The subject property is a two bedroom two bath home with 1,452 square feet located on<br />

a 16,167 square foot lot. It is important to note that the title company claims that only<br />

4,042 square feet is usable land as the rest of the lot is upslope. The property is located in<br />

the highly desirable Los Feliz <strong>Oak</strong>s neighborhood of Los Angeles.<br />

At minimum, the property is in need of cosmetic repairs and updating. The living room<br />

has a beautiful exposed wood beamed ceiling which will surely entice buyers. The kitchen<br />

and baths will most likely be fully remodeled by the next owner. There is a very limited<br />

outdoor space due to the hillside in the back. An additional concern is the damage to the<br />

retaining wall. The new buyer will have to make significant repairs to the hillside and<br />

retaining wall(s).<br />

Due to the condition of the home, the deferred maintenance and the potential damage to<br />

the retaining wall our recommendation is to list the property between $950,000 -<br />

$995,000.<br />

We arrived at this recommended price because of a recent sale at 5940 Tuxedo Terrace.<br />

That property was also in original conditions with 2 bedrooms, two baths, 1,389 square<br />

feet on a 6,118 square foot lot.<br />
