CHECKLIST Early in our relationship we will develop a comprehensive checklist that<br />

covers all physical aspects of your home and its operations. This list will include location,<br />

service providers, contractors and utilities. We identify key systems in the house like HVAC<br />

equipment, electrical outlets and breaker panels, plumbing and septic systems, pressure<br />

valves, smoke detector locations etc. We’re thorough and diligent, so your experience will be<br />

trouble-free.<br />

BOOKING We are an industry leader in guest inquiry management. Seven days a week,<br />

from 7am until 9pm we personally answer all inquiries within 30 minutes of contact, and<br />

have two levels of follow-up for every inquiry, and four levels of follow-up for every<br />

booking, connecting with the potential guest in a meaningful and intentional manner.


We provide guests with detailed instructions on all aspects of getting to the home and<br />

enjoying their stay. If guests have questions or issues during their stay, we are always available.<br />

It’s really quite simple. You are<br />

contracting with Yonder to<br />

manage your home and rent it<br />

to approved guests. We handle<br />

everything, working to keep<br />

your home at the highest<br />

possible level of<br />

occupancy—and highest<br />

possible income stream for<br />

you—while cleaning and<br />

maintaining it to the highest<br />

standards, and reporting<br />

regularly and thoroughly to<br />

you. All you have to do is cash<br />

the checks.<br />

If your home is in great<br />

condition and is market-ready,<br />

initial costs are approximately<br />

$1500 to get your listing up<br />

and ready. How much you<br />

make depends on a wide<br />

variety of factors, including<br />

location, amenities (like a hot<br />

tub, a pool, etc.), views,<br />

and—most important—size.<br />

Obviously, the larger your<br />

home, the more guests it can<br />

accommodate, meaning higher<br />

rental rates.<br />

Absolutely not. Our guests are<br />

carefully screened and are<br />

paying a premium price to<br />

stay in a luxury rental. Guests<br />

are required to provide a<br />

deposit secured with a major<br />

credit card, and have the<br />

option to take out vacation<br />

rental damage insurance. Our<br />

contracts with guests hold<br />

them wholly responsible for<br />

any damage or theft without<br />

financial limitations. And we<br />

carefully inspect every home<br />

following a guest stay. Finally,<br />

you should know that Yonder<br />

has been handling vacation<br />

rentals since 2008 and we have<br />

never had a single issue with<br />

significant damage.<br />

Unlike the MLS service, our<br />

listings do not include any<br />

physical addresses. We never<br />

give out addresses to anyone<br />

except guests, and then only<br />

when they have paid. (Their<br />

funds are non-refundable.) We<br />

carefully monitor all<br />

correspondence and are<br />

trained to spot scams. We<br />

never send money to guests or<br />

provide any information or<br />

access to your financial or<br />

personal information.

With every individual Yonder<br />

home, we work cooperatively<br />

with their team to set a static,<br />

set cleaning fee for that<br />

specific property. This fee has<br />

no effect on your rental<br />

income.<br />

Like the cleaning fees, taxes<br />

are wholly the responsibility<br />

of the guest. Yonder handles<br />

collection and payment to the<br />

State, County, and/or City for<br />

all guest stay taxes. You, the<br />

owner, are not responsible for<br />

paying, collecting, or<br />

accounting for these taxes.<br />

This is a part of Yonder’s<br />

fiduciary responsibility as<br />

licensed real estate brokers.<br />

Every month you will receive<br />

a variety of scheduled<br />

communications from us,<br />

specifically designed to keep<br />

you informed, while not<br />

overloading you with<br />

monthly marketing report,<br />

property management update,<br />

and of course a monthly<br />

statement detailing guest stays<br />

and income information.<br />

Beyond that, we are aware that<br />

every owner expects different<br />

levels of communication, and<br />

we will customize our<br />

reporting to you in whatever<br />

form you desire.<br />

We certainly do. When we<br />

need to step into the role of<br />

property managers to address<br />

particular issues with your<br />

home, we simply do just that.<br />

As licensed contractors, we<br />

will give you very specific<br />

information, and very detailed<br />

estimates. From that point we<br />

will act only on your<br />

go-ahead, and with whatever<br />

authority you have approved.
