Redefining the Township of Tomorrow<br />

Looking back at the past year, the property landscape in Malaysia<br />

was filled with challenges - the slowdown experienced in both the<br />

global and local economy, higher construction costs, weak ringgit<br />

and poor consumer sentiments – and this gave way to a more<br />

subdued market.<br />

Nevertheless, we forged ahead. We stayed focused on growing our<br />

property development portfolio. We were market driven, listening<br />

closely to our customers and using our bespoke expertise, we<br />

adapted quickly to market needs.<br />

By taking this approach, we sustained our financial performance<br />

in the second half of 2016. In fact, with the new launches and sales<br />

from ongoing development projects, we achieved close to RM1.8<br />

billion in sales, much higher than our initial target of RM1.2 billion<br />

for the year.<br />

We made positive strides in unlocking the value of our landbanks as<br />

we disposed 251.6 acres of land in Pulai, Johor for RM569.8 million,<br />

and at the same time, completed the divestment of our investment<br />

properties, Dijaya Plaza and Sky Express Hotel for RM140 million<br />

and RM55 million respectively. These actions not only reduced<br />

our finance costs by RM24 million (or 60%), but also decreased<br />

administration and other expenses by 4%. We also received<br />

substantial contribution from our joint venture projects in the<br />

Northern Region to our segment and group profit before tax.<br />

well as the Tropicana 0% Interest Plan that opened up avenues for<br />

homebuyers to own their Tropicana dream home.<br />

On 22 September 2016, we had the topping-out ceremony of the<br />

W Kuala Lumpur Hotel and The Residences KLCC to mark the<br />

completion of its concrete construction. The W Kuala Lumpur<br />

Hotel and The Residences is expected to open in the first quarter<br />

of 2018.<br />

Tan Sri Dato’ Danny Tan Chee Sing, the Founder and Adviser of<br />

Tropicana Corporation Berhad was honoured with the FIABCI<br />

Property Man of the Year Award 2016 at the recent FIABCI<br />

Malaysian Chapter Property Awards. Meanwhile, our pioneer<br />

development, Tropicana Golf & Country Resort (TGCR) won with<br />

the Pioneer Development Award at The Edge Property Excellence<br />

Awards (TEPEA) 2016 and Tropicana Gardens walked away with<br />

the Best Mixed Development Award at the iProperty.com Malaysia<br />

People’s Choice Award 2016.<br />

In retrospect, the headway we made across our transformation<br />

strategy throughout 2016 was founded on our belief of delivering<br />

continuous improvements, no matter how small the details. By<br />

listening, adapting and continuous introspection on the needs of<br />

our customers and the market, we were able to understand and gain<br />

deeper insights into building homes and designing environments<br />

that bring peace, security and joy to its residents.<br />

Deputy MD’s Message<br />

Our efforts thus far boils down to our determination in realising our<br />

transformation strategy, tapping into our current landbank of 1,300<br />

acres with a potential Gross Development Value (GDV) exceeding<br />

RM50 billion. Guided by our unique Tropicana DNA, we believe that<br />

we have in place the right product mix, sustainable and integrated<br />

developments that appeal to the needs of home buyer.<br />

In our progress to create a harmonious coexistence between man<br />

and nature across all our developments, we collaborated with<br />

PanaHome Malaysia Sdn Bhd to build innovative and eco-friendly<br />

homes at Cheria Residences at Tropicana Aman. It proved to be a<br />

step in a right direction given the overwhelming response received<br />

at the launch of this new phase. Following this, we will continue to<br />

seek out strategic partnerships that will add value to the lives of our<br />

customers and residents.<br />

Two other new development phases were also launched namely<br />

Dianthus Serviced Residences at Tropicana Gardens and Ridgefield<br />

Residences at Tropicana Heights. Our international school, St<br />

Joseph’s Institution International School (SJII) opened its doors<br />

in September 2016, with more than 400 students enrolled. This<br />

is indeed a good beginning as we understand the importance of<br />

quality education and we want to be able to ensure we are able<br />

to cater to the needs of our residents as well as those from the<br />

surrounding neighbourhoods.<br />

We also conducted several activities for home purchasers,<br />

our residents and the wider community such as the Eat.Play.<br />

Bond-themed ‘Sama-Sama’ Campaign held at Tropicana Aman,<br />

Tropicana Heights, Tropicana Metropark and Tropicana Gardens as<br />

Reaching out<br />

While we worked hard to solidify Tropicana’s performance in 2016,<br />

we did not forget our responsibility to the community. As property<br />

developers, we are constantly guided by the spirit of service and<br />

doing what we can to reach out and help those in need. In fostering<br />

our on-going relationships with the wider community, we donated<br />

approximately RM2.0 Million to several causes, including the<br />

sponsoring the arts via the CINTA Concert that featured local<br />

artists and the construction of Langkawi’s Thean Hou Temple.<br />

Acknowledgements<br />

2016 has indeed been a journey that tested our abilities on many<br />

fronts. With our eyes and ears on the ground, we regrouped,<br />

reviewed our customers’ feedback, and refocused our energies<br />

on delivering on the needs of the market. We worked hard and<br />

persevered in the face of challenges.<br />

I would like to extend my appreciation to the Board of Directors, the<br />

management, our employees and customers for their unwavering<br />

support and loyalty.<br />

Moving forward, I believe that we are on the right track towards<br />

sustaining our growth performance in <strong>2017</strong>. On that note, I would<br />

Designing Homes that<br />

Lasts a Lifetime<br />

When it comes to building homes that really gives<br />

its residents peace, security and joy, it takes a lot<br />

foresight and vision as it involves looking at the<br />

development in totality – designing homes that is for<br />

the good of the community, the wider society and<br />

of course, financial performance, now and in the<br />

future. This is what Tropicana has excelled in the last<br />

20 over years, building landmark integrated property<br />

developments nationwide that has addresses the<br />

needs of modern living.<br />

For Tropicana, the focus has always been about<br />

creating pockets of communities where everything is<br />

just within walking distance – quality schools, shops,<br />

and even large open green spaces for community<br />

parks. Starting with just 625 acres of land that is now<br />

known as Tropicana Golf and Country Resort, this<br />

property development connoisseur has succeeded<br />

in designing empty spaces into dwellings that only<br />

seek to enhance the community’s way of life, guided<br />

by its unique Tropicana development DNA.<br />

Nevertheless, even though the property industry<br />

in Malaysia continues to grow softer due to the<br />

macroeconomic factors such as growing household<br />

debt, more cautious lending policies, the Good and<br />

Services Tax (GST) and the weakened economic<br />

outlook, Tropicana did not relent its focus on<br />

realising its transformation strategy, designing and<br />

building integrated developments at its strategically<br />

located land banks in the Central and Northern<br />

regions of Malaysia.<br />

In the Central Region, the Group recently launched<br />

Dianthus Serviced Residences at Tropicana Gardens<br />

in Kota Damansara. The 27-storey Dianthus Serviced<br />

Residences, which has Gross Development Value<br />

(GDV) of RM300 million, comprising only 271 units<br />

residential units with five well-optimised layouts that<br />

are ideal for individuals or even growing families. A<br />

Green Building Index (GBI) compliant building, it<br />

will be linked to the Surian Mass Rapid Transit (MRT)<br />

station for the added convenience of its residents.<br />

The second half of 2016 also saw the launch of<br />

Ridgefield Residences at Tropicana Heights, Kajang,<br />

the third phase of this 199-acre freehold township.<br />

Expected to be completed by mid-2019, it entails<br />

218 units of landed homes of which, 178 units are<br />

townhouses while another 40 units are semi-detached<br />

homes. The launch received overwhelming response<br />

as many buyers were not only looking for bigger living<br />

spaces, but also round-the-clock security and green,<br />

open spaces for the family to enjoy.<br />

As environmental sustainability is a key feature to<br />

the design concept of Tropicana homes, Tropicana<br />

teamed up with PanaHome Malaysia Sdn Bhd<br />

recently to build 272 semi-detached innovative and<br />

eco-friendly homes at Cheria Residences, the third<br />

phase of Tropicana Aman. Through this partnership,<br />

Cheria Residences will be built using innovative<br />

designs and concepts fitted with Japanese intelligent<br />

construction technology, which will improve the<br />

quality of life for its residents. Spread across 38.5<br />

acres of leasehold land, Cheria Residences is<br />

expected to be ready by 2018.<br />

Long-term Growth Focus<br />

For the first six months of financial year ending 31<br />

December 2016, Tropicana Group’s revenue rose<br />

8.1% to RM645.0 million compared to RM596.4 million<br />

(excluding land sales of RM106.8 million) in the same<br />

period last year, driven mainly from unbilled sales at<br />

major on-going projects in the central region, namely<br />

Tropicana Aman, Tropicana Gardens, Tropicana<br />

Heights and Tropicana Metropark.<br />

Meanwhile, Tropicana’s profit before tax (PBT)<br />

increased 10.3% to RM74.0 million against the<br />

corresponding period last year.<br />

As at 22 August 2016, Tropicana achieved total sales<br />

of RM646.1 million, while total bookings stood at<br />

RM290.7 million, ensuring that the Group remains<br />

well positioned to achieve RM1.2 billion new sales<br />

in FY2016, anchored by its on-going projects and<br />

strategic approaches to unlock the value of over<br />

1,300 acres of prime land with potential GDV in<br />

excess of RM50 billion.<br />

Value… Unlocked<br />

Through the continue divestment of non-strategic<br />

landbanks and IPs (in full) throughout 2016, Tropicana’s<br />

net gearing currently stands at a manageable level<br />

of 0.33x.<br />

In July 2016, Tropicana Desa Mentari Sdn Bhd, an<br />

indirect subsidiary of Tropicana entered into a sale<br />

and purchase agreement with Tiarn Oversea Group<br />

Sdn Bhd for the disposal of developable land spanning<br />

251.6 acres in Pulai, Johor Bahru for RM569.8 million.<br />

The expected gain from the disposal is RM55.5 million<br />

(net of tax payable) and the net proceeds of RM218.4<br />

million arising from the disposal will be utilised for<br />

working capital and/or repayment of bank borrowings<br />

of Tropicana and its group of companies, all of which<br />

is in line with the Tropicana’s de-gearing exercise to<br />

strengthen its financial footing.<br />

Further to this, divestment of Dijaya Plaza for<br />

RM140 million and Sky Express Hotel for a cash<br />

consideration of RM55 million was also completed in<br />

the second half of 2016. As a result, these resulted<br />

in lower finance costs of 4% and also reduction in<br />

bank borrowings.<br />

The Art of Living… Redefined<br />

When it comes to designing communities, Tropicana<br />

has gone beyond just beautiful streetscapes.<br />

Constantly breaking new ground, Tropicana has<br />

clearly introduced new insights with each new<br />

township, designing communities and living spaces<br />

that builds harmonious relationships between<br />

families, the environment and the wider community.<br />

Through many of its developments and townships,<br />

it has created masterplans that encourage healthy,<br />

active and a connected community living, creating<br />

slices of heaven with its greenscapes and detailed<br />

attention to environment-friendly practices.<br />

It has embraced the importance of creating<br />

and enhancing lifestyles, be it for residents or<br />

even investors, redefining the art of living through<br />

each masterpiece.<br />

Moving forward, though it is aware of the challenging<br />

market outlook, it is firm in its belief that there will<br />

still be demand for landed properties and integrated<br />

developments in prime locations with good accessibility,<br />

good amenities and attractive pricing.<br />

With this in mind, Tropicana will continue to be market<br />

driven and adaptable to market demand, placing it in<br />

a cautiously optimistic position to deliver sustainable<br />

earnings performance in the near future.<br />

In growing its unique development style, Tropicana is<br />

focused on delivering homes that are not only equipped<br />

for the needs of the present, but also ideal for residents<br />

well into the future.<br />

With this in mind, it is no wonder that despite the<br />

challenging environment, Tropicana will continue<br />

to experience robust growth, ensuring that it wellpositioned<br />

to drive performance and shareholder value<br />

for the longer term.<br />

It is confident that its ongoing brand-building initiatives<br />

and continuous efforts on delivering exceptional values to<br />

its customers will allow the Group to remain competitive.<br />

Tropicana recently entered into a strategic<br />

collaboration with PanaHome Malaysia<br />

Sdn Bhd (PanaHome Malaysia) to build<br />

272 semi-detached innovative, intelligent<br />

eco homes at Tropicana Aman’s Cheria<br />

Residences.<br />

The first collaboration of its kind for both companies,<br />

Cheria Residences will be fitted with intelligent<br />

Japanese construction technology that will improve<br />

the lifestyle quality of its residents.<br />

topping-out ceremony to mark the<br />

completion of its concrete construction.<br />

The final concrete slab was poured by Dato’<br />

Yau Kok Seng, Group CEO of Tropicana and<br />

Zhang Zhao Xiang, Group CEO of China<br />

Metallurgical Group Corporation.<br />

Reliving games from<br />

yesteryears at Tropicana’s<br />

‘Sama-Sama’ Campaign<br />

For four consecutive weekends, visitors and<br />

residents together with their families were<br />

entertained with 20 over traditional games<br />

at four Tropicana property galleries within<br />

the Klang Valley.<br />

The Eat.Play.Bond-themed ‘Sama-Sama’ Campaign<br />

held at Tropicana Aman, Tropicana Heights, Tropicana<br />

Metropark and Tropicana Gardens saw more than<br />

300 visitors and their families having loads of playing<br />

traditional games such as congkak, hopscotch and the<br />

skipping rope. It was indeed interesting to watch the<br />

adults relive their childhood memories while teaching<br />

their children the simple pleasures of life.<br />

According to Ung Lay Ting, Senior General Manager<br />

for Marketing and Sales of Tropicana, “We wanted<br />

to re-create traditional childhood memories<br />

through this ‘Sama-Sama’ campaign with a series<br />

of traditional games. We wanted to provide<br />

opportunities for parents to create lasting memories<br />

with their little offspring in the comfort of our four<br />

signature developments.<br />

“More importantly, these traditional games will teach<br />

the children how to build new social networks and<br />

foster family bonds the old ways through face-to-face<br />

Property Excellence Awards (TEPEA) 2016.<br />

In an effort to promote Malaysia as<br />

an entertainment hub and encourage<br />

more Malaysians to appreciate the<br />

arts, Tropicana donated RM10,000 to<br />

Nadira Music Management Sdn Bhd, the<br />

organisers for the recent CINTA concert.<br />

Held on 19 and 20 August 2016 at Istana Budaya,<br />

the concert featured well-known Malaysian artists<br />

such as Nadira Adnan, Yuna, Noh Salleh, Joe Flizzow<br />

and Amy Search.<br />

Interestingly, the concert used the latest technology<br />

of projection mapping where the LED technology<br />

was used to uniquely display abnormalities in every<br />

performance, thus giving the audience quality<br />

16 July 2016<br />

In the month of July, the Tropicana Foundation made<br />

a donation of RM50,000 to the Langkawi Thean Hou<br />

Temple Committee at a fundraising dinner in Kuah,<br />

Langkawi, helping to finance the finishing works for<br />

the first proper temple on the island. Presented by<br />

Tan Sri Dato’ Tan Chee Sing, the funds will be used<br />

to complete the setup of the altars for the three<br />

main deities in the main shrine, artistry works,<br />

granite floor tiles and other finishing touches.<br />

Lack of knowledge and stigma has also made it<br />

even more challenging for many to come forward<br />

to obtain treatment. As such, the MMHA is working<br />

towards raising awareness, breaking down negative<br />

perceptions and encouraging individuals to obtain<br />

proper medication and treatment.<br />
