Who We Are<br />

We are <strong>Librett</strong> Real Estate Group, a property management company, based out of New Rochelle.<br />

Although we specialize in the lower Westchester County area, our firm also services properties<br />

throughout the NYC boroughs. Each property we manage is overseen directly by a Principal of<br />

our firm. You deal with one Agent who provides the property with continuity and a consistent<br />

chain of communication; one Agent who will attend Board Meetings and operate the property.<br />

Our office staff is knowledgeable in property management and the staff member who answers<br />

the phone can assist the caller immediately. No endless automated voicemail loop and pressing<br />

extensions to reach your party! All communications are answered promptly and routed correctly<br />

so that they are handled effectively and professionally.<br />

Our firm handles numerous properties so that you can take advantage of our mass purchasing<br />

power and save money on expenses such as supplies, improvements and repairs, fuel and various<br />

other services. Our immediate examination of existing vendors and contracts usually yields<br />

substantial savings through careful comparison. We are experts at correcting problems incurred<br />

by previous ineffective management.<br />

We are extremely proud that we are able to immediately translate the Board’s directives into<br />

action. When Management is instructed to act on a Board decision, that decision is implemented<br />

immediately.<br />

In the event of any emergency in the building our firm maintains a twenty-four (24) hour, seven<br />

(7) days a week phone number for emergency calls after normal business hours. Our Emergency<br />

Staff is prepared to respond and handle any type of emergency and our response is aimed at<br />

reducing any inconvenience and damage.<br />

We have assisted with the development of websites for many of our buildings which include an<br />

electronic maintenance reporting system which allow residents to report repairs through the<br />

Our firm utilizes numerous contractors, who, because of the volume of our business, supply our<br />

accounts with timely service and excellent pricing. All substantial projects are sent out for at<br />

least three (3) bids and then a recommendation is submitted to the Board for approval.<br />

As co-ops & condominiums experience transitions to<br />

a new management company, the Board of Directors<br />

are put in the precarious position of assuming<br />

the responsibility of this transition. LREG offers<br />

consulting services for the purpose of assisting the<br />

Board in the role of acting as a liaison between the<br />

two management companies, to ensure that the<br />

transition is smooth and handled properly and in a<br />

timely manner. This is a critical period.<br />

services for newly appointed Board members, as<br />

well as services to assist in a transition period where<br />

the entire Board of Directors has been replced.<br />

Although a position on a Board of Directors is<br />

admirable and voluntary, many Board members<br />

find themselves in a position of inexperience.<br />

ie; The position of Treasurer. LREG is there to help!<br />

Upcoming Capital Improvement projects: Your property is about to embark on a major, costly<br />

project. Perhaps the Board and Management Company assumes that they can handle it on their<br />

own or perhaps there is an Engineer involved with the project. Once again, the Board assumes<br />

the position of the responsibility for the project. This is where LREG comes in, to act as a liaison<br />

between the engineer, the Board and management company:<br />

A. Immediately interacting with contractor, the engineer if engaged, and the Board of Directors.<br />

B. Offering an on-site presence throughout the project<br />

C. Issuing a weekly progress report to the Board of Directors<br />

D. Interacting with the residents from scheduling, notifications, inspections of units, if interiors<br />

are involved, and final inspections once the project is completed. Where window and terrace<br />

door replacements are involved, this process is critical. With any project, the Board is<br />

always informed that there may be “extras” involved. In most cases, the “extras” amount to<br />

a significant expense. LREG ensures that the extras are “valid” and necessary, acting as the<br />

eyes and ears of the Board.<br />
