The subject building is located along Fayette Street, between Chestnut Street

and High Street, in the downtown area of Morgantown. The building is situated

within the municipal limits of Morgantown in Monongalia County. It is subject

to a B-4 business zoning classification. The property is located just steps from

West Virginia University Downtown Campus and 3.8 miles from I-68, Exit 1.

SITE DESCRIPTION

This four-story building was constructed in 1922 and was originally used as

a YMCA. It has since undergone a number of renovations to outfit it as a commercial/apartment

building. It is currently registered as a historic structure.

The building contains roughly 17,623 square feet above ground with an additional

5,874 square feet of basement area. The basement is currently leased

and being built out as a bar/game room. The first floor and a portion of the

second floor are currently improved with 15 private office suites that surround

a two-story atrium. The first floor also has a large foyer/reception area, common

area kitchen, two single restrooms, storage closet, and large unfinished

room for additional storage. The remainder second, third and fourth floors are

finished with two 2-bedroom/1-bathroom apartments, five 1-bedroom/1-bathroom

apartments, nine studio apartments, and five sleeper rooms. Available

to the sleeper rooms are a shared kitchen and bathroom. A laundry facility is

located on the third floor.

BUILDING SPECIFICATIONS

The building foundation is masonry with exterior walls being brick and stone.

Most windows are single pane, but some of the office windows have been upgraded

to double paned. The roof is finished with rubber. Interior finishes include

plaster and suspended ceilings, hard wood, laminate, carpet and cement

flooring, and wood/steel doors with wood trim. Heat is provided to the entire

building by a central boiler heating system. Central heat and air conditioning

are available in the office areas. Each office has a PTAC system.

UTILITIES

All public utilities are available to the site. Electric is provided by Mon Power.

Water/sewer is provided by the Morgantown Water Board (MUB). Internet and

cable is available via Comcast. Landlord pays for electric, water/sewer, and

trash removal. Tenant pays for cable/internet.

INGRESS / EGRESS / PARKING

The location currently offers roughly 60 feet of unobstructed frontage along

Fayette Street. The site does not offer any on-site parking, but there is a ~72

car, 2-hour metered parking lot across the street directly in front of the building

as well as a large, 10-hour metered covered parking garage 1/2 block away

along Chestnut Street. Long term parking is available in both lots.
