Referrals by satisfied clients make up
about half of Brad Korb’s business, an
unusually high-referral rate for any
industry. Because so many clients have
referred Korb, he showed his appreciation
with a contest in which a drawing
was held for some impressive prizes.
The top winner was Sandy Musa, of
Sylmar, who won a $1,000 gift card for
Lowe’s Home Improvement Center.
Musa said that she had inherited a house
in the Burbank Hills, and Korb sold it
quickly for an excellent price.
“I refer Brad to everybody,” said Musa,
a manicurist at Coleen’s Hair Salon in
Burbank. “In my dealings with him, he
took care of everything so well that we
didn’t have to worry about a thing. When
one of my customers told me he’d inherited
property from his brother, I referred
him to Brad, who then sold it for him.”
As fate would have it, Musa had been
referred to Korb by Geraldine Rondou, of
Burbank, another winner in the contest.
Musa has been Rondou’s manicurist for
the past 27 years; when Musa told her
she’d inherited the Burbank Hills property,
Rondou was quick to tell her about
Korb, with whom Rondou has listed
properties in the past.
“Brad is on top of things. He pays
attention to details, listens to what you
say and makes himself available when
you have questions,” said Rondou, who
won a gift card for Best Buy worth $250.
David and Janet Snyder, of Burbank,
won a $500 gift card for Bed Bath &
Beyond. David said that when he sold his
mother’s house several years ago, he
interviewed four real estate agents before
choosing Korb.
“I was much happier with what Brad
had to tell me, the way he told me, and
the way he knew the neighborhood. I
wasn’t disappointed—he did what he
said he’d do,” David said. “He’s
incredibly good at follow-up and I
found him to be pretty much a no-nonsense
businessman.”
These days, David not only recommends
Korb to others, but also alerts
Korb about properties he sees in his
neighborhood that are being landscaped,
painted or otherwise revitalized—all
signs that a property may
soon be up for sale.
“Sometimes, I’m able to give him a
good lead,” David said.
Korb is very grateful for such helpful
clients. “This contest is one way
for me to do something for those who
have such faith in me and my service,”
Korb said.
Local Merchant Helps Scouts with First Aid
by Mary Aliaga
Troop 210 Advancement Coordinator
January’s theme for Troop 210 was first aid. All of the
meetings were dedicated to information on first aid and
what to do when injuries occur.
On Jan. 15, Cinema Secrets, located at 4400 Riverside
Dr., in Burbank, assisted the troop by supplying a professional
make-up artist and donating prosthetics and makeup
to simulate actual injuries that could occur on outings. The
artist, Takao, came and made up the “victims” prior to the
start of the meeting. When they arrived, the Scouts had a
variety of “wounds” to care for and learn to demonstrate
first-aid skills. The troop even had an EMT/T210 Eagle
Scout on hand to supervise proper technique for dressing
the wounds on the victims.
The wounds varied from road rash scrapes, cuts and
gashes, broken bones, compound fractures, snake bite, an
arrow in the eye, burns of varying severity, and a “rebar
through the head” injury.
It was a very successful demonstration and the Scouts
were able to experience hands-on first-aid care.
Troop 210 meets every Monday night, from 7:30 p.m. –
9 p.m., except holidays, at the American Lutheran Church,
located at 755 N. Whitnall Highway at Hollywood Way
and Clark Street in Burbank. The troop is led by
Scoutmaster William O’Leary.
Burbank Boy Scout Update
One of the most important responsibilities facing our youth
today is being responsible, productive members of our community.
What bigger impact than when a teenager gets behind
the steering wheel of an automobile?
Years ago, driver education and driver training was offered as
part of high-school curriculum. Today, with more traffic, more
uninsured vehicles and more unlicensed drivers, young drivers
have a huge challenge to face.
Classroom hours, as well as behind-the-wheel experience, is
required for a young driver to obtain a California driver’s
license. Where does a young driver get the experience to
become a defense and responsible driver?
Recently, 46 Burbank Boy Scouts took part in an extremely
successful Traffic Safety Day.
The Valley Traffic Division of the Los Angeles Police
Department is responsible for enforcing traffic laws and investigating
collisions for the San Fernando Valley. Officer Norm
Kellems, along with Officers Luz Montero and Bill
Zimmerman, members of the elite traffic-safety team, offered
some valuable and informative information for the Scouts. Los
On April 28, the Burbank-Valley Garden
its 50th anniversary celebration, from 1 p.m. –
4 p.m., at Campo de Cahuenga, located at 3919
Lankershim Blvd., in North Hollywood. The
theme is “It’s a Blast from the Past!” There will
be ‘50s music, a performance by the Burroughs
High School Dance Association, raffle tickets
for gift certificates from popular Burbank merchants
and assorted plants for sale.
There will be light refreshments served and
everyone is welcome to this free community
deputy, a long-time traffic school instructor and a college government
professor, spent the entire day instructing, as well.
There was a demonstration of radar/laser speed guns, estimation
of speed, practical fatal-vision goggle use and the everpopular
“Red Asphalt” film. The Scouts received the Boy
Scout Traffic Safety merit badge, which required homework.
The Garden Club meets at 10 a.m. on the
first Thursday monthly, from September to
June, at the Verdugo Park Assembly Building,
Future Leaders in Our Community
and “Rising Stars” in Your Business!
Leadership Burbank is a community-based organization
that offers a 10-month leadership-training program for
people who live or work in Burbank. Through a hands-on
curriculum, leaders and emerging leaders have the
opportunity to enhance their personal and professional
skills, gain a deeper understanding of community dynamics
and build a network of colleagues and associates
throughout our city. It is hoped that graduates will use the
insights and contacts they develop through this program
to enhance performance in their current endeavors and to
enrich the community by involvement with local civic, government,
business, religious and/or nonprofit groups.
A new 2007 class will be forming soon!
Changing Lives Through Education
Project Jambo, a Burbank-based nonprofit,
provides an opportunity for children from a
variety of cultures to interact with children from
poverty-stricken Kenya through an interactive,
cultural exchange program. Children exchange
letters, artwork, traditions, stories, photos,
music, dance and videos.
More than 3,000 Burbank students from
Miller, Providencia, Disney, Jefferson,
Emerson, Edison and Washington have been
working with Jambo staff each year to produce
classroom-educational materials that are
shipped and distributed personally to more than
2,000 Kenyan students.
More than 300 desks were built for
needy students. At Iviani School there
are no longer any students sitting on
dirt floors thanks to the Burbank kids.
In 2006, Jambo staff realized there
was an urgent need to help a group of
eighth-grade girls continue their education
that would abruptly end in
December due to lack of funding. The
Jambo staff immediately went into
action working with Burbank schools
Why Silva Kalpakyan Loves
Being a Buyer’s Agent
Building relationships with
clients is one of the aspects of
being a buyer’s agent that
Silva Kalpakyan likes best.
“I have a client who’s currently
in New York and looking
for property in Burbank,”
said Kalpakyan, who recently
joined the Brad Korb Team. Silva Kalpakyan and Brad Korb
“She calls me a couple of
times a week just to chit-chat, and not necessarily about business.
I love selling houses, yes, but I also love having such
good relationships with the people who buy them.”
By building positive rapport with clients, Kalpakyan develops
a good sense of their needs and desires and is better able
to spot properties that might interest them.
“Silva has a way about her that helps clients open up and
talk about their needs,” said Heather Tyler, sales manager for
the Brad Korb Team. “She has excellent follow-through. She
takes all her clients to heart.”
Brad Korb said he is very pleased to have Kalpakyan
become part of his team.
“She is so nurturing to her clients,” he said. “She gets to
know her people and she really cares about them, and it helps
her find the right properties for them more quickly.”
Korb Goes ‘Green,’
Chooses Hybrid SUV
The SUV Suburban that Brad Korb drove until
recently was a great vehicle, but it wasn’t exactly
environmentally friendly. Recently, Korb switched to
a new Toyota Highlander hybrid vehicle from Pacific
Auto Leasing in Glendale.
The half-electric, half-gasoline-powered vehicle
puts out about 40 percent less emissions, according
to Korb, who wanted to do his part to cut down
on environmental pollution and conserve energy.
Korb says it’s also a heck of a lot of fun to drive.
“In city driving,
it switches over
to electric so it’s
completely
quiet and has
great acceleration,”
Korb said.
“It handles like
a breeze, and you can watch the energy that you’re
saving on a dashboard monitor as you drive.”
Korb Donates
Computers to
Learning Center
In the process of upgrading his office’s computers,
Brad Korb found himself talking with James Toledo, a
computer technician, who asked Korb his plans for the
office’s outmoded computers. Korb answered that he
wasn’t sure.
“I know somebody who could use them,” Toledo
told Korb.
TWCC Director, Karen Karlsen, delivered a
thank you picture to Brad.
Because of Toledo’s recommendation, Korb donated
the computers to the First Presbyterian Church of
Burbank’s Travis Weaver Children’s Center (TWCC),
where Toledo’s daughter started daycare last year. The
computers are now part of the school’s computer-learning
center.
“I was so pleased to know that the computers that had
become outdated in our own complex operation, but were
otherwise in perfectly good condition, could be put to
such good use elsewhere,” Korb said.
The Travis Weaver Children’s Center is a Christian
nonprofit, before-and-after-school program that provides
affordable childcare to kindergarten through fifth-grade
students in Burbank schools.
An agent with the tenacity of a badger is
a good thing in the real estate business,
according to Brad Korb Team sales manager
Heather Tyler.
“There is a lot of research, scouting, communications
with lenders and other behindthe-scenes
kinds of things that go into connecting
buyers with the right properties, and
Brett Goodsell is a badger when it comes to
making sure that he gets what he needs for his
clients,” Tyler said.
Brad Korb also praises Goodsell, a
buyer’s agent who recently joined the Brad
Korb Team.
“He seems to have a keen business attitude
and strong focus on the follow-through that
makes for smooth, successful transactions,”
Korb said.
Goodsell is as enthusiastic about his affiliation
with Korb. “Brad has been in the business
of the industry,” Goodsell said. “There’s nothing
body the keys to the house they’ve worked
hard for—it’s pretty much why I’m in the real
estate business. Everybody in the Burbank
area knows the name ‘Brad Korb,’so everyone
knows who you’re working for. Nobody can
match the kinds of resources Brad provides.
It’s great for me, and great for my clients.”
Korb added that he's happy to help share his
knowledge in the hopes that it will help make
the next generation of real estate agents that
much more successful.
Free Prequalification at Korb Open Houses
An interesting phenomenon happens fairly
often in the real estate industry, according to Brad
Korb. People who are only half-serious about
buying their dream home mosey into an open
house, look around and realize this is the place
they’ve been looking for. Suddenly, they’re very
serious about buying this, their dream home—
but don’t know if they qualify financially.
“We’ve started a program where we have
lenders there at the open house with us, so we can
do instant prequalifications on the spot,” Korb
said. “I’m very excited about this because I don’t
know of anyone who’s ever done this before.”
Now, at open houses hosted by the Brad Korb
Team, members of the Alan Pezeshkian Team
from Countrywide Home Loans will be on hand,
St. Finbar Church Presents Parish Fiesta
Dear Parishioners:
I am very excited to announced that
our Parish Fiesta— “Building Together
for Our Future”—will be held this year
on May 4, 5, 6. Come celebrate our
parish community and the wonderful
works that God has done in our midst.
I invite you to join your parish family
and neighbors during these days, meet
old friends, make new ones and partake
in the best ethnic food in Burbank. Come
and enjoy the games, atmosphere and
parish spirit. Don’t miss out on the fun,
mark your calendar for this event now!
A major part of our fiesta is the opportunity
drawing. This year we will be
offering a grand prize in the amount of
$30,000 cash or a new Mercedes MBZ
C230 sport sedan. There will be 20 consolation
prizes of $300 cash each and the
person who sold the winning ticket will
win a $1,000 prize.
Here is the best part, ticket sales are
limited to 2,500 total tickets, increasing
the odds of winning. I am asking every
household to purchase or sell at least one
ticket. Each ticket has a suggested donation
of $50. You can stop in to the rectory
to purchase tickets, to request order
forms or to receive information, or you
can call the rectory at (818) 846-6251.
Community Involvement
Besides supporting the fiesta by purchasing
opportunity drawing tickets, the
fiesta needs many volunteers and dona-
linked to the Internet and ready to get preapprovals
for anyone who qualifies.
“This can save a lot of time for agents and
customers,” said Sarah Marzbetuny, a homeloan
consultant with Countrywide who is a
member of Pezeshkian’s team. “Last year, we
were the number-one lender nationwide. Our
processing and operations systems are in-house
and we’re a direct lender. So, our rates are very
competitive and we can personalize loans for
the individual to a degree beyond what limits
many of our competitors.”
“What we hope happens with this new program
is that people who come to an open house
with just a dream, end up leaving with a dream
come true,” said Korb.
tions to help it operate smoothly. We
need booth workers, help with preparing
and serving food, setting up, cleaning up,
etc.
I am asking you to contribute some of
your time and talent to this community
effort, even if you are only able to volunteer
a few hours during the weekend
event. This is a great opportunity to meet
your parish family, while helping to support
the parish.
If you have any ideas, or wish to make
a direct donation to the fiesta, please
contact Chris or Lucy Platner (818) 840-
8284, Todd or Jillian Kelly (818) 843-
7634 or the rectory (818) 846-6251.
Sponsors
We offset the costs of the fiesta by
seeking the support of sponsors within
our community. Sponsorships are available
for a minimum of $150 per booth.
For a $150 sponsorship, you will receive
your name or the name of your business
displayed on a booth during the event
and in the church bulletin prior to the
event. Anyone interested in sponsoring a
booth or any other sponsorship, please
contact Lucy Platner at (818) 840-8284.
Note: This is the same car raffle that
was postponed from Nov. 11, 2006 and
will definitely be drawn on May 6, 2007.
Good luck!
Sincerely,
Fr. Albert Bahhuth, Pastor
Sarah Marzbetuny of Countrywide
I decided to take my husband, Jeff, with me to
place was nearly empty, so we were allowed to sit
was homemade and not too sweet. Right after
ordering, our chicken pot stickers arrived hot and
delicious with a plum sauce to drizzle over. They
were out of this world.
For the main course, I ordered the top sirloin
Our experience was a great one. We will be
back as often as possible. I will be sure to tell all my
friends and family about it. Go try it; you'll be glad
you did!
BOTTOM-LINE:
= poor
= excellent
process. The service was courteous and
professional.
The sale coordinator took care of my
needs and requests while the property was
being sold. Escrow also did a great job of
returning my calls and keeping me
informed. I would definitely refer The
Brad Korb Team to my friends and family.
Van Bloem Singers Look for New Talent
—Oscar Marquez
The Van Bloem Singers have just completed its 11th season, and have performed over 250
shows, all of which were enthusiastically received. Auditions are being held for singers who
are interested in performing Broadway and contempory music. All ages are welcome—sightreading
is not necessary.
Singers who are able to perform between the hours of 12 p.m. and 3 p.m. on weekdays are
especially welcome, and on an occasional evening or weekend, as well. Rehearsals are
TIPS for BUYERS and SELLERS
Seller Tip Buyer Tip
How do you find a good agent?
Getting a recommendation from a friend
or work colleague is an excellent way to
find a good agent, whether you are a buyer
or seller. Be sure to ask if he or she would
use the agent again.
You can also call the managers of reputable
real estate firms and ask them for
recommendations of agents who have
worked in your neighborhood. A good
agent typically works full-time and has several
years of experience at minimum.
As a seller, you should interview at least
three agents, all of whom should make a
sales presentation, including a comparativemarket
analysis of local home prices in
your area.
The best choice isn’t always the agent
with the highest asking price for your
home. Be sure to evaluate all aspects of the
agent’s marketing plan and how well you
think you can work with the individual.
Do we dig deep and buy a dream home, or
settle for a starter home?
Choosing between a smaller house in an
affluent neighborhood, an older, bigger house
in a more working-class community or a
brand-new home is not easy. If you’re in this
situation, start by examining your priorities
and asking the following questions:
• Is the surrounding neighborhood or the
home itself the most important consideration?
• Is each of the neighborhoods safe?
• Is quality of the schools an issue?
• Do any of the areas seem to attract more
families with children or adult residents? And
where do you fit in?
As for the return on your investment,
home-price appreciation is hard to predict. In
the late-1980s, and again 10 years later, the
more expensive move-up housing appreciated
wildly. But during the recession that followed,
smaller homes tended to hold their
value better than more expensive ones.
