Herceg Novi is a town with a very specific<br />

position. Located at the entrance of Boka<br />

kotorska, it has a a very good connection<br />

throw the Sea.<br />

For a complex of this type, it is important<br />

to has a good transportation centres in<br />

vicinity.


THE SITE AREA<br />

The site area (11233m2) is located in<br />

Meljine, a part of Herceg Novi with a<br />

great potential.<br />

There are buildings with a great historical<br />

value, such as manastir Savina, touristical<br />

significance, hotel Lazaret, etc.<br />

This particular location has a close connection<br />

on traffic loop, with a visitors<br />

from different countries. One of aims is<br />

to expand offer of Montenegro’s coast,<br />

with a complex that can be used in the<br />

summer hot wheather conditions, but<br />

also in a offseason period, as a regional<br />

landmark.<br />

THE NEW URBANISM<br />

The new city plan of Herceg Novi predicts<br />

a mix use buildings of higher urbanistical<br />

Herceg Novi should become a six levels<br />

buildings.<br />

With that new parameters Atrium hotel<br />

and shopping mall is designed as a logical<br />

response for this new city urbanism.<br />

With a two levels for support, three levels<br />

of shopping mall, accommodation capacities<br />

for a new hotel on six levels and<br />

a spa service at the highest level.<br />

This hotel is projected as a landmark for<br />

future Herceg Novi, Montenegro and region<br />

as well.


LEVEL -2<br />

Atrium hotel and shopping mall has a one undergound level that offers a 124 parking spaces,<br />

with a great connection with a rest of a complex. This level can be used as a hotel guests garage.


GROUND LEVEL<br />

At this level are 157 parking spaces, that makes 281 ps in total for teh complex of ATRIUM hotel and<br />

shopping mall.<br />

There are a different types of a storage rooms, that can enable all retail and hotel area to function<br />

quite well.<br />

Fast elevators just for supermarket on the level above, public elevators and staircases are carefully<br />

situated to improve a better flow between this level and the rest of a shopping mall.


LEVEL 0<br />

This is a connection area with a rest of a Herceg Novi. Here we can find a numberous of open and covered public areas, with<br />

a possibillity of using as a new Herceg Novi center during the year, with a different kind of activities during the whole year.<br />

The supermarket and retail are used as everyday activators of shopping mall living.<br />

The Atrium Hotel has a separated entrance with an info point and a fast connection with an accommodation levels, ballroom,<br />

congress center, restaurant, bar and a wellness on the top of a complex.<br />

Different atmospheres and perceptions of an interior of shopping mall are made possible through a pannoramic elevators<br />

from one and escalators from the other side of a public area.<br />

The docking area for supplying all retail and hotel servicies are situated at the most private part of the site.


LEVEL +1<br />

The spacious interior with a lot of natural light at this level has a terraces able to host a retail<br />

stands or a cafe extentions.<br />

This mixture of a retail and food court (food and beveridge services) may be considered as<br />

a pause of constant shopping activities, trying to provide a calmer areas with better people<br />

interaction.<br />

This level is not a classical intovert shopping mall space. It has an urban terrace that is communicating<br />

with a city and a view.


LEVEL +2<br />

The main service at this level is cinema, but also we can find a retail and food court areas.<br />

It offers a four projection rooms, two small with 74 seats each, medium one with 191 seats,<br />

and big one that can accomodate 213 visitors.


LEVEL +3<br />

This level is the most public area of the hotel Atrium, so can be consider as the highlight of<br />

a shopping mall.<br />

There is the Ballroom (390m2) for a huge manifestations and weddings that provides a<br />

pleasant stay for 180 people at same time.<br />

Also, at the level +3 is the Congress center with a two big rooms that gather 120 and 56<br />

people and also 3 meeting rooms with area of 25m2 each.<br />

There are a typical hotel services rataurant and bar.<br />

All ameneties and services at this level have a great communications with a terrace and<br />

green area that provides a fantastic sea view.


LEVEL +4 - +10<br />

The hotel Atrium have in offer a accomodation capacities of 144 keys, distributed in 6 levels<br />

with a 24 keys per each level.<br />

There are a four different types of units.<br />

The suite<br />

area is 57m2 of a room and 15m2 of a terrace. There sre 3 units of this kind per level, or 18 in<br />

total.<br />

The standard room<br />

area is 32m2 plus 8m2 of a terrace. At every level we can find 12 standard rooms, what makes<br />

72 units in the hotel Atrium.<br />

The twin room<br />

area 40m2 are designed to accomodate 4 persons at the time. There are 8 per level and 48<br />

in whole accomodation area.<br />

The room for disabled persons<br />

area around 40m2 with a terrace and in this hotel there are a 6 units of this type, which are<br />

situated just next to the elevators.


LEVEL +11<br />

The top floor offers a full spa and trainig treatment wheather you are a professional sport<br />

player, or you just need a recreation and leisure treatment.<br />

Here, the visitors and guests are able to expirience the Boka kotorska bay from a new point<br />

of view.


TRAFFIC COMMUNICATION<br />

Atrium hotel and shopping mall has a three public pedestrian entrances<br />

(shopping mall) and one separated for hotel, a garage entrance and exit<br />

and one dock for supplying hotel and retal services.<br />

The public pedestrian entrances<br />

The main entrance is situared from the traffic loop as the most noticeable<br />

from different pedestrian and traffic path angles.<br />

The others are from the south, as a fast connection with a supermarket,<br />

and from the north, related with a settlement in surroundings.<br />

The hotel entrance is separated and considered as a fast communication<br />

for a guests with a reception and other services at level +3.<br />

The garage<br />

With a capacity of 281 parking spaces, placed on two levels, the garage<br />

has an entrance from the south, and an exit to the secondary street from<br />

the west.<br />

The supplying dock<br />

This is an essencial system for a building of this type. It is situated at the<br />

most private of a site, and has a fast connection with a storage services at<br />

ground level, through the cargo elevator.


The main entrance respresents the closest relationship with a town Herceg Novi. It<br />

should appear, not just, as one of the most significant landmark in a city future map,<br />

but also as a huge generator of different activities of urban living.


Interior of a shopping mall and hotel is designed as a covered public area full of natural light. The priority was a spacious feeling<br />

and possibility of visual communication through levels, trying to integrate a diverse people with a different fields of interests.
