Edward (Ted) Drewery just after the second world<br />

war, Drewery and Drewery Estate Agents were<br />

to lead Estate Agency into the modern world.<br />

Ted opened a chain of offices all based near railway<br />

stations, and introduced a fleet of radio controlled cars to<br />

transport prospective buyers travelling from London to<br />

view properties. Today our head office is still based near<br />

Sidcup Station and employs around 20 professional<br />

members of staff.<br />

LANDLORDS - SHOULD YOU FURNISH YOUR<br />

RENTAL <strong>PROPERTY</strong>?<br />

Paul Long (Director of Drewery Property Consultants) gives his view<br />

on this important question:<br />

While it’s essential that your property is in a good state of repair, what’s inside counts for<br />

something too. As a landlord, you’ll need to make the decision whether to fully furnish, part<br />

furnish or not furnish at all.<br />

There are prospective tenants wishing to rent all types of property. Your rights as a Landlord<br />

to regain possession at the end of the term, under an Assured Shorthold Tenancy, are still the<br />

same. A furnished property will not always achieve a higher rental figure and I would<br />

recommend before furnishing your property that you speak us to confirm what the demand<br />

for furnished property in the local area is and if tenants will pay a premium for it. Fully<br />

furnished properties usually have a complete range of contents, such as full kitchen<br />

appliances, including some pots and pans, cutlery and crockery. There will be furniture in the<br />

Lounge, Dining room and Bedrooms but Tenants usually provide their own bedding and towels<br />

etc. It is usual for unfurnished properties to have floor coverings and curtains. When supplying<br />

furnishings and electrical appliances, Landlords must give consideration to the safety<br />

regulations currently applicable and the possible expenses incurred to maintain appliances<br />

in working order.<br />

Bear in mind... Families or long-term tenants will probably have a lot of their own furniture<br />

and generally the more items you provide the more problems can possibly occur relating to<br />

repairs, damage and deposit disputes. Laminate or wooden floors are more durable than<br />

carpets, and are a good idea for long-term leases. Students and office workers may be<br />

attracted by the offer of desks and chairs (if you’re planning to appear in University<br />

accommodation lists you may need to meet their minimum standards of furnishing).<br />

A great deal... You need good-quality and durable items in your property, but you don’t want<br />

to break the bank, either. Check out sites such as freecyle.org and gumtree.com to see if<br />

there’s anything you can pick up for free. Auctions and auction sites (like ebay) can also<br />

prove to be cost-effective sources of high-quality items. It’s never worth scrimping too much<br />

on cost as you might just end up replacing items more frequently. Don’t forget, you’re not<br />

living there, so while you want to buy attractive pieces, it’s more about getting durable<br />

furniture with washable covers than about being overly stylist.<br />

Follow the Fire Safety Regulations... All furniture needs to comply with fire safety regulations<br />

– this is especially important if you’re buying older or second-hand furniture. New furniture<br />

is less of an issue, as the onus is on the retailer to make sure it complies. However, it’s still a<br />

good idea to check all items for the appropriate label. Always keep your receipts and leave<br />

all the safety labels attached to the furniture.<br />
