Turning your Home into a second stream of Income 

o matter where you live, or the nature of 

Nyour dwelling place, provided you have 

an extra room, you have a potential 

income spinner in your hands. Your home can be a 

potential source of extra income. 

Here are some realistic ways of 

earning income on your 

spare/extra room or space: 

Spare room, spare change! 

There are a lot of young school leavers, graduates, 

corp members and people who need 

accommodation. A lot of rancor that comes from 

accommodating a friend or relative for free can 

actually be nipped in the bud if you offer your 

spare room at a price. That way, you earn some 

income towards the rent. Don't just lock up that 

spare room! It's a potential money spinner. If you 

don't have friends that you can rent to, an ad in the 

classified section of a newspaper or on social 

media will help you source potential house mate. 

Bed and Breakfast 

If you have spare rooms, you may consider 

renting them out as a Bed and Breakfast. This is 

common in more developed countries. 

Housemates share a common sitting room and 

kitchen, and the host provides bed space and 

breakfast for a fee. This is good for singles, 

visitors on a short visit who want a feel of family 

setting and home made food. 

Rent out your Boys Quarters 

Most Nigerian homes come fitted with Boys 

Quarters. These are also called servants Quarters. 

Most eventually become storage facilities. Some 

people never return to their boys' quarters. A 

friend moved into an apartment some years back, 

and discovered the landlord had stored property 

from the 60s in the Boys quarters. This was 

cleaned out, and a rent of N200k collected yearly. 

The landlord had lost income from using that 

space for many decades. Worst still was that the 

goods stored in the BQ had aged and had become 

worthless. Depending on your preference, you 

can rent your Boys' Quarters to students, corp 

members, or newly married couple. 

Renting out your BQ will reduce your total rental 

exposure to your landlord 

Holiday Homes/Short let 

Turning your home to a holiday home/short let 

(especially when you are also on vacation) is 

becoming fairly popular in Nigeria. That way, 

your house isn't on “holiday” with you, but 

making some passive income while you are away. 

Rent/share your garage 

If you have a garage you never use, or an extra 

spot in your garage, consider renting out that 

unused space to someone as a storage unit for

weeks ago, and I must confess that I was 

amazed at what i saw. It was really fulfilling to 

see that the Government of the day has made bold 

steps in changing the face of the Registry, making 

the conduct of a property search as easy as ABC. 

Gone are the days of patronizing touts and wondering 

where the 'archive' is located. I conducted 

my business and left like a breeze. 

What Does it mean to conduct a 

'Search'? 

To conduct a search is do legal assessment of title 

of a land to ensure that the title is free from any 

encumberances. 

Why is it necessary to conduct Search 

Before Closing a Property Transaction? 

It is mandatorily adviseable that prospective buyers 

of property conduct due diligence. This is 

because of rising crime rate which include the use 

of cloned Certificates of O ccupancy (C of O) for 

various reasons. 

This is to ensure that the C of O is genuine and the 

property is not under any mortgage or other kind

EFFECT OF PURCHASER OF PROPERTY DEFAULTING IN 

PAYING BALANCE OF PURCHASE PRICE AS AGREED WITH VENDOR 

Florence Achonu and Oladipo Okuwobi SC 254/2006 delivered 

by the Supreme Court of Nigeria on 13th April, 2017 

FACTS: The respondent, Mr Oladipo Okuwobi 

offered his property located at No 65, Bode 

Thomas Street, Surulere, Lagos, to the appellant, 

Florence Achonu for sale at the price of 

N1.5million. The appellant accepted the offer and 

made part payment in two instalments, to the 

tune of N700,000.00 with the promise to pay the 

balance of N800,000.00 within a week. 

When the appellant failed to meet her obligation, 

the respondent directed his solicitors to write the 

respondent repudiating the contract. The appellant 

resisted the steps taken by the respondent 

and filed action in court, praying the court to 

order specific performance of the contract, and 

mesne profit. The trial court granted her the 

reliefs she sought. On appeal to the court of 

Appeal and further to the Supreme Court, the 

decision of the trial court was reversed. 

From the decision of the Supreme Court, important 

principles concerning part payment for property 

were raised: 

On the EFFECT OF PURCHASERS OF LAND 

DEFAULTING IN PAYING BALANCE OF 

PURCHASE PRICE AS AGREED, the court held 

that where a purchaser of land makes part payment 

of the purchase price, but defaults in paying 

the balance, there can be no valid sale even 

where the purchaser is in possession. Such possession 

is incapable of defeating the vendor's 

title. In the instant case, the purchaser (appellant) 

having failed to pay the balance of the purchase 

price at the expiration of the agreed period 

despite extension of time and repeated demands 

for payment, the Court of Appeal was justified 

when it quashed the trial court's order for specific 

performance of the contract of sale. Reference 

Odusoga v Rickets (1997) 7 NWLR (Pt 511) 1 

On WHEN OBLIGATIONS OF PARTIES TO A 

CONTRACT ARE DISCHARGED, the court held 

that a contract is discharged only when both parties 

are released from their obligations under the 

agreement. A contract is usually discharged by 

performance if both parties have done all that is 

required of them by the express agreement. 

On WHAT PARTY SEEKING TO ENFORCE 

CONTRACT MUST SHOW TO SUCCEED, the 

court held that a person seeking to enforce a contract 

must show: 

That all conditions precedent have been fulfilled. 

That he has performed all the terms which he 

ought to perform or is willing to do so if he has 

not done so. 

In the instant case, the appellant failed woefully 

to discharge her obligation under the contract of 

sale of the property, the contract cannot be 

enforced on her behalf. Reference Coker V 

Ajewole (1976) 10 NSCC 429

What informed your choice of business? 

AS a young man, I noticed that the true test of 

manhood is the ability to fend for your family 

and put a roof over your head. Upon leaving 

school, I started importation of sundry goods 

which to the Glory of God and in line with my 

vision was hugely successful. As a restless and 

serial entrepreneur, I started the manufacturing 

of baby diapers and iron steel. Having attained 

manhood, I pursued my desire to help other 

Nigerians attain manhood by putting a roof 

over their heads. This desire gave birth to 

Marcopolo Properties Limited and Marcopolo 

Hotels and Suites. In line with my vision, our 

operations cut across different class as we 

develop housing for the small, medium and 

high net worth individuals and corporations. 

What has been the biggest challenge of 

achieving your goals? 

Challenges gravitate towards their solution. 

My upbringing and philosophy are geared 

towards seeing challenges as opportunities o 

get to the next level. It is not easy setting up 

an enterprise in this country. The challenges 

are too daunting because you'll provide 

your own infrastructures 

like power, 

water 

and security etc. Ironically, most countries of 

the world have moved beyond the issue and 

complaints of energy. It is a big challenge that 

government must tackle. 

I know the present administration is doing 

something about it but they need to do more to 

tackle the issue as that is the reason most companies 

are leaving Nigeria because the cost of 

providing your own energy is usually very 

high. Luckily for me, I've come this far by 

applying the principles of perseverance, honesty, 

hard work, faith and a strong belief in 

God. To get funding to start a business has 

been identified as a major challenge to most 

entrepreneurs, but in all I advise budding 

entrepreneurs to start small with whatever they 

have and build it from there. 

How were you able to cope in terms of technical 

knowhow of the business ventures you 

are into? 

The fact remains that to succeed in anything 

you do, you must first of all articulate your 

vision. With dedication, trust and perseverance, 

success is always assured. Even though I 

started with importation, I looked at the economy 

and made up my mind that the best way 

to make an impact by creating jobs for our 

teeming youths is through manufacturing. 

Youth empowerment is the factor that led me 

into manufacturing. What I normally do is to 

assemble experts in any industry I want to go 

into and sell my vision to them and work 

out a strategy to operate and succeed in 

the business. Creativity is at the heart

right so that the economy will be 

better than what it is today. Taxes 

should be harmonized to reduce 

the incidence of multiple taxation 

as well as the high interest rate of 

getting facilities from financial

My driving force is always God as 

He is behind everything we have 

achieved both as individuals and as 

an organisation. Our belief is in 

God, who makes all things possible. 

I also draw inspiration from 

the life of my hardworking mother. 

I don't want to be associated with

is a key driving force. Each time
