If you are thinking of moving your horse, you 

will want to make sure that his new home is just 

right for him. These 20 questions will help you 

to make sure you have the all-important basics 

covered. 

1) What level of insurance do you have? 

2) Are you BHS approved? 

3) How much turnout do you have? Is turnout 

time restricted? 

4) Can horses live out in the summer? 

5) Are mares and geldings grazed separately/ 

alone? 

6) Is there post and rail fencing/electric fencing? 

7) Do all liveries follow a consistent worming 

programme? 

8) How many stables are there? Are they internal 

or external? 

9) Is there a secure tack room? 

10) What types of livery are available? Do you 

provide holiday cover / any extra services at an 

additional charge? Ask to see a list of the top- 

up/additional charges. 

11) Are children and/or dogs allowed on site? 

12) Does the owner live on site? Do they provide a 

late night check? 

13) Can you source hay and straw? Do you have to

Looking for Retirement Livery? 

At Retirement Livery in Bucks, our aim is to 

offer 5* full livery services giving the horses 

a calm, peaceful, secluded and very natural 

environment. A lot of our horses would have 

been put down due to their ailments, but we 

offer the owner another choice somewhere 

where their horse can be retired, and given the 

best possible life whether it be short term or 

for life. 

Our horses range from Grand Prix dressage to 

family ponies but they all have one thing in 

common - they are all retired either due to old 

age or injury. The mares and geldings are kept 

in two separate herds in large acreage giving 

them their natural, wild sense back; they all 

soon become part of the family.

you know what comes out of your account

Twin Oaks EC – where only the best

Twin Oaks Equestrian Centre, based just 

outside of Mursley, was opened in 2005 with 

Trudy Johnson as the owner/manager. This 

year, Trudy is competing at British Eventing 

and preparing their youngest horse for the 

Burghley Event Horse 5 year old class. 

During the last six years the centre has become 

an established livery yard, maintaining a high 

standard of facilities and support to its livery 

customers.

Why do you think Twin Oaks Equestrian Centre is 

thriving in today’s economic climate? 

We opened Twin Oaks Equestrian Centre with 

one fundamental principle – nothing comes 

before the welfare of the horse – and it is this 

basic principle that governs all our efforts for 

the horses and our interactions with the livery 

customers. Without doubt the facilities and 

attention to detail, such as late night checks, 

contribute to our success. 

What makes livery owners especially 

comfortable with the services you provide? 

There is nothing left to chance. The horses’ 

schedules are agreed with the owners in 

advance and whether it is a visit from the 

farrier, managing feeds and supplements or 

daily exercise, the staff are available 24/7. 

There is a consistent worming programme 

that is administered by the yard and horses 

new to the yard are immediately introduced 

into the cycle. A set contract clearly 

establishes the ground rules and emergency 

contact procedures in the event of problems. 

In addition, the relaxed but consistent routine 

is beneficial to the horses and exceptions are 

just that - exceptions. We find that horses 

within a controlled and consistent routine 

are far more relaxed and consequently better 

behaved. 

What do you offer the livery owner which is 

different to elsewhere? 

We try to build a sense of belonging and hold 

regular social events - over the last six years 


Thriving in Retirement at Retirement Livery 

Mardi (bay) was a 3 day eventer and was 11 when he came to us retired by his owner due to 

navicular, he has now been with us for 7 years. Amy (grey ) has been with us for ten years and is 

now 25. She was retired due to arthritis and a damaged fetlock. 

we have held anniversary pig-roasts, Christmas 

dinners, Gymkhanas, ten-pin bowling evenings 

and regular stable get together buffet evenings. 

What does Twin Oaks Equestrian Centre provide? 

We provide full and part livery with 14 boxes, 

a 60 x 30 manage, BSJA show jumps, a 5 bay 

horsewalker, individual turnout if needed, 37 

acres of post and rail paddocks, summer gallops, 

secure parking (at no extra charge), secure 

entrance, secure tack room, day room and a 

grooming box. All horses are on deep litter 

beds, fed a standard feed plus owners’ special 

supplements twice daily and haylage is grown 

on site and ad lib. Cover for vet and farrier visits 

are at no extra charge. 

Clients’ own vets, farriers etc. are welcome, but if 

the client is new to the area, we have a standing 

agreement with our farrier, dentist and vet that 

they will take on newcomers to the yard.

with us at the major events this year.

Petros Spiliopoulos 

Petros is a vastly experienced coach and horse 

trainer and offers effective and sympathetic training. 

Together you can develop an insight into how to 

produce a horse to be; happy, athletic and confident. 

Petros can support you in improving your riding 

both in technical ability, as well as developing a ‘feel’ 

and a philosophy that nurtures the horse’s desire to 

please and give the best possible performance. 

Having learned to ride at the Centre of Equestrian 

Training of the Greek Cavalry, Petros spent most of 

his teenage years training and competing with their 

junior show jumping team. He was then encouraged 

by Leeson Sirett (F.E.I. show jumping course builder) 

to come to Britain to further his training and 

experience. 

“I trained as a working pupil at Patchetts EC and 

achieved my BHSAI and then BHSII. A decade's work 

at Patchetts culminated in becoming a manager 

there and since 1998 I have worked freelance, 

coaching riders and training horses at all levels of 

experience and ability.” 

Petros has many years of experience in professional 

stable management and training students for 

Vocational qualifications (up to BHS stage IV) and 

Pony Club Tests. 

He is now studying with the Open University for 

his BSc Honours in Psychology. “It [the course] has 

enhanced my understanding of human nature 

and I have been able to apply this knowledge in 

appreciating the complexity of the relationship 

with our equine friends and the sort of issues that

Tabitha Perry shares her fantastic experiences 

with other enthusiastic riders 

“Based in Hertfordshire, I run a livery and training 

yard. I have always been involved with horses but 

it is since my early twenties that my passion for 

dressage really began. 

In 2006 I began training with Ulla Salzgeber and 

my knowledge and understanding of dressage has 

developed enormously during this time. 

Aside from riding and training, my other passion 

lies with breeding. I have a particular affection for 

the Trakehner breed. In 2010 my young Trakehner 

mare, Hollywood Dream (Insterburg x Guy Laroche), 

was awarded the prestigious title of Mare Grading 

Champion with such high scores that I have since 

been informed by one of the judges that it places 

her amongst the top five mares in Germany. 

We have since been to train with Ulla which has left 

us both very excited about her future. My other 

Trakehner, Highwell Firenza (Kostolany x Patron), 

has qualified for the 2011 winter regional finals at 

medium level. In the wings I have joint ownership 

of a young KWPN colt by Schumacher x Jazz. In 

2009, Eastwood obtained the highest dressage index 

points in the UK during the KWPN inspection whilst 

also being awarded BEF Futurity Elite. 

I consider myself to be extremely fortunate having 

such exciting horses to work with and nothing gives 

me greater pleasure than having the opportunity to 

share what I have learnt and am still learning, from 

my horses and my training, to other enthusiastic 

riders of all levels.”

‘Breaking…backing…starting…’ it can be called 

many different things, and done in many different 

ways, but introducing a horse to being ridden can be 

the most influential stage of his life. 

We see all sorts of horses from different 

backgrounds, with different levels of experience, and 

this usually determines the ease and timescale of 

the breaking-in process. A horse that has had regular 

periods of ‘training’ from the beginning would take 

considerably less time than an untouched 3 or 4 year 

old, or one who has had little prior experience.

It’s almost like sending a child to school; they make 

their way up the grades from nursery through to 

secondary school, learning little and often, with lots 

of long holidays thrown in! This is the approach that 

a lot of our owners take. We will often see yearlings 

for a couple of weeks to learn about leading up, 

having a roller on, and basic walk, trot and canter 

on the lunge. Then we see them again as a two year 

old to do much the same with some long reining 

and leaning across their backs. The latter stages of 

breaking-in largely depend on the future intentions 

for the horse, the horse’s 

structure and the owner’s 

circumstances, but with 

the early experience 

gained, we find the horse 

is mentally and physically 

ready for whatever 

challenges they may face.

Complementary Therapies 

Your Horse is not quite right. 

How do you find out what’s wrong? 

Your horse is not quite right. You can’t put your 

finger on the problem, but a problem there 

definitely is. Maybe it shows intermittent lameness. 

Maybe it’s tense, stiff or not working as well as 

normal. Maybe your kind, obliging, forward-going 

pal has mutated into the beast from hell. And no 

one - including your vet or trainer - can find out 

why. For many, the answer to this frustrating and 

often long-running saga, as frequently suggested 

by the vet, is ‘the back person’. But what on earth 

does a ‘back person’ do? And how? 

The “Back Person” 

Back people actually encompass a variety of 

complementary therapies: The most common are: 

• physiotherapy 

• osteopathy 

• chiropractors. 

Other treatments which may benefit horses 

include: 

• equine sports massage 

• hydrotherapy 

• craniosacral therapy. 

Many equine therapists also work on humans 

and/or dogs. In all cases, practitioners are legally 

required to obtain the consent of the horse’s vet 

before starting treatment, as treatment may go 

against the vet’s recommendation. Anyone who 

does not ask for your vet’s details should not only 

be avoided, but should be reported to your vet, 

who can take appropriate measures to stop the 

person from potentially wreaking havoc on the 

equine population. 

All of the complementary therapists begin by 

assessing the horse when it is standing still and 

when it is moving. They look for lameness and 

tension and try to ascertain where they are 

occurring; they identify muscle wastage; they 

notice general signs of pain or unease within the 

horse, such as high head carriage, excessive tail 

swishing or teeth grinding. 

The problem may be rooted in a different part of 

the horse than the obvious, too. “Horses overcompensate 

for pain,” points out Dustie Capellina,

Physiotherapists supplement hands-on work with a 

range of equipment, such as laser, ultrasound, pulse 

magnetic therapy, TENS and H-ware electrotherapy. 

“Laser, ultrasound and pulse magnetic therapy do 

roughly the same things, but target different tissue,” 

explains physiotherapist Sally Medcalf. “Ultrasound 

is used on ligaments and tendons. Pulse magnetic 

therapy penetrates to a greater depth so is used 

for muscles, while laser is great for everything, 

including wound healing, although it doesn’t 

penetrate very deeply.”

Ultrasound comes in short or long wave versions. 

Short wave penetrates to a lesser depth, but has a 

heating element, good for increasing blood supply 

to tissues. Long wave is more mechanical, but good 

for breaking down adhesives, such as scar tissue, 

and helping to relax muscle spasms. 

Katie Lawrence, a freelance physiotherapist who 

also works at the College of Animal Physiotherapy, 

now uses light therapy, also known as phototherapy, 

instead of laser. A red light promotes healing by 

releasing natural endorphins, while a blue light kills 

harmful bacteria, making it good for wounds. 

Pulse magnetic therapy creates dilation of blood 

vessels, which increases circulation. It is applied on 

a large square pad attached to an electrical unit and 

can work through bandages or even casts, making it 

ideal for fracture repair. 

TENS, or transcutaneous electrical nerve stimulation, 

offers superficial muscle and pain relief. “It’s good 

for promoting blood flow,” explains Chartered 

Physiotherapist Anna Johnson, who with three 

other Chartered Physios, runs AJ & Associates all of 

them Category ‘A’ members of The Association of 

Chartered Physiotherapists in Animal Therapy. “We 

also use neurotrophic stimulation, which provides 

deeper muscular stimulation. Both of these tools are 

used to assess the horse, because they go deeper 

than we can with just our hands.”


H-Wave is a form of electrotherapy which sends 

a pulse through tissue to stimulate muscles and 

relieve pain across a range of conditions. The H-wave 

unit has leads with electrodes which are placed on 

the horse’s body: you can actually see the muscles 

move. 

Sarah Luck is one of the few who offer equine 

craniosacral therapy in the C&T area. First 

encountering this treatment when she used it to 

help her own ME and whiplash, Sarah then trained 

as a practitioner. After successfully trying it on her 

horse to relieve intermittent lameness, she began

ability to heal itself. Using a very light touch, 

the practitioner picks up subtle energy and 

the craniosacral rhythm - the ebb and flow of 

cerebrospinal fluid that courses through our bones - 

and helps relieve restrictions in the body. 

Another complementary therapy is Equine Sports 

Massage. Horses are athletes and they greatly 

benefit from massage; it enhances quality of life and 

performance. Massage therapists manipulate the 

soft tissue - muscles, ligaments and tendons, using a 

number of massage techniques and stretches. 

Debbie Honour, who runs Otmoor Equine Sports 

Massage, regularly treats her own show jumper and 

has seen great results in horses she has previously 

treated. “Massage helps keep muscles and tendons 

at optimum length, reducing the risk of injury and 

allows the horse to remain supple, flexible and free 

in its movement. The treatments are beneficial on 

many levels, to all horses, whether in work or at rest”

Water can help

All complementary therapists travel to the horse to 

treat it - except where hydrotherapy is being used. 

Moulton College has a hydrotherapy unit with 

swimming pool, solarium and aqua treadmill. The 30 

metre pool is used for fittening and cardiovascular 

work, helping to build up muscles, heart, lungs, etc. 

Ten minutes in the pool is said to be equivalent to an 

hour in the school. 

The unique aqua treadmill is also used for fittening, 

especially for post-injury or surgery; it is also ideal for 

laminitic or arthritic horses or those with ligament 

problems. The horse goes on a treadmill in a big 

tub. The height of the water can be adjusted from 

coronet to knee and the treadmill set for walk or trot, 

or both, if desired. 

Choosing a treatment may not be easy. The vet may 

suggest one, but often it comes down to the reason 

for calling the therapist out. All good therapists 

will be honest if he or she thinks a different form 

of therapy will be more suitable. All will suggest 

post-treatment exercise regimes. Some, like Anna 

Johnson, also employ proprioception work to 

re-educate the horse on the re-use of limbs or 

muscle groups which have lain dormant, perhaps 

because of injury. Proprioception refers to the body’s 

ability to sense movement within joints and joint 

position, something the horse can lose sight of if 

it hasn’t used part of its body; treatment can entail 

something as basic as using a bangle on a fetlock to 

make the horse aware of that limb. 

The length of treatment sessions varies from 30 

minutes to 90; costs vary, too, averaging around 

£30-45, although some charge more and most add 

a travelling fee outside their local area. But although 

some of these therapies may seem, at best, an 

expensive luxury and, at worst, like mumbo-jumbo, 

if it works, it is worth the money. Remember, your 

horse will tell you if the treatment has done its job 

by showing improvement - and that, surely, is why 

we call out a back person in the first place.

We are all aware that shopping online is growing 

in popularity in all aspects of our lives – and it’s 

easy to understand – Why would you want to 

spend hours walking round the supermarket 

when the delivery van can come straight to your 

door? – And why rack up big phone bills to see

the outlook for the equestrian property 

market. 

2010 was an incredibly tough year for property 

sales, however the equestrian market bucked the 

trend with 75% of the sales from Bidwells' Kings 

Langley office being country houses with equestrian 

facilities and land. 

Throughout both tough and buoyant markets, one 

thing remains the same; hit the market at the right 

price and manage expectations of both buyers and 

sellers. 

What should be remembered is that the equestrian 

market is a niche market with its own set of 

rules - not the market that you hear about in the 

newspapers. The land and external housing for 

the horses is generally more important than the 

property itself. A buyer can look past the need for 

a coat of paint if the surrounding land and facilities 

are of a good quality. 

Specialising in all types of property with land, we 

cover country property across Buckinghamshire, 

Hertfordshire and Oxfordshire with a particular 

focus on the Chiltern Hills. Our most usual request 

is for period farmhouses with between 5 to 15 acres 

and scope for stabling and barns, or an existing 

equestrian establishment. 

The equestrian market remains strong and we are 

confident that 2011 will continue to see properties 

coming to the market and selling.
