YEARS OF EXCELLENCE

WE WORK AS ONE FAMILY UNIT

ABOUT US
For over 60 years, we’ve stayed true to what
Samuel P. & Michael D. Spoleta first set out
to be — an honest and reliable contractor.
The company was founded by family patriarch Samuel P. Spoleta and
son Michael D. Spoleta in 1958. A fourth-generation family owned and
operated company, Spoleta Construction is one of the most seasoned
full-service general contractors working throughout the Northeast.
Today we proudly own almost 3 million square feet of industrial, office,
multi-family, medical and retail development throughout Upstate New
York. With great appreciation for our clients, and honor to have served
the communities we’ve reached, we share our portfolio of work
displaying our past, present, and future.

GENERAL CONTRACTING
A CULTURE
OF HIGH
EXPECTATIONS.
We establish close personal and business relationships, while being flexible and
responsive. Much of our business comes from repeat customers, which is why
we stand behind our commitment and work tirelessly on every project to
provide the finest quality of service.
The expertise of each team member plays a key role in the smooth operation of
a constantly changing work environment. Our employees and sub-contractors
understand the need for timely completion, quality work, and safe operations in
Sitework
Proud of Our Industry Safety Record.
We employ independent safety officers who visit job sites weekly to ensure
proper procedures are being followed. The employees adhere to a conscientiously
developed safety program, and are continually educated on new rules
and regulations.
At Spoleta, we understand the growing importance of green design and innovative
practices in order to build a better future. And, we are proud to say we
have gained tremendous experience working on LEED (Leadership in Energy
and Environmental Design) certified projects.

GENERAL CONTRACTING
AN EFFICIENT
CONSTRUCTION
PROCESS.
Our approach relieves the client of locating and hiring the required construction
personnel, employing designers and cost estimators, and buying the services of
those who research the requirements for permits and licenses.
In essence, the Spoleta Construction Management team becomes employees of
the client, and as such, protect the client’s interests in every phase of the
project. The savings to the client when the Spoleta team steps in to coordinate
equipment, labor, and materials costs, are substantial.
From the very basics of the client’s initial ideas or designs to the construction
of the finished structure, we provide the following services:
Pre-construction
Construction
Budgeting
Estimating
Scheduling
.
Value Engineering
CRS
If a client requests, our Spoleta Construction Management team will
co-ordinate efforts with the client’s personnel, and act as consultants on
specific aspects of the job

DESIGN/BUILD
SAVE TIME
& MONEY.
By including Spoleta in the design stage, our clients can save time and money.
They are also given the benefit of entrusting one single source so we can
provide a total turnkey service to our clients. The arrangement unites architect,
engineer, and builder throughout the life of a project.
Alternatively, for our clients who already have an architect on their project but
need other services fulfilled, we will work with your architect and provide any
mechanical, electrical, plumbing, and structural engineering expertise necessary.
Design/Build acts as a single platform through which our clients can
communicate with all departments. This results in an ease of continuously
refining the construction process which maximizes value and minimizes idle
time. The benefits of Design/Buld services can include:
Single Source Responsibility
Cost Control
Quick Delivery
Construction Methods
.
Material Review
Site Selection
Our clients have access to the "team" as the project is developed. Because the
design parameters of a project are being developed along with the budgetary
goals, construction methodologies, and budget conditions, the total project is
more likely to be successful. Many traditional construction projects end up over
budget while the overage of a design-build project is generally client driven.

A DECADE OF
EXPERIENCE
At Spoleta, we have the experience and intellectual abilities to study the
demographics, financial base and viability of that area. We then make logic
projections from the accumulated research as to whether a proposed project
has a strong enough survival/profit factor to warrant the investment involved.
We also understand that no two customers are alike. It’s the obligation of the
developer to guide the client. This carries the least risk and the greatest
potential for profit.
bid evaluation, construction administration, and ultimately, to securing
certificates of occupancy. We also provide leasing options, which is especially
suitable for retail, medical, office, or industrial spaces.

Structural Engineer:
Jensen/BRV
MEP Engineer:
Picard Engineers
Location:
Rochester, NY
Project Cost:
$7,000,000
PROJECT DETAILS
Spoleta Construction/Development and Passero Associates teamed up to renovate the
historic S.B. Roby building, formally known as the Josh Lofton High School. The building
was originally built in 1895 and consisted of 67,000 square feet. Then was converted into
luxurious mixed-use, sustainable, modern office space and 24 loft-style residential living
units located in downtown Rochester. The 24 loft apartments are on the third and fourth
floors with 22 one-bedrooms and 2 two-bedrooms and range between 743 square feet –
1085 square feet.
Spoleta required a design for the residential lofts that maximized the number of rental
units while providing a highly desirable product. Open floor plans with large windows
highlight all the apartments with views of downtown and the Corn Hill neighborhood.
Rooms are efficiently sized, and no spaces are overly large. Within three months of
completion, there was a 100% apartment occupancy.
The project started in December of 2011. Passero aimed to move into their
state-of-the-art office by the end of the year, occupying the second and partial of the first
floor. Spoleta Construction turned the basement into a full underground garage for all of
the 24 lofts, created a deck on the roof overlooking the City of Rochester, and equipped
the building with the highest level of security. This project was not only successfully built
but environmentally clean as well. With a huge demolition task, came a lot of waste.
Spoleta Construction was able to successfully follow LEED gold certification and recycling
over 75% of its waste materials. The building is Gold LEED certified by the United States
Green Building Council.

PROJECT DETAILS
The Dorschel Infiniti building was remodeled 12 years ago to comply with the corporate
image. In 2015, Infiniti changed the building façade to an all-glass showroom with a large
glass building sail. Dorschel agreed with Infiniti that it was time for an update and hired
SWBR Architects to work with Infiniti Corporate guidelines.
Location:
Henrietta, NY
Project Cost:
$1,251,000
In 2016, Spoleta Construction was selected to remodel the 6,000 square foot showroom
& office area to meet the Infiniti corporate image. The project required Spoleta
Construction to demo all interior walls and 2 exterior walls then expand the front part of
the building out to add 1,000 square foot of showroom. This project took 5 months to
complete and both Infiniti & Dorschel was excited to see the finished product.

Vertus Charter School
Project Architect/Engineer:
Hanlon Architects
Location:
Rochester, NY
Project Cost:
$4,400,000
PROJECT DETAILS
Vertus Charter School had been looking to find a long-term location for their school for a
few years. Vertus signed a lease with 21 Humboldt LLC in 2015 with the vision of
converting old Harris industrial space into classrooms and a Section 5 gymnasium. Hanlon
Architects was hired to create the transformation of industrial space into a school
environment. Spoleta Construction was hired in April 2016, by the property owner, with a
difficult task of converting 50,000 square foot old industrial space into a Charter School
facility with a Section 5 gymnasium, locker rooms, showers, and cafeteria to be completed
in five months, so the school could start for the fall semester.
The project started with a month of the heavy demolition of old mechanical systems,
industrial electrical chases, bathroom, masonry walls, and flooring. Once the spaces were
gutted to open shell space the Spoleta team and their sub-contractors started to building
interior walls and new masonry walls for the gymnasium, new electrical runs, ADA
bathrooms, new mechanicals and new lighting. Skylights and windows were added to
bring natural light into the large interior rooms. After five months of construction, the City
of Rochester issued the certificate of occupancy and Vertus Charter School moved into
their new facility. This project was a success.
“We had a major challenge for our innovative public charter school – we needed a new facility and found a great 48,000 square foot industrial
building that needed to be fully renovated from an old warehouse to a prep school within 4 months so we could start school on time. The folks at
Spoleta, especially Jack Ellis, Michael Spoleta, and David Spoleta, took great care of us with every detail and exceeded our expectations in terms of
time and quality.. Our newly renovated space reflects the high expectations we have for our students both academically and in their character and
we havethe Spoleta team to thank for that. Plus they love the brand new gym made just for them.”
Southpoint Cove, LLC
Project Architect/Engineer:
Passero Associates
Location:
Penfield, NY
Project Cost:
$43,500,000
PROJECT DETAILS
Waters Edge Apartments at Southpoint Cove; located along the waterfront of Irondequoit
Bay just minutes away from downtown Rochester, NY. With a history of residential
development for more than 60 years, Spoleta Construction/Development provided
general contracting services, and its experience has helped the project team overcome
some unexpected challenges during construction at Southpoint Cove. A portion of the
property was a brownfield site, containing a large amount of contaminated soil. Spoleta
Construction needed to remediate the site before work could begin in fall 2014. The
condition of the site required the installation of deep helical piles and retaining wall to
ensure the security of the structural foundations.
Southpoint Cove consists of eight three-story buildings totaling 319 apartments units and
a separate 26-unit luxury apartment building with its own pool and gate access. The
apartment units range from one to three bedrooms, with floor plans ranging between 768
square feet and 1,502 square feet in the eight buildings and from 1,100 square feet to
2,433 square feet in the luxury building. With granite countertops and stainless steel
appliances, the units at Southpoint Cove offer residents stylish and luxurious living. Also
featured in the development is a clubhouse that includes an exercise room, an indoor
theater, a great room and a full-sized kitchen for entertaining. Southpoint Cove also offers
residents access to a swimming pool and covered parking.
The project came at an opportune time because the area was in need of quality housing to
keep up with the economic development it has experienced. The area surrounding
Southpoint Cove has undergone a revitalization in recent years, becoming a more modern
and sophisticated commercial and residential area, and this development has helped
continue that process.
