Status of new Rental Contract:<br />

Rental pool owners are operating under a contract<br />

written in 2007! Badly outdated.<br />

<strong>TC</strong> and OLP began drafting a new version in 2013<br />

Project stalled for most of 2014<br />

Formal <strong>TC</strong> created summer 2015<br />

Work resumed in 2H2015 on new rental contract<br />

Current Status: final negotiations and legal review<br />

Resort Software Upgrade:<br />

For RRDv4 and VRBO to successfully integrate, all VRBO<br />

listing must be published under one dash board. Eventually<br />

All property must me managed under one account and<br />

owners would lose of their VRBO pages and rental. This is<br />

not an acceptable solution. Therefore the two program will<br />

not be linked.<br />

Reminder: Long Term Rental Contracts a<strong>pp</strong>lies to<br />

December, <strong>January</strong> and February ONLY!<br />

The Rates below are Base Rates. Owners can charge higher<br />

rates but the monthly commission payable to OLP will<br />

remain as the same based upon the base rate.<br />

Long term renters will receive pool towel service, room<br />

service, customer service and room charge capability.<br />

Can annual statements be provided? Answer: Ask Ely and<br />

she will provide them to you.<br />

Could OLP add some Tapas to Ha<strong>pp</strong>y Hour Menus with<br />

Ha<strong>pp</strong>y Hour Pricing? Yes, Mr. Hector Vazquez stated it<br />

will be possible.<br />

Who is the expert on pure rotation? Answer: IVAN stood<br />

up and explained the resort software’s rotation process<br />

and invited anyone down to view it. It was suggested that<br />

maybe next year, he could prepare a chart to explain this<br />

to owners.<br />

If booking condos at ODR owner would like to receive<br />

same commission, in addition not pleased with ODR<br />

bookings during peak weekends Answer: Mr Hector<br />

Vazquez will fix rates during holiday and busy weekends<br />

to avoid commission problems.<br />

the <strong>TC</strong> exchanged over<br />

3,000 emails.<br />

Could Labor Day and Spring Break be included as Holiday<br />

Pricing? Answer: 2016 was the first year with 100%<br />

booking for Labor Day. 2015 was at 80% capacity.<br />

Answer: Mr. Hector Vazquez will consider a bump in rates<br />

for <strong>2017</strong>. In addition Spring Break does not usually see<br />

reservations at 100% capacity.<br />

Can reservation notify owners of paying guest<br />

reservations and copy them on the confirmation email<br />

sent to the guest? Mr. Hector Vazquez stated Answer:<br />

Reservations is su<strong>pp</strong>osed to be sending emails, Mr.<br />

Hector Vazquez will look into this and have the issue fixed<br />

within a month.<br />

Question regarding transparency of reservations. Owner<br />

claims that Cortez 1102 gets so many more rentals than<br />

any other condo, claiming it is a WWG condo and<br />

receiving more paying guest reservations. Mr. Hector<br />

Vazquez did not confirm if this was or was not a WWG<br />

condo. The Tourist Committee suggested that maybe at<br />

the end of each year, OLP could provide a report to<br />

owners that showed how many room nights were owner<br />

referral vs. paying guest.<br />

Owners who used to use Nicholas for HVAC switching to<br />

OLP, will OLP honor the warranties. Mr. Hector Vazquez<br />

said that yes, they would honor the warranties.<br />

WiFi thermostat policy has been changed. Mr. Hector<br />

Vazquez stated that owners may adjust A/C remotely if<br />

confirmed guest has checked out.<br />

Is OLP honoring the SC restriction of extra guest that was<br />

agreed unanimously in the SC (Surveillance Committee)<br />

Joint Meeting on December 3, 2016. Mr. Hector Vazquez<br />

stated that this was included in the new contract.<br />
