A family room is one of the most
straightforward additions you can
build with a relatively large payback
- and it’ll completely transform your
home.
Of all the additions you can put on a
home — from a master bathroom to a
mudroom to a laundry room — a family
room may provide the biggest bang for
the buck. In part that’s because the job
doesn’t include any pricy plumbing
fixtures, stone surfaces, or major
appliances, so the costs are comparatively
low per square foot.
The classic scenario that calls for a family
room addition is a house with a small- or
medium-sized kitchen that’s segregated
from formal living and dining rooms by
interior walls. But there are often lowercost
alternatives: You may be able to
avoid a full addition project by simply
knocking down some interior walls
($2,000 to $8,000 per wall, depending on
whether it’s bearing or contains plumbing
and electrical supply lines)—as long as

Or, if that’s not feasible, because of

garage. “Those are far more cost-effective
ways to get your family room,” says
Missoula, Mont., appraiser Bryan
Flaherty.
Still, even in this market, Flaherty says an
addition may be worth the investment. If
family rooms are common among similar
houses in your neighborhood, the house
doesn’t have other major salability
drawbacks, and you’re not selling for
three to five years, it’s a fairly safe
investment. “After all, even if you only
get half the cost back when you sell, that
means you’re getting all those years to
enjoy the room for 50 cents on the dollar,”
Flaherty says.

Design decisions
Since the goal of a family room is to
provide an open, useful gathering space,
this is not a project that calls for too many
bells and whistles. Still, there are a few
design strategies to keep in mind, says
Matt Davitt, a design/build contractor in
West Kingston, R.I.
“We like to put in a lot of glass,” he says,
“with numerous windows, French doors,
and a patio space right outside for indooroutdoor
entertaining.” Cathedral ceilings
are also popular because they provide a
feeling of spaciousness. Other top features
include gas-burning fireplaces and flat
screen televisions with ceiling-mounted
speakers.

1. Gas vs. Charcoal?
The age-old debate over which grilling
method is “better” involves multiple
variables, from flavor to cost to
convenience. While no studies prove that
either is healthier, gas does burn cleaner.
Charcoal grills emit more carbon
monoxide, particulate matter and soot
into the atmosphere, contributing to
increased pollution and higher
concentrations of ground-level ozone.
From a taste perspective, on the other
hand, many people prefer the smokier,
richer taste of food cooked on a charcoal
grill.
2. Get It Hot!
Preheat your grill 15 to 25 minutes before
you start cooking to make sure it reaches
the right temperature (and to kill any
bacteria). Your grill should be 400-450°F
for high, 350-400°F for medium-high,
300-350°F for medium and 250-300°F for
low heat. A properly heated grill sears
foods on contact, keeps the insides moist
and helps prevent sticking. While searing
doesn’t “seal in” the juices (contrary to
popular belief ), it does create improved
flavors through caramelization.
3. Additive-Free
If you do choose charcoal grilling, we
recommend additive-free lump charcoal,
which is just charred wood. Conventional
briquettes may contain wood scraps and
sawdust as well as coal dust, sodium
nitrate, borax and additives like paraffin
or lighter fluid. As for lighter fluid, we
recommend avoiding it altogether.
Lighter fluid can release volatile organic
compounds (VOCs) into the air, leave an
unpleasant residue on food and pose a
serious danger if used improperly.
4. Marinate Your Meat
Marinating does more than infuse food
with flavor; it also inhibits the formation
of potentially carcinogenic HCAs
(heterocyclic amines), which form when
grilling “muscle meats” like poultry, red
meat and fish. American Institute for

reduce HCA formation by as much as 92
to 99 percent.
5. Oil It Up
Even on a clean grill, lean foods may
stick when placed directly on the rack.
Reduce sticking by oiling your hot grill
rack with a vegetable oil-soaked paper
towel.
6. Safety First
Food safety is a top priority, so keep these
simple rules from the USDA in mind:
avoid cross-contamination by using
separate cutting boards, utensils and
platters for raw and cooked foods;
refrigerate foods while marinating; and
never baste with the marinating liquid.
(Make extra marinade just for basting or
boil your marinating liquid first.)
7. Use A Grill Basket
Use a grill basket for foods that might fall
through the grill rack or are too
cumbersome to turn over one by one
(vegetables, fish, tofu, fruits, etc.).
8. Tame The Flames
Flare-ups happen when fat drips onto the
heat source and catches fire. This causes
carcinogenic PAHs (polycyclic aromatic
hydrocarbons) to form and accumulate on
your food. Meat licked by flames may
char the outside of food before the inside
has thoroughly cooked. To reduce flareups,
select lean cuts of meat, trim excess
fat and remove poultry skin. And, keep a
squirt bottle of water near the grill to
quickly douse any unexpected flare-ups.
9. Is It Done?
The best way to know if protein is fully
cooked is to check its internal
temperature with an instant-read
thermometer.
10. Give It A Rest
Let finished meats rest on a clean platter,
tented with foil, for about 10 minutes
before carving so juices can redistribute
evenly.

adobo sauce undrained
2 pounds lean ground beef
2 teaspoons steak seasoning
1/2 (10-ounce) package Cheddar cheese
cut into 4 thick (1.25-ounce) slices
4 sesame seed hamburger buns

SPICY CHEDDAR-STUFFED BURGERS
Preparation
Process chipotle peppers in a blender
until smooth. Measure 4 teaspoons of the
chipotle puree, reserving remainder for
another use, if desired.
Combine 4 teaspoons chipotle puree,
ground beef, and steak seasoning in a
large bowl until blended. (Do not overwork
meat mixture.)
Shape mixture into 8 (4-inch) patties:
place 1 cheese slice on each of 4 patties.
Top with remaining 4 patties, pressing
edges to seal. Cover and chill at least 30
minutes.
Grill, covered with grill lid, over mediumhigh
heat (350-400 degrees) 7 to 8
minutes on each side or until beef is no
longer pink. Serve burgers on sesame
seed buns and dress with desired
toppings.

A few tips as you’re planning your family room
addition, keep these suggestions in mind:
1) Let your house dictate the style choices you make
in the family room. For example, if you have oak
floors throughout your house, put them in the family
room, too. Match the exterior siding, interior trim,
and window designs as well.
2) Decide where your flat-screen television will
hang early on in the process so your electrician — or
an audio design expert, if you prefer — can install
the power supply and high-definition wiring while
the walls are open. You can also install wiring for
ceiling speakers and for the cable box, DVD player
and other equipment.
3) Insulate not only the exterior walls of your family
room, but the interior walls, too. That will help
reduce the noise that reaches the kids’ bedrooms
from action movies and late-night dinner parties. As
long as you’re buying windows, it may be
worthwhile to upgrade to highly energy-efficient
ones, says Kolby. The extra cost isn’t that much and
there are tax credits of up to $200 for highefficiency
ones installed in 2014.
4) Even if you can’t afford a new patio or deck as
part of the project, come up with a basic plan for
where it will be so that your family room is
designed around it.
5) Consult an architect or designer to help design
the project — especially the way the roofline and
interior space meld with the existing home. After
all, this is a major project that will permanently
affect the value and salability of your home.
