The company was founded by family patriarch Samuel P. Spoleta and<br />
son Michael D. Spoleta in 1958. A fourth-generation family owned and<br />
operated company, Spoleta Construction is one of the most seasoned<br />

Our clients have access to the "team" as the project is developed. Because the<br />
design parameters of a project are being developed along with the budgetary<br />
goals, construction methodologies, and budget conditions, the total project is<br />

Spoleta Construction/Development and Passero Associates teamed up to renovate the<br />
historic S.B. Roby building, formally known as the Josh Lofton High School. The building<br />
was originally built in 1895 and consisted of 67,000 square feet. Then was converted into<br />
luxurious mixed-use, sustainable, modern office space and 24 loft-style residential living<br />
units located in downtown Rochester. The 24 loft apartments are on the third and fourth<br />
floors with 22 one-bedrooms and 2 two-bedrooms and range between 743 square feet –<br />
1085 square feet.<br />
Spoleta required a design for the residential lofts that maximized the number of rental<br />
units while providing a highly desirable product. Open floor plans with large windows<br />
highlight all the apartments with views of downtown and the Corn Hill neighborhood.<br />
Rooms are efficiently sized, and no spaces are overly large. Within three months of<br />
completion, there was a 100% apartment occupancy.<br />
The project started in December of 2011. Passero aimed to move into their<br />
state-of-the-art office by the end of the year, occupying the second and partial of the first<br />
floor. Spoleta Construction turned the basement into a full underground garage for all of<br />
the 24 lofts, created a deck on the roof overlooking the City of Rochester, and equipped<br />
the building with the highest level of security. This project was not only successfully built<br />
but environmentally clean as well. With a huge demolition task, came a lot of waste.<br />
Spoleta Construction was able to successfully follow LEED gold certification and recycling<br />
over 75% of its waste materials. The building is Gold LEED certified by the United States<br />
Green Building Council.

The Dorschel Infiniti building was remodeled 12 years ago to comply with the corporate<br />
image. In 2015, Infiniti changed the building façade to an all-glass showroom with a large<br />
glass building sail. Dorschel agreed with Infiniti that it was time for an update and hired<br />
SWBR Architects to work with Infiniti Corporate guidelines.<br />

In 2016, Spoleta Construction was selected to remodel the 6,000 square foot showroom<br />
& office area to meet the Infiniti corporate image. The project required Spoleta<br />
Construction to demo all interior walls and 2 exterior walls then expand the front part of<br />
the building out to add 1,000 square foot of showroom. This project took 5 months to<br />
complete and both Infiniti & Dorschel was excited to see the finished product.

Vertus Charter School had been looking to find a long-term location for their school for a<br />
few years. Vertus signed a lease with 21 Humboldt LLC in 2015 with the vision of<br />
converting old Harris industrial space into classrooms and a Section 5 gymnasium. Hanlon<br />
Architects was hired to create the transformation of industrial space into a school<br />
environment. Spoleta Construction was hired in April 2016, by the property owner, with a<br />
difficult task of converting 50,000 square foot old industrial space into a Charter School<br />
facility with a Section 5 gymnasium, locker rooms, showers, and cafeteria to be completed<br />
in five months, so the school could start for the fall semester.<br />
The project started with a month of the heavy demolition of old mechanical systems,<br />
industrial electrical chases, bathroom, masonry walls, and flooring. Once the spaces were<br />
gutted to open shell space the Spoleta team and their sub-contractors started to building<br />
interior walls and new masonry walls for the gymnasium, new electrical runs, ADA<br />
bathrooms, new mechanicals and new lighting. Skylights and windows were added to<br />
bring natural light into the large interior rooms. After five months of construction, the City<br />
of Rochester issued the certificate of occupancy and Vertus Charter School moved into<br />
their new facility. This project was a success.<br />

Waters Edge Apartments at Southpoint Cove; located along the waterfront of Irondequoit<br />
Bay just minutes away from downtown Rochester, NY. With a history of residential<br />
development for more than 60 years, Spoleta Construction/Development provided<br />
general contracting services, and its experience has helped the project team overcome<br />
some unexpected challenges during construction at Southpoint Cove. A portion of the<br />
property was a brownfield site, containing a large amount of contaminated soil. Spoleta<br />
Construction needed to remediate the site before work could begin in fall 2014. The<br />
condition of the site required the installation of deep helical piles and retaining wall to<br />
ensure the security of the structural foundations.<br />
Southpoint Cove consists of eight three-story buildings totaling 319 apartments units and<br />
a separate 26-unit luxury apartment building with its own pool and gate access. The<br />
apartment units range from one to three bedrooms, with floor plans ranging between 768<br />
square feet and 1,502 square feet in the eight buildings and from 1,100 square feet to<br />
2,433 square feet in the luxury building. With granite countertops and stainless steel<br />
appliances, the units at Southpoint Cove offer residents stylish and luxurious living. Also<br />
featured in the development is a clubhouse that includes an exercise room, an indoor<br />
theater, a great room and a full-sized kitchen for entertaining. Southpoint Cove also offers<br />
residents access to a swimming pool and covered parking.<br />
The project came at an opportune time because the area was in need of quality housing to<br />
keep up with the economic development it has experienced. The area surrounding<br />
Southpoint Cove has undergone a revitalization in recent years, becoming a more modern<br />
and sophisticated commercial and residential area, and this development has helped<br />
continue that process.

It’s been a great collaboration between Spoleta Construction and Qdoba Mexican Eats.<br />
This is now the second successful project. Spoleta plans on delivering the same quality of<br />
workmanship for many more locations.

Construction bring to the project has been a crucial for keeping the job on track.<br />
Phase I- Generated so much positive feedback that three more phases have taken place.<br />
Phase II- Completed in 2012 and added another 80 units that connect to Phase I.<br />
Phase lll- Began in late 2013, includes the construction of three townhouse buildings with<br />
4-units in each. Phase IV- Final phase of the project and is currently under construction.<br />
Another clubhouse and 160 to 180 units are being added. The final project completion will<br />
be the end of 2018.<br />
