SUMMER/AUTUMN 2016
From the
Editor’s desk
Plenty of room to move within the Precinct 75 grounds.
With the 1st quarter of 2016 been and gone and another record breaking quarter for Oxford Agency we are continuing to see strong demand across all
sectors of the real estate market in Sydney. We have seen a huge increase in off market transactions with purchasers keen to secure property without
having to compete on the open market and prepared to pay a premium for the privilege. The team celebrated Mardi Gras together this year on the roof
top of our flagship office which ironically was the old ‘taxi club’ site and we salute our local ANZ bank branch on Oxford Street having transformed its
retail space in support to identify & personify the 40 year long tradition of the parade and in representation of equality behind the rainbow flag.
The first quarter has already brought some excellent
deals and exciting news for Oxford, the team continues
to grow taking us to stature of over 30 staff members.
Alongside this growth, one of our most successful
agents, Shane Blackett has become a partner.
In this issue we feature the creative & vibrant precinct
that is 75 Mary Street, St Peters, Oxford has had a long
standing relationship with the team and will be working
alongside Precinct 75 this year, leasing numerous highly
desirable creative spaces.
Our cover photo showcases the original character of
the 1.5 hectare site which comprises of 12 character
buildings featuring over 80 creative suites. Vast and
diverse and filled with individual flair and sizes varying
from 80sqm – 740sqm host numerous retailers
including a microbrewery, winery, florist, hair studio,
gym, bakery, coffee house, fashion and interior designers.
The residential property market saw a slow down late
last year, however February to April 2016 has witness
some great “off market “ results with limited stock.
We anticipate the lead up to Spring to be very busy
especially with RBA’s recent announcement of a further
reduction of interest rates to an all time low. For those
who are considering selling we encourage you to take
advantage of limited supply and strong buyer demand
resulting in premium prices being achieved.
We also congratulate Matt Marano’s recent successful
move from residential property management to
residential sales. Matt has sold 14 properties, a
remarkable achievement in just a short period time.
We look forward to his continuing success.
The Commercial team hasn’t missed a beat since last
quarter, remaining busy with impressive deals executed
Oxford Village, Fashion Spree & Casba.
Project Marketing have launched a new development in
Marrickville, Fotheringham Row. Comprising of 7 beautiful
3 bedroom torrens titled terrace homes. Calacatta
Apartments Five Dock, Bella Apartments Gladesville, 88
Blaxland Apartments Ryde are all well underway with
constructions and some are nearing completion.
Lastly, we applauded our facilities management team,
this sector has had the biggest growth over the last
quarter and it continues to reach new heights and sets a
benchmark in service excellence.
The French provincial residence, called Touraine, was built in
2002 and has eight bedrooms, all with luxury spa ensuites as
well as an indoor fountain and its own huge dance studio.
Agent Sally-Anne McQuillan from Oxford Agency said the jawdropping
acreage is expected to sell for around $12 million
and has already attracted the interest of international sheiks to
high net-worth individuals.
“It is like a Beverly Hills mansion and completely out of NSW
and into somewhere that a celebrity lives,’’ she said “It is a
commanding residence and the photos don’t show the full
gravity of the house until you are standing in (it).’’
Its grand exterior is matched only by its grand interior. The
estate includes a stunning in-ground pool, spa, sauna, cabana
and championship sized tennis court. A water feature, which is
currently deactivated, cascades down a flight of steps from the
outdoor terrace over the tiered garden to a beautiful dam.
Inside the opulent home is an elegant banquet-sized formal
dining room and adjoining lounge overlooked by a mezzanine
with a grand piano. There is a theatre room and games room
with wet bar.
The luxury master bedroom is its own private retreat with a
sitting area, detailed ceilings, three balconies, a vast walk-in
wardrobe and a luxurious ensuite.
A tartan wall is a distinguishing touch in the custom built
office, which also has its own log fireplace. The stone
and timber kitchen has its own cool room and is fitted
with Gagganau appliances. Spoil yourself in one of the 11
bathrooms, with spas.
“The home has really been designed for entertaining — they
once had a party there for 1000 people which locals still
talk about and has had some notable experiences,’’ Ms
McQuillan said.
“We have just been inundated with the level of inquiry, it has
just gone crazy.’’ Among those eager buy the property is a
commercial company keen to turn the home into a respite care
centre for cosmetic surgery patients.
Extras include a basement cellar, a CCTV security ¬system and
triple lock-up garage or simply relax by the resort-style pool.

Owners of a tiny Surry Hills terrace make $60k in
seven months after it sold for
$900k
NSW Realestate News
A TINY 63 sqm terrace in Surry Hills secured $900,000 at auction, $60,000 more than when it last traded just seven months ago.
October 24, 2015 Erin Forster Real estate reporter. News Corp Australia Network
Six buyers registered to bid on the bright yellow onebedroom
home at 7 Little Bloomfield Street, which
sits tucked away behind bustling Crown Street, with
an opening bid of $800,000 made within a minute of
the auction starting. The tiny yellow terrace at 7 Little
Bloomfield Street, Surry Hills sold for $900,000. A quick
succession of $10,000 and $20,000 bids followed,
before slowing in the high $800,000’s.
The home was eventually snapped up by an investor
who outbid several young couples to secure the sale.
He said that while he hadn’t been looking to buy the
property, after having recently bought on nearby Bourke
Street, he jumped at the chance when he saw it listed.
The property last traded in March for $840,000,
representing a $60,000 capital gain in seven months.
He plans to use the recently approved DA to add a
second storey as part of a renovation and rent it out.
The vendor, Ms Kim, bought the terrace back in March
for $840,000 and leased it out while getting the DA
approval, before relisting the property with hopes of
fetching around $900,000. A crowd of about 30 turned
up to the auction of the terrace. Her son said that
although the family was happy with the result, he wasn’t
as satisfied.
Oxford Real Estate Darlinghurst selling agent Michael
Marano said the sale was definitely a reflection of
the changed market. “I think leading up to Christmas,
nothing will change,” he said. “(Buyers) always want
more and it was just a touch under the reserve.” In
July this year, a run down two-bedroom terrace next
door sold for $1.05 million. The home had a recently
approved DA for a second storey.
Feature Restaurant:
Porteno
Bodega was opened by chefs Ben Milgate and Elvis
Abrahanowicz, along with Joseph Valore in August 2006.
The one room tapas restaurant was quickly successful and
very soon expanded to take over the café next door.
The three opened their second restaurant, Porteño, in
September 2010. Porteño’s design was inspired by the
Estancias of Argentina and the focus of the restaurant
is traditional Argentinian BBQ. The restaurant space is
complimented by a cocktail bar Gardel’s Bar, located
upstairs from the main dining floor.
Both restaurants and Gardel’s Bar have been well
reviewed by both the local and international press and
public. Their accolades include a consistent placing on the
Gourmet Traveller national top 50 restaurants lists and the
awarding of Sydney Morning Herald Chef of the Year for
Milgate and Abrahanowicz (2013). Other awards include
SMH, Time Out and Gourmet Traveller for Best New
Restaurant 2011 and SMH two Chefs Hat 2012, 2013, 2015,
2016 at Porteno. Bodega has recurrently received SMH
one Chefs Hat while Gardel’s Bar was awarded Time Out
Best Bar Food and Design in 2011.
Since opening Porteño, the group has become more
involved in catering for larger scale events, both in
house and externally. In the restaurant Porteño has
accommodated for private events for over 200 people,
and outside of the restaurants Porteño has been involved
with some of the most prestigious festivals in Sydney.
ANZ Reveals This
Year’s Festive
Offering In Support
Of Mardi Gras
1 of 1 5/03/2016 2:45 pm
10 years ago ANZ did something very un-bank like when they revealed it’s GAYTMs,
bright and glittery cash machines around Sydney’s Oxford Street and Darlinghurst area, in
support of the Gay and Lesbian Mardi Gras.
In the years that followed, the public have been excited
to see each year’s offering as the machines have
become more flamboyant and intricate.
ANZ revealed that in honour of the 10th anniversary
of the bank’s Sydney Gay and Lesbian Mardi Gras
sponsorship, ANZ will become GAYNZ, with the bank’s
Oxford Street branch at the heart of the Mardi Gras
parade route being rebranded as a GAYNZ branch.
Completely transformed both inside and out, the branch
appears more like an art gallery or luxury hotel than a
modern day bank outlet. The fit out is a baroque-inspired
celebration of LGBTI culture and features two new
GAYTMs, ornate walls, a marbled floor and 16 unique,
hand-painted murals inspired by the LGBTI community.
“It looks like Liberace’s lounge room,” laughed a visitor.
“Enter through the pink flowery tunnel-like doorway and
you might feel like you’ve stepped into a palace”.
This year ANZ will have more people than ever
participating in the Mardi Gras Parade with 230 staff,
family and friends set to march.
Four GAYTMs have also been returned to the George
Street and Pitt Street branches. ATM operator fees for
non-ANZ cardholders from GAYTMs will be donated to
Twenty10 – a not-for-profit organisation working with
and supporting people of diverse genders, sexes and
sexualities, their families and communities.

Nine insider tips for upping
your design game
JURA KONCIUS
As you study vignettes on your
bookmarked design blogs, flip through
pages of shelter magazines and bingewatch
home improvement shows, it’s
hard not to imagine certain design details
transforming your own home.
The new year is a good time to scrutinise your four walls and your
furniture assortment, and make a few changes to enhance your
living quarters. Design professionals have a lot of tricks that can
enliven rooms, whether it’s to make the most of a small space or
add a dimension to a larger one. You can choose to break the
rules or honour them. But everyone needs a little inspiration.
“Many people are paralysed when it comes to making changes
in their home, even small ones,” says Sheila Bridges, a New York
designer. “People are freaked out by colour. They want to have
everything look perfect immediately. But decorating is really
a process. The longer it takes or the more you slow down and
enjoy that process of building and editing, the better your home
will evolve. We asked Bridges and other top designers to share a
best practice with us – ideas they are incorporating into their own
work right now, as well as those that have stood the test of time.
Here are their emailed suggestions, suitable for pinning to your
“Designer Secrets” inspiration board.
LOOK TO YOUR TRAVELS FOR TEXTURE
“My design aesthetic has always been intensely personal. As you
look to update a room you’ve lived in for years, or if you’re starting
fresh in a new home, begin by curating what you have. I like to bring
together groupings of well-travelled objects, textiles, decorative
accessories and furniture … things that represent the people who
live there. Think hand-woven elements, thick textiles, objects
that have patina and mix in with beautiful, neutral upholstery and
furniture. A well-designed room is one that is layered and feels
assembled over time.” – NATE BERKUS, NEW YORK The designer
and author launched his TV career on Oprah in 2002.
CHOOSE A BIG MIRROR FOR BIG IMPACT
“Whenever presented with a narrow, unadorned space or merely a
blank wall, remember that a large mirror acts like adding a window
to a room. This simple trick works because the reflection gives the
perception of another space beyond, and as you move around, so
does the view.” – PATRICK SUTTON, BALTIMORE The designer’s
work can be found in homes, hotels and restaurants, including Azumi
and Loch Bar.
THINK BEYOND RECESSED LIGHTS
“One of my go-to design techniques that I find adds a timeless touch
to modern interiors is the use of flush-mounted lighting and wallmounted
sconces in lieu of a sea of recessed ceiling lights, which
can often feel impersonal.” – THOM FILICIA, NEW YORK The interiors
expert in the Emmy-winning Queer Eye for the Straight Guy.
HANG YOUR COLLECTIONS IN A GRID
“Almost anything becomes interesting when hung in a grid. We
renovated our office from a grocery store into a storefront design
firm on a truly shoestring budget, and we hung the mugs in a grid
pattern. This provides both a tidy way of storing mugs and visual
interest, at virtually no cost. Children’s rooms are great places
for this. A child’s hobby, such as tennis, can inspire a fun wall
covering. We once glued a grid of used tennis balls to a wall in a
bedroom.” – CARMEL GREET, WASHINGTON The architect and
designer’s firm is District Design in Washington.
MAX OUT YOUR SOFA LENGTH
“My go-to is loooooong sofas. Equally perfect for sprawling and
napping as holding a gaggle of friends and family for cocktails or
a buffet. I don’t watch much football, but great for a Super Bowl
party, too!” – JAMIE DRAKE, NEW YORK The designer for Michael
Bloomberg and Madonna is the owner of Drake Design Associates.
BUILD A GALLERY WALL AROUND THE LARGEST PIECE
“I usually start with the largest piece first; in this case, it is a large,
antique convex mirror from Paris that I’ve had on my wall for more
than a decade. The next step is to build around it with both vertical
and horizontal pieces, small and large, mixing frames and colours
until you have a composition you like. It’s always a good idea to
lay everything out on the floor first. Just be careful not to step on –
SHEILA BRIDGES, NEW YORK The Harlem-based designer for Bill
Clinton also created the popular Harlem Toile de Jouy wallpaper.
WALLPAPER THE CEILING
“One of my favourite ways to combine wallpaper and
passemanterie is to paper the often-ignored ceiling and finish it
with a tape trim, which adds such a surprising and luxurious detail.
In this case, I used a wallpaper in a painted linen texture and
added a small tape trim with faux nailheads around the edge of
the ceiling where it meets the crown. Depending on the paper and
trim that you use, it can be an affordable and easy way to dress up
your ceiling or walls” – MICHAEL HAMPTON, WASHINGTON The
designer’s projects include homes across the Washington area as
well as Santa Fe.
LINE YOUR BOOKCASES WITH FABRIC
“Lining the back of your bookcases with wall covering or fabric is
a wonderful way to add depth, layering and richness to a room.
This detail is visually unifying and helps bring together a disparate
collection of objects and books. Also, adding a beautiful lining such
as a grasscloth or velvet elevates your collection into something
even more precious.” – JOSE SOLIS BETANCOURT AND PAUL
SHERRILL, WASHINGTON The pair have been partners in the firm
Solis Betancourt & Sherrill since 1992 .
COMPLEMENT THE VIEW WITH PAINT
“In rooms where the view is paramount, the paint colours should
blend with the exterior and be an extension of the exterior – in
effect a seamless transition.” For a beach house interior she
designed, the “master bedroom has a very light gray blue ceiling
to look like the sky and water. The wall colour is a warm sand
colour that is a reflection of the sand on the beach just outside the
windows. Also, the overall colour palette and fabrics are in unison
with the view and environment, not in competition.” – ERIN PAIGE
PITTS, GIBSON ISLAND, MARYLAND., AND DELRAY BEACH,
FLORIDA. A coastal-design specialist, she has worked on projects
across the country.

How to travel further on a dwindling dollar
Over the past decade, a soaring Aussie dollar has made overseas holidays more affordable, more often for thousands of Australians with
itchy feet, but the times they are a-changin’.
With our Aussie dollar dropping back into the $US.70 bracket in recent times, that Route 66 road trip, walking holiday
in Tuscany or summer wandering the Continent has become less of a bargain than once it was. Travellers who don’t
want to swap Barcelona for Batemans Bay may need to look for ways to trim the tab. Here are some tips.
CHECK YOUR CARDS
Most of us rely on credit cards while travelling but high
currency conversion, cash advance and foreign ATM access
fees can dent the budget. Shop around before you take off,
resident money expert at Finder.com.au Michelle Hutchison
advises. If you face a ruinous fee when you use the ATM,
then consider making larger withdrawals less frequently
or teaming up with a partner or friend who enjoys more
favourable terms. “If you don’t have a credit card which
waives foreign transaction or withdrawal fees but a travelling
companion does, then transfer your funds over to them and
get them to withdraw money for you,” Hutchison says.
BLOWER BLOW-OUTS
In today’s hyper-connected world, travelling overseas with
a mobile phone is the norm but those who don’t sort out
their roaming arrangements in advance can find themselves
returning to a beefy bill. Check your phone is unlocked before
you leave so you can swap your Australian SIM card for a
local one or get an international prepaid phone card,
THE SLOW BOAT
Travel is about the journey not the destination - so why
not say no to the direct flight and yes to a cheaper,
multi-stop alternative? Instead of groaning about the
transit wait, make the most of the opportunity for a ministopover
or free whistle stop tour of cities that wouldn’t
otherwise have made it onto your itinerary, Cheapflights
global communications head Phil Bloomfield suggests.
CHEAPER DIGS
Along with airfares, accommodation can be the biggest
expense on an overseas jaunt. Check out the internet’s
usual plethora of low cost and last minute hotel options
or consider making yourself at home in someone else’s
home, courtesy of Airbnb. Now boasting more rooms
than major hotel chains, the home-stay site can provide
a place to call home - temporarily - almost anywhere
in the world, for a steep discount on the price of an
equivalent standard hotel.
FEATURE
Sydney welcomed its third factory outlet with the official
opening of Fashion Spree in Liverpool in Sydney’s
southwest on Thursday March 17.
Fashion Spree is the long-term project
of family-owned real estate investment
company, GazCorp, and sits on a
160,000sqm site a stone’s throw from
Westfield Liverpool.
Housed in a 14,500sqm building that for a number of
years housed markets, Fashion Spree features over
50 retail brands as well as food & beverage retailers.
Fashion Spree marks the outlet debut in Sydney for 13
brands including Bardot, Supre, Factorie, Forecast, Vans
and Original UGG Australia. Other leading retail brands in
Fashion Spree, whose 55 stores are fully leased (on five
year leases) save for what will be a month-long rotating
pop up store, including Glue Store, Asics, Fila, Ron
Bennett, Country Road, Mimco, Review, Bonds, Sheridan,
Converse, Sketchers, Marcs, Seafolly, Wanted Shoes;
Bed Bath & Table, Smiggle, Jay Jays, Portmans, Just
Jeans, Vans, Florentine Eye-wear, and Giordano.
Food retailers in Fashion Spree includes Sahara Grill.
Hokka Hokka, Sushiru, Boost Juice and two local cafes.
Fashion Spree was the long-time vision of the late Nabll
Gazal, whose sons and GazCorp directors, Nicholas and
Nabil, have seen the project through to fruition.
The opening of Fashion Spree comes more than 10 years
after a factory oulet centre was initially launched on the
same site, GazCorp ran a factory outlet on the same site
from October 2003 until August 2004, in September of
last year work on renovations that cost in the vicinity of
$14 million commenced to refresh the site and return it to
factory outlet centre status.
‘’A lot of retailers were hesitant to do anything in the
markets because they thought it might have destroyed
their name a little bit.’’ Nicholas Gaza! Told inside Retail
Weekly, which toured fashion Spree a weak before its
official opening. “We had Glue, who were probably the
first tenant to sign up. When the markets opened up, they
did a quarter of a million dollar clearance sale to attract
customers to the factory outlet.” Nicholas explained
of the renovation done to transform the building from
a market hall to a well-presented factory outlet with
modem finishes. “But the tenants came in and saw it
evolving and bought into the vision, The quality of the fitout
has improved. Although it is an outlet, they’ve lifted
the standard of what they’re offering as well, because of
what they’re seeing internally happen in terms of the look
and feel and the environment that’s there.”
40 FLINDERS ST DARLINGHURST NSW 2010 PHONE (02) 9331 2180
PAGE 35
At Fashion Spree’s grand opening retailers almost last
out of stock, according to Nicholas Gazal. Nearly 60,000
people visited the outlet in its first four days of trading
(Thursday to Sunday).
Fashion Spree joins Sydney’s two other existing dedicated
factory outlets, Mirvac’s Birkenhead Point Outlet Centre
and DFO Homebush at Sydney Olympic Park,
While Sydney currently has less dedicated factory outlet
centres than Melbourne does, retail property consultant,
Michael Baker, said it’s hard to quantify whether there is
an undersupply or oversupply of factory outlets in Sydney.
‘’There is certainly a demand for the product, but the
execution and the brand mix have to be really good;’
Baker said, “It’s now becoming common for factory outlet
centres to be built near traditional shopping centres,
partly because retailers have increasing evidence that
people who shop at their outlet stores are likely to spend
more at their full-price stores as a result. In the case of
Fashion Spree and Westfield Liverpool, I’m not sure there
is much, if any, crossover between the brands. So it may
actually affect Westfield Liverpool adversely, time will tell.”
Fashion Spree will trade from 10:00am to 6:00pm six days
a week, and from 10:00am to 7:00pm on Thursdays.
Broader Plans
The realisation of Fashion Spree Is the first step in a
broader, five year plan by GazCorp to build a multipurpose
retail precinct on the 160,000sqm site which has
been in the Gazal family since the late 1980s and offers
great visibility to passing traffic currently on the site
adjacent to Sleeping Giant and Mayne Rugs & Flooring.
At around 20 years old, the Megacentre property is
dated and In need of a facelift.
GazCorp’s brand plan is to develop the vacant land at
the rear of the property, relocate the large format retail
centre there then renovates the existing street-facing
Megacentre property, which would then be an ideal
location for a supermarket and discount department
store, the most likely options being a Coles and a Kmart
according to Gazal. “We’ve obviously been long term
investors - we want to be here long term’ Nicholas said.
“We’ve obviously been heavily involved in planning of
the centre and have been very open In terms of what
our vision Is for this site and what we want to achieve.
We’ve been working closely with the local government.
It’s been a difficult road at times. You have to convince
people or the merit of what you’re trying to achieve and
what it is,” If realised, such a multi purpose retail precinct
would have few contemporaries in Australia. Gazal
suggested GazCorp is drawing inspiration from The Base
in Hamilton, New Zealand, and The Grove ln Los Angeles
for their plans for the site.
“To have all of these uses combined into one shopping
centre is certainly unusual’ Baker said.”But it is done - in
the US, these kinds of centres are called ‘power towns’
and they incorporate a number of different shopping
formats. They are often part of master-planned mixedused
developments where there are no pre-existing
shopping amenities. But even when you don’t have these
multiple uses within one shopping centre, you often
have them adjacent or near one another as different
shopping centres under the same or different ownership.
The centres complement each other and there is a lot of
cross shopping that occurs between them.”
“We see it as complementary and there’s no reason why
they shouldn’t be able to cross trade with each other.”
Nabil Jr explained. “On the weekend, you’re going to
have the kids bowling in AMF. The wife is shopping at
the outlets and then the husband coming into the bulky
goods and buying bits, while picking up your groceries
on the way home. That would be the ideal.

After more than a century,
Glebe’s secret backyard is being
unlocked, as the former Harold
Park Paceway enters a new era.
Harold Park by Mirvac is creating
a revived living precinct that
celebrates the neighbourhood’s
rich history and opens up the
foreshore’s parklands – a new and
vibrant village in the green heart
of Sydney’s Inner West.

Mirvac has recently commenced
work on the restoration and
adaptive reuse of the Rozelle
TRAMSHEDS. Forming one of the
key elements of the Harold Park
redevelopment, the TRAMSHEDS
will be home to a community
scale supermarket, market food
halls, boutique retailers, cafes,
restaurants and a gymnasium as
well as 500sqm of community
space dedicated to Council.
Located on the northern edge of Harold Park, the
heritage-listed Rozelle Tramsheds now have a much
brighter future in store. The revived Tramsheds will retain
their iconic character and their impressive, industrial
proportions. You’ll see Sydney’s heritage preserved
in the brick façade and that so often photographed
sawtooth roof. But beneath the towering glass ceilings
the changes to the old depot will be state-of-the-art.
Work has recently commenced on the restoration
and adaptive reuse of the Tramsheds. Forming one of
the key elements of the Harold Park redevelopment,
the Tramsheds will be home to a community scale
supermarket, market food halls, boutique retailers,
cafes, restaurants and a gymnasium as well as 500sqm
of community space dedicated to the City of Sydney
Council. The flexible food hall will serve as a food court
through the week and convert to a demonstration or
cooking school space on demand. There will also be
encouragement for start-ups to gain a foothold with popup
stores that focus on seasonality and provenance.
On completion the Tramsheds will provide a destination
within the future parklands that we know will become
a favourite place for the residents of Harold Park, the
broader inner west community and beyond. A place
where the community comes together and where
you can gather everything you need under one roof,
seeing friends and neighbours along the way.
Mirvac are committed to a greener way of life, applying
environmentally responsible design principles across
all their developments. All Harold Park’s residential
buildings have been designed to achieve a 6 STAR
Building Sustainability Index (BASIX) rating. In fact, our
buildings exceed BASIX requirements by 25%. We
achieve this by keeping energy use to a minimum with
efficient lighting and low energy appliances, with homes
designed to maximise sunlight and cross-flow ventilation.
Mirvac’s Water Sensitive Urban Design Initiatives
create innovative reductions in potable water demand.
Rainwater is harvested from rooftops for use in toilet
flushing, car wash bays and landscape irrigation.
Additionally, stormwater retention and filtration systems
have been incorporated within the streetscape.
All our apartments exceed BASIX water targets by
25% and also include 4 star WELS rated taps, toilets
and showers as well as 4 star dishwashers and clothes
dryers.
Mirvac’s social sustainability initiatives provide benefits
to the wider community while reducing the environmental
impact. The opening of Harold Park means greater
accessibility for local residents to public transport, as
well as improved bicycle and pedestrian access to light
rail and bus networks and to the surrounding suburbs
of Forest Lodge, Annandale and Glebe. A vast area of
public open space has been returned to the community
creating 38,000 sqm of public parkland.
5 Benefits To Buying Off The Plan
As A First Time Buyer
There are some good reasons why you
may consider buying off the plan. It’s
possible of course that all of these reasons
may not apply to your individual situation,
but nonetheless these are some of the
major reasons.
A BETTER PRICE
We all like to save money. When developers first offer
their new products to the market they usually start with
lower prices to encourage a faster sales rate. When
construction commences, and the developer has met
their construction finance requirements, prices usually
rise. Therefore, for investors who commit early to the
project there is often a good price incentive.
TAX BENEFITS
As with all investment property purchases there are
some significant tax benefits available. These benefits
are greater when property is newer because there are
more tax depreciations available. Those benefits are
greatest when the property is brand new so buying offthe-plan
maximised your available tax deductions.
SECURE PROPERTY AT TODAY’S PRICE
When buying off-the-plan, an investor can secure
property at today’s price yet often not have to settle for
up to 18 months or in some cases, even longer. What this
means is that while you pay a 10% deposit upon signing
a contract, you don’t have to pay the balance of the
money until the property is complete. In the meantime,
especially in a rising market, you can enjoy the benefit of
any capital growth that occurs on the property. Of course
if prices were to fall, which has rarely happened in most
areas of Australia, and certainly not for long periods of
time, you have to wear that risk.
Property is a long term investment. Providing you are
buying with the intention of holding long term, buying
off-the-plan works well for most investors.
ABILITY TO SAVE
If you’re an owner occupier purchasing off-the-plan, you
instantly have the added advantage of ‘putting things in
order’ before you move in. Coordinating the sale of an
existing property can be stressful, but knowing that you
have some time before your new property is ready
to occupy provides you with valuable time to plan for
your move and can reduce your stress considerably.
CONSIDER THIS…
• The project may be delayed.
• Allow for variation in finishes & materials.
• Expected capital growth can take some time.
• You can’t physically walk through the property you
are buying.
Get yourself into financial order;
know your financial position, your
borrowing capacity and the lending
policies of the bank in relation to
different property types and locations.
1
2
3
4
5
Do your research; don’t buy the first
property you look at. Understand the
median apartment prices growth,
vacancy rates, rents, employment
statistics and demographics. Get
to know the area, transportation
linkages, and current and planned
infrastructure projects.
Research the development team,
who’s going to deliver this project?
What’s the track record for the builder,
developer, architect and sales agent?
Go and visit some of the builder and
developers recent projects.
Get proper independent legal advice
from a specialist property lawyer
before signing anything.
Understand the time frames around the
delivery of the project and the sunset
dates in the contract of sale.
Many buy off-the-plan as an
investment, but purchasing fresh off
the production line can also offer real
advantages for first home buyers.

About Oxford Agency
Established in 1950, the Oxford Agency (Oxford) is
one of inner Sydney’s oldest and most trusted real
estate brands. Oxford is a name synonymous with
integrity, excellence and knowledge amongst clients
and the real estate fraternity. Delivering exceptional
results which increase the value of property
portfolios is at the core of its work.
Many clients have been with the business since inception and several generations
of families continue to use the expertise at Oxford. Loyal clients are varied and
include high net worth individuals, family run businesses and major institutions.
A gap in the market was identified by Oxford to provide professional counsel
across the entire property spectrum. The company has since capitalised on
this opportunity. The highly experienced leadership team offers unsurpassed
advice in the residential, commercial, asset management, project marketing,
facilities management and advisory areas. It is the only real estate agency in the
inner city to offer quality property guidance across this array of sectors in the
relentless pursuit of service excellence.
Over a period spanning almost seven decades, the business has transacted
thousands of property deals worth billions of dollars. A transparent approach
supported by tailored property solutions is paramount at Oxford. The
company’s long standing history provides the foundation for a real estate
agency that clients can trust.
