STANFORD LINEAR ACCELERATOR CENTER<br />
<strong>Hensel</strong> <strong>Phelps</strong> provided Transitional Solutions – Occupancy (TSO) and Facility Management (FM) services<br />
for the Stanford Linear Accelerator Center (SLAC), located on the Standford University campus, and provided<br />
Computerized Maintenance Management System (CMMS) data loading and maintenance, warranty<br />
management services, occupant and staff training on building systems and operations.<br />
The <strong>Hensel</strong> <strong>Phelps</strong> <strong>Services</strong> team was activated to make the building Day One Ready. The team did this<br />
by ensuring reliable operation of building systems, swift and consistent resolution to issues that arise postconstruction,<br />
and the development of a maintenance and operations program that meets the needs of the<br />
facility as the building matures.

AVENUES: THE WORLD SCHOOL<br />
<strong>Hensel</strong> <strong>Phelps</strong> is delivering Facility <strong>Services</strong> for the Avenues: The World School, a private school comprised<br />
of 320,000 square feet in two buildings located in the Chelsea area of Manhattan. The <strong>Hensel</strong> <strong>Phelps</strong> team is<br />
delivering the work between the hours of 6:00 a.m. and midnight for a five-year Facility <strong>Services</strong> contract.<br />
The performance-based contract provides delivery of operations and maintenance, technical and custodial<br />
services, and development and implementation of a capital program management plan.

U.S. GOVERNMENT PROJECT (CONFIDENTIAL)<br />
<strong>Hensel</strong> <strong>Phelps</strong> was engaged by the confidential federal client to provide facility management and maintenance<br />
services for their 280,000-square-foot national office and Tier III data center. This state-of-the-art facility houses<br />
critical computer operations essential to support millions of Americans and sets the benchmark for optimal energy<br />
performance in federal data centers. The critical systems can maintain 100% availability to support the White Space.<br />
<strong>Hensel</strong> <strong>Phelps</strong> created a preventative maintenance program that focused on properly maintaining building<br />
assets to avoid preventable downtime and achieve maximum energy efficiency and asset lifespans based on<br />
industry best-practices and standards. The program ensured equipment received the care required by the<br />
warranties and equipment manufacturers. Work included establishing Maintenance Operating Procedures<br />
(MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs) for the<br />
government; staffing models; and recruiting and hiring plans required to properly maintain this critical facility;<br />
training manuals; warranty management; and implementation of a Computerized Maintenance Management<br />
System (CMMS) which helps track and manage preventative and corrective maintenance work.

CORNELL TECH<br />
To facilitate the transition services from construction projects to sustainable occupancy, <strong>Hensel</strong> <strong>Phelps</strong><br />
managed the outsourcing of Integrated Facility Manager (IFM) services and prepared the transition solution<br />
for their operation and maintenance of the new Cornell Tech Campus under construction on Roosevelt<br />
Island, Manhattan. <strong>Hensel</strong> <strong>Phelps</strong> managed the establishment of facility standards for the new campus and<br />
oversaw the procurement process to engage an IFM to operate and maintain the new campus. <strong>Hensel</strong> <strong>Phelps</strong><br />
is providing ongoing management oversight and contract performance review of the successful offeror on<br />
behalf of Cornell Tech. The first phase of the campus included four facilities, each designed and constructed<br />
by different entities. As each facility has unique requirements and users, <strong>Hensel</strong> <strong>Phelps</strong> assembled<br />
information from each team that allowed them to provide Transitional Solutions – Occupancy solutions for<br />
each independent facility and the overall integrated campus Facility Management Plan.

U.S. SOUTHERN COMMAND HEADQUARTERS<br />
<strong>Hensel</strong> <strong>Phelps</strong> provided comprehensive Operation and Maintenance (O&M) services for the 640,000 square<br />
foot U.S. Southern Command Headquarters (SOUTHCOM).<br />
<strong>Hensel</strong> <strong>Phelps</strong> provided the installation and commissioning of all of the mechanical and electrical systems for<br />
this classified military facility. <strong>Hensel</strong> <strong>Phelps</strong> provided a Transitional Solutions – Occupancy (TSO) program,<br />
including managing the procurement and installation of all office equipment and furnishings.

DALLAS LOVE FIELD AIRPORT MODERNIZATION<br />
<strong>Hensel</strong> <strong>Phelps</strong> supported the City of Dallas Aviation Department with their current facility maintenance<br />
operations and developed a facility operations and maintenance plan.<br />
Following the complete 20-gate terminal and new passenger concourse makeover at Dallas Love Field, the<br />
City of Dallas entered into a consulting agreement with <strong>Hensel</strong> <strong>Phelps</strong> <strong>Services</strong> to analyze their current facility<br />
maintenance practices, organizational structure and maintenance budget, and to provide subject matter experts<br />
(SMEs) to determine where efficiencies could be realized. The SMEs from <strong>Hensel</strong> <strong>Phelps</strong> developed a model<br />
facility operations and maintenance plan for Dallas Love Field, the Dallas Executive Airport, and the City Heliport.

FASHION INSTITUTE OF TECHNOLOGY (FIT)<br />
<strong>Hensel</strong> <strong>Phelps</strong> performed Outsourced Facility Management – Consultant <strong>Services</strong> for the Fashion Institute of<br />
Technology (FIT) based on proven experience in facility management, operations, consulting, and subject<br />
matter expertise. A State University of New York (SUNY) college of art and design, business, and technology,<br />
FIT currently has an enrollment of over 10,000 students.<br />
<strong>Hensel</strong> <strong>Phelps</strong> conducted a comprehensive review of the FIT facilities portfolio (multi-building complex<br />
in Manhattan), including: examination and assessment of current campus conditions; comparison of<br />
management and staffing models in an urban environment; recommendations concerning best practices; and<br />
development of a detailed scope of work for the Outsourced Facilities Management (OFM). The team created<br />
and updated facility standards for FIT and is actively participating in the procurement process to engage an<br />
OFM to operate and maintain the facilities.

NORTH COUNTY TRANSIT DISTRICT<br />
The <strong>Hensel</strong> <strong>Phelps</strong> team provided comprehensive and innovative consulting services to North County Transit<br />
District (NCTD), in Oceanside, California.<br />
The services included risk analysis, work order management, building assessments, development of a Facility<br />
Management Plan, outsourcing studies, and development of Request for Proposals and Statements of Work.<br />
NCTD operates bus and rail lines primarily in north San Diego County, with an annual patronage of 12 million<br />
passengers. Their maintenance needs cover the rolling stock (bus and train units) and the stations that serve<br />
the bus and rail lines, as well as several administrative and maintenance buildings.

EVOLVED EXPENDABLE LAUNCH VEHICLE<br />
<strong>Hensel</strong> <strong>Phelps</strong> provided Facility Management (FM) and Operations and Maintenance (O&M) for the Atlas V<br />
Program Command and Control Center at Launch Complex 41 in Cape Canaveral, Florida.<br />
<strong>Hensel</strong> <strong>Phelps</strong> delivered a Transitional Solutions – Occupancy (TSO) program to transition the facility from<br />
the construction phase to operations. The transition phase included the development and implementation<br />
of a Maintenance Management Plan (MMP), loading the Computerized Maintenance Management System<br />
(CMMS), and developing the maintenance operating procedures, as well as standard and emergency<br />
operating procedures. This included critical calibrations of all system sensors in the launch vehicle HVAC<br />
system and FM and O&M services.<br />
