It does not include nor allow for any chemical inspection, physical intrusion of building elements or inspection of areas concealed (intentionally or otherwise) by external attributes such as grassed areas, forested areas etc, or internal attributes such as furnishings or finishes e.g. carpet, insulation and cladding. No inspection is carried out on services unless noted otherwise. 1. DISCLAIMER OF LIABILITY: no liability shall be accepted on an account of failure of the <strong>Report</strong> to notify any problems in the area or section of the subject property physically inaccessible for inspection, or outside of the agreed survey area. 2. Areas Not Inspected - Externally, any areas not safely accessible from the ground are not inspected. This may include roofing, external finishes and windows not within line of sight from the agreed survey area. Internal areas such as roof spaces; crawls space will not be inspected. All cracks within reach of the Survey Operative will be measured using the industry approved PCTE measuring tool. Furniture, foliage, rubbish etc must not encumber areas of access. Should any of these conditions for access not be met, the respective area will not be inspected. 3. Responsibility for Non-Inclusion – The client acknowledges that Eideticam will accept no liability for failing to include the following: -Defects to the property in areas that are inaccessible or not reasonably detected in a visual manner. -Defects to any electrical, mechanical or hydraulic items. For example, items such as spas, swimming pools, saunas, electrical wiring and associated parts, heaters, air conditioning, whitegoods, ovens and the like. It is recommended that a suitably qualified person check these kinds of items. -Defects of latent nature, structural or otherwise -Defects which are apparent after date of inspection due to abnormal or inclement weather, or any other causes whatsoever. 4. Statutory Compliance - It is not the intent of this report to identify whether any part of the property does or does not comply with relevant by laws and building codes. 5. Cause of Defects – This report may identify faults and defects but is not intended to identify the cause. 6. Extent of Detection – The Consultant may not be able to detect faults which are not evident to a visual inspection, such as (but not limited to) leakage of any roof cover, flashing integrity, leakage of windows, blockage in pipes including sewer and stormwater, defective plumbing, and the like. The Consultant will accept no liability for unknowables such as the presence of services and their depth, the course of surface water and the like. 7. Structural Damage – The Inspector cannot guarantee that structural damage does not exist or that it may occur at a later date. 8. General – This report is in no way a guarantee, but it is a professional opinion on the condition of the property at the time of the inspection under the prevailing weather conditions. The client acknowledges he/she has read and understood the report and agrees to all the terms and conditions. 9. We have not inspected woodwork on other parts of the structure which are covered, unexposed or inaccessible and we are therefore unable to report that any such part of the structure is free from defect. 10. ASBESTOS: No inspection for asbestos will be carried out at the property and no report on the presence or absence of asbestos will be provided. <strong>11</strong>.
