SCOPE OF THE INSPECTION & THE REPORT<br />

1. The purpose of the inspection is to provide GNC with a visual and written report of the condition <strong>11</strong>/ <strong>41</strong> <strong>Bluegum</strong><br />

<strong>Road</strong>, Morley 6062 at the time of inspection prior to commencement of demolition/construction works, with<br />

particular attention on broken or damaged items/building elements, cracking and subsidence issues. Areas for<br />

Inspection shall cover all agreed areas which are safe and accessible.<br />

2. The inspection shall comprise a visual assessment of any cracks, scrapes, dents, marks and assess general external<br />

condition from within a direct line-of-sight of the positions agreed upon prior to the survey.<br />

3. The Inspector will report individually on defects visible on the date and time of the inspection.<br />

4. Where a defect has been identified, the inspector will give a written description of the defect along with a detailed<br />

image shown within the context of the survey area.<br />

DISCLAIMER<br />

The attached report is based solely upon a visual inspection carried out by Eideticam. It does not include nor allow for<br />

any chemical inspection, physical intrusion of building elements or inspection of areas concealed (intentionally or<br />

otherwise) by external attributes such as grassed areas, forested areas etc, or internal attributes such as furnishings or<br />

finishes e.g. carpet, insulation and cladding. No inspection is carried out on services unless noted otherwise.<br />

1. DISCLAIMER OF LIABILITY: no liability shall be accepted on an account of failure of the <strong>Report</strong> to notify any problems<br />

in the area or section of the subject property physically inaccessible for inspection, or outside of the agreed survey area.<br />

2. Areas Not Inspected - Externally, any areas not safely accessible from the ground are not inspected. This may include<br />

roofing, external finishes and windows not within line of sight from the agreed survey area. Internal areas such as roof<br />

spaces; crawls space will not be inspected. All cracks within reach of the Survey Operative will be measured using the<br />

industry approved PCTE measuring tool. Furniture, foliage, rubbish etc must not encumber areas of access. Should any of<br />

these conditions for access not be met, the respective area will not be inspected.<br />

3. Responsibility for Non-Inclusion – The client acknowledges that Eideticam will accept no liability for failing to include<br />

the following:<br />

-Defects to the property in areas that are inaccessible or not reasonably detected in a visual manner.<br />

-Defects to any electrical, mechanical or hydraulic items. For example, items such as spas, swimming pools, saunas,<br />

electrical wiring and associated parts, heaters, air conditioning, whitegoods, ovens and the like. It is recommended that a<br />

suitably qualified person check these kinds of items.<br />

-Defects of latent nature, structural or otherwise<br />

-Defects which are apparent after date of inspection due to abnormal or inclement weather, or any other causes<br />

whatsoever.<br />

4. Statutory Compliance - It is not the intent of this report to identify whether any part of the property does or does not<br />

comply with relevant by laws and building codes.<br />

5. Cause of Defects – This report may identify faults and defects but is not intended to identify the cause.<br />

6. Extent of Detection – The Consultant may not be able to detect faults which are not evident to a visual inspection,<br />

such as (but not limited to) leakage of any roof cover, flashing integrity, leakage of windows, blockage in pipes including<br />

sewer and stormwater, defective plumbing, and the like. The Consultant will accept no liability for unknowables such as<br />

the presence of services and their depth, the course of surface water and the like.<br />

7. Structural Damage – The Inspector cannot guarantee that structural damage does not exist or that it may occur at a<br />

later date.<br />

8. General – This report is in no way a guarantee, but it is a professional opinion on the condition of the property at the<br />

time of the inspection under the prevailing weather conditions. The client acknowledges he/she has read and<br />

understood the report and agrees to all the terms and conditions.<br />

9. We have not inspected woodwork on other parts of the structure which are covered, unexposed or inaccessible and<br />

we are therefore unable to report that any such part of the structure is free from defect.<br />

10. ASBESTOS: No inspection for asbestos will be carried out at the property and no report on the presence or absence<br />

of asbestos will be provided.<br />

<strong>11</strong>. MOULD (MILDEW) AND NON-WOOD DECAY FUNGI DISCLAIMER: No inspection or report will be made for Mould<br />

(Mildew) and non-wood decay fungi.<br />
