THANK YOU FOR MEETING WITH US
At Shirmar Construction, we believe customer
satisfaction is the most important product of
any venture. Our team is a tight knit group
of managers, carpenters and tradesmen
committed to every project. We pride ourselves
in being competent, integral and transparent
when providing an estimate for our potential
customers. These virtues extend beyond the
beginning stages of every project, remaining
throughout the building process and far beyond.
We are not satisfied with any project until you
are.
Building your dream home or renovating
can be a daunting and complex task; many
homeowners can feel lost in the journey towards
a completed project. Often in the industry, clientbuilder
relations can be distant, leaving the
homeowner feeling lost, and detached from the
project. Due to the intricate nature of building
and renovations, and common attitudes of many
in the industry, clients tend to walk away from a
project dissatisfied and confused.
Rather than getting lost along the way,
let us guide you though the building process.
At Shirmar Construction we strive to work
alongside each client, helping them to not only
understand the process, but also to facilitate
the meaningful participation of the client. Your
home is one of the most valuable and meaningful
investments you will make, and it is our job to
ensure that it is everything you dreamed it to be.
Construction is committed to meaningful
employee relationships, strong ties to
suppliers, and a respect for the community
and the environment.
At Shirmar Construction, we pride
ourselves on delivering an impeccable
customer service experience to all of our
clients. Although providing amazing
service has always been close to our
hearts, when our partners heard a lecture
by the founding president of Ritz-Carlton
Group last year, our dedication was
solidified. Shirmar seeks to provide the
same kind of above-and-beyond service to
our clients that a hotel guest would at any
Ritz-Carlton location.
In early 2016, Shirmar Construction was
honoured to be nominated for a prestigious
Georgie Award in Customer Service.
The winner of this category is determined
by a comprehensive system of interviews
and evaluations of builders’ past clients
over the last 12 months. We were thrilled
when in March, it was announced at the
awards show Shirmar won!
We look forward to continuing
our pursuit to serve our customers and put
their needs first. A special thanks to all of
and renovation. Shirmar Construction has been
built on a foundation of transparent business
practice, an emphasis on communication, and
the desire of its owners and employees to use their
DESIGN
YOUR
HOME
The design stage is perhaps one of the
most exciting points of any custom build
or renovation. At this point we take the
fully developed vision and put pen to paper,
creating a concrete plan for the new home.
During this stage, we also determine any
must-haves in your custom build. We want to
build your dream and will navigate through
the constraints and barriers of building
codes, municipal guidelines and your budget.
Together, we’ll imagine what’s possible for
your project and imagine the completed result.
Working with our designers is a pleasant
experience, and it is always better the more
concrete the desires and concepts of the client
are. Typically, designers thrive off of a delicate
balance between creative freedom and ridged
parameters. During the concept stage we
attempted to hone in on the parameters of the
build, and now we get to see how they will work
out within the greater whole.
12
“Shirmar was fun to work
with - they were personable,
knowledgeable, and extremely
hard-working. We appreciated the
company’s honesty throughout our
renovation. At the end of the project,
there were no surprises.”
SURREY, BC
13
INITIAL MEETING
One of the greatest advantages to working with Shirmar Construction
is the ability to craft a completely custom home.
In the concept stage of any project, we must
establish what your unique goals and plans are
and how we can work together to create a final
product you’re proud to call home. During this
stage we start to understand your needs and
wants for your new home.
Many clients have never been involved
with a build before, and during this stage we
will work together to understand both what it
is you want, and how the plans will come to
fruition. The conceptual stage is a good first
checkpoint in understanding what is and is not
possible for your project. Each build is one-ofa-kind
and during this exciting stage we will
come alongside to help establish a concrete
plan. From the very start of a custom build, it’s
important to know your vision:
i. What are your “Must Haves”?
ii. What rooms will you use the most?
iii. How important is an exterior living space?
iv. Do you want your home to be Built Green?
v. Have you considered a secondary suite?
14
10 GREAT REASONS
Most people can name a friend who has a
horror story about working with a builder/contractor.
In fact, there are HGTV shows centered around fixing
the crappy work of terrible contractors. Friends and
family from other cities regularly call for advice, asking
us how to find a great builder: one who’s respectable,
honest and easy to work with. Choosing a builder is a
huge decision – and we understand the immensity of
your investment. Friends (and we consider you some
of our newest ones) don’t let friends choose crappy
builders. Here are 10 great reasons to turn and run
from your relationship with a builder:
1. A LACK OF EMPATHY
Builders are your daily eyes and ears during the
process of your home build. If your builder isn’t
asking questions about your family and trying to
understand your unique needs, that’s a red flag. If
you bring up an idea (or a need) for your home and
the builder quickly disregards your thoughts without
probing deeper or trying to understand with more
clarity… run. You want a builder who sticks up for
your desires when you aren’t on the job site, even
when it’s difficult. Your builder must take the time
to care.
TO BREAK UP WITH
YOUR BUILDER
BY IAN MARTENS,
SHIRMAR PARTNER
2. TOO BUSY FOR YOU
Have you got the sense your builder is too busy for
you in your initial communications? You have a right
to ask how many employees are working for the
company and how many houses the contractor builds
at one time. Inquire about the upcoming season:
how many will the company be building when your
project starts?
If the contractor is a one man show and has
4-5+ custom houses on the go this is likely a bad
sign. If the builder has a team of project managers,
ask how many homes each project manager would
be running? Any more than 2-3 custom builds per
project manager is cutting it close. Many builders
see no issue with driving from project to project only
to instruct the trades and leave. But this won’t cut it
in a true custom home build. As a homeowner, you
want your builder looking attentively for problems
before they occur… your builder should be a full-time
advocate for your project.
“Our Project Manager was
a pleasure to deal with. His
knowledge, responsiveness
and suggestions made the
renovation go smooth. The
renovation was on budget and
on time. All the Shirmar crew
were respectful and very hard
workers with great attitudes.”
JEN, DELTA, BC
15
3. THE COMPANY SEEMS QUESTIONABLE
Sometimes your first impression is the right
impression. Beyond that, it’s important to consider
the size of the company, warranty information and
their follow-up aftercare. What associations do they
belong to and what type of education/training is the
company involved in? Does the builder have current
safety training? What about liability insurance? It’s
also interesting to know if the company’s carpenters
and workers are employees or sub-contractors? If they
are sub-contractors, inquire into their reasoning.
4. YOU DON’T INHERENTLY TRUST THEM
It’s been said if you want to know someone’s true
character look at how they treat their family and
friends. Our culture says your personal life and work
should stay separate and they won’t affect one another
- but I don’t believe this to be true.
When you’re entrusting someone with your
dream home, finding a personal reference for your
prospective builder isn’t a bad idea. In the age of social
media, it’s fairly easy to find a common acquaintance
between you and the potential builder. Character
matters - if someone can’t successfully manage their
own finances, don’t hire them to manage yours.
5. AWFUL ADMINISTRATION SKILLS
Growing up as the son of a builder twenty years ago, I
remember my father coming home from a long day at
work, only to listen through all of the messages on our
answering machine (no cell phones!) and calling back
a list of trades and clients.
If your builder isn’t on top of communication
providing real time information to all the parties
involved, your building process will fall apart. Here’s
one example for some context: most people require
financing for their build – and within the first couple
days of a project, the builder is filling out paperwork
for the lender, providing complete quotes/budgets,
building schemes, completing insurance papers, work
safe documents, proof of builder’s competency to the
financer or bank.
It’s not rare for clients to be rejected for
financing because of a builders poor administrative
skills. Carefully look at a builder’s quote: how
detailed was the information? Request an example
of the contract and warranty information, ask about
communication guidelines: are they active via email
and text? When checking references, ease and speed
of communication is high priority.
16
6. YOU DON’T LIKE THEIR PERSONALITY
Straight up, you need to ask yourself if you want to
spend a large amount of time with this individual for
the next 9-16 months? Do you want to work together,
navigate through conflict and communicate with this
person daily, if not, a few times a day? Building can be
a stressful season, you need a builder who is calm and
agreeable.
7. LACK OF EXPERIENCE AND EDUCATION
Asking the prospective builder to share a bit of their story
and how they ended up becoming a builder will give you
a great idea of why they build and their past experience.
Is building their main profession? Do they seem to have a
passion for their projects? Do they have formal training
or regularly attend seminars/conferences?
The best builders are life long learners. They
never feel like they have ‘arrived’ or ‘know it all now’.
The industry, technology and products are evolving
so quickly you want to have a builder who constantly
adapts to change. If you research a new product or
method and ask about it, how does the builder respond?
When looking for proof of experience, ask for references
of recent jobs and take time to call those clients.
8. THEY REFUSE TO DEFINE THE RELATIONSHIP
Ask the builder what a typical week/month will look like
during the construction of your home in terms of your
interactions. Many builders will send you texts through
out the week with pictures of what is going on and give
you weekly updates of your project. However, for others,
their expectation may be to communicate with you as
little as possible.
Some great questions are: “Who will be my main
contact person for the day to day? Will the same person
be running my entire project?” Sometimes you will find
that the person you are meeting with won’t be running
your job… in that case, ask if you can meet the person
that will be running your project. Some companies will
switch project managers several times through out the
build, this is not ideal for quality control and for the finer
details will be missed.
9. IT ALL SEEMS TOO GOOD TO BE TRUE
Did the builder quote a price much less than everyone
else’s received bids? Are they claiming they can build
a home in only 6 months no problem, 100% guarantee
and the other builders have quoted 8-10 months but no
guarantee because of some risk factors? Too often we
hear similar stories.
Many builders plan to make their profit off of
unforeseen client changes… or plan the job’s budget as the
“best case scenario.” You want a builder to under promise
and over deliver. Ask your potential builder statistically
how close they are on their previous job budgets. If they
come over-budget… what was the cause? If they have
been over budget in the past this isn’t necessarily a bad
thing, building can be costly - and being honest about
the process makes a great relationship for everyone
involved.
10. UNCOMFORTABLE TALKING ABOUT
MONEY
Whether you’re working with a cost-plus build or a
stipulated price contract ask for a detailed description
of how invoicing works and payment schedule deatils.
If a builder wants a large initial payment prior to the
commencement of work… question this in a major
way. If the potential builder cannot talk honestly and
comfortably about the financials of a project, this should
be a huge red flag.
exterior design
CREATING A BEAUTIFUL, RELAXING OUTDOOR ENVIRONMENT
20
Exterior design is crucial to any build, not only for its functionality
but also as it serves as the first point of interaction between any
guests and your new home. The exterior portion of the home is often
overlooked at first, but it is key to every build and often a big part of the
time it takes to complete a custom home. Building technology has improved
in leaps and bounds over the years, and today’s homes are carefully crafted using technologically advanced
materials. Windows, doors, roofing and siding are far better at keeping the elements out of your home,
and protecting the structure. Products such as Fibre cement board are strong, long lasting and beautiful
alternatives to conventional wood siding or vinyl. Innotech windows are highly energy efficient and strong,
built by a company of uncompromising quality.
KITCHEN
the heart of every home
Before working with a designer to bring your
dream kitchen to life, it’s important to have a list of
your likes and dislikes in kitchen design. Typically,
homeowners tend to think about only two categories
in design: classic or modern. However, there are many
more options outside of these two styles. Traditional
kitchens contain design elements such as arches,
decorative mouldings, fine details, furniture type
details, antique finishes and ornate lighting. Classic
kitchens use clean lines, simplistic elements, a white or
cream colour pallet, and black or charcoal accents. The
simplicity of this style allows the homeowner a lot of
freedom to customize.
Another important design distinction is
between a Modern kitchen and a Contemporary one.
A Modern kitchen celebrates the grid, a Contemporary
kitchen is more playful with lines and shapes. A
fantastic component of either style is its emphasis on
materials, rather than profiles. These styles serve as a
vehicle for the featuring of the natural beauty of the
materials that make up the design.
For families looking to feature a lot of natural
wood throughout the kitchen, a Craftsman or Rustic
design is a great option. Craftsman kitchens are
characterized by rich stained woods, high quality
construction and handcrafted elements. If you’re a fan
of an antique style, Rustic design could be the best fit
for you - featuring rough hewn timbers, stone work,
vintage style appliances and warm wood elements
throughout.
While designing your kitchen, you don’t have to
stick to one style - we can combine and blend elements
of different designs to create something unique. As you
begin to dream about your kitchen, pay attention to
what materials you are naturally drawn to. Specifically,
colours, countertops, trim, flooring and appliances -
including your dislikes.
be a great, calming space in any
home. Your bathroom design
can be a complement to your
kitchen design or something
completely different. However,
as with kitchen design, it’s
important to understand your
desires for the space. There are a
few main elements to designing
your bathroom: tub and shower
options, fixture styles and
flooring choice. Once you’ve
decided on a colour scheme with
your designer and determined
the desired feel of your bathroom
this will guide the rest of your
bathroom design choices!
FLOORING
carpet The function of
each room in your home
will play an important role
in choosing the right kind
of carpet for the space. For
example, some materials
will be more durable and
therefore, better choices
for high traffic areas.
Other things to consider
include the carpet’s stain
resistance and overall
ease of keeping clean.
There are both natural
and synthetic options
for carpet, and of course,
a variety of colours and
patterns.
hardwood floor is a classic, timeless choice for
any home. When taken care of properly, your
hardwood floors will stand the test of time. There
are lots of options for wood types and stains.
There are two types of hardwood products: solid
wood and engineered wood. Solid wood flooring
is made up of single planks of wood, whereas
engineered floors are a hardwood mounted on a
high-quality plywood. One kind is not better than
another. It’s important to know what the room
will be used for and what the subfloor is before
final selection of any hardwood flooring. There
are multiple levels of hardness to accomodate
different uses.
tile can be used as an accent piece or as the
primary flooring throughout the house. Tile is a
hard, cold surface but can be warmed by radiant
or electrically heated floors. Tile comes in all
shapes, sizes, colours, materials and textures.
A little creativity can take a tile floor from an
average layout to a one-of-a-kind masterpiece.
