• Passive dwellings comply fully with the Passive House standards of very high thermal efficiency, quality of build, high comfort<br />
levels, and low running costs.<br />
• The annual cost of heating these houses, including the heating of all necessary hot water will be in the region of €200.00<br />
per year, making these houses become completely affordable to first time buyers. The money saved can be used to pay<br />
property tax and water charges with a consider amount left to go against the mortgage.<br />
• <strong>Co</strong>mfort levels are delivered by insuring a constant internal air temperature 21⁰C throughout the dwelling over a full 24 hour<br />
period each day. Limited variance occurs in room temperature, and because the whole house is at the one temperature<br />
annoying draughts are eliminated to undetectable levels.<br />
The Science<br />
• All the incoming fresh air supply is controlled mechanically to give a minimum eight complete air changes per day, and is<br />
warmed up by the heat from the outgoing stale air. So heat is being reused continuously, and is not lost to the atmosphere as<br />
is the case with a conventional house. Uncontrolled ventilation caused by varying external wind speeds through openings in<br />
the external wall, or a window left open unintentionally is therefore eliminated.<br />
• Each house is constructed to fully Certified Passive House standards. The certificate for each will issue on completion of the<br />
building works, having been designed using PHPP calculations software.

The Science<br />
• As a by-product of all the insulation in the thermal envelope, the finished house is also very soundproof, which adds to<br />
comfort levels.<br />
• Technologies which are now becoming commonplace are used to assist with the very low heat requirement, such as PV<br />
panels on the roof and heat recovery ventilation. Photovoltaic (PV) panels are being fitted to the south facing roof surfaces,<br />
producing electrical energy and reducing the bi-monthly ESB bill is another way in which these houses become affordable.<br />
• Other elements to improve thermal efficiency will include the use of heavily insulated timber framed inner leaf and rendered<br />
blockwork outer leaf making up the external walls, and triple glazed windows. Both the windows and the MHRV unit will have<br />
separate and independent 'fit for use‘ certification from the European Passiv Haus Institute.<br />
The Guarantee<br />
• On completion and sale of each house, the owner will be presented with a Owner Operation Manual which will give a full<br />
explanation as to maintaining and operating the various items of plant contained within the dwelling, and will contain contact<br />
details of all the primary installation providers to ensure a successful outcome for the client following occupation. <strong>Co</strong>mpany<br />
policy has always been that of a developer who is available to their clients long after the sale is closed.<br />
• In owning one of these houses, all the problems associated with traditional construction such as poor ventilation,<br />
condensation, dampness, mould growth, cold draughts have been eliminated.<br />
• Leading designers and pioneers in Passive House principals MosArt Architects are retained as architects for the scheme.<br />
Not only do they bring their considerable skill and experience in Passive House construction to the table, they will be<br />
supervising the construction throughout in accordance with new changes in the Building Regulations.<br />
• Michael Bennett and Sons, have a long record of producing top quality in their houses, and operate the ISO Quality<br />
Assurance Scheme 9001 in the management of the business. In tandem with this, they have extensive knowledge and<br />

This equates to a 62% reduction, when<br />

Notes to finance examples:<br />
a) Calculations have been made on a simple straight line basis, not taking into account further savings that can accrue from the compounding<br />
effect of reducing the principal loan amount on say a yearly basis with the Passive House running cost savings (also yearly).<br />
b) All cost figures used are current, and again do not take into account the inflation effect of fuel cost increases, which over time will further<br />
increase the savings to be achieved. As a consequence, the cost of home loan can be even further reduced.<br />
c) The interest rate used is 4.10%. Predictions are that interest rates are to rise, not fall further.<br />
d) Heating oil prices are low at the moment, in this example a current price of €650.00 per 1000litre oil fill has been used, giving a figure of<br />
€1,300.00 for a full year. In a comparison with Nov.’14, the same 1000litre of oil cost €730.00. Oil prices are moving up at the moment, and<br />
it’s generally accepted that oil price will rise to price levels well beyond current values. The net effect being that owners of Passive Houses<br />
(when compared to conventional houses) will benefit even more than the figures above suggest.<br />
e) <strong>Co</strong>al is priced in at the current rate of €18.50 per bag for good quality Polish coal, that is 64 bags (Sept.-Apr.), or an annual amount of<br />
€1,184.00.<br />
f) In a conventional house, it is reasonable to suggest that some electrical energy will also be used over the period of the year, and in<br />
particular during the Summer months. This cost has not been factored into the example above.<br />
g) Therefore, in this example the total yearly cost of space heating and heating of hot water for a conventional house is calculated as follows;<br />
