The design stage is perhaps one of the<br />

most exciting points of any custom build<br />

or renovation. At this point we take the<br />

fully developed vision and put pen to paper,<br />

creating a concrete plan for the new home.<br />

During this stage, we also determine any<br />

must-haves in your custom build. We want to<br />

build your dream and will navigate through<br />

the constraints and barriers of building<br />

codes, municipal guidelines and your budget.<br />

Together, we’ll imagine what’s possible for<br />

your project and imagine the completed result.<br />

Working with our designers is a pleasant<br />

experience, and it is always better the more<br />

concrete the desires and concepts of the client<br />

are. Typically, designers thrive off of a delicate<br />

balance between creative freedom and ridged<br />

parameters. During the concept stage we<br />

attempted to hone in on the parameters of the<br />

build, and now we get to see how they will work<br />

out within the greater whole.<br />

INITIAL MEETING<br />

One of the greatest advantages to working with <strong>Shirmar</strong> Construction<br />

is the ability to craft a completely custom home.<br />

In the concept stage of any project, we must<br />

establish what your unique goals and plans are<br />

and how we can work together to create a final<br />

product you’re proud to call home. During this<br />

stage we start to understand your needs and<br />

wants for your new home.<br />

Many clients have never been involved<br />

with a build before, and during this stage we<br />

will work together to understand both what it<br />

is you want, and how the plans will come to<br />

fruition. The conceptual stage is a good first<br />

checkpoint in understanding what is and is not<br />

possible for your project. Each build is one-ofa-kind<br />

and during this exciting stage we will<br />

come alongside to help establish a concrete<br />

plan. From the very start of a custom build, it’s<br />

important to know your vision:<br />

i. What are your “Must Haves”?<br />

ii. What rooms will you use the most?<br />

iii. How important is an exterior living space?<br />

iv. Do you want your home to be Built Green?<br />

v. Have you considered a secondary suite?<br />

10 GREAT REASONS<br />

Most people can name a friend who has a<br />

horror story about working with a builder/contractor.<br />

In fact, there are HGTV shows centered around fixing<br />

the crappy work of terrible contractors. Friends and<br />

family from other cities regularly call for advice, asking<br />

us how to find a great builder: one who’s respectable,<br />

honest and easy to work with. Choosing a builder is a<br />

huge decision – and we understand the immensity of<br />

your investment. Friends (and we consider you some<br />

of our newest ones) don’t let friends choose crappy<br />

builders. Here are 10 great reasons to turn and run<br />

from your relationship with a builder:<br />

1. A LACK OF EMPATHY<br />

Builders are your daily eyes and ears during the<br />

process of your home build. If your builder isn’t<br />

asking questions about your family and trying to<br />

understand your unique needs, that’s a red flag. If<br />

you bring up an idea (or a need) for your home and<br />

the builder quickly disregards your thoughts without<br />

probing deeper or trying to understand with more<br />

clarity… run. You want a builder who sticks up for<br />

your desires when you aren’t on the job site, even<br />

when it’s difficult. Your builder must take the time<br />

to care.<br />

TO BREAK UP WITH<br />

2. TOO BUSY FOR YOU<br />

Have you got the sense your builder is too busy for<br />

you in your initial communications? You have a right<br />

to ask how many employees are working for the<br />

company and how many houses the contractor builds<br />

at one time. Inquire about the upcoming season:<br />

how many will the company be building when your<br />

project starts?<br />

If the contractor is a one man show and has<br />

4-5+ custom houses on the go this is likely a bad<br />

sign. If the builder has a team of project managers,<br />

ask how many homes each project manager would<br />

be running? Any more than 2-3 custom builds per<br />

project manager is cutting it close. Many builders<br />

see no issue with driving from project to project only<br />

to instruct the trades and leave. But this won’t cut it<br />

in a true custom home build. As a homeowner, you<br />

want your builder looking attentively for problems<br />

before they occur… your builder should be a full-time<br />

advocate for your project.<br />

3. THE COMPANY SEEMS QUESTIONABLE<br />

Sometimes your first impression is the right<br />

impression. Beyond that, it’s important to consider<br />

the size of the company, warranty information and<br />

their follow-up aftercare. What associations do they<br />

belong to and what type of education/training is the<br />

company involved in? Does the builder have current<br />

safety training? What about liability insurance? It’s<br />

also interesting to know if the company’s carpenters<br />

and workers are employees or sub-contractors? If they<br />

are sub-contractors, inquire into their reasoning.<br />

4. YOU DON’T INHERENTLY TRUST THEM<br />

It’s been said if you want to know someone’s true<br />

character look at how they treat their family and<br />

friends. Our culture says your personal life and work<br />

should stay separate and they won’t affect one another<br />

- but I don’t believe this to be true.<br />

When you’re entrusting someone with your<br />

dream home, finding a personal reference for your<br />

prospective builder isn’t a bad idea. In the age of social<br />

media, it’s fairly easy to find a common acquaintance<br />

between you and the potential builder. Character<br />

matters - if someone can’t successfully manage their<br />

own finances, don’t hire them to manage yours.<br />

5. AWFUL ADMINISTRATION SKILLS<br />

Growing up as the son of a builder twenty years ago, I<br />

remember my father coming home from a long day at<br />

work, only to listen through all of the messages on our<br />

answering machine (no cell phones!) and calling back<br />

a list of trades and clients.<br />

If your builder isn’t on top of communication<br />

providing real time information to all the parties<br />

involved, your building process will fall apart. Here’s<br />

one example for some context: most people require<br />

financing for their build – and within the first couple<br />

days of a project, the builder is filling out paperwork<br />

for the lender, providing complete quotes/budgets,<br />

building schemes, completing insurance papers, work<br />

safe documents, proof of builder’s competency to the<br />

financer or bank.<br />

It’s not rare for clients to be rejected for<br />

financing because of a builders poor administrative<br />

skills. Carefully look at a builder’s quote: how<br />

detailed was the information? Request an example<br />

of the contract and warranty information, ask about<br />

communication guidelines: are they active via email<br />

and text? When checking references, ease and speed<br />

of communication is high priority.<br />

6. YOU DON’T LIKE THEIR PERSONALITY<br />

Straight up, you need to ask yourself if you want to<br />

spend a large amount of time with this individual for<br />

the next 9-16 months? Do you want to work together,<br />

navigate through conflict and communicate with this<br />

person daily, if not, a few times a day? Building can be<br />

a stressful season, you need a builder who is calm and<br />

agreeable.<br />

7. LACK OF EXPERIENCE AND EDUCATION<br />

Asking the prospective builder to share a bit of their story<br />

and how they ended up becoming a builder will give you<br />

a great idea of why they build and their past experience.<br />

Is building their main profession? Do they seem to have a<br />

passion for their projects? Do they have formal training<br />

or regularly attend seminars/conferences?<br />

The best builders are life long learners. They<br />

never feel like they have ‘arrived’ or ‘know it all now’.<br />

The industry, technology and products are evolving<br />

so quickly you want to have a builder who constantly<br />

adapts to change. If you research a new product or<br />

method and ask about it, how does the builder respond?<br />

When looking for proof of experience, ask for references<br />

of recent jobs and take time to call those clients.<br />

8. THEY REFUSE TO DEFINE THE RELATIONSHIP<br />

Ask the builder what a typical week/month will look like<br />

during the construction of your home in terms of your<br />

interactions. Many builders will send you texts through<br />

out the week with pictures of what is going on and give<br />

you weekly updates of your project. However, for others,<br />

their expectation may be to communicate with you as<br />

little as possible.<br />

Some great questions are: “Who will be my main<br />

contact person for the day to day? Will the same person<br />

be running my entire project?” Sometimes you will find<br />

that the person you are meeting with won’t be running<br />

your job… in that case, ask if you can meet the person<br />

that will be running your project. Some companies will<br />

switch project managers several times through out the<br />

build, this is not ideal for quality control and for the finer<br />

details will be missed.<br />

9. IT ALL SEEMS TOO GOOD TO BE TRUE<br />

Did the builder quote a price much less than everyone<br />

else’s received bids? Are they claiming they can build<br />

a home in only 6 months no problem, 100% guarantee<br />

and the other builders have quoted 8-10 months but no<br />

guarantee because of some risk factors? Too often we<br />

hear similar stories.<br />

Many builders plan to make their profit off of<br />

unforeseen client changes… or plan the job’s budget as the<br />

“best case scenario.” You want a builder to under promise<br />

and over deliver. Ask your potential builder statistically<br />

how close they are on their previous job budgets. If they<br />

come over-budget… what was the cause? If they have<br />

been over budget in the past this isn’t necessarily a bad<br />

thing, building can be costly - and being honest about<br />

the process makes a great relationship for everyone<br />

involved.<br />

10. UNCOMFORTABLE TALKING ABOUT<br />

MONEY<br />

Whether you’re working with a cost-plus build or a<br />

stipulated price contract ask for a detailed description<br />

of how invoicing works and payment schedule deatils.<br />

If a builder wants a large initial payment prior to the<br />

commencement of work… question this in a major<br />

way. If the potential builder cannot talk honestly and<br />

comfortably about the financials of a project, this should<br />

be a huge red flag.<br />

Before working with a designer to bring your<br />

dream kitchen to life, it’s important to have a list of<br />

your likes and dislikes in kitchen design. Typically,<br />

homeowners tend to think about only two categories<br />

in design: classic or modern. However, there are many<br />

more options outside of these two styles. Traditional<br />

kitchens contain design elements such as arches,<br />

decorative mouldings, fine details, furniture type<br />

details, antique finishes and ornate lighting. Classic<br />

kitchens use clean lines, simplistic elements, a white or<br />

cream colour pallet, and black or charcoal accents. The<br />

design is a great option. Craftsman kitchens are<br />

characterized by rich stained woods, high quality<br />

construction and handcrafted elements. If you’re a fan<br />

of an antique style, Rustic design could be the best fit<br />

for you - featuring rough hewn timbers, stone work,<br />

vintage style appliances and warm wood elements<br />

IAN MARTENS began working for<br />

his father at a very young age, gaining valuable<br />

on-the-job training on various construction<br />

projects. Ian has continued to work in the field<br />

throughout his life. Ian graduated with a Masters<br />

in Leadership from Trinity Western University<br />

in 2008, writing his thesis on construction<br />

leadership in cross-cultural settings.<br />

Ian is driven to excellence and efficiency<br />

in all areas of construction. He loves the<br />

relational and interactive aspects of each project<br />

and excels in communication with clients and all<br />

those involved in the construction process. Ian<br />

has been working in the construction industry<br />

for over a decade. When Ian is not working he is<br />

enjoying his wife and kids, playing competitive<br />

beach volleyball, golfing, travelling the world<br />

and trying to make a positive difference globally<br />

started his journey in the construction industry<br />

over a decade ago in his home town of Itzehoe,<br />

Germany. It was there that Jonas gained his<br />

carpentry certification, and fostered a deep<br />

rooted passion in sustainable, environmental<br />

(green) construction.<br />

While project managing the construction<br />

of a school and orphanage in West Africa he<br />

met his wife, Kristina, which led him to Canada.<br />

Since then, Jonas has been working in the lower<br />

mainland as a builder and construction manager.<br />

His integration of European construction<br />

techniques and standards of quality with<br />

Canadian building practices makes him a crucial<br />

part of <strong>Shirmar</strong> Construction.<br />

AFTERCARE<br />

warranty <strong>Shirmar</strong> Construction Ltd. is a National<br />

Home Warranty certified company, dedicated to your<br />

satisfaction. As such, <strong>Shirmar</strong> Construction provides<br />

a one (1) year warranty to ensure that any possible<br />

defects in workmanship or materials are repaired<br />

or replaced as soon as possible. In addition, <strong>Shirmar</strong><br />

Construction also provides two (2), five (5) and ten<br />

(10) year warranties, as required by and detailed in<br />

the Homeowner’s Protection Act. All warranty stages<br />

commence on the date of first occupancy. For more<br />

detailed information, please refer to the Homeowner’s<br />

Protection Act and the Homeowner’s Protection Office<br />

Residential Construction Performance Guide.<br />

ONE-YEAR COVERAGE For the first 12 months, all<br />

new homes built by <strong>Shirmar</strong> Construction are covered<br />

for any defects in materials or labour provided by the<br />

builder, and for any violations in the Building Code<br />

(some limitations apply, please consult the builder<br />

and the HPO Residential Construction Performance<br />

Guide.)<br />

TWO-YEAR COVERAGE In the first 24 months, for all<br />

new homes built by <strong>Shirmar</strong> Construction, coverage<br />

is for:<br />

• any defect in materials and labour supplied for<br />

the electrical, plumbing, heating, ventilation and air<br />

conditioning delivery and distribution systems;<br />

• any defect in materials and labour supplied for the<br />

exterior cladding, caulking, windows and doors that<br />

may lead to detachment or material damage to the new<br />

home;<br />

• any defect in materials and labour which renders<br />

the new home unfit to live in, and for a violation of the<br />

Building Code.<br />

FIVE-YEAR COVERAGE For the first five years of<br />

occupancy, the warranty covers defects in the building<br />

envelope including a defect that permits unintended<br />

water penetration such that it causes, or is likely to<br />

cause, material damage to the new home. <br />

TEN-YEAR COVERAGE Your warranty covers any<br />

major structural defects. This includes any defect<br />

in materials and labour that results in the failure of<br />

a load bearing part of the new home, and any defect<br />

which causes structural damage that materially<br />

and adversely affects the use of the new home for<br />

residential occupancy. <br />

The builder is not responsible for damage caused by<br />

misuse, accidents or for problems with appliances<br />

or materials that the homeowner or another firm<br />

installed.<br />
