The Opportunity: Personal Oasis, Eco-Botanical Resort, Luxury Hotel<br />
or Master Community<br />
Located in Uvita, Costa Rica, the <strong>Boracayan</strong> Reserve is a world class<br />
eco-botanical treasure, currently structured for personal use, adaptable<br />
for master community, destination resort, luxe hospitality or<br />
institutional study center and retreat. The property assemblage under<br />
single property ownership is approximately 850 hectares (2,000 Acres),<br />
with approximately 70 hectares (173 acres) of choice locations<br />
considered desirable as buildable lots, able to be individually deeded.<br />
All development parcels within this conceived building envelope would<br />
be served by municipal water.<br />
Geographically, the <strong>Boracayan</strong> Reserve is sited on the highest cliffside<br />
with closest proximity to the Pacific ocean of any such property in all of<br />
Costa Rica, with altitude averaging 2500 ft. above sea level. The “Big<br />
House” featured above, and many of the buildable lots face the Pacific<br />
Ocean. Two natural wonders of national historic pride, the Diamante<br />
Falls and the San Luis Falls lie on the privately deeded property.<br />
Enduring water use concessions are in place with per/minute draw rates<br />
able to support resort and hospitality operations which may considered.<br />
Governmental easements are in effect at the base of both sides of the<br />

of open air interior habitable space and 15,000 square feet of exterior circumferential terraces, patios, swimming and reflecting pools, the main<br />
house conjures visions of a Bahai Temple and world renowned Ashrams. The massive force of the granite, steel and reinforced concrete,<br />
floating in a diurnal thermal inversion of cloud cover, creates the sensation of being enveloped within a natural phenomenon, energizing and<br />
spiritual. Terraced gardens, reflecting pools and walking paths make evident the potential for creating an oasis appealing to those interested<br />
in wellness and healing in the luxury context.

The Land:<br />
By ground level visual inspection, at least 45 building lots have been conceived.<br />
Topologic survey is likely to render additional development lots within the<br />
building parcel of 70 hectares (173 acres).<br />
Direct experience on the property's land mass makes sport and recreational use<br />
for hiking, equine and ATV trails, exotic botanical and livestock agriculture<br />
easily visioned. Use by ecology academia, eco-technology or carbon credit<br />
investors and land-bankers can be easily understood.<br />
The dedicated staff (6) have 34 years of cumulative experience at the property and<br />
maintain excellent working relationships with neighbors and the community.<br />
Private on site staff housing and sentry posts support privacy. There is an on-site<br />
helipad.<br />
About the region:<br />
The Southern Pacific Coastal Region of Costa Rica has development momentum,<br />
with precedent for luxury resort and luxury master community development.<br />
Plans are approved for a new international hub airport in Orotina, approximately<br />
1.5 hours from the property. Private planes are able currently able to land 45<br />
minutes from the property. International air service as currently offered is via the<br />
international air hub (SJO) is approximately 4 hours from the property.<br />
Helicopter service to the property is available by charter.<br />
Local Flavor:<br />
Ecology, nature and wildlife tours, notable national parks, watersporting, surf,<br />
