CHECKLIST Early in our relationship we will develop a comprehensive checklist that

covers all physical aspects of your home and its operations. This list will include location,

service providers, contractors and utilities. We identify key systems in the house like HVAC

equipment, electrical outlets and breaker panels, plumbing and septic systems, pressure

valves, smoke detector locations etc. We’re thorough and diligent, so your experience will be

trouble-free.

BOOKING We are an industry leader in guest inquiry management. Seven days a week,

from 7am until 9pm we personally answer all inquiries within 30 minutes of contact, and

have two levels of follow-up for every inquiry, and four levels of follow-up for every

booking, connecting with the potential guest in a meaningful and intentional manner.


We provide guests with detailed instructions on all aspects of getting to the home and

enjoying their stay. If guests have questions or issues during their stay, we are always available.

It’s really quite simple. You are

contracting with Yonder to

manage your home and rent it

to approved guests. We handle

everything, working to keep

your home at the highest

possible level of

occupancy—and highest

possible income stream for

you—while cleaning and

maintaining it to the highest

standards, and reporting

regularly and thoroughly to

you. All you have to do is cash

the checks.

If your home is in great

condition and is market-ready,

initial costs are approximately

$1500 to get your listing up

and ready. How much you

make depends on a wide

variety of factors, including

location, amenities (like a hot

tub, a pool, etc.), views,

and—most important—size.

Obviously, the larger your

home, the more guests it can

accommodate, meaning higher

rental rates.

Absolutely not. Our guests are

carefully screened and are

paying a premium price to

stay in a luxury rental. Guests

are required to provide a

deposit secured with a major

credit card, and have the

option to take out vacation

rental damage insurance. Our

contracts with guests hold

them wholly responsible for

any damage or theft without

financial limitations. And we

carefully inspect every home

following a guest stay. Finally,

you should know that Yonder

has been handling vacation

rentals since 2008 and we have

never had a single issue with

significant damage.

Unlike the MLS service, our

listings do not include any

physical addresses. We never

give out addresses to anyone

except guests, and then only

when they have paid. (Their

funds are non-refundable.) We

carefully monitor all

correspondence and are

trained to spot scams. We

never send money to guests or

provide any information or

access to your financial or

personal information.

We have a strategic

contractual agreement with a

highly reputable independent

cleaning company

incorporated with the State of

North Carolina. They are

trained and certified with the

state for various accreditations

with the Health Department

and other high-level protocols.

With every individual Yonder

home, we work cooperatively

with their team to set a static,

set cleaning fee for that

specific property. This fee has

no effect on your rental

income.

Like the cleaning fees, taxes

are wholly the responsibility

of the guest. Yonder handles

collection and payment to the

State, County, and/or City for

all guest stay taxes. You, the

owner, are not responsible for

paying, collecting, or

accounting for these taxes.

This is a part of Yonder’s

fiduciary responsibility as

licensed real estate brokers.

Strong and effective

communication is one of the

major hallmarks of Yonder.

Every month you will receive

a variety of scheduled

communications from us,

specifically designed to keep

you informed, while not

overloading you with

information. These include a

monthly marketing report,

property management update,

and of course a monthly

statement detailing guest stays

and income information.

Beyond that, we are aware that

every owner expects different

levels of communication, and

we will customize our

reporting to you in whatever

form you desire.

We certainly do. When we

need to step into the role of

property managers to address

particular issues with your

home, we simply do just that.

As licensed contractors, we

will give you very specific

information, and very detailed

estimates. From that point we

will act only on your

go-ahead, and with whatever

authority you have approved.
