Once you accept an Agreement of Sale and it<br />
is fully executed by all parties, the contingency<br />
period will begin. Contingencies may include<br />
inspections, mortgage(s), appraisal, etc. I will<br />
keep you informed as the process progresses.<br />
Unless otherwise agreed to, you will need<br />
to have the heat and all utilities (including<br />
fuels) on and usable for the Buyer during all<br />
inspections and appraisals.<br />
P<strong>RE</strong>-SETTLEMENT WALK-THROUGH<br />
The pre-settlement or final walk-through is to<br />
allow the Buyer to look around and make sure<br />
the property is in the condition stated in the<br />
Agreement of Sale; required repairs have been<br />
completed and appliances/fixtures have been<br />
left or removed as agreed upon.<br />
DAY OF CLOSING<br />
Your home should be broom clean, free of<br />
debris, and vacant by the day of closing.<br />
Depending on the time of year, make sure your<br />
grass is cut. Do not leave any personal property<br />
in the house, including matching paint, floor<br />
tiles, shelving units, etc., unless the Buyer<br />
previously agreed.<br />
