CONNECTING PEOPLE WITH HOMES<br />

Our development at St Andrew’s Park was launched three<br />

years ago in Halling, a mid-sized village in the North Downs<br />

area of Kent. Situated near to the River Medway and set<br />

against a scenic backdrop of chalk cliffs and the ‘Blue Lake’,<br />

this flagship project has transformed a former cement works<br />

into a highly desirable place to live.<br />

Before we could start building, the brownfield site required<br />

extensive remediation work. In keeping with Redrow’s<br />

environmental policies, all materials salvaged from this<br />

process, including crushed concrete and metal, were either<br />

reused or recycled off site.<br />

Today, St Andrew’s Park offers everything from two bedroom<br />

apartments to substantial family homes, located on a carefully<br />

designed development that takes full advantage of its<br />

outstanding landscape and ecology.<br />

Our carefully considered approach to placemaking has helped<br />

to integrate the development with its beautiful surroundings<br />

and the existing community. Footpaths are currently being<br />

installed to link our homes with the lake and wildlife areas<br />

and new playgrounds and football pitches are planned to<br />

help bring the residents together and encourage a community<br />

spirit. In addition, a footbridge will be built to connect with<br />

the local village, providing access to shops, a pub and<br />

local activities.<br />

The consideration to detail that has gone into St Andrew’s<br />

Park has not gone unnoticed and c60% of the planned 385<br />

homes on the development have already been sold. Buyers<br />

include a mix of first-time buyers, young professionals,<br />

growing families and right sizers. The development has also<br />

attracted buy-to-let investors looking for properties within<br />

commutable distance of London.<br />

From an unsightly shell of a cement works to a vibrant<br />

community offering a great quality of life, St Andrew’s Park<br />

is a great example of what can be achieved through<br />

responsible redevelopment of Britain’s brownfield sites.<br />

Sustainability elements on the development<br />

Pond feature<br />

An attenuation pond will be situated to the east of the<br />

development. This pond will be used to filter sediment<br />

from surface water before being discharged directly to<br />

the River Medway.<br />

Wildlife area<br />

Biodiversity enhancements on the development centre<br />

on the wildlife area around the existing blue lake which<br />

is formed with woodland, herb-rich wet grassland,<br />

colonising vegetation and reed beds.<br />

Playground<br />

There will be a children’s play area to the south of the<br />

development which will consist of a climbing structure,<br />

cradle nest, jumping disk, carousels, rotating beam,<br />

balancing blocks and timber balancing beams.<br />

Other sustainability features include:<br />

• Energy efficient lighting in all homes and LED lights<br />

in street lighting columns<br />

• Bicycle racks available to some properties either in<br />

cycle stores (for apartments) or within a shed or garage<br />

• Recycling bins provided by Medway Council<br />

• PV Solar panels<br />

• Good public transport links<br />

• Considerate Constructor Site<br />

• Good proportion of Affordable homes<br />
