<strong>HVAC</strong> <strong>Unit</strong> Run Smoothly


Regular <strong>HVAC</strong> cleaning and maintenance not only saves your money on energy bill but also<br />

extends the life of a <strong>HVAC</strong> unit.<br />

Here are some easy steps <strong>to</strong> clean and maintain your air conditioning unit…


SHUT OFF THE POWER<br />

Due <strong>to</strong> the risks of working around electricity and the air-conditioner’s moving parts, it’s<br />

essential <strong>to</strong> completely turn off the power unit while cleaning the <strong>HVAC</strong> unit<br />

On the exterior condenser/compressor, look for a shut-off box near the unit. Indoors, also<br />

turn the power off at the breaker box.


REMOVE THE DEBRIS<br />

Remove the fan cage from the exterior compressor. Use a screwdriver or wrench <strong>to</strong> remove<br />

the fasteners and lift the cage or fan grill away from the <strong>to</strong>p of the unit.<br />

Use hand or wet/dry vacuums <strong>to</strong> clean the leaves and other debris.


CLEAN & STRAIGHTEN THE FINS<br />

Use fin cleaning spray or strong stream garden hose spray through the fins from the inside<br />

out <strong>to</strong> blast any built up dirt or debris from between them.<br />

Any reduction in air-flow through the fins can reduce efficiency, so carefully straighten the<br />

bent fins using a butter knife or commercially available fin-straightening <strong>to</strong>ol.


CLEAN THE EVAPORATOR COIL<br />

Inside the blower or furnace unit, dust off the coil using a soft brush and then spray the coil<br />

with no-rinse coil cleaner.<br />

The spray will foam up and then drip in<strong>to</strong> the drain pan. Clean the drain pan with soap, hot<br />

water, and a little bleach.


While some AC maintenance can be done by yourself, it’s still necessary <strong>to</strong> have an<br />

expert technician <strong>to</strong> check the system periodically.<br />
