MESSAGE OF ADMINISTRATOR
DHA KARACHI
It gives me great pleasure to interact with the residents and stakeholders of DHA City Karachi (DCK), and to
extend my best wishes to them. It is heartening that DCK project is maintaining its momentum and moving
ahead with leaps and bounds making impressive inroads of strategic significance.
The ongoing fast-track development and initiation of new projects/novel interventions in DCK have
given a tremendous boost to the project. DCK in a very short span of time has emerged as a dynamic
project of international stature which has all the potential to provide an ambience of modern, secure
and comfortable living to its residents.
The recent agreement signing and groundbreaking ceremony for establishment of a new Campus of DOW
University of Medical Sciences in DCK is a momentous initiative for a quantum leap forward in the field of
healthcare and medical services. This and a host of other schemes including DHA Oasis, Farmhouses II and
Chalets (being launched shortly), ongoing sector development works, initiation of housing project in
Sector-3, 1.5 MW Solar Power project and launching of infrastructure development work in Sector 14 are
testimony of the credibility and potential of DCK in the field of housing and development.
Other significant upcoming developments of DCK include construction of DHA Suffa University in Central
Business District (Knowledge Park) of DCK, construction of College in Sector-3, Hilltop Club Project and
launching of redesigned DCK Entrance Gate Project. All these projects have given a new dimension and an
added value to DCK to make it as the fastest growing residential project of the country with a vision for future.
The dynamic value additions in DCK are reassuring which is evident in shape of phenomenal increase in
property/plot prices in DCK. DHA City Karachi is moving ahead as a trendsetter project in housing and
community related development. DCK has indeed become a most attractive, safe and profitable option for
real estate investment in the country today.

MOST PROFITABLE REAL ESTATE INVESTMENT
DHA City Karachi (DCK) is a uniquely planned residential project of international stature. DHA in the last one year has
made some remarkable interventions in DCK which has given a new dimension and an added value to the project. MoUs
for Establishment of Shaukat Khanam Memorial Cancer Hospital and a new IBA Campus in DCK have been signed.
Agreement Signing for Establishment of DOW Medical University Campus and a state-of-the-art Liver Transplant Centre
in DCK has also been concluded. Malir Motorway (M-9) project connecting DHA with DCK, that will curtail the travelling
time to DCK to 20 minutes, is in the active stage of planning. Yet another outstanding feature of DCK is launching of DHA
Oasis Project (Farmhouses) which is swiftly being developed as a marvel of superior architecture and extravagance and
will redefine the concept of luxurious lifestyle in the country. Farmhouses-II and Chalets are shortly being launched. All
these exciting and wonderful interventions have enhanced the value and stature of DCK tremendously.
People are constantly showing tremendous interest in DCK which is simply a reflection of high degree of confidence and
trust of public in DHA City Karachi which is overwhelming and in fact is a ringing note of their endorsement in the project.
The prices of plots in DCK have consistently shown a sharp rise. Despite a temporary slum in property prices all over
the country, the prices of DCK plots are gradually coming back to its previous value and showing positive sign of
stabilization. DHA City Karachi infact has become the most profitable haven for real estate investment. The price
comparison of plots of last year and present prices amply substantiate the same.

VISIT TO
DHA CITY
KARACHI
Adjutant General (AG) GHQ, Lt Gen Anwar Ali Hyder visited the
DHA City Karachi project. Administrator DHA Brig. Zubair Ahmed
apprised the AG about DCK’s development strategy and the
progress of the ongoing development works in DCK to make it
livable by this year.
Later the AG drove through various sectors of DCK where he saw
the infrastructure/sector development works going on in full swing.
AG performed the groundbreaking of Sector-14 development
works. In Sector-14 of DCK, a number of dedicated plots have
been catered for junior commissioned officers (JCOs) and soldiers
of Pakistan Army as per the vision and direction of COAS General
Raheel Sharif. Adjutant General was also briefed on the site about
the Farmhouses project which is being developed at a galloping
pace.
The Adjutant General commended the pace and quality of
development works going on in DCK which he said were
reassuring and substantiate the credibility and professionalism of
DHA.

PROMISE
DOW MEDICAL UNIVERSITY
CAMPUS IN DCK
Groundbreaking and Agreement Signing Ceremony for establishment of a new Campus of DOW University
of Health Sciences (DUHS) and a state-of-the art Liver Transplant Centre at the dedicated Healthcare
District of DHA City Karachi (DCK) was held at DCK. Governor Sindh, Dr Ishrat-ul-Ebad Khan and
Commander 5 Corps Lt Gen Naveed Mukhtar were the chief guests of the ceremony.
The Governor appreciated the courageous decision of DOW University taken with support of DHA to
establish its new Campus at DCK which will extend the frontiers of world-class medical education and
qualitative healthcare services in the province. He said that the new health facility at DCK would be the
most modern/advanced facility in the region.
Commander 5 Corps Lt Gen Naveed Mukhtar commended the decision of DUHS to establish its campus
in DCK that would be harbinger of the beginning of a new era of medical progress and advancement in the
country. He said that the strength of nation is dependent on the health and vitality of its people and it was
reassuring that the new DUHS Campus would be instrumental in extending the qualitative healthcare and
medical services outreach to the masses.
VC DUHS Dr Masood Hameed Khan said that DOW University will establish its campus spread over 10
acres of land under a four staged development program starting with immediately setting up of a
Dispensary and an Ambulance service, followed by a Medical Centre next year, graduating to a Secondary
Care Hospital and finally culminating into establishment of a full-fledged Medical College linked to a fully
functional Teaching Hospital.
Administrator DHA Brig Zubair Ahmed said that DCK Healthcare District, spread over 95 acres of land, will
have different campuses and presence of leading hospitals and medical enterprises that will make it a
nucleus for provision of world-class healthcare and medical facilities to the public.

1.5 MW SOLAR PARK PROJECT
A SIGNIFICANT RENEWABLE
GREEN ENERGY INITIATIVE IN DCK
DCK is an exclusive environmental friendly residential project of the country where clean and environmentally safe
renewable energy will be used in addition to the conventional source of energy. DCK is an open terrain exposed to lot
of sunshine and wind which will be harnessed to produce renewable green energy. A 1.5 MW Solar Park project as an
energy smart initiative is being developed in the Campsite Area of DCK Gateway District. The project is near completion.
Salient features of the project include:
EXCITING CYCLING EVENT
AT DCK
A lively cycling event was organized by DHA with much fanfare at the serene and picturesque location of the upcoming
DHA City Karachi (DCK) project on Super Highway. About 70 enthusiastic cyclists belonging to the outfit called Critical
Mass, an organization for promotion of cycling, participated in the truly inspiring event. It was a thrilling and exciting
experience for the participants as they traversed the 20 km cycling track passing through undulating grounds,
depressions, bridges, valleys, boulevard and roundabouts of DCK getting closer to nature while enjoying every moment
of the cycling ride.
This 1.5 MW Solar Farm will serve as a pilot project which will later be extended to maximize the power generation
through extension in existing project. This project is a significant step forward towards the sustainability concept
of DCK and an excellent example of use of renewable green energy.
Solar Tree like structures built will efficiently utilize the parking lot for a dual purpose i.e. providing shade for parked
vehicles as well as to generate solar energy. Solar Panels have been fixed on the top of the Parking Area Shed;
moreover Solar Panels will also be fixed on roof of buildings in DCK. Ground Mounted Solar Panels will also be
placed on ground in the area designated for the purpose.
Solar Park will initially provide energy to 5 projects including Solar Water Pumping RO Plants, Covered Parking Lot,
Campsite Buildings, Multi Storey Complex, Solar Pumping Stations and Solar Street Lights. It will also cater for the
initial energy demand of Sector-3.
A sumptuous brunch was arranged for the spirited cyclists at DCK Visitors Centre. Project Director DCK Brig. (R)
Muhammad Rafique presented souvenirs to the participants at the end of the cycling race.
This Sports Event was organized to promote healthy and constructive trends in society. The exciting cycling event is
manifestation of the progressive and enlightened vision of DHA City Karachi.
Ground Mounted Solar Photo Voltage (PV) Cells in a grid configuration will be installed on rooftops of
buildings/structures for generation of solar energy.
In every house 30% load will be met through Solar Energy (3 KWs to 5 KWs).
High efficiency PV modules (+300W) are being used with the state-of-the-art Grid Connected Invertors.
Top of the line Solar PV Cells have been procured from China while hi-tech state-of-the-art Grid Invertors being
used are from Germany.

INITIATION OF
EXTENSIVE
PLANTATION
CAMPAIGN IN DCK
The saplings chosen for plantation i.e. mostly Keekar and Neem trees are suitable as per the existing weather and soil.
The dynamic team of DCK Horticulture will ensure proper growth and protection of planted trees to make the campaign
a success in true letter and spirit.
A number of stakeholders comprising governmental and nongovernmental departments and NGOs including DHA,
DCK, World Wide Fund for Nature, Cantonment Board Clifton, Sindh Forest Department, National Forum for
Environment and Health, Mera Karachi Group, Critical Mass of Bikers, Institute of Architects Pakistan Chapter, Pakistan
Green Building Council, Vintage and Classic Car Club of Pakistan, the Pack-Group of Heavy Bikers, Osmani &
Company, DHA Oasis and Defence Central Library are part of the campaign.
An extensive tree plantation campaign ‘Go Green DHA’ jointly initiated by Defence Housing Authority Karachi and World
Wide Fund for Nature (WWF) to add to the greenery of the upcoming DHA City Karachi (DCK) project in a massive
manner began in August 2016. Project Director DCK Brig. Muhammad Rafique planted a sapling of fruit tree in a
ceremony held at DCK project site which marked the beginning of the environmental friendly campaign.
A record number of 100,000 plants of various trees will be planted all along the nook and corner of DCK during the
campaign. This is a momentous initiative of DHA towards making 12000 acres of DCK terrain truly green in all aspects
in accordance with its declared status of a sustainable green city of Pakistan. The saplings of appropriate fruit and
shady trees will be planted across the undulating semi hilly terrain of DCK that will significantly add to the vegetation
and greenery of the area making DCK an environment/eco friendly residential project of significance. PD DCK said that
‘Go Green DHA’ is not only a campaign but a versatile action plan that will go a long way to mitigate environmental
degradation and global warming in DHA City.

DHA FARMHOUSES
REDEFINING LUXURIOUS
CONCEPT OF LIVING
The recently launched DHA Oasis (Farmhouses) project is in the active stage of execution and is being speedily
developed in accordance with contemporary engineering and professional standards to be completed in 30 months.
DHA Oasis is coming up as a marvel of superior architecture and extravagance with breathtaking panoramic views of
DCK’s exotic natural surroundings. The majestic Farmhouses project has all the potential to transform the entire
concept of family recreation from a weekend activity to a lifetime living dream. The DHA Oasis – Ready Farmhouses in
DHA City is being constructed in line with the Spanish architectural designs and will be equipped with the exquisite
lineaments with 24/7 maintenance facilities.

LATEST PROGRESS/UPDATE
OF DHA OASIS PROJECT
The infrastructural development work of Farmhouses arena in Sector-2 of DCK is speedily being completed. The road
network has been completed. A pre-fab Office of DHA Oasis project has been constructed at the project site. Tube wells
have been dug and overhead/underground water tanks have been made at the site. Laying of lines for bulk supply of
water is speedily being completed.
A significant feature is the completion of two Farmhouses of 2000 Sq. Yds. and another 2 Farmhouses of 2500 Sq. Yds.
Farmhouses-II and a new product of Chalets are being launched soon. The spacious road network leading to the venue
of Farmhouses has been built according to international standards. Most of the roads have been completed while the
remaining are being completed soon. The roads have adequate space for pedestrians and for cycling as well.
A significant feature of the development strategy of DHA Oasis is the comprehensive quality control of the project to
ensure highest standards of engineering excellence and state-of-the-art construction work. The supervision by the
consultant and DHA City Karachi staff is stringent which ensures proper testing and quality checks at each stage of the
project. DHA Oasis project is well within the planned time of completion to become Pakistan’s most desirable living
arena encompassing a touch of class and aesthetic ambience.
The engrossing scenery, the lush green panorama, the passive water vista, the humming of the fowl, all appear as an

Administrator DHA Brig. Zubair Ahmed visited DHA City Karachi (DCK) astride Super Highway and spent a busy time at
the project site. He went to the site of Model Farmhouses which are in advanced stage of completion. He also drove
through the DCK Road Network which is being speedily developed/constructed. He appreciated the quality and pace
of development and commended the zeal and professional exuberance of DCK team with which it was engaged in
completing the ongoing projects.
Later Brig. Zubair Ahmed chaired a meeting at DCK Camp Office in which the progress of the ongoing and the planned
strategic projects of DHA City were discussed and appropriate decisions taken to expedite their completion/initiation.
These projects included Housing Scheme project in Sector-3 of DCK, the iconic Hill Top Club project, update on
ongoing development works of DHA Oasis (Farmhouses), different infrastructural/sector development projects and the
upcoming Solar Park project in DCK which is being inaugurated shortly.
DHA City Karachi (DCK) Steering Committee Meeting chaired by Administrator DHA Brig. Zubair Ahmed was held in the
Conference Room at the project site to review/evaluate the progress of the ongoing development activities of DHA City
Karachi in all its ramifications.
Administrator asked the DCK management and the project consultant to ensure qualitative cum holistic development of
the ongoing DCK projects as per the contemporary engineering/ architectural trends and to ensure availability of all
basic civic amenities in Sector-3 before it is opened for construction this year.
Administrator appreciated the speed, quality and spirited approach of DCK team with which it was engaged in
completing the development works with professional exuberance.
Earlier Project Director DCK Brig. (Retd.) Muhammad Rafique delineated the progress made in the ongoing sector/road
development works in DCK. Steering Committee also deliberated on a host of administrative and professional issues
and took appropriate decisions to ensure unhampered smooth and expeditious development of DCK.

SECTOR-3 – VANGUARD SECTOR OF DCK
OPENING FOR CONSTRUCTION SOON
DHA City Karachi (DCK) is a uniquely planned, sustainable and green project of Pakistan, which is being developed as
a city of international stature at a galloping pace in accordance with a dynamic development policy. The pace of
development going on with a professional exuberance is impressive and substantiates DHA’s credibility in the field of
housing and development. DCK project has all the potential to provide an ambience of modern, secure and comfortable
living experience to its residents.
Sector-3 is the prime sector of DCK where the infrastructure and sector development work has been substantially
completed and handing/taking over of the sector is in progress. The work on provision of basic facilities/amenities of life
including construction of buildings of social/community utility is progressing at a phenomenal pace and will be
completed soon before the sector is opened for construction by the end of this year. The quality, standard and pace of
development on all accounts is simply superb and magnificent. A review of development of various facets of Sector-3
is as under.

Infrastructure Development Work:
The infrastructure development work as per the highest engineering standards of excellence has been fully completed.
These works include roads, sewerage network, water supply lines and structures etc. The work on laying of Sui gas lines
and ICT Network is starting shortly. The contractor has already mobilized to the site.
Provision of Basic Amenities:
The provision of basic amenities of life including water, electricity and gas in Sector-3 before it is opened for
construction in being ensured. Underground water of high quality is available in the area which will meet water
requirements of the sector. As far as electricity is concerned apart from conventional source of electricity for which
laying of electric underground lines is going on, the initial demand of Sector-3 will be met thorough 1.5 MW Solar Energy
project which has been completed and will be commissioned soon. Arrangements for provision of compressed natural
gas have also been made for which work on lying of gas pipelines is going on.
Housing is the most essential requirement
for living which defines the stature and
quality of life in the area. Sector-3 in DCK
will be opened for construction by the end
of this year. Provision of exquisitely built
houses of Spanish design as per the top
of the line construction standards at
affordable prices has been ensured in the
Sector. These readymade houses will be
marvel of architectural design,
construction excellence and
extravagance. There will be five
types/categories of houses. However
uniformity of texture and basic design
features has been maintained to merge
them into a homogenous community
outlook. Total number of houses being
built is 143 and they will of 200, 250, 300,
500 and 1000 Sq Yds specification and
will have all the modern
amenities/facilities available to make the
living comfortable. The Spanish design
has both Islamic texture as well as
modern contemporary outlook. The
Housing Sector will be the lifeline of
Sector-3 and add to the glory and fame of

BUILDING PROGRESS IN
SECTOR-3
Sector-3 with all infrastructural facilities is distinguished as the first sector of DCK that will be opened for construction
this year. The work on development of amenity/essential buildings is fastly moving ahead that will supplement/augment
the concept of livability in the area. To ensure high quality living some essential interventions have been made to realize
the cherished objectives of livability in true letter and spirit. The progress of development of essential/amenity buildings
in the sector embodying contemporary architectural trends is as under.
KINDER GARDEN SECTOR 3
Kindergarten Building: The building structure has been completed while finishing/furnishing work is in progress.
SECTOR 3
College: The construction of a College in Sector-3 is starting soon. The contractor has already moved to the site and
the formal groundbreaking ceremony is planned to be held soon.
MASJID SECTOR 3
DCK Suffa University: The new purpose built spacious Campus of Suffa University in DCK has started and work on
building a state-of-the-art DCK Suffa University of Engineering, Medical and Management Sciences is progressing
with full vigour and speed
Masjid Work: The work on construction of a state-of-the-art Masjid in Sector-3 is going on at full speed. The structure
has been raised and finishing work is in progress.

School: The work on construction of a School building has started and going on with vigour and speed. This will be
completed before Sector-3 is opened for construction.
Health Care Center: The construction of the health care center is almost complete and the furnishing/finishing work
is in progress.

ICT & Security Building: The construction work is near finishing while furnishing/renovation work is in progress.
Commercial Building: The construction of state-of-the-art Communication Building has almost been completed.

DEVELOPMENT ACTIVITIES IN
DCK-PHENOMENAL PROGRESS
The Infrastructure Development Works in different Sectors of DHA City Karachi (DCK) are being
completed on a fast track basis in accordance with a versatile development strategy. The pace and
quality of construction is reassuring and reinforce the hope that DCK as a trendsetter project will
soon emerge on the horizon of the metropolis as a model city of Pakistan to be emulated by
upcoming independent cities of the future. The sector wise progress of development of various
sectors is stipulated below.
Sectors 2,5 and7: The infrastructure development works are in full swing and are being executed
with renewed vigour and professional exuberance. The Main Infrastructure Development Works of
Sector 5 and Sector 7 are very close to completion while finishing works are going on at full pace.
These works are being executed as per the highest engineering and architectural standards and

hopefully be opened for construction in a year’s time.
Roads Network in DCK: All the major roads/avenues in DCK originating from the entrance point till
the last point/edge of the project area have been completed. The wide roads have been constructed
maintaining a very high quality and international Ashto standards. The specifications of the roads are
as per international standards while culverts, bridges and footh paths are part of the road network.
The finishing work of roads is going on with full vigour and speed. The road networks constructed in
the undulating ground of DCK with depressions, valleys and high grounds in the semi hilly terrain in
the backdrop of picturesque back ground is an epitome of engineering excellence and extends to the
furthest end of DCK boundary uptil Goth Karim Dad.
DHA CITY DIRECTORATE
Central Business District (CBD:. Central Business District in DCK is a very important arena which
apart from being nucleus of business related activities in DCK will have campuses of IBA, Suffa
University and other top of the line international institutions of learning. The infrastructure development
in CBD is going on with full vigour and speed while maintaining the highest engineering, construction and
architectural standards as per the contemporary trends. The high quality befitting infrastructural facilities
of CBC will fully support and augment the construction work of world renowned educational institutions
of repute in CBD.
Development Works in Other Sectors: Full fledged infrastructure development works in Sector-6 (A
& B), Sector-9 (A & B), Sector-12 (A & B) are progressing in accordance with the development strategy
with speed and quality. The entire area is abuzz with multifarious development activities. Contracts for
Sectors-13 and 14 have been awarded and contractors have mobilized to the site to start the
development works.
VISITORS CENTER
Miscellaneous Developments: The constructions of extended/redesigned work of DCK Entrance
Gate comprising 18 Bays and a double tower which will be visible from distance on Super Highway has
started. The construction of Campsite Mosque built beautifully as per the elegant structural design has
been completed while finishing furnishing work of Masjid is in progress. The infrastructure development
works of Healthcare District are fastly being completed as per the top of the line quality. The
development work is being completed in a befitting manner where as construction work of Shaukat
Khanam Memorial Cancer Hospital, a new Campus of DOW Medical University, 500 Beds Teaching
Hospital, a state-of-the-art Liver Transplant Centre, a Trauma Centre and campuses of other renowned
medical setups of international standards will start soon. Check Dams have also been completed which
will store rain water which will be recharged through underground water that will make the environment
better.

HORTICULTURE IN
DCK
DCK is a sustainable and green project
which is being developed with an
aesthetic vision. To add to the greenery,
attraction and beauty of the area
horticulture component is tastefully being
incorporated in DCK. Horticulture expert
company ‘Plant and Plant’ is vigorously
and imaginatively developing horticulture
in the area. Beautiful flower beds are
being developed at the Entrance Gate

UTILIZATION OF
ACCUMULATED WATER
With tube wells operating in the area, the underground permeable Aquifer layer of water is exhausted and underground
water table goes down. Dams have been constructed in DCK where accumulated rain water is stored which goes down
in the soil and in this way the Aquifer is refilled and recharged by the accumulated water thus the underground water
level is maintained.
SUKHAN NADI
ROAD PACKAGE
Sukhan Nadi Road is being built at the southern last edge/boundary of DCK past Sector-16 running parallel to Sukhan
Nadi. The road goes to Goth Karim Dad, a village at the border of DCK. DCK Main Boulevard, originating from DCK
Entrance Gate in North, is speedily being completed till the southern end of DCK and the entire road package will be
fully completed by the end of 2016.

Five Check Dams have been constructed in DCK for accumulation/storage of rain water and for constant recharging
