What Do Today’s
Communities Offer?
by Jeff Martel, Broker
Better Homes and Gardens Real Estate | 43° North
Article previously published in Fall 2012
The word community is often confused
with the word subdivision. In reality, the
two words could not be more different. A
subdivision is a series of lots carved out of
a parcel of land. There are utilities to keep
the lights on and roadways to keep the cars
in order. There are houses built on lots, and
there are lawns and landscaping throughout.
Subdivisions, however, tend to be prime
examples of today’s “click generation” - a
generation that enters their subdivision and
“clicks” the garage door open, then drives in
and “clicks” it closed. They walk inside and
either “click” on the television or “click” on
the Internet or video game console. What
gets lost in the process is the sense of
community that happens when people go
outside and interact with their neighbors.
In its simplest form, a community creates a
sense of belonging because it encourages
human interaction. While it may have all the
elements of a subdivision, these elements
The word community is often
confused with the word subdivision.
are arranged with thought and purpose to encourage the
formation of relationships.
A community is
not an accidental
creation. It starts
with the developer
and a design team
who consciously
create the layout
of the streets and
determine how the
houses interrelate.
The open spaces and the amenities are designed for optimal
beauty and utility, and even the tree-lined streets are thought
through from the standpoint of what those trees will look like at
different times of the year. The choice of plants and trees add
color throughout the year and can have a significant impact on
how the community feels during the winter months.
When a community has amenities like a clubhouse and pool,
they not only directly affect the total cost of the project, but also
its intrinsic value. Curved streets create a beautiful appearance
and a more pleasurable living experience, as does the creation
6 | SPRING 2017

of open space. Simple
things that we take for
granted, like sidewalks,
can have a significant affect on the total
cost of a project, but these elements all
add up to a more livable environment.
Walking paths and parks encourage
residents to get outside and interact
with each other, and they foster a sense
of belonging. By adding such amenities,
a developer may bring fewer home sites
to market, but creating these elements
enhances the overall quality and value of
the community being created.
Equally important to the overall quality
of a community are the homes the
builders offer. NOT ALL HOMES ARE
CREATED EQUAL. Are the builders Registered Master Builders with the BCA, and
do they hold themselves to a higher standard? Yes, there are building codes that
must be followed, but these are the minimum standard to create safety, and not a
guarantee of quality. When you tour a community, you must ask yourself, “Do the
homes being built here have character, and do they look like they are quality homes?”
The look and feel of the homes that the builders are creating can have a significant
affect on the overall quality of a community. Do the builders do the minimum to the
elevation to meet the requirements of the CC&R’s, or do they go beyond? Are they
just building “Boise beige” craftsman-style homes, or are they creating unique, oneof-a
kind homes of distinct quality and value? Will you feel that your home is uniquely
yours and that the community you live in is vibrant and alive?
The next time you get in the car to go “look at houses,” be sure to take a step back
and “look for communities.” Notice the difference between a well thought out
community and a typical subdivision. Look for all the elements and amenities that the
developer and the builders are creating and consider their value. A true community
may not be the least expensive option, but it will offer a better lifestyle for you, and
will ultimately have more value five to ten years last than a typical subdivision.
WHAT’S IN A NAME?
As Broker of Better Homes and Gardens Real
Estate | 43°North, I’m often asked about the
origins of our company’s name. Most folks
with a passing familiarity with maps are quick
to grasp the geographic significance of our
name: Boise is located on the circle of latitude
43 degrees north of the Earth’s equatorial
plane. As a coincidence, Idaho also happens to
have been the 43rd state in the USA.
I believe that our choice of name wraps our
identity around one of the world’s most livable
communities in a way that tells you what you
really need to know about us. Our locality is
our passion. It’s our expertise. More than just
a happy accident of geography, it reflects our
dedication to a quality of life that Boise and
the larger Treasure Valley community embody
like no other place we know.
Our sense of identity with Boise and the Gem
State go well beyond our name, however. We
like to think that our company and culture reflect
the experience of what our community is
all about. Like the overall lifestyle of Boise, we
take a fun, energetic, and creative approach
to all that we do. Like the West as a whole, we
value independence and innovation in a way
that honors the pioneer spirit of our place.
We’re proud of our local roots. And while our
name may seem a somewhat oblique reference
to a place we feel so passionately about,
we think it’s a sign of respect. After all, we
could more shamelessly trade on the reputation
of the City of Trees, but we’d rather add
to that reputation through those attributes we
have most in common with it.
Now that you know what our name means, we
invite you to experience what it stands for.
NEW construction in a
NEW market
For buyers, it requires answering these important
questions for yourself and your family:
• What are your needs?
• What are your lifestyle goals?
• What is affordable?
• How do the above reconcile
with market realities?
8 | SPRING 2017
For sellers, and specifically
the Treasure Valley’s new
construction builders, market
positioning has required a
re-examination of their entire
business model to appeal to a
more cautious buying public and compete
against a diverse resale and distressed
market.
The answers our builder community has
produced in response to these challenges
are worth taking note of and should be
considered by the educated buying public.
In defining what a “good deal” looks like
in today’s real estate environment, the
Treasure Valley’s professional builder
community has created some compelling
arguments as to why you should buy “new.”
They include:
1. A focus on the “new frugality” – In
today’s economy, many buyers would like
to downsize or purchase a more modestsized
home so they can re-prioritize their
finances. Historically, the term “smaller”
was synonymous with “lower quality,” but
that paradigm has changed, and we now
see a wave of buyers attracted to modest
plans full of the type of amenities and
kitchen appointments common in homes
thousands of square feet bigger.
2. A focus on independent living –
Architecture and floor plan designs aimed
at “aging in place” take into consideration
mobility challenges in a manner that is
aesthetically unobtrusive.
3. A focus on low maintenance – In
today’s economy, buyers are not just
reallocating finances, they are also reexamining
where they spend their free
time. Expanding upon the theme that very
few people look at cutting grass as a hobby,
today’s builders and communities focus on
reducing “chores,” so that you have more
time to spend on family and fun!
4. A focus on energy conservation –

Timing your entry into any real estate market
requires the analysis of data, coupled with
careful soul searching to identify the conditions
that, once recognized, will compel action.
Article previously published in Fall 2012
Another reality of today’s economy is that
family finances are tight, and every penny
saved with regard to utilities increases
disposable income.
5. A focus on the “other” rooms in the
house – Today’s floor plan designs provide
space considerations for hobbies, toys
(boats & RVs) and storage that are not
commonly found in older designs.
6. A focus on lifestyle inside and outside
of the home – New construction activity
is centered in communities that offer
amenities that contribute to an active
lifestyle, encourage neighborly interaction,
and family synergy!
7. A focus on our wired world –
Whether it’s convenient plugs for cell
phone chargers, HDMI cables for the
high definition flat screen, tech stations,
super-fast Internet capability for the
in-home office, or remotely monitored
and controlled security and utilities, new
construction understands how inseparable
our lives have become from modern
technology!
8. A focus on intelligent architecture
— simply accommodating the needs of
the family is antiquated thinking. Today’s
builders try to amplify the lifestyle of the
family through a floor plan evolution that
incorporates more openness, indoor and
outdoor space integration and flow, while
taking advantage of natural lighting and
landscaping.
9. A focus on what you want – Today’s
builders are willing to provide a level of
floor plan and amenity customization
previously uncommon at more affordable
price points.
10. A focus on the journey – We have
heard that, “life is as much about the
journey as it is the destination.” Everyone
has also heard horror stories concerning
someone they knew who built in the
past. Because today’s new construction
community is smaller, more professional,
more organized, and willing to provide a
higher level of customer service than in the
past, these horror stories are far less likely
to be repeated.
In defining a “good deal” in today’s real
estate market, the points listed above
represent a new paradigm for how a
buyer should look at the option of new
construction. Serious buyers would be
wise to take note of it.
1) Freshen Up With Paint
It is incredible what a fresh coat of
paint can do for your home’s aesthetics
and value. The good news is that this
is one o the most cost-effective home
improvements of all. Remember to
keep the tones neutral so they appeal
to a wide range of potential home
buyers. While freshening up a room by
removing tacky wallpaper and adding
a fresh coat of paint can do wonders,
think about your kitchen cabinets and
doors, too. A little TLC can go a long
way.
2) Install Crown Moldings
This is a DIY project that can bring
higher value to your home, and is often
overlooked. Installing crown moldings
is simple and adds an impeccable
dose of character and luxury appeal to
your home. Decorative strips of wood
can be purchased from your local
hardware store, sized for the room and
installed with a nail gun. You may need
to brush up on your woodworking skills
and ensure you have the right tools,
but it’s an inexpensive task that brings
more value.
3) Update Fixtures
Oftentimes, when thinking of ideas
to bring more value to your home,
the simple actions are overlooked.
However, it’s those very things that
can make all the difference. Swap
out your outlet covers, switch light
plates, curtain rods, doorknobs and
light fixtures for updated versions
that match the interior of the room. A
couple of dollars can go a long way!
4) Install Ceiling Fans
When everyone is looking for effective
ways to reduce their bills, ceiling fans
can make a huge impact in trying
to sell your home for more. Start
circulating the air within your home by
installing ceiling fans in the bedrooms
and common living areas. If you don’t
have overhead lighting in the rooms,
additional fees will incur as electrical
work will need to be installed, but it
can still be worth the added value.
5) Treat Your Windows to Some TLC
Low-quality blinds and curtains can
drain the style right out of a room.
Fortunately, replacing them can be an
affordable option to add a bit of pizazz
back into the area. Instead of throwing
up some cheap plastic blinds or paper
shades, spend a little more on wood
blinds or beautiful drapes. This will
increase the appeal of your home for
potential buyers.
6) Update Bathroom Fixtures
Again, it’s the simple things that can
make a huge impact on the value of
your home. Bathroom fixtures are often
overlooked, but old, grimy ones can
seriously sacrifice the aesthetics of the
room. Replace them with new, modern
versions to give your bathroom the
sparkle it needs to bring on those
offers. Everything from the towel bar,
light fixture, and shower head should
be considered.
7) Update Hardware
Old cabinet doorknobs and drawer
handles can make your home look
cheap and dated. Updating such
hardware takes a little bit of work, but
it can give the entire room a wellneeded
facelift.
8) Install a New Front Door
You’ll want to entice home buyers
before they even enter your home,
while also adding value, and a new
front door can do just that. You can
enhance your home’s curb appeal,
invite potential buyers, and get those
offers coming in.
9) Replace Your Front Door Mat
The front door mat can instantly
influence potential buyers’ opinions
of the entire home before they even
enter. Throw out the old and embrace
the new with a new front door mat
that provides a warm and welcoming
introduction.
10) Add Closet Storage
Having more space to store your items
is always great. When potential buyers
see ample storage space around your
house, their estimation of the property’s
benefits will increase. Improve your
closet’s storage by adding in custom
shelving systems. This not only provides
more space but also gives you an
opportunity to organize your closet.
can Increase
the Value of
’sthat
your Home.
For a very small price and some simple DIY projects, you can
instantly add value to your home and entice potential buyers.
Article courtesy of the BHGRE life
1. Wash Your Windows
Be sure to pick a cloudy day to wash
windows. “If it’s too sunny, the cleaning
solution will dry too fast and you’ll have
streaks,” says Donna Smallin, author of
Cleaning Plain & Simple (Storey Publishing).
For a window-washing solution,
Smallin combines 1/2 cup of sudsy ammonia
(which is a specific type of ammonia),
1 pint of rubbing alcohol, 1 teaspoon of
dish washing liquid, and 1 gallon of water.
2. Clean Sliding Door Tracks
Sliding glass door tracks probably aren’t
the first spots you’d think to clean, but
you’ll appreciate having done it before
the outdoor entertaining season gets into
full swing. Smallin suggests scrubbing the
tracks with an old, dry toothbrush to loosen
debris, then using your vacuum hose to
remove it. Finish with a wet sponge.
3. Scrub-Down Overlooked Surfaces
You may overlook these surfaces on a
daily basis, but once a year, give your
baseboards, door frames, and walls a good
scrub-down. Wash them with a sponge
and a squirt of dish washing liquid mixed
in a bucket of warm water.
4. Deep-Clean Your Home’s Carpets
To maintain a new carpet’s warranty, you
may need to have it cleaned professionally
every 12-18 months, Smallin says. Otherwise,
you can do it yourself by renting a
deep cleaner or buying a professional-style
model designed for home use.
5. Clean Under Furniture & Appliances
Grab a partner and move your sofa and
chairs, roll up area rugs, then vacuum the
floors. Move your kitchen appliances away
from the wall as much as you can. “In
some cases you can pull them out enough
that a vacuum hose will reach,” Smallin
says.
6. Freshen up Your Furniture
Restore smooth leather with an upholstery
cleaner and conditioner. Use a suede brush
to perk up nubuck leather. For wood furniture,
use Smallin’s recipe to make your own
all-natural cleaner and polish: Mix 1/2
teaspoon of olive oil and 1/2 cup of vinegar
or lemon juice in a plastic spray bottle;
shake well and spray onto a microfiber cloth.
7. Refresh Your Window Treatments
Curtains and draperies aren’t typically
dirty enough to launder. Instead, go over
them thoroughly with the upholstery
attachment on your vacuum. “To remove
dust from sheer curtains, put them in the
dryer on low with a fabric-softener sheet,”
Smallin says
8. Dust Light Fixtures
Use a microfiber or lint-free cloth to dust
fixtures and bulbs you can reach. For
ceiling fans, skip the ladder and use an
extendable duster. To clean grimy bulbs,
lightly dampen your cloth with vinegar.
Caution: Be sure bulbs are cool to the
touch and your hands are dry.
Better Homes and Gardens Real Estate | 43° North
The Art of Home Staging
I started building my real estate career 42 years ago, and 29 years ago I started taking
items out of my home that I no longer wanted or needed to put in my vacant homes for
sale. Nobody had ever heard of such a thing, and I didn’t even know what to call what
I was doing. I just knew that a few items compared to “nothing” made me “feel” better
about the house I was marketing. Then one day it came to me: I was “setting the stage” for
the buyers, and eventually I started calling this service I was crazy about, “staging.”
Soon, every home that I listed was “staged for sale” by me; and just as stagehands set the
stage for production, I realized that I could do the same for a home. Making a home look
cozy, colorful and inviting, with a personalized look (yes, it’s okay to have some personal
photos) sets my homes apart from other houses on the market. I loved that I had a niche
in the market, and that agents loved to show and sell my properties. Most importantly, I
was providing my clients an added service that no one else was.
GOING BIGGER WITH “PROPS”
Over the next several years, when I had nothing left to take out of my home, I decided I
needed more inventory. I found that many homes had the same thing in common: after
16 | SPRING 2017

we went through the declutter and repair
list process; and the re-arrangement of furniture
and accessories, the house was left
with no “color/emotion.” I discovered that
buyers respond to color when used tastefully.
So, my main shopping list became
what almost every home needed: greenery,
art, accessories, rugs, various room
arrangements, and more. Now my resale
listings were ready to compete with new
home models! My inventory of “props” occupies
a 1,200 sq.ft. storage building, and
I am constantly replacing older items with
new and more current versions.
“
Buyers respond
to color when
used tastefully.
”
TIPS I’VE LEARNED
Experience has taught me some absolute
consistencies when Preparing a Home for
Maximum Resale.
1Curb appeal is huge in the initial
feeling the buyers experience when
the agent pulls up to a home. Often
times, just painting the front door is all the
home needs... no cobwebs and check the
light fixtures!
2“Less is not necessarily more.” I have
seen some homes decluttered to a
point that the home feels cold and
uninviting, and the seller may need help
“filling in the spaces.”
3Put the “Suite” back in the Master
Bedroom. Come on people! You are
the masters of your home. Why is it
that more often than not the attention is
given to other areas of the home first?
Having your home staged by a professional, experienced stager
will absolutely make you more money and sell your home quicker!
ing a home, I remain grateful that my
sellers trusted my vision and allowed me
to makeover… or should I say takeover…
their homes. The results helped generate
referrals for me, so that over time those
questions marks on my sellers faces disappeared,
and they couldn’t wait to see the
magic I so love to create. “We live one way,
we sell another” — it’s not personal!
4Tastefully arranging a room has so
many benefits when the space is used
wisely, i.e., that may mean pulling
a couch away from the wall or window.
PROPER LIGHTING IS A MUST!
5Sparkle & Shine! — Even The Blinds!
You may be able to avoid painting,
carpeting and remodeling by staging.
Yes, this IS possible!
THE BOTTOM LINE
All price ranges can benefit from staging,
regardless of market conditions. Because
it once was a foreign concept to market-
we’re not
Just about REAL ESTATE...
In Ahuachapán, El Salvador, countless
families are living in a rural shack slum on the
edge of despair.
That’s why Better Homes and Gardens ®
Real Estate and New Story are teaming up
to build these families life-changing homes
that will offer safety, clean running water,
and electricity for generations to come.
Global philanthropy is critical for us, and
one that focuses on providing a safe and
healthy environment is in perfect alignment
with our core values and brand positioning.
New Story is a way for affiliated agents and
employees to positively impact a community.
Let’s rally as a BHGRE ® network to build a
community for 80 families in need.
To Make a Donation:
north-let-s-rally-together
Every year we find some way to come together and give back as a group to the community
that gives us so much. For 2017 we have big plans... Not only will we be volunteering
as a group bi-monthly at the Ronald McDonald House Charities of Idaho baking treats
but we will be alternating our off months by volunteering at the Idaho Foodbank packaging food
to be delivered to the various food assistance locations for distribution to those in need. Lastly,
We will participate in quarterly donation drives and pair these drives with our quarterly Client Appreciation
Parties where we will encourage our clients to partner with us to do something positive
for our local community!
During our first drive of the year we were able to partner with Indigo Idaho, a group of 6 local
ladies thats goal is to bring the community together to raise awareness, donations, and funding
for victims of domestic abuse through events in the Treasure Valley. As a part of their Color Me
Indigo donation drive we were able to help them assemble over 70 artists tote bags packed full
of art supplies. In addition to the bags there was also a full bin of supplies filled to the brim with
items ranging from feathers, paint sets, canvas’, construction paper, extra large packages of crayons,
glue sticks, and much more. All of these items were delivered to the Women and Children’s
Alliance and will be purposed as welcome gifts to the children utilizing the resources.
For the second quarter we have selected to host a donation drive of diapers, baby wipes, toiletries,
etc. for The BabySteps Program. This program is a local 501 (c) (3) nonprofit organization
that provides a program of education and support to limited-income pregnant and newly parenting
mothers and their families.
28 | SPRING 2017

we’re about
GIVING BACK!
For the third quarter we will have a donation
drive for pet food to support the Idaho Humane
Society Pet-Food Pantry. We will collect
canned pet food, dry dog & puppy food, dry
cat & kitten food, cat litter and dog treats. We
have a big heart for animals in our office and
expect to make a big impact at IHS.
During the fourth quarter we will end BIG
with a food drive where all monetary and food
donations will be delivered to the Idaho Foodbank.
We chose to end on this note as it will
be the midst of the holiday season and these
types of charities need extra support during
this time.
To learn more about the programs that we have
selected to participate in this year you may
We don’t stop just there... we are still
encouraging our agents to participate
in BHGRE’s NewStory and RebuildingTogether
programs as well.
Rebuilding Together is a national US non-profit
organization whose mission is to bring volunteers
and communities together to improve the homes
and lives of low-income homeowners. Rebuilding
Together is the perfect philanthropic partner for
BHGRE because community philanthropy is critical
for us. One that focuses on the home and providing
a safe and healthy environment is in perfect alignment
with our core values and brand positioning.
Rebuilding Together is an excellent way for us to
demonstrate to the communities we serve that they
can expect those affiliated with the brand to help
make life better for them. This is another way to
demonstrate the power of our Expect Better brand
positioning. We have provided useful information to
this relationship.
fun facts about
BOISE & IDAHO
PRONUNCIATION: This is a big
one amongst locals and naturally
they cringe when they hear their city
pronounced wrong. We’ll skip the 1st
grade phonetics and get to it…
BOY-SEE. There’s no “Z” in Boise.
Boise State’s Football team plays
on “The Smurf Turf.” It was the first
non-green playing surface in the
county and its actually trademarked!
If another university wants to use a
colored turf they have to ask Boise
State for permission! (Also, don’t
let anyone tell you birds dive bomb
the field thinking its water. This is a
myth.)
Sun Valley is home to the first chair
lift on a ski mountain. The first ride
was in 1936.
Idaho’s population is about 1.5 million,
600,000 of those people live in the
Boise metro.
Worried about growth? 63% of Idaho
is public land.
meet our
RELOCATI
Thinking about relocating?
Even though technically Boise is a
mountain-desert climate it is called
The City of Trees. Why? When
French Canadian explorers discovered
the area they exclaimed “Les Bois”…
or Trees in French.
Boise is home to the second largest
population of Basque residents in the
US.
Idaho is the 13th largest state in the
US. Grade school children learn all
the counties in a song. Ask a native to
sing it…. They will remember it.
Forget California or the East Coast,
Idaho has the largest sand dune in the
US! You can find it at the Bruneau
Sand Dune State Park.
impeccable real estate.
It may not be a word that you associate with real estate agencies, but “impeccable” is the measure by which we at 43° North judge our
service. It describes not just attention to detail in helping you buy or sell a home, but attention to your experience.
It’s what you feel in the zeal of our staff for connecting your aspirations with homes that fulfill them – with thinking of real estate not as a
series of transactions, but as a series of realizations.
Impeccable describes the builders we work with, the communities we promote, the relationships we build, and the integrity of our culture.
43° North is a small business with big ideas – a locally owned, client-centric organization where the decision makers are always accessible.
Real estate is bought and sold between people, and we have the best in the business. We believe you’ll find them... impeccable.
