The Opportunity: Personal Oasis, Eco-Botanical Resort, Luxury Hotel
or Master Community
Located in Uvita, Costa Rica, the Boracayan Reserve is a world class
eco-botanical treasure, currently structured for personal use, adaptable
for master community, destination resort, luxe hospitality or
institutional study center and retreat. The property assemblage under
single property ownership is approximately 850 hectares (2,000 Acres),
with approximately 70 hectares (173 acres) of choice locations
considered desirable as buildable lots, able to be individually deeded.
All development parcels within this conceived building envelope would
be served by municipal water.
Geographically, the Boracayan Reserve is sited on the highest cliffside
with closest proximity to the Pacific ocean of any such property in all of
Costa Rica, with altitude averaging 2500 ft. above sea level. The “Big
House” featured above, and many of the buildable lots face the Pacific
Ocean. Two natural wonders of national historic pride, the Diamante
Falls and the San Luis Falls lie on the privately deeded property.
Enduring water use concessions are in place with per/minute draw rates
able to support resort and hospitality operations which may considered.
Governmental easements are in effect at the base of both sides of the
famed falls.
ExecutiveSummary
About The Big House: Perched at mountain top with panoramic views of the Pacific ocean coastline, and vistas to both Panama and
Nicaragua, the “Big House” is a structural design example of architectural geometry, a modernistic floating “temple”. With 30,000 square feet
of open air interior habitable space and 15,000 square feet of exterior circumferential terraces, patios, swimming and reflecting pools, the main
house conjures visions of a Bahai Temple and world renowned Ashrams. The massive force of the granite, steel and reinforced concrete,
floating in a diurnal thermal inversion of cloud cover, creates the sensation of being enveloped within a natural phenomenon, energizing and
spiritual. Terraced gardens, reflecting pools and walking paths make evident the potential for creating an oasis appealing to those interested
in wellness and healing in the luxury context.

The Land:
By ground level visual inspection, at least 45 building lots have been conceived.
Topologic survey is likely to render additional development lots within the
building parcel of 70 hectares (173 acres).
Direct experience on the property's land mass makes sport and recreational use
for hiking, equine and ATV trails, exotic botanical and livestock agriculture
easily visioned. Use by ecology academia, eco-technology or carbon credit
investors and land-bankers can be easily understood.
The dedicated staff (6) have 34 years of cumulative experience at the property and
maintain excellent working relationships with neighbors and the community.
Private on site staff housing and sentry posts support privacy. There is an on-site
helipad.
About the region:
The Southern Pacific Coastal Region of Costa Rica has development momentum,
with precedent for luxury resort and luxury master community development.
Plans are approved for a new international hub airport in Orotina, approximately
1.5 hours from the property. Private planes are able currently able to land 45
