What Do Today’s<br />
Communities Offer?<br />

The word community is often confused<br />
with the word subdivision. In reality, the<br />
two words could not be more different. A<br />
subdivision is a series of lots carved out of<br />
a parcel of land. There are utilities to keep<br />
the lights on and roadways to keep the cars<br />
in order. There are houses built on lots, and<br />
there are lawns and landscaping throughout.<br />
Subdivisions, however, tend to be prime<br />
examples of today’s “click generation” - a<br />
generation that enters their subdivision and<br />
“clicks” the garage door open, then drives in<br />
and “clicks” it closed. They walk inside and<br />
either “click” on the television or “click” on<br />
the Internet or video game console. What<br />
gets lost in the process is the sense of<br />
community that happens when people go<br />
outside and interact with their neighbors.<br />
In its simplest form, a community creates a<br />
sense of belonging because it encourages<br />
human interaction. While it may have all the<br />
elements of a subdivision, these elements<br />

are arranged with thought and purpose to encourage the<br />
formation of relationships.<br />

with the developer<br />
and a design team<br />
who consciously<br />
create the layout<br />
of the streets and<br />
determine how the<br />
houses interrelate.<br />
The open spaces and the amenities are designed for optimal<br />
beauty and utility, and even the tree-lined streets are thought<br />
through from the standpoint of what those trees will look like at<br />
different times of the year. The choice of plants and trees add<br />
color throughout the year and can have a significant impact on<br />
how the community feels during the winter months.<br />
When a community has amenities like a clubhouse and pool,<br />
they not only directly affect the total cost of the project, but also<br />
its intrinsic value. Curved streets create a beautiful appearance<br />
and a more pleasurable living experience, as does the creation<br />

of open space. Simple<br />
things that we take for<br />
granted, like sidewalks,<br />
can have a significant affect on the total<br />
cost of a project, but these elements all<br />
add up to a more livable environment.<br />
Walking paths and parks encourage<br />
residents to get outside and interact<br />
with each other, and they foster a sense<br />
of belonging. By adding such amenities,<br />
a developer may bring fewer home sites<br />
to market, but creating these elements<br />
enhances the overall quality and value of<br />
the community being created.<br />
Equally important to the overall quality<br />
of a community are the homes the<br />
builders offer. NOT ALL HOMES ARE<br />
CREATED EQUAL. Are the builders Registered Master Builders with the BCA, and<br />
do they hold themselves to a higher standard? Yes, there are building codes that<br />
must be followed, but these are the minimum standard to create safety, and not a<br />
guarantee of quality. When you tour a community, you must ask yourself, “Do the<br />
homes being built here have character, and do they look like they are quality homes?”<br />
The look and feel of the homes that the builders are creating can have a significant<br />
affect on the overall quality of a community. Do the builders do the minimum to the<br />
elevation to meet the requirements of the CC&R’s, or do they go beyond? Are they<br />
just building “Boise beige” craftsman-style homes, or are they creating unique, oneof-a<br />
kind homes of distinct quality and value? Will you feel that your home is uniquely<br />
yours and that the community you live in is vibrant and alive?<br />
The next time you get in the car to go “look at houses,” be sure to take a step back<br />
and “look for communities.” Notice the difference between a well thought out<br />
community and a typical subdivision. Look for all the elements and amenities that the<br />
developer and the builders are creating and consider their value. A true community<br />
may not be the least expensive option, but it will offer a better lifestyle for you, and<br />
will ultimately have more value five to ten years last than a typical subdivision.<br />
WHAT’S IN A NAME?<br />
As Broker of Better Homes and Gardens Real<br />
Estate | <strong>43</strong>°<strong>North</strong>, I’m often asked about the<br />
origins of our company’s name. Most folks<br />
with a passing familiarity with maps are quick<br />
to grasp the geographic significance of our<br />
name: Boise is located on the circle of latitude<br />
<strong>43</strong> degrees north of the Earth’s equatorial<br />
plane. As a coincidence, Idaho also happens to<br />
have been the <strong>43</strong>rd state in the USA.<br />
I believe that our choice of name wraps our<br />
identity around one of the world’s most livable<br />
communities in a way that tells you what you<br />
really need to know about us. Our locality is<br />
our passion. It’s our expertise. More than just<br />
a happy accident of geography, it reflects our<br />
dedication to a quality of life that Boise and<br />
the larger Treasure Valley community embody<br />
like no other place we know.<br />
Our sense of identity with Boise and the Gem<br />
State go well beyond our name, however. We<br />
like to think that our company and culture reflect<br />
the experience of what our community is<br />
all about. Like the overall lifestyle of Boise, we<br />
take a fun, energetic, and creative approach<br />
to all that we do. Like the West as a whole, we<br />
value independence and innovation in a way<br />
that honors the pioneer spirit of our place.<br />
We’re proud of our local roots. And while our<br />
name may seem a somewhat oblique reference<br />
to a place we feel so passionately about,<br />
we think it’s a sign of respect. After all, we<br />
could more shamelessly trade on the reputation<br />
of the City of Trees, but we’d rather add<br />
to that reputation through those attributes we<br />
have most in common with it.<br />

For buyers, it requires answering these important<br />

For sellers, and specifically<br />
the Treasure Valley’s new<br />
construction builders, market<br />
positioning has required a<br />
re-examination of their entire<br />
business model to appeal to a<br />
more cautious buying public and compete<br />
against a diverse resale and distressed<br />
market.<br />
The answers our builder community has<br />
produced in response to these challenges<br />
are worth taking note of and should be<br />
considered by the educated buying public.<br />
In defining what a “good deal” looks like<br />
in today’s real estate environment, the<br />
Treasure Valley’s professional builder<br />
community has created some compelling<br />
arguments as to why you should buy “new.”<br />
They include:<br />
1. A focus on the “new frugality” – In<br />
today’s economy, many buyers would like<br />
to downsize or purchase a more modestsized<br />
home so they can re-prioritize their<br />
finances. Historically, the term “smaller”<br />
was synonymous with “lower quality,” but<br />
that paradigm has changed, and we now<br />
see a wave of buyers attracted to modest<br />
plans full of the type of amenities and<br />
kitchen appointments common in homes<br />
thousands of square feet bigger.<br />
2. A focus on independent living –<br />
Architecture and floor plan designs aimed<br />
at “aging in place” take into consideration<br />
mobility challenges in a manner that is<br />
aesthetically unobtrusive.<br />
3. A focus on low maintenance – In<br />
today’s economy, buyers are not just<br />
reallocating finances, they are also reexamining<br />
where they spend their free<br />
time. Expanding upon the theme that very<br />
few people look at cutting grass as a hobby,<br />
today’s builders and communities focus on<br />
reducing “chores,” so that you have more<br />
time to spend on family and fun!<br />
4. A focus on energy conservation –
Timing your entry into any real estate market<br />
requires the analysis of data, coupled with<br />
careful soul searching to identify the conditions<br />
that, once recognized, will compel action.<br />

Another reality of today’s economy is that<br />
family finances are tight, and every penny<br />
saved with regard to utilities increases<br />
disposable income.<br />
5. A focus on the “other” rooms in the<br />
house – Today’s floor plan designs provide<br />
space considerations for hobbies, toys<br />
(boats & RVs) and storage that are not<br />
commonly found in older designs.<br />
6. A focus on lifestyle inside and outside<br />
of the home – New construction activity<br />
is centered in communities that offer<br />
amenities that contribute to an active<br />
lifestyle, encourage neighborly interaction,<br />
and family synergy!<br />
7. A focus on our wired world –<br />
Whether it’s convenient plugs for cell<br />
phone chargers, HDMI cables for the<br />
high definition flat screen, tech stations,<br />
super-fast Internet capability for the<br />
in-home office, or remotely monitored<br />
and controlled security and utilities, new<br />
construction understands how inseparable<br />
our lives have become from modern<br />
technology!<br />
8. A focus on intelligent architecture<br />
— simply accommodating the needs of<br />
the family is antiquated thinking. Today’s<br />
builders try to amplify the lifestyle of the<br />
family through a floor plan evolution that<br />
incorporates more openness, indoor and<br />
outdoor space integration and flow, while<br />
taking advantage of natural lighting and<br />
landscaping.<br />
9. A focus on what you want – Today’s<br />
builders are willing to provide a level of<br />
floor plan and amenity customization<br />
previously uncommon at more affordable<br />
price points.<br />
10. A focus on the journey – We have<br />
heard that, “life is as much about the<br />
journey as it is the destination.” Everyone<br />
has also heard horror stories concerning<br />
someone they knew who built in the<br />
past. Because today’s new construction<br />
community is smaller, more professional,<br />
more organized, and willing to provide a<br />
higher level of customer service than in the<br />
past, these horror stories are far less likely<br />
to be repeated.<br />
In defining a “good deal” in today’s real<br />
estate market, the points listed above<br />
represent a new paradigm for how a<br />
buyer should look at the option of new<br />
construction. Serious buyers would be<br />
wise to take note of it.<br />

1) Freshen Up With Paint<br />
It is incredible what a fresh coat of<br />
paint can do for your home’s aesthetics<br />
and value. The good news is that this<br />
is one o the most cost-effective home<br />
improvements of all. Remember to<br />
keep the tones neutral so they appeal<br />
to a wide range of potential home<br />
buyers. While freshening up a room by<br />
removing tacky wallpaper and adding<br />
a fresh coat of paint can do wonders,<br />
think about your kitchen cabinets and<br />
doors, too. A little TLC can go a long<br />
way.<br />
2) Install Crown Moldings<br />
This is a DIY project that can bring<br />
higher value to your home, and is often<br />
overlooked. Installing crown moldings<br />
is simple and adds an impeccable<br />
dose of character and luxury appeal to<br />
your home. Decorative strips of wood<br />
can be purchased from your local<br />
hardware store, sized for the room and<br />
installed with a nail gun. You may need<br />
to brush up on your woodworking skills<br />
and ensure you have the right tools,<br />
but it’s an inexpensive task that brings<br />
more value.<br />
3) Update Fixtures<br />
Oftentimes, when thinking of ideas<br />
to bring more value to your home,<br />
the simple actions are overlooked.<br />
However, it’s those very things that<br />
can make all the difference. Swap<br />
out your outlet covers, switch light<br />
plates, curtain rods, doorknobs and<br />
light fixtures for updated versions<br />
that match the interior of the room. A<br />
couple of dollars can go a long way!<br />
4) Install Ceiling Fans<br />
When everyone is looking for effective<br />
ways to reduce their bills, ceiling fans<br />
can make a huge impact in trying<br />
to sell your home for more. Start<br />
circulating the air within your home by<br />
installing ceiling fans in the bedrooms<br />
and common living areas. If you don’t<br />
have overhead lighting in the rooms,<br />
additional fees will incur as electrical<br />
work will need to be installed, but it<br />
can still be worth the added value.<br />
5) Treat Your Windows to Some TLC<br />
Low-quality blinds and curtains can<br />
drain the style right out of a room.<br />
Fortunately, replacing them can be an<br />
affordable option to add a bit of pizazz<br />
back into the area. Instead of throwing<br />
up some cheap plastic blinds or paper<br />
shades, spend a little more on wood<br />
blinds or beautiful drapes. This will<br />
increase the appeal of your home for<br />
potential buyers.<br />
6) Update Bathroom Fixtures<br />
Again, it’s the simple things that can<br />
make a huge impact on the value of<br />
your home. Bathroom fixtures are often<br />
overlooked, but old, grimy ones can<br />
seriously sacrifice the aesthetics of the<br />
room. Replace them with new, modern<br />
versions to give your bathroom the<br />
sparkle it needs to bring on those<br />
offers. Everything from the towel bar,<br />
light fixture, and shower head should<br />
be considered.<br />
7) Update Hardware<br />
Old cabinet doorknobs and drawer<br />
handles can make your home look<br />
cheap and dated. Updating such<br />
hardware takes a little bit of work, but<br />
it can give the entire room a wellneeded<br />
facelift.<br />
8) Install a New Front Door<br />
You’ll want to entice home buyers<br />
before they even enter your home,<br />
while also adding value, and a new<br />
front door can do just that. You can<br />
enhance your home’s curb appeal,<br />
invite potential buyers, and get those<br />
offers coming in.<br />
9) Replace Your Front Door Mat<br />
The front door mat can instantly<br />
influence potential buyers’ opinions<br />
of the entire home before they even<br />
enter. Throw out the old and embrace<br />
the new with a new front door mat<br />
that provides a warm and welcoming<br />
introduction.<br />
10) Add Closet Storage<br />
Having more space to store your items<br />
is always great. When potential buyers<br />
see ample storage space around your<br />
house, their estimation of the property’s<br />
benefits will increase. Improve your<br />
closet’s storage by adding in custom<br />
shelving systems. This not only provides<br />
more space but also gives you an<br />
opportunity to organize your closet.<br />

1. Wash Your Windows<br />
Be sure to pick a cloudy day to wash<br />
windows. “If it’s too sunny, the cleaning<br />
solution will dry too fast and you’ll have<br />
streaks,” says Donna Smallin, author of<br />
Cleaning Plain & Simple (Storey Publishing).<br />
For a window-washing solution,<br />
Smallin combines 1/2 cup of sudsy ammonia<br />
(which is a specific type of ammonia),<br />
1 pint of rubbing alcohol, 1 teaspoon of<br />
dish washing liquid, and 1 gallon of water.<br />
2. Clean Sliding Door Tracks<br />
Sliding glass door tracks probably aren’t<br />
the first spots you’d think to clean, but<br />
you’ll appreciate having done it before<br />
the outdoor entertaining season gets into<br />
full swing. Smallin suggests scrubbing the<br />
tracks with an old, dry toothbrush to loosen<br />
debris, then using your vacuum hose to<br />
remove it. Finish with a wet sponge.<br />
3. Scrub-Down Overlooked Surfaces<br />
You may overlook these surfaces on a<br />
daily basis, but once a year, give your<br />
baseboards, door frames, and walls a good<br />
scrub-down. Wash them with a sponge<br />
and a squirt of dish washing liquid mixed<br />
in a bucket of warm water.<br />
4. Deep-Clean Your Home’s Carpets<br />
To maintain a new carpet’s warranty, you<br />
may need to have it cleaned professionally<br />
every 12-18 months, Smallin says. Otherwise,<br />
you can do it yourself by renting a<br />
deep cleaner or buying a professional-style<br />
model designed for home use.<br />
5. Clean Under Furniture & Appliances<br />
Grab a partner and move your sofa and<br />
chairs, roll up area rugs, then vacuum the<br />
floors. Move your kitchen appliances away<br />
from the wall as much as you can. “In<br />
some cases you can pull them out enough<br />
that a vacuum hose will reach,” Smallin<br />
says.<br />
6. Freshen up Your Furniture<br />
Restore smooth leather with an upholstery<br />
cleaner and conditioner. Use a suede brush<br />
to perk up nubuck leather. For wood furniture,<br />
use Smallin’s recipe to make your own<br />
all-natural cleaner and polish: Mix 1/2<br />
teaspoon of olive oil and 1/2 cup of vinegar<br />
or lemon juice in a plastic spray bottle;<br />
shake well and spray onto a microfiber cloth.<br />
7. Refresh Your Window Treatments<br />
Curtains and draperies aren’t typically<br />
dirty enough to launder. Instead, go over<br />
them thoroughly with the upholstery<br />
attachment on your vacuum. “To remove<br />
dust from sheer curtains, put them in the<br />
dryer on low with a fabric-softener sheet,”<br />
Smallin says<br />
8. Dust Light Fixtures<br />
Use a microfiber or lint-free cloth to dust<br />
fixtures and bulbs you can reach. For<br />
ceiling fans, skip the ladder and use an<br />
extendable duster. To clean grimy bulbs,<br />
lightly dampen your cloth with vinegar.<br />
Caution: Be sure bulbs are cool to the<br />
touch and your hands are dry.<br />

The Art of Home Staging<br />
I started building my real estate career 42 years ago, and 29 years ago I started taking<br />
items out of my home that I no longer wanted or needed to put in my vacant homes for<br />
sale. Nobody had ever heard of such a thing, and I didn’t even know what to call what<br />
I was doing. I just knew that a few items compared to “nothing” made me “feel” better<br />
about the house I was marketing. Then one day it came to me: I was “setting the stage” for<br />
the buyers, and eventually I started calling this service I was crazy about, “staging.”<br />
Soon, every home that I listed was “staged for sale” by me; and just as stagehands set the<br />
stage for production, I realized that I could do the same for a home. Making a home look<br />
cozy, colorful and inviting, with a personalized look (yes, it’s okay to have some personal<br />
photos) sets my homes apart from other houses on the market. I loved that I had a niche<br />
in the market, and that agents loved to show and sell my properties. Most importantly, I<br />
was providing my clients an added service that no one else was.<br />
GOING BIGGER WITH “PROPS”<br />
Over the next several years, when I had nothing left to take out of my home, I decided I<br />
needed more inventory. I found that many homes had the same thing in common: after<br />

we went through the declutter and repair<br />
list process; and the re-arrangement of furniture<br />
and accessories, the house was left<br />
with no “color/emotion.” I discovered that<br />
buyers respond to color when used tastefully.<br />
So, my main shopping list became<br />
what almost every home needed: greenery,<br />
art, accessories, rugs, various room<br />
arrangements, and more. Now my resale<br />
listings were ready to compete with new<br />
home models! My inventory of “props” occupies<br />
a 1,200 sq.ft. storage building, and<br />
I am constantly replacing older items with<br />
new and more current versions.<br />

TIPS I’VE LEARNED<br />

consistencies when Preparing a Home for<br />
Maximum Resale.<br />
1Curb appeal is huge in the initial<br />
feeling the buyers experience when<br />
the agent pulls up to a home. Often<br />
times, just painting the front door is all the<br />
home needs... no cobwebs and check the<br />
light fixtures!<br />
2“Less is not necessarily more.” I have<br />
seen some homes decluttered to a<br />
point that the home feels cold and<br />
uninviting, and the seller may need help<br />
“filling in the spaces.”<br />
3Put the “Suite” back in the Master<br />
Bedroom. Come on people! You are<br />
the masters of your home. Why is it<br />
that more often than not the attention is<br />
given to other areas of the home first?<br />

will absolutely make you more money and sell your home quicker!<br />

we sell another” — it’s not personal!<br />

Every year we find some way to come together and give back as a group to the community<br />
that gives us so much. For <strong>2017</strong> we have big plans... Not only will we be volunteering<br />
as a group bi-monthly at the Ronald McDonald House Charities of Idaho baking treats<br />
but we will be alternating our off months by volunteering at the Idaho Foodbank packaging food<br />
to be delivered to the various food assistance locations for distribution to those in need. Lastly,<br />
We will participate in quarterly donation drives and pair these drives with our quarterly Client Appreciation<br />
Parties where we will encourage our clients to partner with us to do something positive<br />
for our local community!<br />
During our first drive of the year we were able to partner with Indigo Idaho, a group of 6 local<br />
ladies thats goal is to bring the community together to raise awareness, donations, and funding<br />
for victims of domestic abuse through events in the Treasure Valley. As a part of their Color Me<br />
Indigo donation drive we were able to help them assemble over 70 artists tote bags packed full<br />
of art supplies. In addition to the bags there was also a full bin of supplies filled to the brim with<br />
items ranging from feathers, paint sets, canvas’, construction paper, extra large packages of crayons,<br />
glue sticks, and much more. All of these items were delivered to the Women and Children’s<br />
Alliance and will be purposed as welcome gifts to the children utilizing the resources.<br />
For the second quarter we have selected to host a donation drive of diapers, baby wipes, toiletries,<br />
etc. for The BabySteps Program. This program is a local 501 (c) (3) nonprofit organization<br />
that provides a program of education and support to limited-income pregnant and newly parenting<br />
mothers and their families.<br />

For the third quarter we will have a donation<br />
drive for pet food to support the Idaho Humane<br />
Society Pet-Food Pantry. We will collect<br />
canned pet food, dry dog & puppy food, dry<br />
cat & kitten food, cat litter and dog treats. We<br />
have a big heart for animals in our office and<br />
expect to make a big impact at IHS.<br />
During the fourth quarter we will end BIG<br />
with a food drive where all monetary and food<br />
donations will be delivered to the Idaho Foodbank.<br />
We chose to end on this note as it will<br />
be the midst of the holiday season and these<br />
types of charities need extra support during<br />
this time.<br />
