. The SBT<br />

rejected his objections and granted the application.<br />

According to Alderman Scott Waguespack’s website,<br />

under the agreement between the City and the<br />

Chicago Terminal Railroad, the City has acquired the<br />

right to the CTR rail track located in the City’s right<br />

of way. The CTR has 180 days, until approximately<br />

January 15, 2011, to, at CTR’s election, remove any rail<br />

track located on private property and to salvage such<br />

material. If CTR does not remove such track within that<br />

period, the private property owners shall thereafter have<br />

the right to remove and salvage any rail track located<br />

on such private owner’s property.<br />

The privately owned property between Wayne and<br />

Lakewood from Webster to Belden in particular could<br />

be affected by this decision, as the removal of the<br />

railroad tracks would make this property more suitable<br />

for development. At this point, most of this property is<br />

zoned manufacturing and the intentions of the owner<br />

or owners are not known. The future of the abandoned<br />

railroad right-of-way property will be a subject of<br />

neighborhood interest in the upcoming months.<br />

Walk monies also fund the concerts in Trebes Park and<br />

other neighborhood events. Our community schools<br />

and other social service organizations receive support<br />

that is especially needed, given declining government<br />

subsidies; the beneficiaries of this year’s Garden Walk<br />

earnings will be announced at the end of the year.<br />

Finally, Garden Walk proceeds fund this newsletter and<br />

the Association website, making it possible for SNA to<br />

keep <strong>Sheffield</strong> informed and engaged.<br />

Brandy Rinehart in her inaugural year organized a successful<br />

Patrons’ Party hosted by Beverly Hammel Kitchen<br />

and Bath. Lanni Guttman again outwitted Mother<br />

Nature by scheduling the President’s Party indoors in<br />

the new McGowan Science Building. Thank you to Fran<br />

Casey and DePaul University for the accommodations<br />

for the President’s Party and for all of DePaul’s assistance<br />

with festival facilities.<br />

Kids’ Corner<br />

Laurie Dombrowski in her second year as Kids’ Corner<br />

Manager put together another terrific assortment of<br />

activities for our neighborhood kids. A special thanks<br />

also to former Kids’ Corner Manager Colleen Sheehan<br />

for her coaching.<br />

Architectural Tours<br />

We again were overwhelmed with visitors wanting to<br />

experience the architectural sights of historic <strong>Sheffield</strong>.<br />

A perennial thanks to Polly Kelly for organizing the<br />

architectural tours, which were filled to capacity, and to<br />

her hardworking tour guides.<br />

Gardens and Garden Contest<br />

This year, Jeannie Lawson and I sought out the best<br />

gardens in <strong>Sheffield</strong>, and we again sponsored a garden<br />

contest for those gardeners with a competitive streak.<br />

Nineteen new gardens were showcased this year. Also<br />

new this year was the enabling garden at the Little Sisters<br />

of the Poor, which was assisted in its design by the<br />

<strong>Sheffield</strong> Neighborhood Association. A special thanks<br />

to all the garden exhibitors for sharing their beautiful<br />

gardens with our guests.<br />

The garden contest consisted of two categories:<br />

best overall garden and best containers. A record number<br />

of entrants vied for bragging rights and cash prizes.<br />

A panel of expert judges — Mike Nowak, radio garden<br />

personality on WCPT, 820AM; Bill Aldrich, former publisher<br />

of Chicagoland Gardening magazine and garden<br />

book author; and John Eskandari from Gethsemane<br />

Garden Center — provided a comprehensive critique of<br />

the entries. The winners this year were:<br />

large crowds and provided energetic entertainment.<br />

Also well-received were the sounds of Black Joe Lewis<br />

and the Honeybears, Ezra Furman and the Harpoons,<br />

Ivan Neville’s Dumpstaphunk, and Hello Dave.<br />

Richard Ashbeck and I led the <strong>Sheffield</strong> Garden<br />

Plenty of delicious food and beverages were on tap.

Time to get involved, recognize the spirit of involvement<br />

SNA looks back on<br />

summer fun at Trebes Park<br />

SNA sponsored three exciting family events<br />

this summer at Trebes Park. On Thursday,<br />

June 17, the music of St. Jams filled the park.<br />

On Thursday, July 29, jazz vocalist Alison<br />

Ruble performed. Finally, on Thursday, August 19,<br />

we screened the fun film, “Shorts.” SNA hopes you<br />

enjoyed this year’s events. See you next year!<br />

SNA seeks candidates for board of directors<br />

Over the years, the Association has striven to maintain<br />

a board composition that reflects the entire <strong>Sheffield</strong><br />

neighborhood, including businesses and institutions<br />

along with residents and property owners. At the same time,<br />

the Association has tried to maintain a mix of experienced<br />

board members and new, and a mix of long-time <strong>Sheffield</strong><br />

neighbors and recent arrivals.<br />

At its Annual Meeting in February, the Association members<br />

elect five (of the 15) directors along with each of the six<br />

officers. Directors serve three-year terms; officers serve oneyear<br />

terms. The Nominating Committee soon will begin to<br />

review candidates for the 2011 SNA Board in anticipation of<br />

presenting a slate to the current board at its December meeting.<br />

(Per the Bylaws, members also may nominate candidates<br />

by submitting the name of an eligible member to the Secretary<br />

45 days before the election.)<br />

Any person who is a member in good standing is eligible<br />

to be elected as a director or Secretary, Treasurer, or Assistant<br />

Treasurer. A director in good standing who has served on the<br />

board for one year is eligible to be elected President, First Vice-<br />

President, or Second Vice-President. Any member in good<br />

standing is entitled to vote for directors and officers; new members’<br />

voting rights begin 30 days after joining the Association.<br />

A member must be at least 18 years of age and reside<br />

within the Association’s boundaries, or own property or a business<br />

within the boundaries, or represent a religious organization<br />

or institution within the boundaries. A membership form is<br />

included in each issue of this newsletter and is available on the<br />

SNA website, www.sheffieldneighborhood.org; forms also are<br />

available upon request by calling or sending an email message<br />

to the Association.<br />

If you are interested in serving or know someone who would<br />

be a valuable addition to the board, please contact the Association<br />

by calling 773-929-9255 or sending an email message to the<br />

Association. Those interested should provide a brief resume that<br />

includes a description of any volunteer experience. Keep in mind<br />

that ours is a “working” board, i.e., we need nominees who can<br />

offer both their experience and time.<br />

If you are unable to spare the time commitment required<br />

of an officer or director, or simply want to learn more about the<br />

Association before making that commitment, consider committee<br />

work. Much of the work of the Association is accomplished<br />

via the committees, which make recommendations to<br />

the board. Spreading the work of the Association beyond the<br />

board through its committees eases the burden on directors and<br />

officers and, more important, creates opportunities for broader<br />

participation of SNA membership.<br />

Finally, we need two members to serve on the Nominating<br />

Committee; please contact the Association immediately if you<br />

are interested. Members interested in serving on the Budget<br />

Committee also should contact the Association, attention SNA<br />

Assistant Treasurer Richard Ashbeck.<br />

Monthly parking for neighbors<br />

Neighborhood residents are offered reduced-rate,<br />

after-hours monthly parking in our garages at 2316<br />

N. Lincoln Avenue and 2515 N. Clark. This parking is<br />

available at both garages between the hours of 5 p.m.<br />

and 8:45 a.m. Monday through Friday. There is 24-hour<br />

access on weekends and holidays. The monthly fee for<br />

2316 N. Lincoln is $98, and the monthly rate for 2515<br />

N. Clark is $165.<br />

Reduced rate parking for area businesses<br />

Neighborhood businesses can arrange for their patrons<br />

to pay a flat rate of $6 for use of the garages between 5<br />

p.m. and 8:45 a.m. on weekdays and all day on Saturday<br />

and Sunday. Children’s Memorial also encourages<br />

night and weekend shift employees of local businesses<br />

to park in the garage for a reduced rate.<br />

Discount parking coupons<br />

These coupons are designed for our neighbors’ guests.<br />

The coupons must be purchased in sheets of ten for<br />

$60 from the parking garage manager. The coupons<br />

are honored between 5 p.m. and 8:45 a.m. Monday<br />

through Friday, and anytime on weekends and holidays.<br />

Reduced rates for social events<br />

SNA seeks nominations for Star Award<br />

SNA established the <strong>Sheffield</strong> Star Award to build community spirit<br />

by publicly recognizing someone who embodies that spirit. The<br />

Association presents the Award at its Annual Meeting in February.<br />

Help SNA acknowledge someone special: nominate<br />

someone who made a unique contribution to the Association<br />

in 2010, generated exceptional work in the community in<br />

2010, or has provided long-term service to <strong>Sheffield</strong>. The recipient<br />

can be a resident, a business owner, a student, a public<br />

official, or anyone who positively contributed to the neighborhood;<br />

the recipient need not be a member of the Association.<br />

of the nominee’s qualifications for the award. Include<br />

Parking Program<br />

DePaul University provides a limited number of<br />

permits for on-campus parking to members of the<br />

DePaul Neighborhood Parking Program. For the<br />

2010/11academic year, it is free of charge.<br />

Residents are eligible for the program who live<br />

within these boundaries: Altgeld (north) - Armitage<br />

(south) - Halsted (east) - Wayne (west).<br />

Proof of area residency is required at the time of<br />

registration. Participation is limited to one permit per<br />

household. Parking permits are valid for the academic<br />

year, September 1 - August 31. Please note that the<br />

program is limited to 300 participants.<br />

A special DePaul “Area Resident” parking hang<br />

tag is required to park in all DePaul facilities. A DePaul<br />

access card is required for entrance to the Clifton<br />

parking garage. Please note that a parking permit<br />

does not guarantee an available space in the parking<br />

facilities.<br />

Market reminders<br />

The Farmers’ Market in Lincoln Park takes place<br />

on Saturdays in the Lincoln Park High School<br />

Parking lot at Armitage and Orchard through<br />

October. Market hours are 7 am to 1 pm.<br />

Parking is returning to the market; parking pay boxes<br />

also are available nearby for on street parking. This<br />

year the market will welcome new vendors and fresh,<br />

hot brats for those who need nourishment while shopping.<br />

The Green City Market, Chicago’s only year-round<br />

sustainable green market, marks its 12 th Anniversary<br />

this year. The market, which offers approximately 55<br />

vendors, takes place near the south end of Lincoln Park<br />

between Stockton Drive and Clark on Wednesdays and<br />

Saturdays. The market will continue through October;<br />

market hours are 7 am to 1 pm. As in the past, the<br />

Green City Market offers chef’s demonstrations and<br />

programs for children.<br />

Discounted parking is available for $9 for the first two<br />

hours with validation in the Chicago Historical Museum<br />

parking lot off of Stockton Drive (for validation, patron<br />

Award-winning garden to host wine tasting<br />

This spring, the Little Sisters of the Poor transformed<br />

its outdoor space into a blooming<br />

enabling garden with the help of some dedicated<br />

residents and volunteers. Before the<br />

cold weather gets the best of this beautiful garden, they<br />

invite you to a wine tasting on Thursday, September 30,<br />

from 6 pm to 8 pm at 2325 N. Lakewood.<br />

The Little Sisters are proud to have recently won<br />

second place in the <strong>Sheffield</strong> Garden Contest. “This<br />

enabling garden is very special to us,” says Mother<br />

Patricia, “as it eliminates the physical barriers to<br />

gardening and allows our residents to remain active<br />

while enjoying the beauty of the plants and flowers.”<br />

Chez St. Mary’s: A Taste of France, is sponsored<br />

by The House of Glunz and will feature 12 different<br />

French wines selected by Barbara Glunz for this event.<br />

This will be the first time the Sisters have held a wine<br />

tasting; proceeds from this evening under the stars will<br />

help the Sisters purchase two new therapeutic tubs for<br />

their elderly residents.<br />

Residents enjoy gardening at Little Sisters of the Poor.<br />

Tickets are $40 in advance, $50 at the door and<br />

include live entertainment and hors d’oeuvres. Purchase<br />

SNA to consider 2011 donation requests<br />

During the annual budgeting process, a subcommittee of SNA’s Budget Committee will<br />

evaluate the donation requests that the Association received throughout the year. To<br />

be eligible for a donation, the applicant must be a not-for-profit group that meets at<br />

least one of the following criteria:<br />

1. It offers programs that provide a needed or useful service to residents of the <strong>Sheffield</strong> neighborhood.<br />

2. It is located in or near the <strong>Sheffield</strong> neighborhood and has a history of being a good<br />

neighbor.<br />

3. It offers programs or services that the board of the SNA believes contribute substantially<br />

to the betterment of the larger community or meet a specific need targeted by the board.<br />

In addition, requests must be in writing, offer some background about the applicant, explain<br />

how the request fits the criteria, and describe how and when the applicant will use the funds.<br />

These are neighborhood funds: help the board determine how best to support your neighborhood.<br />

<strong>Sheffield</strong>’s real estate prices dropping<br />

The accompanying chart shows real estate<br />

comparisons for 2010 to 2009 and 2008<br />

from January 1 through August 31. While the<br />

number of single-family sales has increased<br />

by 6 or 24% for 2010 compared to 2009, the average<br />

selling price has dropped by $316,056 or 16%, close<br />

to 2008’s average selling price. The number of condo<br />

sales increased slightly by 4 for the period 2010 over<br />

2009, but the average selling price dropped $68,595<br />

or 13%. While only one multi-unit property closed in<br />

2009, 5 have closed in 2010 compared to 9 closing in<br />

2008. One vacant land property has closed in 2010<br />

while none closed in 2009 and 2008.<br />

Latest FYIs<br />

A property in the 2000 block of Clifton on a 37.5 x 124<br />

lot that sold for $1,700,000 in January 2010 has been<br />

torn down.<br />

A property in the 2100 block of Clifton that sold for<br />

$1,000,000 in July 2010 has been torn down and the<br />

new construction home is already under contract with<br />

a list price of $2,900,000.<br />

A property in the 1000 block of Webster with no<br />

record of a selling price or sale date has been torn down<br />

and new construction has begun.<br />
