<strong>Jensen</strong> <strong>Beach</strong> Community<br />

Redevelopment Plan<br />

The goal of the September 2002, <strong>Jensen</strong> <strong>Beach</strong> CRA Plan is<br />

to create a vibrant, pedestrian-friendly, mixed use<br />

community. The vision includes a continuation of the<br />

‘casual’ <strong>Jensen</strong> <strong>Beach</strong> image, emphasizing street life and<br />

activity, buildings built to the street to create public<br />

outdoor space, a down-home feel with <strong>Florida</strong> vernacular<br />

architecture, enhanced landscaping, and coordinated<br />

signage.<br />

The <strong>Jensen</strong> <strong>Beach</strong> Vision Plan sets out priority projects and<br />

details their implementation:<br />

1. Infrastructure Improvements<br />

2. Maple Avenue<br />

3. Ricou Terrace<br />

4. Public Buildings<br />

5. Indian River Drive<br />

6. Ocean Breeze Plaza (outside CRA)<br />

7. Marina<br />

8. Riverwalk<br />

9. Municipal Parking<br />

The priority projects list is headed by the provision of<br />

infrastructure including water, sewer, fiber optics and<br />

master stormwater facilities. The CRA understands the<br />

need for these essential services to promote<br />

redevelopment in the <strong>Jensen</strong> <strong>Beach</strong> district, which will<br />

allow it to compete with other areas of the county for<br />

quality development. The priority projects also identified<br />

the desire for a civic presence, such as a public building for<br />

<strong>Jensen</strong> <strong>Beach</strong>.<br />

NOW Visioning Exercise<br />

A factor in the text of the Vision Plan, and one that was<br />

referred to numerous times during the NOW Visioning<br />

sessions, was the continuing recognition by the<br />

community of the significance of maintaining a ‘downhome’<br />

feel by encouraging small scale development.<br />

The community also emphasized, during the NOW<br />

Visioning exercise, that the health of the waterfront is key<br />

to the prosperity and regeneration of <strong>Jensen</strong> <strong>Beach</strong>.<br />

Significant progress is being made towards the aims set<br />

out in the 2002 Plan. Projects have been completed and<br />

are in progress on Ricou Terrace, Indian River Drive and<br />

the Community Building, all of which were indicated as<br />

priority projects in the 2002 <strong>Jensen</strong> <strong>Beach</strong> CRA Plan.<br />
