Plenty of room to move within the Precinct 75 grounds.<br />

With the 1st quarter of 2016 been and gone and another record breaking quarter for <strong>Oxford</strong> Agency we are continuing to see strong demand across all<br />

sectors of the real estate market in Sydney. We have seen a huge increase in off market transactions with purchasers keen to secure property without<br />

having to compete on the open market and prepared to pay a premium for the privilege. The team celebrated Mardi Gras together this year on the roof<br />

top of our flagship office which ironically was the old ‘taxi club’ site and we salute our local ANZ bank branch on <strong>Oxford</strong> Street having transformed its<br />

retail space in support to identify & personify the 40 year long tradition of the parade and in representation of equality behind the rainbow flag.<br />

The first quarter has already brought some excellent<br />

deals and exciting news for <strong>Oxford</strong>, the team continues<br />

to grow taking us to stature of over 30 staff members.<br />

Alongside this growth, one of our most successful<br />

agents, Shane Blackett has become a partner.<br />

In this issue we feature the creative & vibrant precinct<br />

that is 75 Mary Street, St Peters, <strong>Oxford</strong> has had a long<br />

standing relationship with the team and will be working<br />

alongside Precinct 75 this year, leasing numerous highly<br />

desirable creative spaces.<br />

Our cover photo showcases the original character of<br />

the 1.5 hectare site which comprises of 12 character<br />

The residential property market saw a slow down late<br />

last year, however February to April 2016 has witness<br />

some great “off market “ results with limited stock.<br />

We anticipate the lead up to Spring to be very busy<br />

especially with RBA’s recent announcement of a further<br />

reduction of interest rates to an all time low. For those<br />

who are considering selling we encourage you to take<br />

advantage of limited supply and strong buyer demand<br />

resulting in premium prices being achieved.<br />

A TINY 63 sqm terrace in Surry Hills secured $900,000 at auction, $60,000 more than when it last traded just seven months ago.<br />

Six buyers registered to bid on the bright yellow onebedroom<br />

home at 7 Little Bloomfield Street, which<br />

sits tucked away behind bustling Crown Street, with<br />

an opening bid of $800,000 made within a minute of<br />

the auction starting. The tiny yellow terrace at 7 Little<br />

Bloomfield Street, Surry Hills sold for $900,000. A quick<br />

succession of $10,000 and $20,000 bids followed,<br />

before slowing in the high $800,000’s.<br />

The home was eventually snapped up by an investor<br />

who outbid several young couples to secure the sale.<br />

He said that while he hadn’t been looking to buy the<br />

property, after having recently bought on nearby Bourke<br />

Street, he jumped at the chance when he saw it listed.<br />

The property last traded in March for $840,000,<br />

representing a $60,000 capital gain in seven months.<br />

He plans to use the recently approved DA to add a<br />

second storey as part of a renovation and rent it out.<br />

The vendor, Ms Kim, bought the terrace back in March<br />

for $840,000 and leased it out while getting the DA<br />

approval, before relisting the property with hopes of<br />

fetching around $900,000. A crowd of about 30 turned<br />

up to the auction of the terrace. Her son said that<br />

although the family was happy with the result, he wasn’t<br />

as satisfied.<br />

<strong>Oxford</strong> Real Estate Darlinghurst selling agent Michael<br />

Marano said the sale was definitely a reflection of<br />

the changed market. “I think leading up to Christmas,<br />

nothing will change,” he said. “(Buyers) always want<br />

more and it was just a touch under the reserve.” In<br />

July this year, a run down two-bedroom terrace next<br />

door sold for $1.05 million. The home had a recently<br />

approved DA for a second storey.<br />

Bodega was opened by chefs Ben Milgate and Elvis<br />

Abrahanowicz, along with Joseph Valore in August 2006.<br />

The one room tapas restaurant was quickly successful and<br />

10 years ago ANZ did something very un-bank like when they revealed it’s GAYTMs,<br />

bright and glittery cash machines around Sydney’s <strong>Oxford</strong> Street and Darlinghurst area, in<br />

support of the Gay and Lesbian Mardi Gras.<br />

In the years that followed, the public have been excited<br />

to see each year’s offering as the machines have<br />

become more flamboyant and intricate.<br />

ANZ revealed that in honour of the 10th anniversary<br />

of the bank’s Sydney Gay and Lesbian Mardi Gras<br />

sponsorship, ANZ will become GAYNZ, with the bank’s<br />

<strong>Oxford</strong> Street branch at the heart of the Mardi Gras<br />

parade route being rebranded as a GAYNZ branch.<br />

Completely transformed both inside and out, the branch<br />

appears more like an art gallery or luxury hotel than a<br />

modern day bank outlet. The fit out is a baroque-inspired<br />

celebration of LGBTI culture and features two new<br />

GAYTMs, ornate walls, a marbled floor and 16 unique,<br />

hand-painted murals inspired by the LGBTI community.<br />

“It looks like Liberace’s lounge room,” laughed a visitor.<br />

“Enter through the pink flowery tunnel-like doorway and<br />

you might feel like you’ve stepped into a palace”.<br />

This year ANZ will have more people than ever<br />

participating in the Mardi Gras Parade with 230 staff,<br />

family and friends set to march.<br />

Four GAYTMs have also been returned to the George<br />

Street and Pitt Street branches. ATM operator fees for<br />

non-ANZ cardholders from GAYTMs will be donated to<br />

Twenty10 – a not-for-profit organisation working with<br />

and supporting people of diverse genders, sexes and<br />

sexualities, their families and communities.

home improvement shows, it’s<br />

hard not to imagine certain design details<br />

transforming your own home.<br />

The new year is a good time to scrutinise your four walls and your<br />

furniture assortment, and make a few changes to enhance your<br />

living quarters. Design professionals have a lot of tricks that can<br />

enliven rooms, whether it’s to make the most of a small space or<br />

add a dimension to a larger one. You can choose to break the<br />

rules or honour them. But everyone needs a little inspiration.<br />

“Many people are paralysed when it comes to making changes<br />

in their home, even small ones,” says Sheila Bridges, a New York<br />

designer. “People are freaked out by colour. They want to have<br />

everything look perfect immediately. But decorating is really<br />

a process. The longer it takes or the more you slow down and<br />

enjoy that process of building and editing, the better your home<br />

will evolve. We asked Bridges and other top designers to share a<br />

best practice with us – ideas they are incorporating into their own<br />

work right now, as well as those that have stood the test of time.<br />

LOOK TO YOUR TRAVELS FOR TEXTURE<br />

“My design aesthetic has always been intensely personal. As you<br />

look to update a room you’ve lived in for years, or if you’re starting<br />

fresh in a new home, begin by curating what you have. I like to bring<br />

together groupings of well-travelled objects, textiles, decorative<br />

accessories and furniture … things that represent the people who<br />

live there. Think hand-woven elements, thick textiles, objects<br />

that have patina and mix in with beautiful, neutral upholstery and<br />

furniture. A well-designed room is one that is layered and feels<br />

assembled over time.” – NATE BERKUS, NEW YORK The designer<br />

CHOOSE A BIG MIRROR FOR BIG IMPACT<br />

“Whenever presented with a narrow, unadorned space or merely a<br />

THINK BEYOND RECESSED LIGHTS<br />

“One of my go-to design techniques that I find adds a timeless touch<br />

to modern interiors is the use of flush-mounted lighting and wallmounted<br />

sconces in lieu of a sea of recessed ceiling lights, which<br />

can often feel impersonal.” – THOM FILICIA, NEW YORK The interiors<br />

HANG YOUR COLLECTIONS IN A GRID<br />

“Almost anything becomes interesting when hung in a grid. We<br />

renovated our office from a grocery store into a storefront design<br />

firm on a truly shoestring budget, and we hung the mugs in a grid<br />

pattern. This provides both a tidy way of storing mugs and visual<br />

interest, at virtually no cost. Children’s rooms are great places<br />

for this. A child’s hobby, such as tennis, can inspire a fun wall<br />

covering. We once glued a grid of used tennis balls to a wall in a<br />

bedroom.” – CARMEL GREET, WASHINGTON The architect and<br />

MAX OUT YOUR SOFA LENGTH<br />

“My go-to is loooooong sofas. Equally perfect for sprawling and<br />

napping as holding a gaggle of friends and family for cocktails or<br />

a buffet. I don’t watch much football, but great for a Super Bowl<br />

party, too!” – JAMIE DRAKE, NEW YORK The designer for Michael<br />

BUILD A GALLERY WALL AROUND THE LARGEST PIECE<br />

“I usually start with the largest piece first; in this case, it is a large,<br />

antique convex mirror from Paris that I’ve had on my wall for more<br />

than a decade. The next step is to build around it with both vertical<br />

and horizontal pieces, small and large, mixing frames and colours<br />

until you have a composition you like. It’s always a good idea to<br />

lay everything out on the floor first. Just be careful not to step on –<br />

WALLPAPER THE CEILING<br />

“One of my favourite ways to combine wallpaper and<br />

passemanterie is to paper the often-ignored ceiling and finish it<br />

with a tape trim, which adds such a surprising and luxurious detail.<br />

In this case, I used a wallpaper in a painted linen texture and<br />

added a small tape trim with faux nailheads around the edge of<br />

the ceiling where it meets the crown. Depending on the paper and<br />

trim that you use, it can be an affordable and easy way to dress up<br />

LINE YOUR BOOKCASES WITH FABRIC<br />

“Lining the back of your bookcases with wall covering or fabric is<br />

This detail is visually unifying and helps bring together a disparate<br />

collection of objects and books. Also, adding a beautiful lining such<br />

as a grasscloth or velvet elevates your collection into something<br />

COMPLEMENT THE VIEW WITH PAINT<br />

“In rooms where the view is paramount, the paint colours should<br />

blend with the exterior and be an extension of the exterior – in<br />

effect a seamless transition.” For a beach house interior she<br />

designed, the “master bedroom has a very light gray blue ceiling<br />

to look like the sky and water. The wall colour is a warm sand<br />

colour that is a reflection of the sand on the beach just outside the<br />

windows. Also, the overall colour palette and fabrics are in unison<br />

with the view and environment, not in competition.” – ERIN PAIGE<br />

Buoyed by rising sales and investor optimism, prices in LCRE markets rose by 14.2<br />

percent during the third quarter of this year, based on RCA’s Commercial Property Price<br />

Index. Separately, additional price indices reflected the strong gains in commercial<br />

valuations. The Green Street Advisors Commercial Property Price Index rose 10.6<br />

percent on a yearly basis during the third quarter, reaching a value of 119.3, the<br />

Fashion Spree is the long-term project<br />

Fashion Spree was the long-time vision of the late Nabll<br />

The opening of Fashion Spree comes more than 10 years<br />

after a factory oulet centre was initially launched on the<br />

same site, GazCorp ran a factory outlet on the same site<br />

from October 2003 until August 2004, in September of<br />

last year work on renovations that cost in the vicinity of<br />

$14 million commenced to refresh the site and return it to<br />

factory outlet centre status.<br />

‘’A lot of retailers were hesitant to do anything in the<br />

markets because they thought it might have destroyed<br />

their name a little bit.’’ Nicholas Gaza! Told inside Retail<br />

Weekly, which toured fashion Spree a weak before its<br />

official opening. “We had Glue, who were probably the<br />

first tenant to sign up. When the markets opened up, they<br />

did a quarter of a million dollar clearance sale to attract<br />

customers to the factory outlet.” Nicholas explained<br />

of the renovation done to transform the building from<br />

a market hall to a well-presented factory outlet with<br />

modem finishes. “But the tenants came in and saw it<br />

evolving and bought into the vision, The quality of the fitout<br />

has improved. Although it is an outlet, they’ve lifted<br />

the standard of what they’re offering as well, because of<br />

what they’re seeing internally happen in terms of the look<br />

and feel and the environment that’s there.”

At Fashion Spree’s grand opening retailers almost last<br />

out of stock, according to Nicholas Gazal. Nearly 60,000<br />

people visited the outlet in its first four days of trading<br />

(Thursday to Sunday).<br />

Fashion Spree joins Sydney’s two other existing dedicated<br />

factory outlets, Mirvac’s Birkenhead Point Outlet Centre<br />

and DFO Homebush at Sydney Olympic Park,<br />

While Sydney currently has less dedicated factory outlet<br />

centres than Melbourne does, retail property consultant,<br />

Michael Baker, said it’s hard to quantify whether there is<br />

an undersupply or oversupply of factory outlets in Sydney.<br />

‘’There is certainly a demand for the product, but the<br />

execution and the brand mix have to be really good;’<br />

Baker said, “It’s now becoming common for factory outlet<br />

centres to be built near traditional shopping centres,<br />

partly because retailers have increasing evidence that<br />

people who shop at their outlet stores are likely to spend<br />

more at their full-price stores as a result. In the case of<br />

Fashion Spree and Westfield Liverpool, I’m not sure there<br />

is much, if any, crossover between the brands. So it may<br />

actually affect Westfield Liverpool adversely, time will tell.”<br />

Fashion Spree will trade from 10:00am to 6:00pm six days<br />

a week, and from 10:00am to 7:00pm on Thursdays.<br />

Broader Plans<br />

The realisation of Fashion Spree Is the first step in a<br />

broader, five year plan by GazCorp to build a multipurpose<br />

retail precinct on the 160,000sqm site which has<br />

been in the Gazal family since the late 1980s and offers<br />

great visibility to passing traffic currently on the site<br />

adjacent to Sleeping Giant and Mayne Rugs & Flooring.<br />

At around 20 years old, the Megacentre property is<br />

dated and In need of a facelift.<br />

GazCorp’s brand plan is to develop the vacant land at<br />

the rear of the property, relocate the large format retail<br />

centre there then renovates the existing street-facing<br />

Megacentre property, which would then be an ideal<br />

location for a supermarket and discount department<br />

store, the most likely options being a Coles and a Kmart<br />

according to Gazal. “We’ve obviously been long term<br />

investors - we want to be here long term’ Nicholas said.<br />

“We’ve obviously been heavily involved in planning of<br />

the centre and have been very open In terms of what<br />

our vision Is for this site and what we want to achieve.<br />

We’ve been working closely with the local government.<br />

It’s been a difficult road at times. You have to convince<br />

people or the merit of what you’re trying to achieve and<br />

what it is,” If realised, such a multi purpose retail precinct<br />

would have few contemporaries in Australia. Gazal<br />

suggested GazCorp is drawing inspiration from The Base<br />

in Hamilton, New Zealand, and The Grove ln Los Angeles<br />

for their plans for the site.<br />

“To have all of these uses combined into one shopping<br />

centre is certainly unusual’ Baker said.”But it is done - in<br />

the US, these kinds of centres are called ‘power towns’<br />

and they incorporate a number of different shopping<br />

formats. They are often part of master-planned mixedused<br />

developments where there are no pre-existing<br />

shopping amenities. But even when you don’t have these<br />

multiple uses within one shopping centre, you often<br />

have them adjacent or near one another as different<br />

shopping centres under the same or different ownership.<br />

The centres complement each other and there is a lot of<br />

cross shopping that occurs between them.”<br />

“We see it as complementary and there’s no reason why<br />

they shouldn’t be able to cross trade with each other.”<br />

Nabil Jr explained. “On the weekend, you’re going to<br />

have the kids bowling in AMF. The wife is shopping at<br />

the outlets and then the husband coming into the bulky<br />

goods and buying bits, while picking up your groceries<br />

on the way home. That would be the ideal.
