Introduction<br />

Opendiem is a suite of software applications designed to monitor and control the systems that<br />

keep your buildings running at peak efficiency while ensuring the comfort and safety of its<br />

occupants. The Opendiem Suite works with lighting and temperature control, energy<br />

management, physical security, alarm monitoring, digital video, industrial processes and more.<br />

Based on proven communications standards and using existing IT network infrastructure,<br />

Opendiem allows building operators to access critical systems using a familiar web centric<br />

graphical user interface. Whether onsite, or working from a remote location manage your<br />

enterprise in real time from the internet using a web client like a standard web browser or<br />

terminal.<br />

Overview<br />

The Opendiem Suite runs on your preferred Windows ® -based hardware platform including 32-<br />

and 64-bit versions of: 10, 8, 7 Professional, Server 2012, 2008, 2003, or XP Professional.<br />

<strong>Building</strong> control systems communicate through Opendiem Connect’s set of communication<br />

drivers. Opendiem Engine collects and manages the flow of data to a web client via TCP/IP<br />

including Alarming, Trending, and Time Schedules. Web-based graphical human machine<br />

interface (HMI) screens are created using Opendiem Designer.<br />

The Opendiem Software Suite<br />

Opendiem Engine<br />

Opendiem Engine handles the flow of information between the connected services. All<br />

transactions between the Services are passed to the Manager, which then routes the<br />

information to the appropriate receiving Service(s) and web clients.<br />

Typically, data is read from the communication drivers and passed through to the Web Clients<br />

and displayed as text, indicator lights, buttons and switches, or animated graphics. Security<br />

credentials ascertain user’s permissions to read or write to selected data. Data may be read<br />

from the drivers and logged periodically into a database. Some data values may also be<br />

written to, for example by a user clicking a button or using a graphical slider on a web page.<br />

Other data values may be set periodically with a scheduled event by one of the scheduler<br />

services.<br />

The Opendiem Engine can run one or more communications drivers providing access to many<br />

open, proprietary and legacy protocols. The architecture is based upon services that perform<br />

specific functions and run as separate tasks, ensuring that the performance of one service<br />

does not affect the others. This modular architecture improves reliability and maintainability of<br />

the system.<br />

The Opendiem Services Engine: For managing and configuring your data services.<br />

The Opendiem Web Client is a Java based application capable of running within any<br />

compatible web browser (i.e. Internet Explorer, Firefox, Chrome, Safari, and any browser<br />

Smartphones and tablet computers with this capability can also interact with Opendiem and<br />

offer a useful mobile tool that enables operators to control and monitor buildings from any<br />

location. The Opendiem Web Client provides a Human Machine Interface (HMI) graphical<br />

presentation for simple and effective interaction with the connected controls systems. The<br />

client receives data from the Opendiem Server providing real-time<br />

updates of the controls networks in the web browser.<br />

The application resides on the server where Opendiem is<br />

installed and is automatically downloaded by the web browser.<br />

This removes the need for any additional software to be installed<br />

on the client PC and allows for multiple, simultaneous users to<br />

access the system.<br />

All transactions between the server and user are subject to<br />

security procedures that ensure the data on the system is<br />

protected from unauthorized access. . Data may be set to Read<br />

Only, Read/Write (full access) or no access.<br />

Security is based on users and groups; each user has an<br />

individual profile (user name, logon ID, password, etc.) and may<br />

belong to one or more groups. Each group is then granted access to areas of the system as<br />

required.<br />

Opendiem Connect<br />

Opendiem Connect provides the interface between the server, your building systems and<br />

connected devices (even other Opendiem Systems). The physical connection between the<br />

server and the building’s systems can be Ethernet, Wi-Fi, Serial (RS232, RS485), USB, etc.<br />

and the server can be located on-site or at a secure off-site location (virtually anywhere).<br />

the features needed to design and<br />

Alarm and Alerts Management<br />

Modern systems have the ability to generate a wealth of data to highlight<br />

impending problems or malfunctions. With Opendiem, both current and<br />

historic alarms can be viewed through any web browser for remote<br />

monitoring 24x7. Alarm handling is unified and synchronized through one<br />

cohesive alarm management system. With only one place to look, and the<br />

simplicity of a browser interface, maintenance is easier to implement and<br />

response to emergencies is more focused. Opendiem enables alarms to be<br />

grouped into classifications to better direct alerts to the appropriate<br />

responders. A variety of standard and custom filters allow you to view the<br />

alarms most important to you, without the clutter of lower priority events.<br />

Selectable features such as forcing the operator to enter comments when<br />

acknowledging an alarm, escalation of alerts to backup personnel, and hot<br />

links to operational procedures to follow for each alarm help ensure that<br />

alarms are correctly processed. Alerts are sent as emails and/or SMS text<br />

messages and configured using templates which can be easily tailored to<br />

provide all necessary alarm details to the operator.<br />

Scheduling<br />

Scheduling is a key component for enabling the reduction of energy consumption and<br />

optimization of plant operation. The Opendiem scheduler contains the simplest user interface<br />

available; to adjust a time schedule a user simply drags the handles for the start and stop<br />

times. Schedules can contain up to four start/stop periods per day, each can trigger actions<br />

(e.g. turn an item on) or control whole sequences of events offering maximum flexibility.<br />

Temporary time scheduling enables the advance configuration of special events up to two<br />

weeks ahead, while offering the assurance that normal time settings will resume without further<br />

intervention from the user. A two-year graphical time planner allows holidays and special<br />

events to be configured ahead of time.<br />

The BC240 programmable controller incorporates 24 channels of cost effective analog and<br />

digital I/O with a real time clock. The I/O is monitored and controlled by a Neuron 3150 chip<br />

with Free Topology communication over a LonWorks ® network. The BC240 has expanded<br />

data storage with additional FLASH, SRAM and EEPROM memory. The BC240 can be<br />

utilized in many custom or fixed distributed control applications.<br />

The I/O of the BC240 makes it perfect for a variety of equipment control applications. The<br />

wide operating temperature range, -20 to 70 °C, mak es the BC240 well suited for many<br />

demanding applications.<br />

The twelve universal inputs (UI) can be configured in a variety of ways. The controller can<br />

interface with resistive type sensors for temperature measurements. The UI’s can measure<br />

voltage from humidity or transducer readings. The UI’s can input current for pressure<br />

measurements. The UI’s can also be used to read digital inputs and dry contacts. With 12 bits<br />

of resolution, the universal inputs are field adaptable and accurate for many types of<br />

measurements.<br />

Terminal number three of the universal inputs provides a regulated +20 VDC to source power<br />

to current transducers for interfacing. The +20 VDC source is protected by an internal autoresetable<br />

fuse.<br />

The six universal outputs (UO) can be configured as Triac or 0-10 VDC outputs. The controller<br />

can use Triac outputs to provide on/off or pulsed control for controlling damper positions,<br />

valves, alarms, lights or other loads where the current does not exceed 1A at 24 VAC for each<br />

output. The 0-10 VDC output has 10 bits of resolution for accurate control of external devices.<br />

The six digital outputs (DO) are Triac outputs for control of additional on/off or pulsed external<br />

devices where the current does not exceed 1A at 24 VAC for each output.<br />

The BC240 controller is protected from reverse power supply input wiring, over-voltages,<br />

transients, and other common events that can damage unprotected inputs and outputs.<br />

The versatile I/O allows numerous applications to be development and implemented with the<br />

BC240. The Real Time Clock and expanded memory allow applications for data logging,<br />

scheduling and time stamp monitoring and control.<br />

User defined algorithms and functions can be programmed using VisualControl , NodeBuilder,<br />

LonBuilder or other third party LONWORKS programming tools. The application program can be<br />

downloaded over the free topology network and is stored in non-volatile memory so it is<br />

retained even after loss of power.<br />

The enclosure snaps right onto a 35mm DIN-rail for quick and easy mounting. Its spring-loaded<br />

latching mechanism makes it easy to remove.<br />

The BC160 is a fully programmable controller allowing a complete sequence of operation<br />

customization for today’s ever-changing control strategies that are required to meet<br />

continued energy efficiency requirements. The reliable cost effective I/O is continuously<br />

monitored and precisely controlled by a microprocessor for exceptional performance. To<br />

eliminate memory constraints caused by today’s complex applications an additional 8K of<br />

external SRAM has been added to the existing memory architecture of the BC160. As an<br />

option, a precision airflow sensor can be added that provides reliable and accurate<br />

measurements allowing superior performance. Communication for monitoring, control<br />

and diagnostics is achieved utilizing a LonTalk ® TP/FT-10 network with a simple twistedpair,<br />

non-polarized cable.<br />

The six universal inputs (UI) can individually sense analog or digital signals. There are<br />

no jumper adjustments or settings on the BC160. Inputs are automatically set-up in the<br />

application program that is downloaded into the controller. An analog signal from a<br />

resistive (10K ohm or 20K ohm) type sensor, voltages (0-5V, 0-10V) or current (4-20mA)<br />

from a transducer are accurately measured with a resolution of 12 bits. A digital input<br />

signal from a dry contact or 0-5V volt source is used to provide the status or state of<br />

external devices. A +20 VDC source is available to provide power for external<br />

transducers and is protected by an internal auto-resetable fuse.<br />

Ygnacio Center is an office campus with three<br />

levels of underground parking in Walnut Creek,<br />

California. The mixed use Class A campus<br />

consists of high-rise and mid-rise office buildings,<br />

retail, and restaurant space.<br />

<strong>Building</strong> <strong>Clouds</strong> was approached to provide an on<br />

demand ventilation system for the parking garage<br />

and integrate it with the Center’s <strong>Building</strong> Energy<br />

Management System. The existing ventilation<br />

system included six constant volume fans with<br />

manual disconnect switches for control.<br />

A network of LonWorks communicating carbon<br />

monoxide (CO) sensors, and variable frequency<br />

drives (VFD) where specified by <strong>Building</strong> <strong>Clouds</strong>. The CO sensor ppm readings are monitored for<br />

high limits, and if the readings remain high for a specified period of time the appropriate ventilation<br />

fans begin to ramp up until safe levels are maintained.<br />

Standard features from Opendiem allow building engineers to review historical CO levels and receive<br />

alarm notifications if the system fails to operate as designed. Adjustments to VFD ramp times and<br />

ppm level set points can all be managed from any Internet connected Web browser.<br />

Runtime and speed reductions to the garage ventilation fans have resulted in more than a 50%<br />

savings in electrical usage and greatly improved the lifetime of the equipment.<br />

CityView Plaza is an office campus situated on<br />

11-acres in downtown San Jose, California. The<br />

mixed use Class A campus consists of nine highrise<br />

and mid-rise office buildings, retail, and<br />

restaurant space.<br />

<strong>Building</strong> <strong>Clouds</strong> was approached to provide an<br />

open DDC system for core mechanical systems in<br />

the Plaza’s three anchor buildings. The existing<br />

(and original) pneumatic controls would need to<br />

be retrofit during occupied building hours without<br />

disruption to tenants of the buildings.<br />

The anchor buildings were to house three independent web servers to satisfy the owner’s<br />

requirements of possibly selling individual properties in the future. <strong>Building</strong> <strong>Clouds</strong> approach was to<br />

design a web-based human machine interface (HMI) that made all this transparent to the end user.<br />

Lonworks was chosen as the communication platform providing the consumer with multi-vendor<br />

options when it came time to expand the systems into the tenant zones.<br />

As buildings and tenant spaces were added to the control system, they seamlessly integrated into the<br />

existing front end. Savings were realized as integrators were able to “shop around” for deals on<br />

LonWorks compatible controllers capable of being deployed on the existing networks.<br />

Engineers manage the entire complex from an internet-connected web browser from anywhere in the<br />

world. Energy usage, maintenance efficiency, and tenant comfort have improved dramatically at the<br />

campus.<br />

Tenants a Web Based Temperature Control System<br />

The Westlake Realty Group was faced with replacing a failing direct<br />

digital control (DDC) system for their central plant at 909 Montgomery<br />

Street in San Francisco. Westlake’s Vice President and General<br />

Manager, Chris Marrs had been in discussions with some “traditional”<br />

DDC companies to replace the system. His meetings always ended the<br />

same way, he would get a replacement of the antiquated system which<br />

offered no modern bells and whistles, for what he considered an<br />

exorbitant price tag. He just kept thinking “…more of the same…”.<br />

<strong>Building</strong> <strong>Clouds</strong> engineered the project from a different point of view. Not only would they modernize<br />

the historic building’s central plant, they would replace more than 100 stand-alone programmable<br />

thermostats with thermostats which connected to the “cloud” over Wi-Fi and formed a fully converged<br />

building management system (BMS) network. Water source<br />

heatpumps which had been operating on their own for years could<br />

now interact with the rest of the building, including the LonWorks<br />

DDC network for the central plant equipment.<br />

In addition to complete BMS control via the internet by the<br />

Westlake’s property managers, authorized tenants are now able to<br />

adjust set points and operational hours for each thermostat from an<br />

internet-connected web browser. An easy-to-navigate graphical<br />

user interface allows remote on/off control, 7-day programming of<br />

operating schedules and set points, graphing of historical data,<br />

email and text message alerts for alarms and maintenance.<br />

Controlling CO 2 Levels in Classrooms an Affordable,<br />

Wireless Solution to a Difficult Problem<br />

Researchers at Lawrence Berkeley National Laboratory<br />

have determined that moderate to high levels of indoor<br />

Carbon Dioxide can impair people's abilities to make<br />

decisions. Levels as low as 1,000 to 2,500 ppm can<br />

impede the decision making process. Levels in a typical<br />

classroom frequently exceed 3,000 ppm of CO2.<br />

<strong>Building</strong> <strong>Clouds</strong> has successfully designed a system for the Belmont Redwood Shores School District<br />

in Northern California which monitors both wired and wireless CO2 sensors in classrooms and public<br />

meeting areas. Data from the sensors are integrated into the District’s Opendiem energy<br />

management system and CO2 levels are kept below 800 ppm by opening fresh air intake dampers<br />

that supply the room being monitored. If levels continue to escalate an alarm is enunciated to alert<br />

building maintenance personnel that the system needs to be inspected.<br />

By simultaneously monitoring CO2 levels, indoor and<br />

outdoor temperatures, and economizer damper position<br />

the EMS is able to minimize energy usage while<br />

providing for maximum indoor air quality and a safe<br />

learning environment for students.<br />

Budget Sensitive Project Moves Forward Using<br />

Wireless strati-fi Controllers<br />

A National Commercial Real Estate Services Company needed to<br />

install an HVAC control system for a two-story, multi-tenant commercial<br />

office building it manages in Northern California. Time clocks were in<br />

place for the rooftop air conditioning systems and boiler but they had<br />

proven unreliable and required a service technician visit the roof to<br />

make operational changes. Service calls and temperature complaints<br />

from the tenants have been increasing over recent months, something<br />

had to be done but traditional control systems would not fit into the<br />

owner’s budget.<br />

New wireless technology from <strong>Building</strong> <strong>Clouds</strong> allowed this project to become a reality. A fully<br />

integrated, and feature rich building management system (BMS) was designed around strati-fi<br />

controllers. The strati-fi do not require a communication wire between units thus saving on labor and<br />

material costs. They receive their power from the units they will control, and connect to the Internet<br />

over standard 802.11 b/g/n Wi-Fi. Opendiem servers listen for the strati-fi to “phone home” and begin<br />

communicating with them as soon as they connect.<br />

system from an internet-connected web browser from anywhere in the world. An easy-to-navigate<br />

Millbrae School District Saves Energy, Gains Operational Flexibility, and Improves Comfort<br />

Northern California School District Sees Benefits from<br />

a Low Cost Energy Management System<br />

The Millbrae (California) School District, which is comprised<br />

of four elementary and one middle school, underwent<br />

budgeted modernization projects during the summers of<br />

2011 through 2014. In addition to the heating, ventilation,<br />

air conditioning (HVAC) controls upgrades, the projects<br />

included improvements to the IT infrastructure and a new<br />

Wi-Fi network for each school.<br />

With rising energy costs colliding with statewide budget<br />

cuts, The District was looking for a way to manage their<br />

HVAC units to lower costs and, at the same time, improve classroom conditions for their students.<br />

The existing energy management system (EMS) had proven to be too complicated and was in<br />

various states of disrepair. A less complicated, cost effective solution was desired.<br />

<strong>Building</strong> <strong>Clouds</strong>’ solution involved leveraging the newly installed Wi-Fi infrastructure to create a<br />

headquartered in Santa Clara, California was<br />

interested in upgrading their legacy BMS which<br />

controlled process systems, HVAC, lighting, and<br />

monitored critical life safety systems at their multibuilding<br />

campus.<br />

The legacy system which was originally installed in<br />

1992 was no longer supported by its manufacturer.<br />

Replacing the system’s more than 5,000 points of<br />

control was not only cost prohibitive, but more<br />

importantly was going to be disruptive to the<br />

company’s manufacturing process, their lifeline.<br />

<strong>Building</strong> <strong>Clouds</strong> presented this customer with a two year, phased migration plan for upgrading the<br />

BMS using LonWorks open, programmable controllers. Portions of the existing legacy system would<br />

remain in place during the migration process and be integrated into the Opendiem server using a<br />

custom software driver. As legacy systems were phased out, any hardware removed was catalogued<br />

and placed into the company’s stock of spare parts.<br />

During this successful project the company’s production line was never interrupted due to controls<br />

work. As new systems are introduced on the campus they are easily integrated into the Opendiem<br />

BMS using fully supported and off the shelf components.<br />

The property owner for a single story industrial<br />

building in Santa Clara, CA needed the ability to subdivide<br />

their facility. Walls, doors, carpet, paint, even<br />

mechanical systems were no problem. The building<br />

energy management system (BMS) however was a<br />

different matter.<br />

With a tight budget, the ability to add another control<br />

system was not an option. To further complicate the<br />

issue, the existing control system’s hardware was<br />

obsolete and the software/on premise BMS PC was missing and not replaceable. Additionally, a<br />

single electrical meter served the facility causing uncertainty over how to bill each tenant individually<br />

for their energy usage.<br />

<strong>Building</strong> <strong>Clouds</strong>’ knew that all of these issues could be solved and at a price that fit into the owner’s<br />

budget. By employing a hosted Opendiem server, a LonWorks network to tie in new rooftop<br />

equipment, and a software driver to communicate with the existing control system, the hybrid system<br />

was on-line. The Opendiem software took over from there with logical separation of equipment and<br />

invoking security rules which kept users in the appropriate sections of the system.<br />

LonWorks enabled E-mon D-mon power monitors were put into place to track each tenant’s electrical<br />

usage.<br />

Authorized users are now able to monitor and control equipment in their space from an internetconnected<br />

web browser from anywhere in the world. Energy usage is tracked by the server, reports<br />

are generated and sent to the Property Management Company for reconciliation against the Utility<br />

bill, and then invoices are sent to the appropriate tenants.<br />

Highly Acclaimed Zero Net Energy Center<br />

The International Brotherhood of Electrical Workers (IBEW)<br />

Local 595 and the Northern California Chapter of the National<br />

Electrical Contractors Association (NorCal NECA) needed a way<br />

to measure, control, and display systems from multiple vendors<br />

to meet “zero net energy” goals for their new training facility.<br />

This was to be the first commercial building retrofit designed to<br />

meet the U.S. Department of Energy’s requirements for zero net<br />

energy. This state-of-the-art facility has been named The Zero<br />

Net Energy Center and incorporates advanced lighting, HVAC<br />

systems and a unique building envelope with renewable energy systems in its design.<br />

<strong>Building</strong> <strong>Clouds</strong>’ solution will monitor and track the building’s progress towards its zero net energy<br />

goal. Automated adjustments will occur in the background to ensure all systems are running<br />

optimally.<br />

In addition to tracking the ZNEC’s power generation and usage, the integrated Energy Management<br />

System ensures that all connected building systems work in harmony to exceed the energy<br />

conservation goals of the Obama Administration’s Better <strong>Building</strong>s Challenge. The ZNEC is designed<br />

to use 75% less energy compared to similar existing commercial buildings in the country. The<br />

Opendiem control system will optimize lighting and HVAC systems while taking advantage of natural<br />

lighting and automated operable windows for natural ventilation. Constant monitoring of building<br />

energy usage will be compared to the power generated by the ZNEC's wind turbines, solar tree,<br />

rooftop solar, and thermal solar systems.<br />
