Washingt<strong>on</strong>, DC, USA -- <strong>Fed</strong>eral Reserve Bank Chair Janet Yellen testified that <strong>the</strong> <strong>Fed</strong> will likely<br />

c<strong>on</strong>tinue its plans to implement federal funds rate hikes <str<strong>on</strong>g>and</str<strong>on</strong>g> balance sheet normalizati<strong>on</strong> measures in<br />

order to gradually raise short <str<strong>on</strong>g>and</str<strong>on</strong>g> l<strong>on</strong>g-term interest rates.<br />

This, al<strong>on</strong>g with <strong>the</strong> May release <strong>of</strong> <strong>the</strong> <strong>Fed</strong>'s senior loan <strong>of</strong>ficer survey, highlights a "closing window <strong>of</strong><br />

opportunity <strong>for</strong> af<strong>for</strong>dable financing from commercial lenders," according to Eric <strong>Fed</strong>ewa, Ascend Capital<br />

Partners Managing Partner. The senior loan <strong>of</strong>ficer survey indicates that <strong>the</strong>re will be a tightening in<br />

traditi<strong>on</strong>al lending practices <strong>for</strong> <strong>the</strong> commercial real estate sector.<br />

With <strong>the</strong>se factors in mind, <strong>Fed</strong>ewa said Ascend Capital Partners can fill some <strong>of</strong> <strong>the</strong> void in traditi<strong>on</strong>al<br />

financing <strong>for</strong> commercial real estate by <strong>of</strong>fering financing alternatives such as inexpensive instituti<strong>on</strong>al<br />

debt, bridge financing, <str<strong>on</strong>g>and</str<strong>on</strong>g> equity.<br />

"The <strong>Fed</strong>'s May report c<strong>on</strong>curs with <strong>the</strong> tightening trends we've been observing this year in traditi<strong>on</strong>al<br />

lending <strong>for</strong> commercial loans. The need <strong>for</strong> alternative financing is clear," said <strong>Fed</strong>ewa.<br />

"The tightening <strong>of</strong> traditi<strong>on</strong>al lending sources comes at an inopportune time <strong>for</strong> investors as <strong>the</strong> new<br />

administrati<strong>on</strong> is trying to heat up <strong>the</strong> U.S. ec<strong>on</strong>omy," said <strong>Fed</strong>ewa, noting that a tightening <strong>of</strong> m<strong>on</strong>etary<br />

policies <strong>on</strong> behalf <strong>of</strong> <strong>the</strong> <strong>Fed</strong> could raise lending costs <strong>for</strong> alternative <str<strong>on</strong>g>and</str<strong>on</strong>g> traditi<strong>on</strong>al lenders alike.<br />

"The streng<strong>the</strong>ning ec<strong>on</strong>omy is creating dem<str<strong>on</strong>g>and</str<strong>on</strong>g>, yet traditi<strong>on</strong>al financing practices have tightened.<br />

Un<strong>for</strong>tunately, <strong>the</strong> window in which alternative lending sources can provide inexpensive financing could be<br />

limited as potential <strong>Fed</strong> rate hikes loom <strong>on</strong> <strong>the</strong> horiz<strong>on</strong>," he said.<br />

"We've been able to assist in changing government attitudes towards projects, walking developers through<br />

rez<strong>on</strong>ing issues, <str<strong>on</strong>g>and</str<strong>on</strong>g> helping owners 'right-size' <strong>the</strong>ir capital structure. Ascend has seen an unaddressed<br />
