<strong>Newsome</strong> Development and Investments is a boutique real estate firm specializing in the<br />

development, management and ownership of student housing. For the past 20 years, NDI<br />

has addressed student housing needs with a thorough and long-term approach.<br />

NDI benefits from its private capital structure, allowing a “clean slate” approach to each<br />

transaction. NDI brings efficient capital structures to its projects. It has long-standing<br />

relationships with the country’s two largest student housing lenders, Freddie Mac and Fannie Mae.<br />

A $40 million student housing debt issuance in Texas was recently completed by the company<br />

with Fannie Mae. NDI also has the capacity to execute tax exempt bond financings.<br />

NDI does not have its own construction company to support, instead using its long track record<br />

to hire the best third party general contractor <strong>for</strong> each particular development. The company has<br />

in-house expertise and long-standing industry relationships to best match the general contractor<br />

with the project.<br />

As a soup-to-nuts developer and owner, NDI Management, based in Fort Worth, is the property<br />

management company under the <strong>Newsome</strong> umbrella. The property management company<br />

benefits from its professionals’ experience at some of the nation’s largest multi-family property<br />

management companies.<br />

University of Colorado - Colorado Springs<br />

<strong>Newsome</strong> Development and Investments purchased the next-to-last private<br />

land tract within the footprint of the campus to develop the first purposebuilt<br />

student housing walkable to UCC’s campus. The University entered into an<br />

agreement with NDI to move on-campus-designated students that exceeded<br />

residence hall capacity to The Lookout. Additionally, NDI and the University<br />

collaborated on a number of fronts: design, access easements, off-site<br />

landscaping, and a pedestrian path to campus from The Lookout and a University<br />

parking lot. While pedestrian in design, the project provided 1:1 parking to not dilute<br />

availability of campus parking.<br />

Texas Christian University<br />

<strong>Newsome</strong> Development and Investments has assembled 30+ properties<br />

over 5 years adjacent to the TCU campus. It is a pedestrian oriented<br />

development consisting of residential and institutional buildings. TCU<br />

entered into a master lease <strong>for</strong> a portion of the portfolio to house<br />

upperclassmen and RAs.<br />

Benedictine College<br />

<strong>Newsome</strong> Development and Investments developed a 134-bed suite design<br />

residence hall complex in a public-private arrangement with Benedictine College.<br />

NDI worked with local government on IRBs under a ground lease structure with a<br />

reversion component. The on-campus, three-building project with a suite design –<br />

Legacy, Kremmeter, Wolf Halls – has a center commons area of both indoor and<br />

outdoor space capable of accommodating large groups of students. The commons<br />

area includes large patio/green space, institutional kitchen and indoor/outdoor<br />

fireplace. A distinctive “tower design” feature serves at the entry to campus and is<br />

consistent with the college’s architecture.<br />

Baylor University<br />

<strong>Newsome</strong> Development and Investments assembled five tracts of land<br />

located three blocks from the Baylor campus and developed two<br />

apartment buildings <strong>for</strong> off-campus housing. While walkable to the academic<br />

core, a component of this site selection process was to be on the Baylor<br />

bus route to facilitate ease of access to the perimeter of the Baylor campus.<br />

The project has a direct relationship with the University <strong>for</strong> the housing of<br />

international students.<br />

Washburn University<br />

<strong>Newsome</strong> Development and Investments acquired 38 parcels in a fourblock<br />

area directly across the street from the entry to Washburn’s campus.<br />

Included in the land acquisition were parcels from the University. NDI worked<br />

closely with the University in support of a public-private arrangement with<br />

the City, which included a TIF. NDI also established a long-term relationship<br />

with the University’s athletic department to house much of Washburn’s student<br />

athlete population.<br />

Kansas State University<br />

<strong>Newsome</strong> Development and Investments acquired the original site of<br />

Kansas State University, a location that had been a long-time, high profile<br />

agriculture use. NDI worked closely with the University to establish an historical<br />

recognition at the front of the site. Founders Hill serves as a start of the gateway<br />

from campus to the school’s athletic facilities.<br />

New Mexico State University<br />

<strong>Newsome</strong> Development and Investments delivered the first purpose filled<br />

student housing in the Las Cruces market. Worked with the University and<br />

a special zoning district commission to ensure a mixed use component in the<br />

project. Followed stringent design guidelines to complement architecture<br />

of the school.<br />

<strong>Newsome</strong> Development and Investments developed the third purpose-built<br />

student housing development at the University of Missouri-Columbia. The<br />

project represented one of the first deliveries of housing inventory at the start of a<br />

decade-long significant enrollment growth period <strong>for</strong> the university.<br />
