LIFE CYCLE COST ANALYSIS
The objective of a Life Cycle Cost Analysis (LCCA) is to evaluate materials and
systems prior to, or early in, the design process in order to allow the owner to make
informed decisions and reduce the typical value-engineering studies that occur on
virtually every project.
The LCCA can be applied for new construction, large-scale projects such as repurposing
a facility, or for smaller tasks such as replacing building components. By
exploring available options and identifying potential pitfalls at the start of a project,
LCCA accounts for initial investment costs as well as long-term operational and
expected maintenance / replacement expenses. Clients are then able to see the
true cost of their project over the expected life of their investment.
ISSUE MANAGEMENT
Hensel Phelps clients have many tools available for reducing maintenance costs
and improving operating efficiencies. Integrated Work Management Systems
(IWMS) have taken the guesswork out of maintenance service scheduling,
and provide deep resources for trend analysis that can help manage systems
efficiencies and uptime. IWMS is an integral part of most CMMS software and
ensure client and tenant satisfaction by providing work order tracking functions.
With a multitude of options available, Hensel Phelps has helped many clients
to find the system that best meets their maintenance, operations, and budget
requirements. If you are considering a CMMS / IWMS for your new or existing
facility, Hensel Phelps’ facility experts can help you find the perfect match for your
facility and provide implementation leadership or support.
REALITY CAPTURE
Hensel Phelps’ reality capture technology provides a real-time dimensional
scanning solution to document existing conditions and provide a baseline facility
model.
Building Information Modeling (BIM) has become standard practice for design
and construction, but often little attention is paid to what happens to the building
model data during operation. Hensel Phelps engages clients to consider ways to
effectively utilize Facility Management BIM data to improve the entire lifecycle of a
building – resulting in significant long-lasting benefits.
TRANSITIONAL SOLUTIONS – OCCUPANCY (TSO)
Hensel Phelps’ Transitional Solutions – Occupancy (TSO) is a proven transition
process that focuses on delivery of stabilized facility operations. The TSO process
has been developed and refined over decades of facility operations. Hensel Phelps
provides a custom approach to transitioning to facility operation stabilization for
new facilities, vendor transitions, and/or other transitional situations.
This structured approach provides a seamless and proven platform for immediate
success in maintaining the building infrastructure on Day One. The outcome from
the initial stages of TSO is a facility playbook for operational processes, procedures
and training. As a result of the final two stages, the TSO process creates long-term
bottom-line benefits through asset preservation, energy consumption savings, and
optimized facility life cycle costs. The components of TSO include the following:
• Benchmarking
• Commissioning
• Key Performance Indicators (KPIs)
• Root Cause Analysis
BENCHMARKING
From six decades of delivering or managing facilities, Hensel Phelps’ first-hand
experience with measurement and benchmarking covers a broad spectrum of
facility types. Hensel Phelps uses benchmarking for all clients within our portfolio
to reduce facility costs without negatively impacting the quality of deliverables
or the critical business practices that affect the organization’s objectives. This
benchmarking is tied into a Key Performance Indicator (KPI) program – a formal
measurement tool Hensel Phelps uses to determine how well facility objectives are
being met and where the facility management process can be improved.
Hensel Phelps’ metrics and reporting tools produce detailed records for the
following:
• Key Performance Indicators
• Service Level Agreements
• Energy
• Environmental
• Benchmarking
COMMISSIONING (Cx)
Hensel Phelps’ Commissioning Services are executed using a proven process that
ensures the entire building operates in accordance with the design intent.
Whether designed for occupancy, manufacturing, or services, every building has
unique characteristics that must be recognized and accounted for during the
commissioning phase. Hensel Phelps’ Commissioning Services, whether for new
or mature facilities, provide Day One stability in building operations, and ensure
control mechanisms are in place to extend the useful life of building systems and
maximize their efficiency.
Hensel Phelps provides three primary levels of commissioning, including:
• Commissioning takes place in new buildings.
• Retrocommissioning is the application of the commissioning process to existing
buildings.
• Recommissioning is the application of commissioning that occurs when a building
that has already been commissioned undergoes another commissioning process.
KEY PERFORMANCE INDICATORS (KPIs)
Hensel Phelps works closely with clients and key stakeholders to develop and
implement Key Performance Indicators (KPIs) that focus on the business and
performance objectives that are critical to the mission and goals of clients.
Hensel Phelps assesses and refines facilities management processes to produce
better results at lower cost. KPIs are used to: measure performance against Service
Level Agreements (SLA); measure performance targets; conduct Root Cause
Analysis and improvement plans; and adjust SLAs.
ROOT CAUSE ANALYSIS
Hensel Phelps’ Subject Matter Experts (SME) understand today’s complex
operational environments, and they are adept at identifying and solving problems
that occasionally arise.
Due to the complex nature of today’s buildings, facilities, and campuses, their
highly technical and inter-dependent systems can result in performance and system
failures. The root cause of a failure in one system may be caused by a problem in a
different system.
When a recurring problem or issue is identified, Hensel Phelps will ensure that the
root cause is identified so that a lasting and meaningful resolution can be put in
place.
