Welcome to the
spring edition of
the Aspire magazine...
If your plans include selling up and moving to pastures new, the early part of the year is a great time to
get the process started. But what criteria should you use to choose your agent?
You could be forgiven for thinking that there are too many estate agents in South West London. Whilst I
doubt many agents would disagree with this sentiment, I suspect nearly all of them consider themselves to
be better than the competition. Unfortunately, whilst it is perfectly natural to think they’re the best, it can’t
be true of them all.
At Aspire, rather than claiming to be the best, we demonstrate it, by hiring the best people to provide
excellent customer service.
The directors of Aspire were originally involved in large estate agency chains at the highest level for many
years. But as those firms evolved and expanded, the directors became increasingly disillusioned with the
level of service offered. So, it has been our mission since launching in 2003, to provide an outstanding
professional and efficient service, from staff that are polite and friendly, with exceptional local knowledge
and strong negotiating skills. This ensures we can offer you industry leading service and fantastic
marketing that utilises cutting edge technology – for example, our brand new accompanied virtual
viewings. (You can find out more about them in the magazine).
During 2016, we also launched our New Homes, Land and Development department. Our specialist new
homes team offer exclusive new developments from large multi-unit schemes, to bespoke individual
homes. We work with a wide variety of house builders and developers across the area, to ensure we find
the best option for each buyer. To find out about the latest new developments, please contact your local
branch or check out our website.
Whatever your property needs in 2017, we are quite sure you won’t be disappointed by the modern,
efficient and successful service Aspire can provide. Please contact your local branch manager to discuss
your requirements further.
In this edition of the magazine, aside from some great property, we have featured an extremely varied
array of local business that we hope you will enjoy reading about. They are an intrinsic part of our local
community and deserve our support.
If you run a local business and have an interesting story to tell, please get in touch with the editorial team
here as we may wish to feature you in a future edition – magazine@aspire.co.uk.
Aspire in the
Our staff have been busy in the community in the run up to Christmas.
Here’s what they’ve been up to:
The Trinity Hospice Corporate Challenge
Matthew and the team at the Clapham Office have been raising funds for the Trinity Hospice Corporate
challenge, which ends in late January. The Challenge, which Aspire Clapham took part in (and won) last year,
consists of Trinity Hospice giving local businesses £50 each to create an innovative fundraising event. The
business that raises the most money wins a prize. Matthew Carter, Clapham Branch Manager says “we’re raffling
a Christmas hamper and various other things this year, and hoping to beat last year’s total of £760 for Trinity
Hospice.”
Penwortham School Christmas Winter Fair
The team at the Furzedown branch got into the Christmas spirit at the Penwortham School Christmas Winter
Fair, on Saturday December 3rd. The branch, that has a long-standing relationship with the school, volunteered
to help on the cake stall. And it was a delicious place to be. Cakes were baked by parents and children, plus
Sandra and Christian from the Furzedown office. There were cupcakes, Christmas cakes, snowmen made from
marshmallows, mouth-watering caramel shortbread, plus a ‘Guess the Christmas Cake weight’ competition.
The Fair was well attended and there was plenty happening away from the cake stall. There were arts and crafts
activities, book stalls, Christmas present stalls, warming hot chocolate and pancakes, plus Christmas music to
get everyone in the mood. A fun afternoon was had by all, and it was a great way to get to know people in the
local community.
Mulled Wine Evenings
Four Aspire branches hosted Mulled Wine Evenings in December, to spread some festive cheer and raise funds
for three fantastic charities.
The two Fulham branch’s events were on the 1st December and raised money for Rays Playhouse – a not-forprofit
children’s centre in Sands End, Fulham.
4-5
The Raynes Park team held their event the
day after, donating their funds to the local
Salvation Army, and the Battersea branch
held theirs on 15th December, and raising
money for Battersea Cats and Dogs Home.
Each branch had a stand outside its office
and served mulled wine to passers-by for a
couple of hours. The mulled wine was free,
but people were asked to make a donation,
which went to the chosen charity.
It was a great way to celebrate the festive
season and mingle with the local community.
If you would like Aspire to support your event
in 2016, please contact us to make enquiries.
Many of our staff live locally and supporting
both local schools and charities is, we
believe, a vital part of the role we play in the
community as a significant local business.
JJ Beasley
Each client has different strengths,
weaknesses, exercise preferences
and personal fitness goals, so I
work with them to create bespoke
training programmes to suit their
individual needs.
putting the
fun into fitness
Clapham-based personal trainer JJ Beasley has always had a keen interest in
sports. From a young age, he was extremely active, having a go at any sport on
offer, from football and rugby to surfing and mountain biking.
By the time he started at Shrewsbury School, aged
14, he was playing rugby competitively, at county
and regional level. Competitive by nature, he took
his sport seriously and went to great lengths to
improve his performance on the pitch. He explains,
“my boarding house at school was 20 meters away
from the on-site gym, so I started spending an hour
or so there, four times a week, creating my own
“my main focus
has and will
always be to
deliver effective
and fun training
sessions to
my clients.”
conditioning and strength
training programme. These
sessions proved invaluable
as I became stronger and
more powerful, making me
a better athlete.”
Alongside his physical
workouts, JJ was reading
up on anatomy, nutrition
and sports psychology for his P.E. A Level. He found
the subject fascinating and used his new-found
knowledge to not only enhance his own training, but
that of the rugby team. He advised them on diet,
nutrition and recovery from exercise resulting in a
physically and psychologically stronger team.
What did JJ do after he left school?
JJ left Shrewsbury School in 2007, and after a gap
year, headed to the University of Gloucestershire to
study Sports Science. Whilst there, he volunteered
as a Community Rugby Coach for Gloucester Rugby
Club, where his role was to design and run single day/
weekend, and school holiday rugby coaching courses
for groups of up to 30 children. He thoroughly
enjoyed helping the children improve their game,
and the experience gave him the push he needed to
get his personal training qualification. He explains,
6-7
“I undertook a 6-week course with ‘The Training
Room’ in London, which consisted of theory-based
classroom lessons and practical lessons in the gym.”
Not only did he pass - he got the highest mark of
everyone on the course.
Personal Training
JJ has now been working as a personal trainer for
over 5 years. He started at the Nuffield Health gym
in Wimbledon, but was head-hunted by Shropshire
based fitness equipment supplier, Beaver Fit
(beaverfiteu.com) in 2012 where he was Head
Trainer for two years. His time with Beaverfit involved
travelling to commercial gyms, leisure centres and
military bases (throughout the UK and abroad).
He also attended numerous fitness and military
conventions (Bodypower/Leisure industry week/
UAE military convention etc.) to sell equipment and
improve people's training knowledge.
He says of this time, “two of the most memorable
things I did during this period was deliver a TGB
(tactical gym box) to a British Navy submarine and
teach personnel how to use it efficiently on-board.
I also trained a squadron of 24 SAS soldiers in
Hereford."
Reach Fitness
In 2014, JJ joined the team at Reach Fitness in
Clapham as a self-employed personal trainer, and
hasn’t looked back. He says “over the last three years,
I’ve built up a solid client base of 22. Each client has
different strengths, weaknesses, exercise preferences
and personal fitness goals, so I work with them to
create bespoke training programmes to suit their
individual needs. I also aim to make them as fun as
possible to increase client enjoyment and produce
results." JJ also leads nine group classes a week at
Reach, involving up to 30 gym members. He gets
great satisfaction from helping people achieve things
they didn't think possible.
What’s JJ’s USP?
JJ caters for any health or fitness goal but specialises
in strength gain. He’s trained professional athletes,
helping them increase strength and power for
improved performance.
In addition, unlike most personal trainers, JJ welcomes
children to join their parent’s PT sessions. He even
involves them for the last 10/15 minutes of each
session. As JJ explains, “the reason for involving the
children is two-fold. Firstly, the children and parents
get to enjoy each other’s company whilst training
together, and secondly, it encourages children to
enjoy being physically active. The more people I can
get to enjoy being fit and healthy, the better.” He adds,
“we have an obesity crisis in the UK. By educating
young people on how to be fit and healthy, we can
help reduce this problem.”
What’s next for JJ?
JJ has big plans for the business and plenty of ideas to
progress. But as he says, “my main focus has and will
always be to deliver effective and fun training sessions
to my clients.”
The Crust Co.
Taste the difference...
The Crust Co. is a brand-new sandwich bar in Balham. The brain child of
Balham born Vas Zographou, it’s only been trading for five months but is
already making a splash in the local community.
What’s the story behind The Crust Co?
In Vas’s words, “the story begins with a silly,
borderline obsessive interest in food. My collection
of cookbooks, countless hours watching the Food
Network channel and experimentation with different
flavours led me to the creation of The Crust Co.”
Before the Crust Co, Vas was working in property
management in Islington. And the push he needed
to follow his real passion came from his colleagues
in the office. He would spend the evenings creating
innovative sandwich fillings and bring them in to work
for them to try. They quickly became a talking point
and people started making requests for their own
unique fillings. Vas found himself focusing more and
more attention on food creations in the office, which
gave him the confidence to hand in his notice in April
2016 and focus his attention on The Crust Co, which
opened in August 2016.
What makes the Crust Co different from other
sandwich shops?
Vas explains, “there are plenty of sandwich chains
all over London, but with The Crust Co, you get the
personal touch. With two members of staff, it’s an
independent establishment offering a wide range
of freshly made, cooked-to-order sandwiches.
We also offer a great selection of vegetarian and
8-9
“I enjoy creating new sandwich
options and providing an excellent
service at a reasonable price. I
find it rewarding knowing that the
customer has left satisfied with
the selection on offer. We have
developed a solid customer base
with the local businesses and
residents alike.”
lunchtime options; particularly sandwiches made to
order. And an increase in demand for on-the-go food
at a reasonable cost. So there was a perfect gap in the
market to showcase my passion and ideas.”
What does Vas find rewarding about his work?
“I enjoy creating new sandwich options and providing
an excellent service at a reasonable price. I find it
rewarding knowing that the customer has left satisfied
with the selection on offer. We have developed a
solid customer base with the local businesses and
residents alike.”
vegan options, so there are always great options for
everyone, no matter what their taste. And every single
dish is made with love.”
The Crust Co also serves breakfast pastries, salads,
jackets potatoes, home-made soups and full English
breakfasts. New items are added to the menu, as a
result of requests from locals.
"Having grown up in the area, I
knew there was a lack of good
lunchtime options; particularly
sandwiches made to order. And an
increase in demand for on-the-go
food at a reasonable cost. So there
was a perfect gap in the market to
showcase my passion and ideas.”
And why Balham?
Vas explains “I opened a shop in Balham as I know the
area well. I was brought up there, attending the Holy
Ghost primary school in Nightingale Lane. Having
grown up in the area, I knew there was a lack of good
What are your future plans for the business?
Vas is realistic with his vision for the business.
“Being newbies on the scene, we want to firmly
establish ourselves in the local community, and grow
organically from there.”
And how the business develops is down to the locals.
He explains, “it’s important to me what the locals
think. For example, we recently introduced a Full
English breakfast option to our menu, as a result of
feedback from local building traders. They wanted
to be able to buy a full English take-away at 7am, but
there was nowhere serving them at that time. We
open for business at 7am so launched a ‘Breakfast-ina-Box’
for them and others on-the-go. It consists of 2
rashers of bacon, a Cumberland sausage, a tomato,
beans, an egg, a hash brown, and a slice of toast - all
for £6.95.”
If you’re in the mood for a bespoke, freshly cooked
sandwich, get yourself down to The Crust Co. and
bag yourself a tasty Balham bargain!
Paglia e Fieno
Rustic Italian cuisine in
the heart of Battersea
If you enjoy authentic, hearty Italian cuisine, why not book
a table at Paglia e Fieno in Battersea? Launched in 2015 by
Adriana Greco, partner Massimo Grippa, and Massimo’s
brother, Mario, the charming Italian fine food Deli, bar
& restaurant specialises in classic Italian dishes that are
rustic, colourful and full of flavour.
The food is complemented by hand-picked Italian wines, which are
imported from established houses and up and coming producers from
various regions of Italy.
What’s the story behind the business?
Paglia e Fieno started out life as the Latchmere Café in the 1970’s. It was run
by Adriana’s step-father Larry Edmonds until he retired, and was converted
into a dry cleaners and then an antique shop, before Paglia e Fieno opened its doors for the first time in June
2015, with Adriana, Massimo and Mario at the helm.
The three founders were well placed to run the business, with years of culinary experience and passion for
Italian food between them. The Grippa brothers started their careers as aspiring Chefs, working in local
restaurants around Italy. They also worked by Montragone near Rome, famous for producing buffalo mozzarella.
Mario went on to become a pizzaiolo Chef and Restaurant Manager, while Massimo worked as an Executive
Chef for Valentina Fine Foods for 9 years. Both brothers have been fortunate enough to work with some of Italy’s
top Chefs, who have helped them master their culinary skills and cook a range of traditional Italian dishes the
way mamma used to make them.
Adriana came to the business from a different angle. Following stints as a Property Manager, a Project Support
Officer, and an apprentice for Vivienne Westwood, it was during her time in the Italian Hospitality industry,
working as a Tour Manager that she discovered “a passion for travelling, socialising and fine food, wine and 'La
dolce vita' living.”
After working alongside clients, hoteliers, restaurant owners and wine merchants on a daily basis, Adriana knew
she wanted to bring her love of Italian cuisine and culture to the UK. And fortuitously, so did the Grippa brothers.
What makes Paglia e Fieno unique?
Adriana says, “thanks to our collective industry contacts, we’re able source some of the finest food and drink
from all regions of Italy. We select, taste and import every ingredient, and use only the best food that meets our
standards for quality, freshness and taste. Our attention to detail is what makes us unique.” She continues, “our
aim is to bring the charm of Italy to Battersea, by inviting customers to shop or wine and dine with us. We enjoy
meeting new people and feel rewarded knowing that people have had a great dining experience with us.” The
Paglia team also feel strongly about getting involved in the local community, which is why they held a Christmas
fair at the Emmanuel Evangelical Centre, Westminster, in December. Adriana says, “we sold Italian Christmas
cakes and treats, and enjoyed chatting to customers about our products. Our food went down really well, and
10-11
our Melegatti pandoro cakes have been selling like 'hot cakes' ever
since”. (Excuse the pun).
Expansion
Due to the popularity of Paglia e Fieno, Adriana, Massimo and Mario decided to expand in May 2016 with
Paglia e Fieno • Il Macellaio, an Italian bar and grill steakhouse in East Grinstead. With 15 employees, it was an
ambitious move, but a good one, as the reviews give testament to. A quick and random selection from both Trip
Advisor and Google produce sentiments such as “Best Italian food I’ve had in GB hands down”, “A superb Italian
restaurant, the steak was awesome” and finally “OMG this place is so special.” Not bad for a start-up business!
Il Macellaio has also been recommended by Italian newspaper, La Notizia, as the place to go for the best two
kilo T-bone steak.
So, what’s next for Paglia e Fieno?
Adriana says “the dream is to create a chain of deli/restaurants, each bringing a bit of Italian charm and culture
to the UK.“ Plans are in place to convert Paglia e Fieno Battersea into a contemporary Italian steakhouse. They
anticipate launching at the beginning of February, and will be offering a 30% discount to all customers on their
food bill until 19th March, excluding Valentine’s and Mother’s Day. Not in conjunction with any other offer.
in GB hands down.”
The Shaker Kitchen Company
Stylish, affordable
kitchens with a personal
touch...
London born Tim Grunfeld, founder of The Shaker Kitchen Company, has
always been passionate about property. And with over 35 years’ experience in
the industry, he knows what he’s talking about.
Tim started his property career in Fulham, specialising
in the renovation of listed properties, but decided to
relocate to idyllic Gloucestershire in 1986, where he
continued working at his passion. He says, “I’ve always
been able to see a design opportunity and bring
something fresh, relevant and fitting to enhance the
look, feel and value of a property.”
As part of each project, he designed and installed
hand-made kitchens, so it felt like a natural
progression for him to start his own kitchen business.
Passionate about kitchens
Tim explains, “twenty years ago, I took the plunge and
launched a handmade kitchen company which I sold
to my brother. Sadly, he passed away from cancer in
2011, but the business is still going strong today.”
Tim re-entered the handmade kitchen market in
2014, as he felt the cost of handmade and painted
kitchens on offer was ‘obscene.’ He explains, “in a
highly competitive and volatile market, I believed
there was space for a retailer who understood normal
household budgets and kitchen affordability.”
His aim was to sell kitchens at 50% of the price of
other retailers, on like for like products. And with the
help of a silent partner, his dream became a reality
with the launch of the Shaker Kitchen Company. And
two and a half years later, it’s thriving. Tim explains,
“the business has grown to the point where we now
have 20 members of staff in the UK and 50 in Europe.
Some of the senior management team are family
members, which makes for a fun, nurturing work
environment. While the business culture is very
focussed and customer centric, we try to maintain
a family business mentality, by being relaxed and
approachable at every level of the organisation.”
The Clapham showroom is a hub of activity
With headquarters in the Cotswolds, and a showroom
in Clapham that, in Tim’s words, is a “bustling hub of
“in a highly
competitive and
volatile market, I
believed there was
space for a retailer
who understood
normal household
budgets and kitchen
affordability.”
activity,” customers
come from all
over the UK and
Europe to buy
Shaker products.
Tim says “just last
week, we delivered
and installed
three kitchens
in Scotland, and
exported another
two to Northern
Europe.”
What’s driving the growth?
Quite simply, people love The Shaker Kitchen Co. So
far, the business has grown organically, through wordof-mouth.
And this is what keeps Tim and his team
motivated. He says, “customer satisfaction is at the
core of everything we do, so it’s incredibly rewarding
to talk to customers who have worked with us and
love our products. The praise and recommendations
we get from our customers is what drives us forward.”
What do customers love about Shaker Kitchens?
Without hesitation, Tim answers, “the quality and price
of the products. We strive to bring fine, affordable,
high quality products to the masses by stripping
back hidden and misleading costs.” He adds, “it’s very
12-13
"We strive to bring
fine, affordable, high
quality products to the
masses by stripping
back hidden and
misleading costs.”
satisfying to be able
to offer a product
that until now has
been unaffordable
for many.” And the
strategy seems
to be working,
as The Shaker
Kitchen Company
receives enquiries from people of all ages, backgrounds,
cultures and ethnicities. And his customer base is just as
diverse, with property developers, house builders, firsttime
buyers, and home improvers all ordering bespoke,
handmade furniture.
What are your future plans for the business?
Tim is planning to open five new showrooms in 2017, with
the ultimate goal being ‘to have a network of showrooms
across the UK by the end of 2018.’
So if you’re saving up for a kitchen upgrade or
refurbishment in the next year or two, keep an eye out for
a Shaker Kitchen Company showroom opening near you.
Cut the Mustard
Simple, seasonal food.
Big flavours. Big smiles
Margate-born James (Jimmy) Reynoldson is the proud owner, company director,
head chef and everything in-between of Cut the Mustard – an independent cafécum-deli
in Furzedown, that serves seasonal brunches and suppers.
Launched in 2014, Cut the Mustard is the realisation
of a life-long dream for Jimmy. He says, “all I’ve ever
cared about is eating and cooking. I’ve dreamt of
opening my own café for years.” However, he started
out on a different career path. He explains; “I was the
manager of a shoe shop for some time. It wasn’t a bad
job. I was making great money and had job security,
but I wasn’t happy. I wanted my own café.”
Jimmy knew it was crazy to move into the catering
industry without any experience, so he made a drastic
career change. He says, “to fulfil my dream, I decided
to become a chef. I started out working in my friend’s
pub washing dishes, and worked my way up until I
was rocking the hardest section in the kitchen.”
After one and a half years at the pub, Jimmy got itchy
feet and moved on to a 5-star hotel in Green Park
called the Stafford, as a chef de partie. He says, “it was
a real buzz cooking in the kitchen in such a historic
hotel, but it was hard work. I would often have to work
from 6.30am till 1.00am the next day, sometimes for
15 days in a row. But I persevered as I loved the buzz
of being in the kitchen - the hard work, the creativity
and the constant learning.”
Jimmy went on to work in several other prestigious
restaurants & hotels in London, including; Hix Soho,
Social Eating House, The Ledbury and Hamyard
Hotel. But as much as he enjoyed it, he still didn’t
feel fulfilled. He says, “I still only really wanted one
thing - my cafe.” So
he started looking
at premises. He says
“I didn’t have a lot
of money but I kept
looking at places
anyway, even if they
“all I’ve ever cared
about is eating and
cooking. I’ve dreamt
of opening my own
café for years.”
14-15
were out of my budget. And then
one day I saw an advert on gumtree
about a sublease on a cafe in south
west London. I viewed it and instantly
saw the potential, so quit my job
and pursued my dream.” And Jimmy
couldn’t be happier with his decision.
Cut the Mustard has become a firm
favourite with Furzedown locals,
who come back time and time again
for dishes such as the Miss Piggy/
Mac Salmon and the Full Mustard
breakfast.
and fishing is taking its toll on the planet and I don’t
want to turn a blind eye to it.”
On a more practical level, Jimmy is putting together
a new wine list for the evenings, and will be doing
an ‘open bottle night’ every Thursday, where a
different bottle of wine will be opened each week for
customers to try.
And the deli is stocked with beers
from microbreweries in the UK such
as Pressure Drop in London. In fact,
everything is sourced in the UK,
which is important to Jimmy. He
says, “All the plates are hand-made
“Running my own business is
scary but the rewards I get from
doing something I love are huge.”
in a pottery shop in Clapham. The smoked salmon is
smoked in Camberwell. We get our meat from Moens
butchers in Clapham, and we get fantastic sourdough
from the Elephant Bakehouse in Streatham.” Jimmy
even sources some of his fruit and vegetables from a
local allotment.
What does Jimmy enjoy about his job?
The business is going from strength to strength and
Jimmy has 12 staff, which is 10 more than he started
with in 2014. And he’s loving every second. He says,
“there are many things I enjoy about my job. I get
to be creative, I get to cook, and I get to work with
others and help them grow. Running my own business
is scary but the rewards I get from doing something
I love are huge. They far outweigh the long hours,
stress and the restraints it puts on your life.”
What does the future hold for Cut the Mustard?
Over the coming year, Jimmy wants to make changes
to the café, to make it as environmentally friendly as
possible. He’s in talks with Keep Cup about reusable
coffee cups, the idea being that every customer that
buys and uses one will get a discount on their coffee.
Jimmy is also cutting down on the amount of meat
and fish products on his menu. He explains, “we’re not
going to be a vegetarian cafe but I do want to reduce
the amount of meat and fish we use, as over farming
Funky Juice
A mouth-watering
taste of the exotic
manager at one of the most prestigious night clubs in
London. And he was general manager at Maggies Club
in Fulham for over two years. But having wanted to run
his own business for some time, he decided to take the
plunge and go it alone with Funky Juice.
What did you do next?
Alejandro started off doing some consultancy work for
London based juice bars to help them improve their
operations, until a fortuitous meeting with professional
tennis player Maria Sharapova led to them teaming up
to run a pop-up shop during Wimbledon 2014.
When you’re next in Fulham Broadway
Shopping Centre, why not stop off at
Funky Juice for one of their delicious,
vitamin packed smoothies?
Founded by Mexican born Alejandro Madrid, Funky
Juice is an award-winning fresh juice bar that brings
‘a little bit of Mexico to London’. The bar was inspired
"I wanted to
create something
healthy and
beneficial for the
community that
I can be proud
of because it’s
helping people
live healthier
lives.
by Alejandro’s fond
memories of the fresh
carrot and fruit juices
his mother made for
him as a child in Mexico.
Alejandro says; “I missed
the fresh juices when
I came to London, so
thought I’d bring a
little bit of Mexico with
me. I wanted to create
something healthy
and beneficial for the
community that I can
be proud of because it’s
helping people live healthier lives. And I’m achieving
that with Funky Juice.”
Alejandro is no stranger to the hospitality industry.
He worked his way up from glass collector to general
‘Sharapova’ sold tennis-themed sweets and
merchandise, along with healthy juices and smoothies.
In Alejandro’s words, “it was Sharapova’s products with
my brand supporting and balancing the concept.”
After his Wimbledon experience, Alejandro started
looking for premises for Funky Juice. It took some time
to find the right space but once he did, he moved
quickly. Financing the whole thing himself, Alejandro
relied on knowledge from his Marketing degree to
create the displays, menus and website. And he used
his experience as a General Manager to handle the
operations, recruitment and financial aspects of the
business.
It’s been a steep learning curve, but Alejandro couldn’t
be happier. He says, “Funky Juice is my baby. It gives
me a lot of fulfilment. I’m always very positive and I
transmit this energy through Funky Juice.” The décor
in the bar has been designed to make people feel like
they’re on holiday, and the music is carefully selected
to add to the atmosphere. Alejandro adds, “our aim is
to make people smile, while providing them with the
best quality and tasting juices and smoothies possible.”
Alejandro is clearly doing something right, as Funky
Juice is now a multi-award winning juice bar. He
explains, “we’ve won several awards in the Fulham and
Hammersmith borough, including runner-up for ‘Best
New Business 2014’, runner-up for ‘Best Small Business
2015’, winner of the ‘Best Place to Drink 2016’ and
winner of the ‘British Smoothie Championships 2015.’"
16-17
“we’ve won several awards in
the Fulham and Hammersmith
borough, including runner-up for
‘Best New Business 2014’, runnerup
for ‘Best Small Business 2015’,
winner of the ‘Best Place to Drink
2016’ and winner of the ‘British
Smoothie Championships 2015.’“
What is the secret to Funky Juice’s success?
Alejandro is passionate about bringing fresh juices and
smoothies to the community. He says “Funky Juice is
unique from all the other juice bars because it uses
100% natural and fresh ingredients”. In addition, every
member of staff is trained to prepare a juice in less than
ten seconds, for ultimate convenience. Alejandro says
“I put 100% into staff training, hygiene, innovativeness
and creating a positive atmosphere around the bar.”
Why did he choose to open in Fulham?
Alejandro chose Fulham Broadway as the location
for his flagship bar as he’s lived in the area for years
and is well connected in the area. As he says, “Fulham
was my comfort zone.” But he has plans to expand
further in South West London next year. He also wants
to introduce more nutritionally rich and balanced
products to his range, “from the healthiest supplies in
the industry.”
What’s next for Funky Juice?
Alejandro doesn’t hesitate when answering, “the dream
is to expand Funky Juice and open more sites across
the UK. I believe every city deserves a Funky Juice to
keep people healthy and smiling. I’ve been perfecting
the business over the past two and a half years and I
feel like I’m ready to share the love.”
Eyes on... Balham
Eyes on...
Balham
Located in the London Borough of Wandsworth, Balham has spent most of
its existence being overlooked in favour of its better-known neighbours,
Clapham, Brixton and Battersea. But after years of obscurity, this leafy,
vibrant suburb has emerged as one of the hippest places to live in South-
West London - making the Sunday Times’ ‘best places to live in Britain’ list for
two years running.
What makes Balham such a great place to live? Here
are six great reasons for starters.
It’s well connected
Balham offers great transport links. In zone 3, on the
Northern Line, it takes just 20 minutes to get to Bank,
and 29 minutes to Kings Cross. The station also offers
National Rail services, with direct trains to London
Victoria, London Bridge, and Surrey.
There’s also talk of Crossrail 2 passing through Balham.
The local station for the area had been planned at
Tooting Broadway, but Transport for London (TfL) has
discovered difficult ground conditions under Tooting
and is thinking of moving the station to Balham. If this
happens, Balham is going to shoot up in value.
However, Balham is not only good for trains. If you’re
a cyclist, you’ll love the fact that Balham is on the
CS7 cycle superhighway, offering a faster and safer
cycle route into the City. There are also good bus
connections, with a night bus that brings you home
from Aldwych in 30 minutes. The Northern Line night
tube is also well connected.
It offers a great night out
There’s plenty to do in Balham. Its community of city
types and young parents means it boasts a nourishing
mix of suburban restaurants and hip bars. Among
them is the Bedford, which is a Balham institution.
Host to regular theatre and live music nights, some of
the biggest names in entertainment have performed
there, from Ed Sheeran to Pete Townsend. But the
Bedford is best known for its Friday night ‘Banana
Cabaret’ – a weekly comedy night that showcases
emerging comedians and established artists alike.
Catherine Tate, Rob
Brydon, Omid Djalil
are just a few of the
celebrities to take
the stage.
after years of
obscurity, this
leafy, vibrant
suburb has
emerged as one
of the hippest
places to live
in South-West
London
There’s lots of
green space
Balham benefits from
being surrounded by
more than 1,600 acres
of green space. With
Clapham Common,
Wandsworth Common, Tooting Bec Common
and Tooting Graveney all within walking distance,
residents have access to an abundance of green
space for an inner city area.
There’s a good range of shops and markets
Balham offers the perfect mix of high street chain
to
18-19
stores and independent retailers, giving it a vibrant
‘villagey’ feel. After doing your main shop in Waitrose,
you can mingle with the neighbours at the monthly
Balham country market at the Balham Bowls club,
which sells locally grown fruit and veg, homemade
cakes and savouries.
There’s also a weekly farmers’ market at Henry
Cavendish School, near the Tube station.
Housing is reasonable
Living in the shadow of Clapham can have its upsides,
not least that prices aren't nearly as inflated. Balham also
benefits from a less desirable zone 3 transport location,
which keeps rents low. It's also blessed with having
the second cheapest-in-the-country council tax.
Balham benefits from being
surrounded by more than
1,600 acres of green space
All sorts of properties are available here, from
Edwardian and Victorian period homes on leafy
streets, to mansion blocks (including the famous
Art-Deco building Du Cane Court) and ex-authority
apartment buildings. New developments are also
arriving in the area, with various modern apartments
scheduled to open in the next few years.
As of December 2016, the average rental cost of
a two-bed apartment in Balham was £1,800 per
month, while the average sale price for a similar sized
property was £700,000.
There are great schools
There are a good number of state and private schools
in the area, all rated ‘good’ or above by OFSTED. In
the primary age group, there is Henry Cavendish
Primary, Telferscot Primary and Holy Ghost Catholic
Primary. The choice of private schools is from the top
drawer with Broomwood Hall and its brother school,
Northcote Lodge, both of which have excellent
reputations. Hornsby House, an independent coeducational
primary school, is also an excellent choice.
For secondary pupils, there’s Chestnut Grove
Academy (rated ‘outstanding’ by OFSTED in 2016),
Ernest Bevin College and for girls there’s La Retraite
Roman Catholic School.
Oak Lodge, a specialist school for children with hearing
and communications difficulties, is also close by.
Find out more!
So there you have it. Six great reasons to invest in
Balham. If you’d like to know more about this vibrant
community or discuss any of the properties on our
books, don’t hesitate to call the Aspire Balham office
on 020 8673 6111 or email balham@aspire.co.uk.
Agent profile
Q+A
Q: What’s your full name and job title?
A: Adam Seymour-Davies. And I’m the Branch
Manager of Aspire Balham office.
Q: How long have you worked at Aspire?
A: I’ve been here since 2010, and how time has flown!
Q: What were you doing before Aspire?
A: I’ve been an estate agent for the past fifteen years,
working for some well known national estate agent
chains. Aspire gave me the opportunity to move away
from the large corporate agents and work for a truly
local independent agent.
Q: Why did you get into estate agency?
A: When I bought my first property, (before I was in
the business), the agent I dealt with was the epitome
of everything that was wrong with the industry, and I
felt that I could do so much better. I worked in central
London five-star hotels when I was younger, and know
what five-star customer service is, and how important
it is to a business and its clients.
Q: What’s your proudest achievement
at Aspire so far?
A: In 2011 we were at the top of a long chain of
transactions, and due to various mistakes made
further down the chain, the property – despite having
exchanged contracts a week previously – didn’t
complete when it should have. It was approaching
6pm on a Friday in mid-winter; it was snowing, and
the buyers were sitting in a van outside our office with
their two young children, with nowhere to go.
While everyone in the chain was threatening to sue
each other, I managed to persuade our client to allow
the purchasers to occupy the house under licence. It
was a really satisfying solution to a nasty situation.
Q: What’s a typical day like for you at the
Balham office?
A: The sales team I work with hasn’t changed since I
joined; we have decades of experience between us,
so unlike most other agents, our day is quite informal.
There’s no such thing as a ‘typical’ day – we very
much concentrate on an aspect of the business that
requires the most attention at the time.
Q: What’s been your most memorable
day at Aspire so far?
A: While on a team incentive trip, I successfully
negotiated sealed bids on a property while 3,000
metres up a mountain - whilst also competing with
other agents’ bids. That was a pretty memorable day.
Q: What do you get up to when
you’re not selling properties?
A: Organising my children’s social lives! My wife
and I are very involved in our local community in
Furzedown, which is extremely rewarding. We also like
Q: What’s
your proudest
achievement
outside of work?
A: After many years of
extreme difficulty and
heartache, my wife
and I now have two
lovely young children
– something we
thought we’d never be
blessed with.
Q: If you could give
a house buyer and
seller one piece of advice each, what would it be?
A: The often arduous process of buying and selling
is made easier with the help of a good estate agent.
Trust your agent’s advice; we do this every single
working day and can guide you through even the
trickiest of transactions.
Q: And finally, what are your predictions
for the property market this year?
A: We are cautiously optimistic; activity levels pre-
Christmas increased and we have already seen an
encouraging start to 2017. We’re not expecting much
movement in prices either way but we do expect
more properties to sell this year compared to last.
Virtual Reality Tours
Virtual
reality
viewing
Virtual Reality Tours: Bringing our properties to you.
We all lead busy lives. Between work, children, family
commitments, it can be difficult to find time for
ourselves, let alone for property viewings – especially
when you consider that the average buyer will view
eight properties before making an offer.
Wouldn’t it be great if there was a way for you to view
properties without having to leave the comfort of your
home; at a time that suits you? Well there is, with our
Virtual Reality (VR) property viewings.
VR property viewing
A virtual reality viewing is a fully immersive online
viewing.
Self-guided or accompanied viewings
Whilst it is a straightforward process to view the
virtual tour yourself via the Aspire website we find
many potential buyers or tenants prefer a fully guided
tour. In this instance you simply have to click on the
Virtual Viewing request on the relevant property, fill in
the requested details and one of our staff will be back
in touch very quickly to get the viewing started.
If you want to go a stage further then why not try out
our viewing with the help of our VR goggles. If you
have your own Google Cardboard goggles then all
you need is a mobile phone, then click on the video
and start exploring! Alternatively you can pop into
the relevant office and use our set of professional
goggles. The great thing about self-guided tours is
you can conduct viewings at a time and place that
suits you, be it during your lunch break at work, or
from the comfort of your home.
44-45
A virtual reality viewing
is a fully immersive
online viewing.
be reduced meaning less disruption to the owners.
Potential buyers and tenants can get a better feel
for the house in advance which often increases the
chance of an offer after the first `in person’ viewing.
It is very helpful for buyers and tenants who are not
local, in particular allowing overseas customers and
those outside London virtual access to the relevant
property.
Benefits to landlords and tenants
One of the major benefits of virtual reality viewings
for landlords, tenants and agents is this system
usually enables a client to achieve more viewings
on their property, whether virtual or in person,
whilst also ensuring that the number of ‘in-person’
viewings needed to let or sell a property can actually
No substitute for the real thing
As good as our virtual tours are, they’re no substitute
for real-world property viewings. We recommend
you use our VR property tours to assist in creating a
shortlist of properties that fit your criteria and you’d
like to see in person.
If you’d like more information on our virtual property
viewings, then please contact the relevant Aspire
office.

Land and New Homes
Helping you
land your new
property
Following the mid-aughts housing bubble that saw homeowners across the
country buy homes with mortgages they couldn't ever afford to repay — a
crisis that was as much about too much supply as it was about bad financing
— the market has gone the other way. In fact, today’s housing crisis is about
one thing: supply. We’re simply not building enough homes, and we haven’t
for decades.
Why are new homes so important?
Back in 2004, the Barker Review of Housing assessed
the growing population. It concluded that, to keep
pace, the UK would have to build around 250,000
homes a year. But we’ve failed to do so every single
year since. In fact, last year, we only managed roughly
half that figure.
But the Government has put plans in place to increase
house building activity and make house buying more
affordable over the next few years, so if you’re looking
to buy, keep saving for that deposit.
Why choose a new build as a home or investment?
If you’re unsure about buying a new-build, consider
the benefits: They’re easy to maintain, built to high
specifications, are chain free, energy efficient and are
typically sold with house builder guarantees.
If you’re considering expanding your investment
portfolio with a new-build, our team is well-placed
to advise on the best buy-to let opportunities to
maximise your rental yield and capital growth. Our
expert mortgage advisors at Capricorn One can also
advise you in respect of your financial requirements.
