Brendan Egan
Director - HWBC Property Management
M.R.I.C.S., M.I.A.V.I., A.C.I. Arb.
Ongoing and dedicated
management of your
property, from start to
finish...
Introduction
HWBC recognise that managing property is
more than collecting rents and maintenance.
We believe it is about actively listening and
understanding the needs and expectations
of owners and occupiers.
We believe that successful property
management is a proactive, creative service
and process which can add value.
We now manage a portfolio valued in excess
of €1b with an annual rent roll of €55m and an
annual service charge expenditure of over €10m.
We act on behalf of a prestigious range of clients
including Pension Funds, Financial Institutions,
Property Companies and Private Investors.
Our current portfolio includes offices, shopping
centres, retail parks, high street shops and
increasingly, mixed use developments.
We value our current clients and look forward
to building new relationships as we continue to
expand our Property Management Department.
We have a highly trained and experienced team
of property management professionals backed
up by specialist accounting, marketing and
research personnel.
In addition, we work closely with our agency and
development colleagues with a view to exploiting
asset management opportunities that can add
value to your property.
Rest assured, we can rise to any property
management challenge that’s presented to us.
If you think we can be of service or add value
to your property holdings, we look forward to
hearing from you.
The HWBC Property Management
Department has established a
reputation for providing sound
advice on the legal and service
charge structure for mixed use
developments.
The development and future
success of mixed use schemes is a
complicated and challenging process.
HWBC recognises the necessity
of a considered approach to its
management by having available the
experience of both commercial and
residential managers who combine
to provide this specialisation.
We believe we are the only agency
to have geared up in this fashion and
our existing clients have welcomed
this expansion of services to provide
a one stop shop for the management
of mixed use schemes. This unique
Market Outlook 2008
January 2008
Take up of office space in Dublin has reached record levels
for the second year running. Total take up for the year at
280,741 sq.m surpassed the previous highest figure of
234,276 sq.m set in 2006. Overall market activity was
boosted by a number of large transactions signed during the
year as the banking, finance and professional services sector
again dominated take up figures. The services sector is now
the driving force in the Irish economy regarding job and
wealth creation and of vital importance to fuelling demand
for office property in Dublin.
Despite the record levels of take up the overall vacancy rate
has risen to 12.21% of total stock up from 10.56% at the end
of 2006. This is mainly due to a high volume of completions
during 2007 adding space to the market where buildings
were not pre let before reaching completion. Significant
schemes at 3 Spencer Dock, Riverside 4 and Elm Park,
Merrion Road all added to the available space which rose to
359,577 sq.m at the end of December up from 289,636 sq.m
at the end of 2006. The net absorption figures are also
affected by large occupiers such as Price Waterhouse
Coopers and MOP Solicitors relocating to new buildings and
leaving their old space available to re-let.
