IR SCANS/ROOF DIAGNOSTICS
An Infrared Roof Moisture Survey Allows You to
Take The Guess Work Out Of Your Next Roof Inspection.
How It Works
During the daytime, wet roof insulation absorbs more
solar energy from the sun than dry roof insulation. During
the nighttime, after the roof surface cools, the wet roof
insulation will retain more solar energy than dry insulation
and these temperature differences are detected by the
infrared camera.
The wet roof areas are marked on the roof surface with
visible paint markings. The wet roof areas are verified
through core cuts and/or a roof moisture gauge. All findings
are mapped out on a CAD drawing with all supporting
information.
Benefits
• Periodically and accurately survey Roof Systems for
PENNIES a Sq. Ft.
• Pinpoint problem Roof Areas before they become
costly
• Avoid costly roof removal & disposal costs by ONLY
removing the problem areas
• Reduce energy bills by removing all wet heat
conducting roof insulations
• Avoid structural roof damage due to trapped
moisture
• Evaluate the roof condition before Warranties Expire
• Secure accurate quotes for Repair and Replacement
of problem roof areas
ROOF AND WALL RESTORATION
Solutions That Give You And Your Customer Every Advantage.
SOLVE PROBLEMS, SAVE Money
Most building owners think of repairing and maintaining
roofs and walls as an aggravating and expensive pain in
the neck. But using the right roofing and wall solution and
the right approach – restoration by repairing or maintaining
instead of replacement – can result in impressive cost
savings and years of headache-free performance.
Restoration coatings are an economical solution to roofing
problems -- patching, repairing, and maintaining the roof
all-in-one. The proper coating will provide a strengthening
shield, resisting ultraviolet rays and water damage.
Tremco Roofing offers the same waterproofing and
weather- proofing strength to protect and recondition
masonry walls and surfaces. Adding a flexible, breathable
coating can extend the life of masonry walls and surfaces
by sealing small cracks and resisting water entry.
Whatever the waterproofing needs, our products are
developed under strict quality standards and warranted
for years to ensure your trust. Our sales representatives,
supported with diagnostic tools and resources, strive to
deliver products and service beyond your expectations. By
establishing these direct relationships, we have come to
understand your needs and concerns for your customers’
building assets.
Tremco Roofing has built its reputation by providing the
right solution for your roofing and building problems
through our products, services and people. These three
components are all part of our goal for waterproofing,
weatherproofing, and protecting your roofing and building
assets against the elements.
ALPHAGUARD MT is a single-component, very low-odor,
fully reinforced, aliphatic polyurethane, moisture triggered
roofing and waterproofing system that can be used to
restore and replace existing roofing systems. In other words,
it is a unique, easily applied, highly versatile, durable and
technologically advanced system. Its “moisture- triggered”
curing mechanism is very dependable and operational quickly,
providing a seamless roof system.
ALPHAGUARD BIO is an odorless, chemically cured,
reinforced aromatic/aliphatic polyurethane roofing and
waterproofing system distinguished by its high
bio-based content. It is ideally suited for situations that
demand high-performance roofs but where odor is not
allowed, such as school and hospital projects.
GEOGARD is a proven urethane restoration coating
system, designed to extend your roof’s life by forming
a waterproofing and weatherproofing seal. As a high
performance, monolithic roof coating, it bonds directly to a
variety of substrates including single plies, modified bitumen,
BUR, metal and polyurethane foam roofs. Geogard combined
with a reinforcement material easily repairs roof blemishes
such as failed seams, blisters and flashings.
ICE Coating is a high-solids acrylic roof coating installed
in one coat on select substrates. It provides a reflective,
waterproofing surface that is unique in the industry because
it restores a variety of roof surfaces including weathered
single ply, modified bitumen, polyurethane foam, and smooth
built-up roofs. This low-VOC coating is often used to provide
an aesthetically pleasing roof surface as it protects and
waterproofs.
SOLARGARD Hy-Build coating for metal roof systems
provides flexibility even in extreme temperatures,
resistance to hydrolysis, and stability to ultra-violet
rays, which is the essence of a truly highperformance
elastomeric coating. The pure acrylicbased elastomeric
roof coating resists yellowing and chalking, and provides
a very effective barrier against water intrusion. Solargard
Hy-Build is also designed to patch, repair, seal, protect
and beautify walls of concrete, masonry, brick and stucco.
The single coat hides surface defects, bridges hairline
cracks and fills pores to provide a weatherproofing seal. In
addition to its watertight seal, Solargard Hy-Build reflects
up to 85% of the sun’s harmful rays.
SOLARGARD 6083 is a water-based, acrylic elastomeric
roof coating formulated to meet and/or exceed the
standards set forth in ASTM D 6083. Solargard provides
durability, low temperature flexibility, and excellent
resistance to weathering and dirt pick-up over a variety of
roofing substrates, including metal, weathered single ply,
modified bitumen, polyurethane foam and smooth built-up
roofs. Solargard 6083 is available in white, 16 standard
and custom colors.
SOLARGARD Color Coatings are environmentally friendly
acrylic, acrylic/urethane and acrylic/fluoropolymer
coatings formulated to provide industrial performance
with no odor. These low-VOC, quick drying, single
component products are ideal for exterior applications
over our acrylic coatings line which includes Solargard Hy-
Build and Solargard Elastomeric 6083.
ROCK-IT Adhesive is a cold process gravel surfacing
system designed for restoration use with most built-up and
modified bitumen roof systems. The unique, white Rock-
It Adhesive does not contain asphalt and can be spray
applied or squeegeed for easy installation. The system
combines the durability and weatherproofing of a gravelsurfaced
roof system with the energy saving benefits of
a “cool roof” system which reduces airconditioning loads
to cool the building and slows theroof aging process. The
white aggregate surfacing provides excellent protection
from fire, hail, and rooftop traffic.
ALUMANATION 301 protects your metal roofand walls
from rust and corrosion, eliminating the need for costly
metal panel replacement. This premium,aluminum-fibered
coating provides outstanding corrosion,waterproofing and
ultraviolet protection. Excellent for new roof protection
or roof restoration, Alumanation 301provides a brighter
surface with higher reflectivity than standard aluminum
roof coatings. With this increased reflectivity, roof
temperatures will be lower, reducing your cooling costs.
Applied easily in one coat, Alumanation 301typically
performs for 12-15 years before recoating is necessary.
ECOLASTIC AND TREMLASTIC black maintenance roof
coatings are the most economical waterproofing coatings
available. The systems resurface aging roofing plies and
provide a monolithic roof system that eliminates water
infiltration. Options include TremLastic S, a water-based,
neoprene rubber reinforced formula, or ECOlastic, an
emulsified blend of oils andadditives compatible with both
tar and asphalt. Dependingon the product chosen, there
are also surfacing optionsof granules, gravel, Alumanation
301, Solargard or ICE Coating for a reflective, energy
saving roof.
Tremco Roofing’s Guiding Principles Support Sustainability
Restoring roofs has been at the forefront of our philosophy for over 80 years. Our reflective roof surfaces help today’s
customers meet their sustainability goals by extending the life cycles of buildings worldwide while helping lower energy use.
Tremco Roofing’s restoration systems help meet sustainability goals because:
• They prolong the service life of structures for years
• Coatings are cost-effective over a second roofing layer, complying with building codes and postponing replacement for years
• There’s no tear off, which eliminates landfill issues and fees and does not disrupt building occupants
• Reflectivity reduces energy consumption, the strain on HVAC systems, and a building’s carbon footprint
• The Urban Heat Island Index is lowered, benefitting everyone
Tremco Roofing is committed to sustainability and its impact on both facilities and the people who use them. Through
innovative products and processes, we help our customers develop and maintain sustainable, high performance
buildings that last longer, cost less to operate and contribute to a healthier planet. Our focus on restoration, renovation and
repair supports our belief that the most sustainable buildings are the ones that already exist.
ROOFING MAINTENANCE CONTRACTS
Long-Term Roof Protection:
Maximize Roof Life. Delay Replacement.
Weatherproofing Technologies,
Inc. (WTI), a subsidiary of Tremco
Incorporated, offers a full range
of sophisticated analytical,
maintenance and informationbased
services with one simple
goal —to maximize the life of
your roofs and protect the value
of your buildings.
Small roofing problems like leaks and debris can snowball
into large, expensive issues. Fortunately, you can
reduce the possibility of that happening with TremCare,
a comprehensive roof maintenance program that helps
prevent premature deterioration and keeps your roofing
assets in top working order.
With WTI’s trained roofing technicians performing regularly
scheduled inspections, housekeeping and maintenance,
we ensure that problems are uncovered and corrected
early to prevent costly emergency repairs. Keeping your
roof in good shape can help lower your total roofing costs
by significantly extending the roof’s service life.
Available for any kind of roofing system, TremCare
programs are carefully prepared and customized to suit
your building and budget.
Protection Under One Roof
TremCare lets you choose the roofing maintenance
and protection program that’s right for you. And with
OLI®, our On-Line Information system, we even support
businesses that do not want the advantages of a
TremCare maintenance program.
Used either on its own or as the central component of
TremCare Gold and Platinum, OLI represents the latest
in Web-based information management systems. OLI
eliminates the need for paper records and ensures that all
information is current and consistent from user to user.
OLI can manage any combination of drawings, photos,
service activity reports, budgets, warranties, lifespan
projections and much more. Data is available at all times
in a secure, password-protected area of our website.
Leak Response
Some customers want us only to repair leaks and not to
provide other maintenance activities. These customers
can take advantage of our 24-hour-a-day leak line through
the Tremsource® program.
Asset Management
If you want to manage your own roofing assets, WTI will
conduct an extensive inventory of the condition of all your
roofs to establish your immediate needs and then enter
the data into OLI® for your use.
TremCare® Gold
Since general rooftop housekeeping and preventive
maintenance are equally important, WTI experts will
plan and prioritize both after thoroughly inspecting your
roofs. Detecting and repairing problems early saves
money, reduces downtime and damage to the roof, and
prevents premature deterioration. TremCare Gold offers
the following services:
• Housekeeping: WTI will remove
incidental debris (leaves, branches,
paper, etc.) from the roof, drains and
gutters during scheduled, periodic
housekeeping operations.
• Preventive Maintenance: WTI will
maintain your roofs in their present
condition by making minor repairs to
the membrane and flashing systems.
Preventive maintenance is not
designed to restore neglected roofs
to new condition.
• 24-Hour Emergency Leak Response:
You can report leaks 24 hours a day,
seven days a week, on our dedicated,
toll-free hotline. The hotline logs your
call for priority treatment, ensuring a
fast, efficient response every time.
TremCare Platinum
In addition to the services of
TremCare Gold, TremCare Platinum
takes both the worry and the costs
out of leaks. Quite simply, the repairs
are on us if the roof leaks. (Previously
neglected roofs may require repairs or
upgrades before TremCare Platinum
can be instituted.) Eliminating
additional costs for on-site visits
to repair leaks also simplifies your
maintenance budget. TremCare
Platinum is intended for non-Tremco
roofing systems or Tremco roofs that
are out of warranty.
Additional Services
Besides offering these exceptional service programs to keep your roofs in peak
condition, Tremco can also look “below the surface” to find problems.
A Thermocore® roof moisture analysis provides you with a detailed thermal map of
hidden moisture. The data can be used to focus repairs on the roof’s problem areas,
saving money on repair work.
TRACE® and ACT® can answer questions about your roof’s make-up. The Tremco
Roof Analysis Core Evaluation (TRACE) provides rigorous lab data on the
construction, composition and condition of any built-up roofing system. ACT
(Asbestos Core Testing) helps to accurately determine the exact percentage and
type of asbestos found in each ply and the adhesive or mastic. ACT is included as
part of a TRACE analysis.
TremCare, Thermocore, and TRACE and ACT analyses are but a few of the
services that WTI and Tremco offer to extend the life cycles of your roofs and
facilities. To learn more about how we can help you, please call your local Tremco
sales representative or visit us at www.tremcoroofing.com.

to its people is to provide a safe working environment. But
that commitment takes on even more importance when a
job’s responsibilities include the kind of potential risk you
can find on your own roof.
At Tremco Roofing and Building Maintenance, safety is
without question our highest priority; we work diligently
with building owners and managers as well as contractors
to make roofs safe at all times.
Now we can help you take your rooftop safety to new
roof edge. Paying careful attention to mitigating the risk of
falls in these areas is vital, and Kee Safety systems provide a
convenient, cost-effective solution.
Solutions For Fall Protection
Depending on your facility’s needs, we are proud to offer
these non-penetrating fall protection solutions from Kee
Safety. Made of a combination of galvanized steel and
recycled PVC, these solutions are both extremely durable and
weather-resistant. Inspection services, certified installation,
ROOFING CLEANING SERVICES
The RoofTec Roof
Cleaning System
White roofs look great – until dirt, and
problems, start building up. By dulling your
roof’s reflectivity, dirt can keep you from
saving as much energy as you expected,
reducing the strain on your building’s HVAC
system and lowering the urban heat island
index. And who wants to look at a dirty roof?
But building owners and facility managers see
cleaning roofs as a problem itself, one that
wastes water, introduces chemicals into the
local environment from waste water, is laborintensive
and isn’t thorough.
Not any more.
The Future of Rooftop Cleaning…
RPM companies Tremco Roofing and Building Maintenance
and Legend Brands, experts in solving roofing problems and
providing world-class cleaning technology, have teamed up to
make your roofs shine again with the innovative RoofTec roof
cleaning system.
The RoofTec system’s extremely powerful, non-abrasive,
rotating water jets remove dirt, mold and mildew from the roof
surface without the negative effects of power washing. It uses
less than half the water of competitive systems (especially
important in drought-prone areas) and almost instantly captures
any waste water, keeping it from running into storm drains and
retention ponds. The small amount of cleaning solution used
is environmentally safe. Its quiet, efficient operation makes
it especially useful on facilities like schools, which are often
in residential neighborhoods. Designed and built in the United
States, the RoofTec system only requires a two person crew
to operate, saving significantly on labor costs.
… Can Bring You Benefits Today
Cleaning roofs with the RoofTec system does much more
than make them attractive again. It brings you tangible, long
term, financial benefits such as:
• Maximizing energy savings by restoring roofs’ reflectivity
(and their SRI ratings*)
• Extending roof life-cycles by returning them to peak
performance
• Making roof maintenance easier
• Helping support the protection of your Tremco Roofing
warranty
• The possibility of starting a roofing restoration project the
same day that you clean the roof, shortening the project’s
timeframe
Application Examples:
• Cleaning a 2,000 square foot TPO roof with over than
a decade’s worth of dirt on it took 30 minutes, saved
between 60- 70% on the cost of labor, and captured
100% of the water. No detergent was used.
• Cleaned an aging 39,040 square foot PVC membrane
in less than nine hours, including set up time, with
these results: used 65% less water than traditional
cleaning methods, 100% water capture, and saved
75% of the labor cost.
• 11,000 square feet of PVC membrane were cleaned
to a “like new” condition using less than 70% of the
usual labor and only 35% as much water as a typical
roof cleaning system.
The RoofTec system is a leading edge solution that will
dramatically change how quickly and easily roofs can be
cleaned, with an unmatched degree of environmental
friendliness. Take a look at your roof . . . if it’s not performing
like it once did, call your local Tremco Roofing sales
representative today to show you what the RoofTec roof
cleaning system can do.
You will find all of our representatives at www.tremcoroofing.
cleaning system, visit www.rooftecsystems.net or call
1-844-4-RoofTec (1.844.4.766.3832).
* Solar Reflectance Index (SRI) ratings are the result of multiple factors
including test methods, age and roof slope. Please visit the Cool Roof Rating
Council (www.coolroofs.org) or the US Green Building Council
AIR BARRIER AUDITS
Whole Building Assessments Identify Air Leakage
Stop Building Envelope Air Leaks
Save Energy. Improve Comfort, Health and Safety too.
For building owners and managers with high
performance goals, eliminating gaps, cracks and
holes in the building envelope is the first simple
step toward improving building performance and
reducing energy costs — as much as 10 cents
per square foot for most buildings.
The building envelope is the first line of defense against
weather, insects, pollutants and other environmental factors,
which means maintaining its integrity is critical to meeting
indoor air quality and energy consumption goals. What’s
more, if the building envelope isn’t doing its job as intended,
the effectiveness of other energy efficiency measures is
severely limited.
Eliminating air leaks throughout the building envelope and
interior compartments with a continuous air barrier solution
is as essential to meeting high performance building goals
as improving HVAC, lighting and water conservation systems.
And with little disruption to occupants and often at a
fraction of the cost of other system upgrades, air barrier
improvements generate immediate, measurable results. This
often means an attractive financial payback and long-term
savings that can fund other building initiatives.

Improved Comfort, Health, Safety, Durability and
Energy Use
A continuous air barrier system solves numerous building
envelope problems, including:
• Excessive energy consumption
• Poor temperature and humidity control
• Poor indoor air quality
• Uncontrollable pest, odor and dirt infiltration
• Condensation and moisture on building structures
• Ice dams on exterior structures
Achieving Air Barrier Continuity
Once air leakage sources are identified and economic
implications are understood, air sealing measures
may include a combination of steps, including:
• Roof to wall sealing and insulation repairs
• Sealing/caulking all accessible gaps, cracks and holes
• Thermal insulation
• Compartmentalization to contain odors and pathogens
• Fire stop systems
• Weather-stripping doors and windows
Smoke pencil tests track air
movement and reveal positive/
negative pressure.
Professional caulking and
weather-stripping stop air
leaks
Infrared testing maps heat patterns to show significant
heat loss/gain.
