A family room is one of the most<br />
straightforward additions you can<br />
build with a relatively large payback<br />
- and it’ll completely transform your<br />

Of all the additions you can put on a<br />
home — from a master bathroom to a<br />
mudroom to a laundry room — a family<br />
room may provide the biggest bang for<br />
the buck. In part that’s because the job<br />
doesn’t include any pricy plumbing<br />
fixtures, stone surfaces, or major<br />
appliances, so the costs are comparatively<br />
low per square foot.<br />
The classic scenario that calls for a family<br />
room addition is a house with a small- or<br />
medium-sized kitchen that’s segregated<br />
from formal living and dining rooms by<br />
interior walls. But there are often lowercost<br />
alternatives: You may be able to<br />
avoid a full addition project by simply<br />
knocking down some interior walls<br />
($2,000 to $8,000 per wall, depending on<br />
whether it’s bearing or contains plumbing<br />
and electrical supply lines)—as long as<br />

houses in your neighborhood, the house<br />
doesn’t have other major salability<br />
drawbacks, and you’re not selling for<br />
three to five years, it’s a fairly safe<br />
investment. “After all, even if you only<br />
get half the cost back when you sell, that<br />
means you’re getting all those years to<br />
enjoy the room for 50 cents on the dollar,”<br />

Since the goal of a family room is to<br />
provide an open, useful gathering space,<br />
this is not a project that calls for too many<br />
bells and whistles. Still, there are a few<br />

“We like to put in a lot of glass,” he says,<br />
“with numerous windows, French doors,<br />
and a patio space right outside for indooroutdoor<br />

1. Gas vs. Charcoal?<br />
The age-old debate over which grilling<br />
method is “better” involves multiple<br />
variables, from flavor to cost to<br />
convenience. While no studies prove that<br />
either is healthier, gas does burn cleaner.<br />
Charcoal grills emit more carbon<br />
monoxide, particulate matter and soot<br />
into the atmosphere, contributing to<br />
increased pollution and higher<br />
concentrations of ground-level ozone.<br />
From a taste perspective, on the other<br />
hand, many people prefer the smokier,<br />
richer taste of food cooked on a charcoal<br />
grill.<br />
2. Get It Hot!<br />
Preheat your grill 15 to 25 minutes before<br />
you start cooking to make sure it reaches<br />
the right temperature (and to kill any<br />
bacteria). Your grill should be 400-450°F<br />
for high, 350-400°F for medium-high,<br />
300-350°F for medium and 250-300°F for<br />
low heat. A properly heated grill sears<br />
foods on contact, keeps the insides moist<br />
and helps prevent sticking. While searing<br />
doesn’t “seal in” the juices (contrary to<br />
popular belief ), it does create improved<br />
flavors through caramelization.<br />
3. Additive-Free<br />
If you do choose charcoal grilling, we<br />
recommend additive-free lump charcoal,<br />
which is just charred wood. Conventional<br />
briquettes may contain wood scraps and<br />
sawdust as well as coal dust, sodium<br />
nitrate, borax and additives like paraffin<br />
or lighter fluid. As for lighter fluid, we<br />
recommend avoiding it altogether.<br />
Lighter fluid can release volatile organic<br />
compounds (VOCs) into the air, leave an<br />
unpleasant residue on food and pose a<br />
serious danger if used improperly.<br />
4. Marinate Your Meat<br />
Marinating does more than infuse food<br />
with flavor; it also inhibits the formation<br />
of potentially carcinogenic HCAs<br />
(heterocyclic amines), which form when<br />
grilling “muscle meats” like poultry, red<br />
meat and fish. American Institute for<br />

5. Oil It Up<br />
Even on a clean grill, lean foods may<br />
stick when placed directly on the rack.<br />
Reduce sticking by oiling your hot grill<br />
rack with a vegetable oil-soaked paper<br />
towel.<br />
6. Safety First<br />
Food safety is a top priority, so keep these<br />
simple rules from the USDA in mind:<br />
avoid cross-contamination by using<br />
separate cutting boards, utensils and<br />
platters for raw and cooked foods;<br />
refrigerate foods while marinating; and<br />
never baste with the marinating liquid.<br />
(Make extra marinade just for basting or<br />
boil your marinating liquid first.)<br />
7. Use A Grill Basket<br />
Use a grill basket for foods that might fall<br />
through the grill rack or are too<br />
cumbersome to turn over one by one<br />
(vegetables, fish, tofu, fruits, etc.).<br />
8. Tame The Flames<br />
Flare-ups happen when fat drips onto the<br />
heat source and catches fire. This causes<br />
carcinogenic PAHs (polycyclic aromatic<br />
hydrocarbons) to form and accumulate on<br />
your food. Meat licked by flames may<br />
char the outside of food before the inside<br />
has thoroughly cooked. To reduce flareups,<br />
select lean cuts of meat, trim excess<br />
fat and remove poultry skin. And, keep a<br />
squirt bottle of water near the grill to<br />
quickly douse any unexpected flare-ups.<br />
9. Is It Done?<br />
The best way to know if protein is fully<br />
cooked is to check its internal<br />
temperature with an instant-read<br />
thermometer.<br />
10. Give It A Rest<br />
Let finished meats rest on a clean platter,<br />
tented with foil, for about 10 minutes<br />
before carving so juices can redistribute<br />
evenly.<br />

4 sesame seed hamburger buns<br />

SPICY CHEDDAR-STUFFED BURGERS<br />
Preparation<br />
Process chipotle peppers in a blender<br />
until smooth. Measure 4 teaspoons of the<br />
chipotle puree, reserving remainder for<br />
another use, if desired.<br />
Combine 4 teaspoons chipotle puree,<br />
ground beef, and steak seasoning in a<br />
large bowl until blended. (Do not overwork<br />
meat mixture.)<br />
Shape mixture into 8 (4-inch) patties:<br />
place 1 cheese slice on each of 4 patties.<br />
Top with remaining 4 patties, pressing<br />
edges to seal. Cover and chill at least 30<br />
minutes.<br />
Grill, covered with grill lid, over mediumhigh<br />
heat (350-400 degrees) 7 to 8<br />
minutes on each side or until beef is no<br />
longer pink. Serve burgers on sesame<br />
seed buns and dress with desired<br />
toppings.<br />

A few tips as you’re planning your family room<br />
addition, keep these suggestions in mind:<br />
1) Let your house dictate the style choices you make<br />
in the family room. For example, if you have oak<br />
floors throughout your house, put them in the family<br />
room, too. Match the exterior siding, interior trim,<br />
and window designs as well.<br />
2) Decide where your flat-screen television will<br />
hang early on in the process so your electrician — or<br />
an audio design expert, if you prefer — can install<br />
the power supply and high-definition wiring while<br />
the walls are open. You can also install wiring for<br />
ceiling speakers and for the cable box, DVD player<br />
and other equipment.<br />
3) Insulate not only the exterior walls of your family<br />
room, but the interior walls, too. That will help<br />
reduce the noise that reaches the kids’ bedrooms<br />
from action movies and late-night dinner parties. As<br />
long as you’re buying windows, it may be<br />
worthwhile to upgrade to highly energy-efficient<br />
ones, says Kolby. The extra cost isn’t that much and<br />
there are tax credits of up to $200 for highefficiency<br />
ones installed in 2014.<br />
4) Even if you can’t afford a new patio or deck as<br />
part of the project, come up with a basic plan for<br />
where it will be so that your family room is<br />
designed around it.<br />
5) Consult an architect or designer to help design<br />
the project — especially the way the roofline and<br />
interior space meld with the existing home. After<br />
all, this is a major project that will permanently<br />
affect the value and salability of your home.<br />
